Good day All and trust your day is progressing well.

Please what can one add to a soakway to douse the odor emanating from it? the soakaway is not full just to make it clear but the odor comes out from the vent ontop of the soakaway.

I am wondering if there are chemicals or freshners that can be placed in the soakaway or vent to douse the order?

We learn everyday and the knowledge shared will be beneficial to the society.

Apologies let me ask you this question.......

I can see that from the client's post of the door sent as mounted on the provided space the mortar chalking space is about 2-3" on the left side and on the right it's lapping on the wall.
Please can you help read the dimension on the tape as shown on the pix as to where the door ends on it............

To be honest, I didn’t understand it that way. I thought she wanted more than 3ft.

The space left for the door is exactly 3ft. I think the door should be fit into that space and not be reduced for whatsoever reason.

That size of door is toilet size and not fit to serve as a main entrance door.

As a matter of fact, we are only managing 3ft door for entrances. 4ft (single opening) door or larger door is just about the acceptable size.

She won’t be able to bring sofas or a double door fridge through that door.

Here’s a door I have on a personal project. The door itself minus the frame is 32 inches.


Even at that it's a no no for a main entrance door to be of that size. And of what good use is going for custom size.....

Some years ago I did a renovation for my family house. When I removed the wooden toilet/bathroom doors and took measurement of door opening it came out full 1000mm.
I had previously asked the price for a toilet door without giving out any dimension/measurement. When I later sent the exact measurement to the GMP guy there was an increase in price and I had to pay. I only to do exactly what I gave him or give an allowance of 1" clearance on both sides of the door.

There are those who see you geninuely and there are others who don't. Because there are challenges in built environments, the most important obligation of a contractor is to satisfy the needs of the client. There are times it comes to near satisfaction but in this nearness it should be something that will not disrupt the client's sleep.

Just take all that's happening to be a learning process and try to know how you deal with every client ensuring you give them what will appeal to them delighting in every detail.

I am not holding brief for you and neither for the client. Reason is that judging by the pix posted by the client your fabrication with is in order except the client wants the frames hidden in block/mortar.

Another reason is that when a door is said to be of custom made and design it meets the exact size with little or no need for adjustments.

The above is one of the reasons I do a door opening of 1000mm instead of 900mm.

Good morning everyone. This was what happened.

When she made contact, I asked her if she wanted a commercial door or personalized door and she chose the later. I showed her samples and she made a choice. When I told her the price, she called me on phone to negotiate and I explained in details what materials I will work with and I specifically mentioned plain pan.

She was part of the building process as she receives daily update on what I was doing which includes more than two pictures at a time. After painting the doors, that's why she started the issue. I was still explaining to her on WhatsApp why the door can't have the design on the back but she rushed here. The reasons are as follows;

The size of pipe is 1½" and that design takes up 1¼" so there's no space at the back to do anything else.

Another thing is weight. Already that door is very heavy as it is due to the materials which are basically wrought iron. 14mm wrought iron was used to make the design. Adding more weight will affect the frame and hinges.

I even gave her an offer. I told her if anyone else will do that same door for 80,000 in Lagos, I will dash her 50,000 for inconveniences. The only reason I wanted to do the job for her at the price even with significant looses was to advertise my business here and around her estate and I told her that even before I started. Calling me a fraud and cheat wasn't what I expected.


At this point, I regret taking the job.


There's no need to say you regret.
This is NL and NL is a country of its own.
In NL it's easy to call someone such derogatory names but they don't know it's so easy to wipe it off even if they delete the posts.
I guess in subsequent jobs please let every pictorial detail be sent to the client to avoid such stories. Please ensure even when you say plain design or not kindly forward pix of all sides of the sample product or finished product. Many clients when finding faults will not remember what was discussed over the phone. This is one of the reasons many people rely on voice notes as evidence.

Do what you do and keep doing it good and better. God will do the remaining for you.

My Brother, you are one of a kind! You are so encouraging!! if you only knew the kind of stories clients deal, with,(i speak from that angle because I am one) I had a friend killed in Nigeria because he came home and there was no house built by the said contractor who later conspired with the brother to kill this man. I personally have been taken advantage of because I am not on ground by some on this forum and some not. Nigerians just do not understand that word "TRUST" it has plagued us everywhere we have been in this world. Till date, I am still looking for just ONE person I can "TRUST" in Nigeria, including family members, to complete my project and there is NON! Many promise to be honest until they see money, or its in their hands and the story changes. Off course everyone has their own side of the story.

