If you can afford it now, why no do it now? I did my deck at the cost of N1,400 per bag of cement last year (August) in the rainy season. The only thing I know is that prices of building materials like cement, blocks do come down during rainy season. So, I buy sand, stones during dry season and buy my cements (in large quantity) in the rainy season. Maybe, I'm just lucky, I dont know. But I won't delay my project for that reason o, if I have the means - I'll buy them now and do my deck immediately. This is Naija |
MolarMols:Just like Spyder880, location matters o. The pricing is for Sagamu, Ogun State. It may be lesser or higher elsewhere owing to factors mentioned above. First, let me know your location. If I'm buying large quantities (over 200) I buy direct from WAPCO guys. Alternatively, give yrself a little break, cement prices will soon come down in the rainy season. |
Midas02:Hey Midas02, that site is outdated. 5 tonnes washed gravel goes for N18,000 according to my supplier in Sagamu, but the cost may change depending on location. Transportation being the major reason. The following building materials and many others have changed: Sand Crete Block 9 x 9 x 18 - N140 Sand Crete Block 6 x 9 x 18 - N130 spyder880:@Spyder880, I was kinda worried over this issue as well because I live a few yard away from production plant of WAPCO (West African Portland Cement) and I'm a very close associate of another Cement (Magen Roi) Importer like Dangote who is also resident in Sagamu and still I buy cement at N2000. It has nothing to do with brands actually, there are forces behind this making life harder for people in this region. Its not about the demand. I was in Enugu (Nsukka) of recent and I can not compare the rate at which estates are springing up in the east with that of the South-West. On sizes, its possible cos I can tell you, most of the cement being sold at cheaper prices here are re-bagged. @Am Alone, you may not know the difference if you don't understand the logic. A re-bag will sit while a full 50kg will not. And why should the demand cause it, I think the higher the demand, the lower the cost abi Democracy don turn am. |

Na wa o! Mercedes better than Benz! Goliath stronger than David. @Midas02 - I'll revert asap. Let me get the current pricing. |
Gravel vs Granite (pls open a new thread for that) Why I settled for Granite is for the reason below: Aggregate must be selected carefully for high-strength mixes, as weaker aggregates may not be strong enough to resist the loads imposed on the concrete and cause failure to start in the aggregate rather than in the matrix or at a void, as normally occurs in regular concrete. For a good concrete mix, aggregates need to be clean, hard, strong particles free of absorbed chemicals or coatings of clay and other fine materials that could cause the deterioration of concrete. All this you can easily find in Granite, maybe I'm explaining as a Layman. The so-called GRAVEL being sold in the south-west or my geolocation are just full of sand, coatings of clay and dirts. Anytime, I need to use gravel I always make special request for washed-gravel and they are not very cheap. @Midas, Na me you fire like this. It's allowed! Thanks for the post, its highly educative and I've gained something. @ibrokay, the pic posted by Am Alone, is gravel to some suppliers o! Just as some will give you gutter-sand as Sharp sand! How many of us will go and sit down at the site to monitor what is been delivered, especially those who lived abroad. But if it is granite, you can never be deceived. You will agree with me. @Kuntash, abeg now! Am Alone be your own boy. @Am Alone, I think you need a break. You cannot be right at all times. At first, I was quick to criticize Spyder880 but on a second thought I see more positives in it than the negatives. It doesn't everybody following this thread will build the same way Spyder880 is doing their stuff or follow him like we do on tweeter. We just need a thread like this to educate ourselves. Try control yourself! You are having more enemies than friends on this thread that should speak something. Abi, you no wan invite us for your house warming? Abeg, make we digress. Oga Spyder880, wetin dey happen for site today. With the way you are going, I can see you complete all the levels with less than N2m. Let's N1.8m or thereabout! That's fantastic!! I recommend this thread be on the frontpage. |
Still loving this thread. I'm working in outside my jurisdiction this days (no access to the internet except I use a cybercafe). @Am Alone - Beautiful masterpiece! I must commend you eye for taste and quality!! Don't mind anybody who is complaining about you, your input has kept this thread alive. Sentiments apart, Am Alone is doing a very good job on this thread. I once said it that we need to checkmate each other to get desired result and this platform is offering such opportunity. On this thread we can find Low Cost, Middle Cost and hopefully someone will come up with a Luxury Housing unit. @Spyder880 - Good job Bro! I must commend you as well. Less than N1m to that stage is highly commendable. On the 70 bags cement issue, I think you are right only that I will advice that you keep extra ten. Since, your house has a Void, you should be fine with the material list you posted on page 31. But in my own case, I prefer having excess of everything in other to prevent unforeseen. If there are leftover, they are still useful since the house is still in construction stage. @Midas02 - I dont mean to pass insults. We need educators on this thread and not referees. By the way, is there any area you noticed Am Alone compromising standards. 