Bros, Take this matter offline, speak to rotecch and your client, reach an agreement on what you will pay and how you will pay. Forget about who is right or wrong, put aside ego or pride, a concrete agreement/settlement may not necessarily be the QS' report - from my perception of your client, he seems to be a kind person. By the time you achieve this, you channel your energy into other things more productive, unless you derive pleasure in controversies, I wouldn't know. Kopell and Greenarrow01 have said alot on this matter today. n3xt: Interestingly we do talk and I won’t want to share some of their conversations here.
They were even asking me “How do you make profit from your projects?”
If you doubt me, I’d share screenshot of my conversation with one of the contractors who bid for the contract.
He might be a double-faced person or true to his word but I know we do chat all the time. |

I like this... Thank you. FEGEITOK: As an aside from purely property matters, and in the light of the undercurrents, and some of the thank you posts here in the last days of 2021 and the early days of 2022, I thought it wise to make the statement below.
In 2019, Bernardine Evaristo won the Booker Prize for Girl, Woman, Other category alongside Margaret Atwood. I watched a BBC program that rehashed that story a few hours ago.
Somethings stood out.
President Obama said that one of the books he uses as an escape from the pressures of the presidency was Bernardine Evaristo's book. Imagine the President of the most powerful country recommending your book.
Bernardine Evaristo has returned the favor she has been granted by been digging up authors who she felt were overlooked and trying to spotlight them and because a Booker Prize winner is the one making the recommendation people were taking notice.
The authors she recommended were extremely grateful that someone of her stature propped them up.
The point is this, if you are a vendor on these streets, be careful what fights you get into, some fights are not worth it. Don't bite your nose to spite your face.
Pick your fights carefully.
Be willing to lose money to make more money in the future.
Be willing to create, sustain and maintain goodwill.
A word, a note, a recommendation can land you a million naira or dollar deal even a billion-dollar deal.
A word, a note, a caution can also deny you a million naira or dollar deal even a billion-dollar deal.
Sometimes you need someone up there to open doors that would otherwise remain closed.
Don't allow people who would otherwise open doors for you to actively force doors that would otherwise be opened to remain closed.
Relationships are the most valuable resource for success.
I do contracts and all of my biggest contracts came to me when someone above my pay stamped his/her foot down and said give this guy this deal.
If people don't like you, they will not deal.
Don't give people a reason not to like you, and then not deal with you and encourage/goad/persuade others not to deal with you.

Thumbs up sir! spyder880: Ok, I will look into these suggestions, but I am afraid of using wood because of its relatively lower period of durability. Such heights are not places you will have time to be maintaining everytime. A hood is not also a good option, it will make the vent too prominent and might draw attention away from the beauty of the building.
However, I made sure the sealing is too tight, even a small cockroach cannot easily get into the vents. I will show more pictures when they are completed and painted.

I hope this bathroom will get a shower cubicle to contain splashed water because I can't imagine "our" client going through the stress of mopping up that large floor area after every bath. N.B. Great job you are doing oga Spyder. I have a little observation/suggestion - The air vent finishing doesn't look appealing enough. Is there no way the hollows for that particular portion could be filled/covered to avoid something crawling out of it someday? Also, the edges can be dressed (like a window hood) to look more appealing and not look like an old village window. As against the usual POP and cement options, you may consider using flat, treated and polished wood for this purpose. I'll advise you do the fence and gate and write boldly on different parts of the fence the usual warning "THIS PROPERTY IS NOT FOR SALE, BEWARE OF FRAUDSTERS". I understand the challenge but is it not better you reach out to the client for an amicable settlement rather than you sticking your head in the sand? Please don't let this matter degenerate beyond this, let it be resolved. n3xt: Unfortunately you can’t be an umpire in your own game.
How much refund are we looking and what exactly constitute the figures? That’s exactly what I’m still trying to wrap my head around in the past weeks.
Is it how I’m expected to refund 280 naira per block when I sold blocks at 200 naira per blocks throughout the lifetime of the project even when others are paying 250 naira and above?
Or how I’m expected to pay N3,800 per bag of cement when I have a fixed price contract sum pegged at N3,000 per bag of cement?
Or how I’m expected to value a 10sqm security house at almost the same amount as a 400sqm fence with 600mm raft, 22 columns and block wall?
This is far bigger than me hence the reason for my long silence on this matter. |

@ mufutau55 and AngelicBeing: I could sense your feelings of nostalgia. Zaria hasn't changed much save for some few developments especially roads and new buildings. ABU, Aviation school, NMS, Army Depot are still there. Railways, still there but better be described as moribund unlike in your days when it was the major means of transportation. NTC (Nigerian Tobacco Company) was changed to BATC (British American Tobacco Company) and later closed down, what goes on there is rice milling operations. Your Cadbury and John Holt situated at Chikaji industrial estate are now used as warehouses for grains. It's not a bad idea if you can still pay the city a visit at least once more in your life time just to relive old memories. AngelicBeing: Amen and Amen  |

You are doing a great job which is typical of you. The concern is just about birds and other animals, what about dust? Any mitigant? spyder880: Buying some wire gauze today. We will use this to cover the air vents to prevent birds and other animals from finding it's way into the house.
I bought two different sizes, the one with a wider opening at the outside, the one with a finer opening will be placed on the inside. |

@ N3xt: You are among the few I admire on this forum because you're always ready to help to the best of your ability on any issue thrown up. But, I must say without mincing words that I was disappointed when you started replying to every of your client's comments. What happened to "customer is always right" statement? Your client might be wrong or right in all his claims (I didn't really take my time to read all the claims and counter-claims), but I expect you to take the matter offline, attempt resolving it and come online to seek further assistance (in a case where your offline attempt isn't yielding the desired results) from forumites in pacifying the client. All you resorted to was to argue and even back it up with private chats between you and the client. I always view a situation where private chats are made public as the battle line being drawn by the individuals involved. We are all still humans with emotions anyway and you must have resorted to that without really giving it a deep thought, I'm glad you realized and retraced your step by tendering apologies which am hoping the client would accept. @ Somehow, please do all you can to resolve this amicably, it's your fund and it won't be okay for you to lose a dime while trying to fulfill your dream. You made a comment a while back and it made me realize why you have been really calm in this situation - you seem like someone that has the mind of Christ. Please take the steps of love and forgiveness that won't make you offend God in this situation and I pray that all you have lost will be replenished back to you in multiple proportions. |