Good evening elders.

A friend of mine needs urgent advice before taking a bold step.

He relocated to south Africa 6 years ago, and since he traveled he has been sending home some amount of money to help his father complete his house.

So last year, unfortunately his father died and has since been buried.

He just arrived from south Africa since then. Now he wants to renovate his fathers house to 3 bedroom flat because he's planning to marry next year, He's not returning to south Africa.

But, his mom declined and said she won't allow him take over the house from her, though he promised to rent an apartment for her but declined.

Now this has caused a lot of problem between the mother and son, because the son claims he built d house to that stage but the mother is claiming she is his mother and the wife to the late owner(father).

He's planning on taking drastic steps which I have advised him against, but he seems not to understand everything I'm saying.

I told him about nairaland, that there are experienced people who will give him d best advise and he's given me a go ahead.

I will be sending these page link to him, so he can hear from d public and then know what to decide.

To start with, your friend's attitude just shows the woman is not his biological mother. Even if he bought the land and built everything from scratch with his money for his father he is should know that it also belongs to his mother. This attitude just shows he is has an underlying unsettling issue with the woman he calls his mother and this house is not the genesis of it.

Please kindly tell us the real issue behind all this drama.

My Dad called me this evening to tell me the essence of praying. The thing is that I don't believe praying solves anything Atleast to me. the day I stopped believing and started working more on myself, I found out that things started getting better for me than those who goes to the Church and Mosques.

bricklayer and their nosy attitude, engineer didn't specify it in the structural drawing, why bother does it mean that the bricklayer is more experienced than the Engineer, I personally don't like it when a bricklayer does this kind of stuff. This is how I nearly slapped one bricklayer on site after he did opposite of what I told him, even went behind my back to speak to the client to defending his actions......

However since the land is dry, I don't think the introduction of beam is necessary, but if you can afford it, go ahead.


Many of these confusion and noisynez of artisans is the fault of the client. They don't have confidence in the engineer and at every point in time they spend more time discussing with artisans on site. This is one of the reasons I hardly work with strange artisans. Before you know the services of the engineer will be terminated before the completion of the project.

A. Ensure that the grains is completely dry. Drying b4 storage may help to reduce the initial rate of infestation

B. Take the 3 PICS bag apart and check the 2 inner bags for holes and tears.

C. Make sure there are no air pockets at the bottom of the bag,

D. Make sure no grains gets in between the bag

E. Keep the bags in a safe and dry place, keep it from rodents because it may make hole in the bag

This is my position though:

- AC is not a necessity in every room if the house design is functional.

- wraparound terrace is used in sun-drenched climate, to reduce the effects of heat. It performs same function as a brise soileil or sun breaker on glazed area.


The typical involuntary thought of the Nigerian mind is to provide an AC in every space in a house as long as money is readily available to spend. Provision for such is not really a functionality of the house design. It's like someone switching ON an AC during a rainfall.

I understand the wrap around terrace or brise soileil or sun breaker. They tend to do the same thing but it's slightly distinguished based on material type used to achieve it's purpose.

I love the designs and concepts of Haven Homes, Nigeria based on functionalities. Their daylighting concept offers natural light and effective illumination through windows, ventilators, skylights etc and not via ACs. To your question:

The properties and arrangements of walls (internal/external) affect both the thermal conditions (heat and cooling demand) of a building and the energy demand.
Our building designs are so flawed that we always put aesthetics, security, privacy etc over efficiency and functionality in our home design.

Most people don’t even understand why a particular size of window is chosen for their project. We always feel window sizing is all about clients preference or design requirement and not a technical decision.

For instance I have wraparound terrace in the area where I have my extremely large windows just to shade it during extremely hot weather.

Another reason for overheating in our climate is improper selection of area of glazed walls and partitions. Then there’s issue of placement/orientation. We use ACs to correct these design flaws.

The same applies to houses that requires artificial lighting to light up extremely dark areas.

Theyre design flaws and not a peculiar environmental issue or naija thing as we often think.

