Lol cant wait to see their response. |
SmartMen:Awe that sucks. Better luck in the future. Maybe the non retarded/paranoid people will see the light and get this law repealed. |
Lol you guys claimed the same thing during land border closure.
|
Lol sacrifices like Berserk or Full Metal Alchemists Brotherhood? It doesn't hurt to try. Lets them begin in Aso villa. |
Beachside:You dont seem undecided since you restated support for position. You want the government to own all the land because you're not in favor or private land ownership even though it lead to dead assets, higher transaction cost, bureaucratic red tape, agricultural unproductivity etc. The government already has the power you mentioned and failed miserably in the housing sector. Simply put if therw were less hurdles to property development the market would step in naturally. The role of local and state government should be to regulate real estate development with zoning laws, building codes and keeping title history. The idea of the state buying up all the houses and starting over isn't feasible. Alot the land is farmland so you're not going to just replace it. Did you even consider the market for these properties? Ps: it's weird you guys comment of thread about land ownership but dont have thought out positions on the subject. |
UKkev:Im glad this was helpful to you. ChimaAgbalajob:Lol you paranoid clowns are pussies. You're not going to war with anyone. The land use act doesn't help the average citizen any good but you guys like being serfs to governors. The second you mumus have to defend your stupid position you crumble. Beachside:This is so dumb you cant be serious. This one of the most illogical statements on this thread. Organized societies like this exist already under freehold land systems. You know countries like America, UK, Canada Germany etc. all have freehold land systems. Your premise is false and your conclusion is false. |
Can you post the hieroglyphs showing the word? |
They're no longer worried about fuel smuggling? I just want to know if this is temporary. |
One thing I'd like to see this implement with most is NLTP. I read articles stating politicans are always consulting the people and traditions rulers to get approval for xyz. It's weird they dont just ask the effected party to simply vote on the matter. Dave Umahi quotes on NLTP supports. He stated that the three states had grazing reserves and consultations had been made with the people of the states and their traditional rulers who had expressed their willingness to embrace the programme. He added that the principle remained the execution of the programme in accordance with the consent of the people. |
BlackfireX:When is your state reintroducing it? |
A source said, “It was impressed on the NRC board that shutting down all train services including the highly patronised Abuja-Kaduna train would not augur well in view of the security situation on the road.”Lol the road bandits are still working hard during Wu Flu season. Can't this supposedly high placed individual work from home? I'd find it disconcerting some money bags individual could make government change policy that easily. |
Lol is this pussy op is talking? Its amazing this weirdo can talk all he does is rant online. He can only call Amotekun, OP Sango etc. since he has no power.
|
[s] GamalNasser:[/s] Lol you're rambling foolishly as usual. Instead of admit to your lies your making stupid excuses. In reality you loser who tells idiotic lies. Pay attention before you hit quote button again. |
GamalNasser:Your foolishness is too much. I been saying they should quit for a longtime. I dont why losers like yourself lie so casually. It must be part your backwards culture or something. |
It seems they can maintain the current exchange rate for much longer. They'll have to devalue the currency sooner or later if the oil price doesn't rebound. They should honest just give up multiple exchange rates and move on. They were spebding billions to defend the currency to what end. |
I read it nairametrics. I guess the currency is being devalued since they cant maintain the current rate. |
There's plans of an Asaba massacre memorial. It would be cool if the Organization in question could solicit funds. The state itself should also budget cash for the project. Mungo Park House is a pre-fabricated wooden structure dating from 1886. It is thought to be the last existing building once owned by the Royal Niger Company. Responsibility for the building was assumed by Nigeria's National Commission on Museums and Monuments in 1997 but without government funding the Commission has been unable to renovate it or develop the project. |
okpalaAnambra:Im guessing he wants to adjust the state boundries. Hes not the first voice his disapproval of the state boundaries. |
Coldie: Coldie:No, if you want to adjust state line boundries here's the process below. Look in chapter 1. Part 2, section 8.2. An Act of the National Assembly for the purpose of boundary adjustment of any existing State shall only be passed if- |
StaffofOrayan:Lol you're too idiotic for your own good. You shift the goalposts in each response. Now concentration of wealth is your issue? The land use act doesn't solve that in Nigeria mumu. Have you considered the fact the aristocrats royals and private investors own the land. Germany also has the same system with lower rates of wealth inequality. Lol you're such a slowpoke. Instead arguing the Facts you're now reverting back to your paranoia about fulani stealing land. If you weren't stupid you already know buhari the fulani vetoed water way bill the 8th assembly passed. The land use act should be revoked for the reasons already mentioned. The President said he was rejecting the Nigeria Inland Waterways Authority Bill based on the issue of funding and overlap of functions.
