Gobi38: The location is Ogombo after Abraham Adesanya EstateI think I've been to the site before. Anyway, I'll check it once again before the weekend and provide you an estimate. I just need to tidy up works at this site as my client is leaving the country this weekend. |
Gobi38: Excellent leaning thread Brabus! Can I have the location? You can also do me a mail for quicker response. |
mufutau55: Uncle Brabus come on.. Enquiry mind wants to know.Hajji, Can you do me a private mail please? I'll do a quick response to your enquiries. |
euromilion: Hi bro,Reasonable labour cost for Carpentary works in Lekki area is N40,000 while casting could be done for as low as N30,000 (direct labour). The figures above assumes you're dealing directly with the artisan. |

See how far our semi-detached duplex has come! Photo galleries of construction since 27th February 2013 can be viewed on our Facebook page. Our construction team has been hard at work during these past weeks and continues to make good progress. Of course, there's a very good reward for this. Penalties and Rewards:Coming Soon!!! Thanks Hajji for the compliment. You inspired us to do more. @Big Bros ahf, I'll have time to share my opinion on different window types later on this thread today or tomorrow morning. I'm in transit right now. To the uttermost dismay of many friends and followers on this thread, I prefer and actually chose sliding window over casement. Why? Follow for more update on this thread. |
^^^ My Big Bros!!! The cost benefits of using Marine Plex Plywood over Traditional Timber is so much. Here are few reasons you might want to give it a trial. Smooth Finish: It is possible to have smooth finish where cost in surface finishing is involved. Thus saving you the cost of plastering the slab. Labour Cost Reduction: Marine Plywoods come in large size panels which means it is possible to earn some savings in the labour cost/time of fixing and removal. Reusable: Unlike Timbers, marine plywooda can be reused for numerous times. Huge savings for people building more than one house. Lightweight: the weight of a typical formwork panel (1800mm x 1200mm x 17mm) is 18kg. It can be easily transported from site to site. Lastly, always keep in mind the impact of disposal. Of all building products, planks presents the greatest concerns when it comes to reuse or disposal. The plywood on the other hand presents least concern. The cost of a sheet of plywood (1800mm x 1200mm) ranges between N6,000 - N8,500 while a plank (300mm x 3600mm) costs N950. Lets assume we want to cover a sitting room which is about 30sqm, we will use 10 sheets of plywood which will cost about N50,000 or use 30 pcs of 1 x 12 planks which will cost about N30,000 |
ahf: With all these infrastructure in place, how come I cant see houses under construction?Government Land in the hands of land speculators. Most of the owners are civil servants who cannot afford the construction cost within that area. |

Raising the Formwork
|
mufutau55: @BrabusThat's Marine Plex Plywood used for construction (Formwork). In this project, I'm using it on the first floor slab (specific areas like the porch, ante, main lounge, lobby) to achieve a very smooth and flat surface. It is also a very good construction material used in solving the problems of leakage and rough surface during construction process.

oduz: Pls count me in, I can take an acre or two of this at that price, I hv confidence in the devt going on in that region, I did sponsored survey in Pakuro area about 7yrs ago & the were begging us to take a plot @ 50k the price has gone up 10times more nowSure, we've got a very good package but at the moment we're still working on the basic infrastructure. We don't want to promise what we can't deliver or wait for subscribers fund to do the basics. At the moment, we already have a motorable access road and electricity up to the main entrance of the proposed development. We intend to do more. Of course, it's going to take some time before we start selling. I'll make this public in due time. However, there are so many other beautiful offers around that area that you are free to explore. Take note of the Ode refinery, it's just about 5 - 7km from the area. Pic 1: Earth road and Electricity Poles already installed Pic 2: Six lane express road construction ongoing by PW

Fhemmmy: Where is this location . . . nice deal on the price of the landThe location is Sagamu, Ogun State. - 1km away from WAPCO/Lafarge Production Plant - 4 km away Nestlé Flowergate Factory, Sagamu - 1km away from the 6 lane (urban renewal programme) road - 5km away from Babcock University - 800m away from the house of Chief Cinzo of Nairaland' The price is too good to be true but you'll never have wanted to put your money in the project if you've been to the location when I was buying in 2009. It was a thick bush and nobody dare build beyond the point where I am cos there's a small stream behind. |
sunnyjz: how much will it cost to do foundation for two wings of three bedroom flat on a plot of land. It'll be nice if you can provide your site information (the terrain, topology, location etc), accessibility, and your building plan if you have one. That way, I can give you a realistic estimate. Thanks. |
It's 24 days into this project. Here we are at the moment.
