Foundation Type: Pile Foundation The ground condition here is such that good bearing ground are found at impracticable levels; therefore making the use of traditional foundations impossible. Piles will be bored into the ground to provide support for the groundbeam which will then bear our load from pile to pile. Good morning! |

The House We’re building a custom 5-bedroom duplex with attached units of 2 bedroom and 3 bedroom house. Commencement is expected sometimes next week, depending on how fast we can tidy up the pre-works. We're creating the access road, storage, tidying up paper works and making all the necessary preparation for a complete take-over. The Design I love designing homes, so this was a great opportunity. After checking out the architectural designs, I made few comments about the layout and suggested a layout principles I liked and we've managed to shoehorn it into the design and made it work even better. Two good heads are better than one. |

Architect/Builder Relationship Make sure your architect and builder have worked together before and get along well. Whichever one you hire first, ask him to recommend the other. Otherwise all of their little conflicts will cost you plenty. Before you hire an architect or a builder be sure to check their references! |

Email Correspondence Hi Brabus,Tiles Buying Guide Tiles are usually sold per sqm, which are usually written on the cartons. To determine the quantity you're buying, you need to understand the square area of the wall or floor you are tiling and then divide the square area of wall or floor by the specified square meter on the cartoon to determine the number of cartons required. Note: you need to buy extra 10% per room for Skirtings and Breakages. |
Site Clearing

Yesterday, we installed 46 window subframe for the 2 units. Decking planks on Unit 1 are also removed and today the site is been cleared in preparation for the next phase of the project. Materials for the covering of Unit 2 were also delivered yesterday and installation resumes today. More pictures are things begin to unfold.

@ Farm+ and others requesting for details on the roof cladding. We used .55 guage aluminium for the cladding. The colour is Ivory White and the product is from Standard Aluminium along Dopemu/Cement road. The installer is Dubasilo and he can reached on his mobile line +2348062444363 (Nnamdi). He's a specialist but a very busy one. I've started chasing him since we break ground. At a much later time, I'll open a thread showcasing his works. |

Those guys are Magictouchstudos are wizards in designs.These tiles are everywhere in Lagos and their prices varied a lot. I got the ceramic tiles in picture below from a friend who import tiles in Ajah area. It's called Country Clay and the Dimension is 8" x 25". I got it around N2,700 per sqm. I'll confirm the prices now cos that's a long time.

dazzad4: My dear brother Brabus, can you please tell me the cost for a 2 flat consisting of 3bed room German floor, and please the cost of 9 inch block around agbado ijaye area of lagos, my current supplier is charging me 160 and the 6 inch 130Thanks for your time on this thread. 6" block as at yesterday cost N130 per block in Ajuwon, Lambe, Iju etc. If I have the dimension of the building in question, I can provide a guess-timate. |
