I don't have any questions. The budget is just about right as expected. But I have one observation: the total cost of wood and bamboo is about 700k.

I still strongly think you Nigerian builders should invest as a matter of priority in formwork and props. Hiring a formwork panel and props for about 200 - 300k could result in 400k effeciency savings on the decking and even more with the whole project.

Formwork and decking panels are available in Alibaba. There are even second hand on ebay. I may look into importing some for resale in Nigeria. With 700k cost outlay for wood, there's is a market waiting to be tapped.


Many a times there are certain things you should desist from doing. I looked at your initial post and the number of bags of cement you assumed was 230 bags........did you see the much difference when sypder880 posted his quotation. Is that how you've been using best construction practices to waste cement in your builds? I hope you saw your lapses as you dey see another person own...............

Hmmm, that could be dangerous, because it should have been taken care of from it's foundation. Enough columns should have been erected, the block walls should av been filled with weak concrete too. If the above was done. That's cool.
Ensure the reinforcement is very sound, make the thickness 175-200mm.


This your recommendation of 175-200mm is it inclusive of the beams+slab or only slab?

Whether its cold or not, it's just there...


From experience I do know something normally triggers it.
But just give this a try.........
Do a mix of (ginger+garlic) tea. Take a cup in the morning and evening. You can take vitamin C tabs and take as well.
If your deodorant/body spray/perfume have a strong fragrance.......avoid using it for the next 7 days and observe if there are any changes.
Most importantly give yourself more to natural air if you spend more time in air conditioned spaces.

Don’t take this guys advice. Drinking 2 cups of water every morning or before meals when your blood sugar is low will definitely trigger your stress hormones. Your body has an innate thirst system that will let you know when you are thirsty.

I don't think his advice will be that effective concerning the kind of catarrh the Op is trying to find a solution to.
Also how would one know if his/her blood sugar is low to avoid drinking water and how does drinking water triggers stress hormones.

As a habit I drink minimum 1-2 glass of water even before having my morning bath and do same before I sleep.

This Catarrh has lasted for almost 9yrs now. I've taken different medications but it's still persisting.

I have also done some laboratory test and taken prescribed medication, but no permanent solution.

Please help what else should or can I do to put an end to this menace.

Do you have allergies of some sort to smells, fragrance, odours, dust, etc,etc?
Do you get the cataarh when you allow cold set in your body?


Or what do you think triggers the catarrh?

It's not about how much it cost to put it.......
Let me put it this way.........
If the target is for low/medium income owners it may not work.
If you can get high income owners, notable people and people with class from the public to live in such then you can get a good number of the former to live in same.
The typical Nigerian mentality functions as "now we belong".

Your cost analysis may not be possible, if government is determined to build homes for its citizens at low cost the, can do it with today technology. Most houses are prefabricated in factories, if Chinese can build 1,500 rooms of emergency hospitals in one week what stop us doing the same. I wish I can upload a video of a community of 500 houses including all its utilities, part ways, recreative center, etc that was built here in 6 months. Please house can be pre-fabricated in factory assembly in 48 hours with the present technology. It is possible to build over 1000 houses in three months. Sorry jare, the reply is for Brabus ooo


How many Nigerians do you think would want to really actually literally live in a prefabricated home even if you make it free?

So you're envisaging that while the lobby(s) will be stepped up every other section of the house will be stepped down. It will look good. It's all about your choice. But I'll advice if you're doing such, ensure the stepped down is 100mm(4"wink instead of 150mm(6"wink.

Your points are very valid.

1. The client won’t need to engage a professional to handle the slab if he’s confident the team that raised the ground floor blockwork can do a good job.

2. Establishing levels prior to take over could have save the day. So I think rotecch77 should admit the error here and offer an amicable resolution.

If the fix was recently applied as posited, it’s not too late to make amends.

I’m currently working on a project that requires different levels for all the 9 buildings we are constructing. Myself and client did all we can to ensure that we take care of all the guessworks on paper before moving to site.


On one of your post you talked about the change in levels on different points on the slab decking. What could your reason for such and is it done on certain specific areas on the build?

Sir.. I don't know u from anywhere oo. But my God will bless u.. I know how hard I worked for the 3.54m I spent on that decking..

I planned to do block work and parapet this month .. Only for me to start spending over 1.2m to correct rotech77 's mistake.. If i curse him.. I swear it would reach him.. Because I know that for every 1k I make.. My body feels the stress! I deprive myself alot so I can complete the house and just rest.

I want to assume that the new site engineer knows what he did as part to remedy the issue. Please do not get too angry to curse anyone. I'll appreciate if Rotech77 himself can go to your site and see or enquire from the new engineer that which he did to remedy the situation if it's structurally safe and appropriate. To me I believe he owes you that to do himself despite his busy schedule.

