Here's another deal I just sealed up with a close friend of mine. The GPS location shows my personal project and we just acquired 5.5 hectares of land for less than N7m which we intend to develop into a residential estate. As can be seen, the location is mainly non-developed land with palm trees, thick woods, shrubs, trees and other natural vegetation. And there's also apes and baboon. We intend to do vegetation clearance, land excavation and mass land fill of some portion of the land and sell to raise some capitals to develop the main project. @Spyder880, hope you're getting my drift.

In case Abeokuta - Ogun state is among the cities you're considering, I made a discovery in a secret hideout that can be developed into something nice. I'm already doing a background and environmental impact assessment of the location. On my next visit to the site (of course, I just bought 2 plots of land there), I'll try to take aerial photograph of the location, access roads, and other important features within the site and the areas. Notable facilities within the location is the popular Oyan Dam which is less than 5km away. I'm not sure though but I can confirm. And there's a 6 lane expressway be constructed by the state govt leading to the location. There's an Islamic University (3 - 5km away). Cost!!! It goes at a give away price of N300k per plot and I'm sure it would be cheaper if we're buying hectares. That's not all. There's more in case you're interested. |

@Spyder880, I love this initiative but I'd rather at this time want you to concentrate on strategies to gain acceptance while the committee work in the background. Achieving affordable housing or new estate development can only happen through a collaborative process (just as we have it now) — engaging the neighbourhood (the landlords) and of course the investors/developers to ensure the best possible proposal is brought forward to the buyers. I know my Nairaland people will buy into this if we can do it differently. With the support of high chiefs (Femmmy), prince's (Prince_onx, floridacar etc) and madam's on this forum, we can do it. |

ASHLAND: Hi Brabus. Please how much you charge per square meter to install tiles floor/wall? The location is after Abraham Adesanya estate -- facing Epe. Also, how much you charge for window POP (5ft). Thanks in advance.Tiles (floor/walls) are installed at N350 per sqm. We have different costs for the ornamental designs.

Thank youFirst of all, I'm not sir yet. I'm still in my mid-thirties. Secondly, I think you need to rephrase your question so that I can better understand what you need. I'm assuming you need average build cost of a four bedroom detached duplex (all rooms ensuite) on a 60 x 60 ft land. What I don't know is the type of terrain you're building is it flat or slope? waterlogged or dry land? If you can provide me those information with the plan of the proposed development, I can provide you with rough estimate. Thank you. |

Observation: I am afraid ur iron bender did not follow structural details(I assumed u must have one)because those 16mm at bottom and up suppose to ve been 3 in nos as against 2 being story building to carry the load.........meanwhile, I stand to be corrected in the house(Adventure;segcy.moor; spyder etc) @brabus, please don't be offended as we are all here to learnNoted. |

Which Build Route? Extracted from an email correspondenceThere is more than one way to build a house. You can either DIY, contract it out or co-build with a builder. Whatever it is, you need to work out which route is best for you. OWNER-MANAGED OR DIY You take on the role of project manager. You will commission an architect to come up with a design scheme and when it comes to building the house, you will gather together a team of specialist contractors in their various fields: foundation, bricklaying, roofing, plumbing, electricals and so on. You will also buy all the materials and provide adequate site facilities and security. The Demands You will need to be a very good organiser, both on short term (day ahead) but also, and long term schedules (next month and the month after). You will also need to know material requirements — not just what you want but, more importantly, if you want to keep costs down, and by how much. You’ll also need an in-depth knowledge of the building schedule (i.e. what trades come after each other and which work together) and an eye for the paperwork involved in running a site — from finances to security and inspections. More importantly, you must be prepared to be on site everyday to manage things yourself. Otherwise, there'll be project delay. CONTRACTOR-MANAGED The contractor will work with you in the design process, and will be responsible for getting the house built. This means the contractor will arrange a team of subcontractors to undertake different stages of the project; they will arrange delivery of materials to the site and also coordinate the work flow. This route places much more emphasis on finding the right main contractor. |

Demain_man: The question is if the design (see arrows) is another way of building parapet using wood instead of concrete?There are so many other ways. Have you considered using precast concrete? I'm thinking along that line in my next project. My precast guy is a WIZARD. Picture speaks volume.