A perfect build remains so depending on builder's experience and clients' taste.
The necessities of standard(s) is that it stays within acceptable conditions for minimum comfort but nothing stops the builder/client from "improving" on such standards to get a better feel.
I don't know how ACs are used to correct design flaws. But I agree that orientation/placement of walls causing some of the issues raised. One thing about an AC is that it does not bring in new air into an apartment.
I can't say much regarding terrace as shade to windows towards extremely hot weather. Except one is given more consideration to aesthetic rather than functionality. We try not to solve one issue by creating another.

It's not every size/shape of land that one can build a living home if 90% of your concerns is to be met even if one is to build vertical excepts one intends to build a warehouse. grin

1. Yes, it's on the same wall. Main sink also in same line directly under the main window in the pic I shared. If you can find good spots to have more than one window in the kitchen, better.
2. The kitchen has 1 main window and a smaller one directly above as seen in the pic. Yes you should, I didn't observe the kitchen's wind direction during construction because the living room has 5 windows. The house generally has a lot of windows bro. The kitchen window is also where the sun rises from so it's perfect.
3. The A/C was installed because I was anticipating heat but the fans alone work well to remove heat and odor. We hardly use the A/C.



You seem to have a small kitchen then the reason for a single window due to the wall orientation. It's a good thing it's functionality works fine. For efficiency it's better in the absence of cooker hood extractor to have wall mounted heat extractor(expeller fans) on adjacent walls or a mix of both except one intends to use the commercial(industrial) type. At least you need one placed above the cooking unit.

A lot of people just like having unnecessary walls and they keep crying about increasing energy cost

My entry porch, dining and living room is an amazing 100sqm space with large windows overlooking a terrace. The only partition between the entrance porch/ante and the main lounge is the TV Wall which serves as a break point to redefine spaces.

I could use the same space to build a naija standard 2 bedroom apartment.
I just love great space with good work flow and air circulation.



Please can you explain what you mean by the bolded and how does walls in a house affect it.......

People will try and discourage you but go for it bro, I did and it makes sense. They will say it's not our culture, no privacy, they will have to offer visitors food when they want to eat, the heat will be overwhelming, the smell of food will be everywhere etc but it has turned out well.

1. Plan very well and be particular about where you want every item in the kitchen even during construction.
2. Make room for cross ventilation by adding extra windows to eliminate heat, include an a/c and in my case, heat extractor fans which is efficient and not bogus like the hooded vents.
3. You guys have to be neat people. In my case, madam is more obsessed with cleanliness and everywhere is always spotless.
4. Because the kitchen is like a show off, the equipments, pots and furniture must be solid and should ideally compliment the space e.g all the gadgets are black and chrome and some upper cupboards have no doors to arrange plates, pots, flower vases etc.

Best of luck bro.

(1) Is your cooking unit on same wall you have that main window, ceiling window and mounted extractors or on an adjacent wall?
(2) Is there any other window in this kitchen apart from this on the pix and have you observed the direction of movement of external air(wind)?
(3) Does an AC in a kitchen have any role in removal of aromas/smells arising from cooking?

There are kitchens and there’s well planned cooking space. What we have mostly in naija builds is a room with furnitures, cooking wares and sink.

A well planned kitchen must satisfy the following space planning requirements during design stage:

- cleaning/washing
- food preparation
- meal cooking/frying
- storage
- service area

Regardless of the design, your kitchen can only be successful when it is organized in a way to optimize performance and efficiency.
Your cooking/frying space must be equipped with hood and your design layout must allow for good ventilation.

If big restaurants can have open plan kitchen, I don’t see why we can’t have it at home.

Unfortunately I don’t have pics but there’s a lovely concept I’ve seen in Oniru. The cooking/frying area of the well-spacious kitchen was at the far end corner of the room. The break-point has a frameless glass partition which protects the smelly odors from getting into the living area.

I wish I can do more but I’d try share the layout later here or on kobocity.com

Lastly don’t do this if your wife didn’t recommend or approve of it. Don’t do this for a village bae!

With a frameless glass partition it no longer becomes an open kitchen.

One of my clients requested for an open kitchen in his personal build. He however added a pre kitchen to the design. The pre kitchen was our regular Nigerian style of kitchen (for our dishes and aroma ) but a smaller one.. Guess what, it turned out well.