We are to handle cost of LABOR and SUPERVISION ONLY.NO MATERIALS

Material
The client bought ALL the MATERIALS himself, even when he bought at high rate, it took me and my project manager to went round with him for a whole day to get the remaining materials at good rate in his present and he paid for such and they delivered it to site for him.

The slab
The client provides structural design which we follow accordingly without missing any part, ( pics attached)

The stair way
The issue of omonile delayed the casting and we finished the work at night around 9pm with touch light ( at the process ONLY ONE of the RISER plank break ( simple cutting off when-ready to tile the stir) not an issue )


Slab Slope
As you all know the Last level is where to follow while preparing your slab beam which we did after himself and I with others worker checked the building height ( unfortunately nobody sense the buildings height is slightly diff in height by 6” in one side )
We did the formwork we put the reinforcements and he came to check it and he was there the day we casted it.


Last and current issue
@bigitie called me last Sunday that the decking is bouncing in sittingroom area, I said its not possible we did what we supposed to do and you saw it then, he now said another engr as take over the upper structure job ( bcs we don’t agree on price about this upper floor) so I said May be they loaded much block on a sport there, later he said the new man will take care of that.
Later he said the building slope I said my site man will come on 3days time to check ( tue - wed)
But my site man couldn’t make it until 4 days after ( today) they check round with the new man and himself and FOuND OUT THAT ITS 5” or so in slope In ONE side only due to POOR FOUNDATION they did for him with NON accurate block Height which the NEW ENGr that handle the new job also told him in the present of my site supervisor that went there to check. The issue .


The bolded is not an excusable excuse. It's pure negligence of all your substitute staffs. Your negligence started from your carpenter and site supervisor. The new site engineer is just trying to collaborate the talk trying to drive away the blame.

Let me use the lintel height to explain what your carpenter ought to have done........

This is where your carpenter and iron man ought to work together.
At the point where you obviously notice uneven block at that height, you take appropriate level from the gdfloor to ascertain the true height and transfer all round.you can do this locally or by way of instrument.....whatsoever block that needs to be chipped off is done with and the iron man goes about his work properly.

Please accept the blame and make amends with the client. That idea of shifting blame on who did foundation works is very unprofessional.

I experienced such a thing as far back as 2008-2010 and I did not need to explain to the carpenter on what to do. I was then working with the company that handled former Gov. Amaechi 105 Health Centre Project in Rivers State.

To the client Biig Tee apologies for what happened to you. I pray the new engineer remedied the job properly to avoid stories in future.

And may l add, Landlords should Stamp Duty their Tenancy Agreements, for it to be legally binding and Evidencial in court.
It is just 0.78 % of Value.
Not doing so can make a Judge refuse to accept your signed agreement as 'evidence' in Court, during an ejection hearing.

I just found out that it's not entirely applicable in all the States of the federation because some States' National Assembly have not amended their stamp duty laws to effect such changes.

I really don’t know if the 28m would be enough or not. What I’m concerned about is the quality of work that would be done during the construction of the said duplex.
It’s better to get your design from architects and get a building contractor to do justice to it, under your close supervision if you have the time.
I am seriously struggling to pull out of a “bring this amount and I’ll build you a 4bedroom duplex” kinda situation now and I’m still in the mess currently.

So you gave money just like that to build a house without having to see a complete BOQ/BOM; do people still do such things?

Even if you don't intend to bargain, seeing a complete BOQ/BOM is a proof that the building will reach completion and that's the only thing that stands as a legal document.

I hope Yansham will not be making that mistake....not now that price of building materials is climbing.......

It's not a dicey situation. I am telling you how I have been operating. There are things which are not the norm but because clients allowed it not having any need for such.
You see those paint buckets I keep some back and give some to the painter because I use the empty buckets in place for headpans during concrete works.

Let me ask you a question if there was a left over of 4 full buckets of paints will you say the painter owns them all ?

I am on the fence on this one.

One of the points the client raised was, when he hired the guys that did the plastering, they gave him all the used bags of cement, so he is supposed to keep the empty buckets of paint.

This is one of the reasons I advise both contractors and client to iron things out, make sure they are on the same page and agree on terms before the job starts.

Interestingly, lots of people are for the clients tho. (But again most people on the group live outside Nigeria - not sure if it affected how they looked at the issue).


The empty paint buckets belongs to the client. There's no argument in such things. The client can give some to the painter to keep to avoid unnecessary arguments.
I think we had a similar discussion here years ago but relating to electrical cables that a client paid to supply and wire the house and the electrician wanted to collected about 4 cables left of various sizes!!!
So does the cables belong to the electrician? Na only government jobs wey left over materials are kept back by the contractor.

If you were an architect you would not insult your fellow colleague and condemn his design except maybe that's what you do to get jobs....