|
StaffofOrayan:Other sectors like entertainment industry. The fact they wouldn't is also due to monetary policy. Abuja had federal money flowing in clown and investment. You already see how land use act hinders investment and drives up transaction cost. Mumu Canada practices free hold system like Im advocating. You're proving my point showing Canada has individual ownership unlike Nigeria. They practice same system as the United States and UK. Lol your foolishness is too much. Read the article before trying to argue. Nobody said the government couldnt own land. Continue to be a mumu for your governor.
|
StaffofOrayan:The governor is not suppsed to be your Surrogate daddy loser. The fact he's a representative doesn't mean he should have Authority over land assets. Lol do you want the governor to control financial assets aswell? Government and individual investors buy land all over the place. The japanese did the same in the 80s in the us. The chinese do it now in Canada and Australia. They'll simply bid up the price and help those hungry Africans. The government csn also dissuade rampant foreign ownership with laws and taxation on their purchases like Canada does. They state is not better custodians of land clown. You can see it in the failure of them to develop farming sector and real estate sector. The rampant housing shortage in Nigeria is an effect this bad law. Your paranoid delusions and emotional appeals dont dispute facts. Lol you actually are a mumu for your governor.
|
myobjective:Homestead principle says land belongs to the person who settled on the land and making improvements. The second way is to buy said land. The land should be owned by individuals who have title or "hold" it already. Remember 97% of land is untitled. The people who have title or hold the land would simply formally register it with state. This just neccessary to track who owns what. The complications come with communally owned spaces. There's probably local laws sd customs. The courts and local legislatures sort that out. I hope this libertarian answer is satisfactory. |
StaffofOrayan:That's a stupid arguement. Nobody loses anything because the land until they sell. The governor can already confiscate land for what ever reason. Prolonging use laws only harms investment in sector wheather you're selling or not. None of that matters to you because you actually care about the economy or individual liberty. Most of you too dense for your own. First it's about ruga then you shifted goal post. Continue to be a mumu for your state governor. Section 22 of the LUA prohibits any person to whom the Governor has granted a statutory right of occupancy from assigning, mortgaging, transferring, subleasing or howsoever adversely dealing with the land against the terms of grant, without having first had and obtained the consent of the Governor. Under the LUA, each transaction will need to be signed off by the Governor, to approve land for the developers. Also, should those RSA holders seek to mortgage their titled property as collateral to obtain loans, they will need to get their assignment signed off by the Government. This makes Home Equity Line of Credit as a financing option very expensive in Nigeria. The LUA leads to transaction bottlenecks, is cumbersome, tiresome and creates “negative wealth” as all land without C of O cannot be brought into any formal transaction. |
StaffofOrayan:Lol another paranoid clown. You actually believes freehild labd system is inferior to the nonsense your military dictator cane up with. Alot you too dense for your own good. |
TylerDurden:Says the idiot tagging me multiple threads for my attention. If your god is real ask him for common sense mumu. When that doesn't work go back to school abeg.
|
TylerDurden:Lol the clown has finally been silenced. If Akwa Ibom invested in education you might not be rambling like amumu. That's assuming your cognitive issues arent genetic. |
[s] TylerDurden:[/s] Lol more mumu ramblings. Your god is clearly imaginary you wouldn't be so confortable telling foolish lies. These constitutional amendments are good which is why reps from lagos and Abia support them. Its only an idiotic religious zealot like yourself that blind to the fact. |
[s] TylerDurden:[/s] Lol what a mumu cant you read? Mining covers oil exploration in the constitution. Lol you religious zealots are mentally challenged. I've already talked about wasteful projects in lagos. I just dont use them as an excuse to start them in Akwa Ibom like you do. Exclusive Legislative List:
|
TylerDurden:Lol your foolishness is too much religious zealot. You should stop shaming your god with all these lies. You cant argue my points so you just ramble like a mumu. My comments right above yours prove you wrong. |
The house if reps might pass a bill the moves mining into concurrent list. The next steps hsve to be giving land and mineral rights to individuals. Theirs no reason individuals shouldn't own both like any other asset. |
The wu flu originators should focus on why the failed to contain pandemic.