'All na aggregates' agreed but super structures, solid roads, bridges like the ones you see in Lagos are not built with gravel. Are you trying to say the contractors are uneducated? Are those buildings or structures over-engineered? Please enlighten us, maybe my next building will be built using pellets as you suggest. @Demain_man - you are not alone in this. Many people have been ripped off big time. I made example of my sister who has been trying to complete a 5 bedroom bungalow since 2006. The funniest part is that the house was built and roofed with 6 months while she was in Nigeria in 2006 but she has been sending money ever since and the building is not complete till date. We must commend Spyder880 (the thread owner) for this eye-opener. |
^^^ What plans? Can't you see the frustration in the eyes of the participants and panelists? Did you see anybody clap?Nigerians are wiser than ever before! Social Media will carry the update tomorrow, then you will know the power of the media. This debate has finally opened PDP yansh. Little wonder, IBB endorsed Ribadu/Adeola before the debate. The man is very wise. I didn't know that Bald man (Sambo) is as dumb as Goodluck. They asked him about happenings in Akwa-Ibom, he was answering as if he was the IG, as if it was his responsibility. The question that concerns his party, he is doing "em--em", to the extent of saying "ONE-CHILD-ONE-VOTE" Do your part and watch for the outcome. |
after watching bon/nedg debate, i see no reason why ibb shouldn't endorse ribadu. even abacha, ghaddafi, saddam hussein will do the same. sambo is just clueless! |
did you hear his comment on happening at akwa-ibom? |
i think it is very good as other candidates are not here so that this man can have all time to express himself. |
we are still a developing nation, i dont think downtool is a major problem |
WE WOULD WANT ANYBODY THAT WANTS TO FOLLOW UP, TO START MONITORING. DOES THAT BRING LIGHT? |
Sambo "He would like to show us picture of light project Goodluck is doing" I CAN SEE WHY PDP ARE AVOIDING DEBATE. THIS IS MUST-WATCH FOR ALL PDP WOULD-BE VOTERS. |
Cyril Stober, you fall my hand! You are not suppose to be here at all. I hold you in high esteem more than this sh*t. Sambo "God has given us solar". Sambo' "We will be a country of job availability, " All this things have been put in place |
SAMBO is not inspiring at all!!! They have already launched VISION2020, the power road map, water roadmap. The next thing is implementation. They are expanding our water ways. THIS IS THE MOST STUPID SCENE I'VE EVER SEEN IN THE MOVIES |
STV, showing repeat broadcast of the NONSENSE show of shame. Hear the BALD man talking! Hear the Panelist talking rubbish |
How many people attended? Street Credibility debate organized by BON/NEDG. Which artist performed? Nonsense, why are they not busy this time around? Abeg go, sleep. Most Incredibles |
^^^Why are you living in another man's land? |
^^ How come the transformation witnessed in Lagos within short period of time without probe, or question about who, what when, why, how, which, etc. If you dont know them, 1st light-rail project in west africa, atlantic city, new lagos, good roads, schools, good transportation , |
Jah Man:Here's another Nigerian who failed to realize where the shoe pinches. A nail pinches you, instead of removing the nail, you are looking for who put it there. How many people will be dealt with and probed? Have you started compiling the list of those you will deal with? Little wonder, he choose Bakare (another critic). Everybody keeps talking about corruption. Are there corrupt guys in the house? Do we agree Nigerians are corrupt? Or is it our Govt that is polluting our mind by not providing necessary infrastructure, services - leaving us to the mercy of tyrants. At least Man must chop. |
^^ Obviously, you missed out on NN24 debates. Na Buhari yarn those things now. Watch the NN24 debate again. |
BUHARI said "Whoever can afford to send your child to private school, let them send, " Is that the new direction? You are preaching integrity, what has that got to do with the "turn-around" Nigerians need at the moment. We need uninterrupted Power Supply, Good Roads, Portable Water Supply, Education, We need Strong Men - Not Old folks. We need Experienced Professionals - Not a War veteran or coup leader. Buhari said he will probe past govt and people are rejoicing. Na today! We need someone who will deliver like Fashola not minding what happened, how bad, who caused it, when, where, which, etc. Someone who can justify another 4 year term, not someone who will use the first 4 years to trail enemies. Vote Ribadu/Adeola -- TWO good heads are better than ONE |
Change is Here!
|
^^^ In all of this where is light, education, good roads, job, Hope you are not sleeping already? |
The time is Changing! IBB ENDORSES RIBADU. Watch out for more surprises! |
PDP Agenda

@Klas, Which means it doesn't matter? How old are you? Why dont you go and post on Elder's forum? Why are you doing this on Nairaland? How many 70 years old people do we have here? What has endorsement got to do with friendship? If OBAMA endorses HIM, does it mean they have any rapport? Lagosboy, I dont know you - if you are vying for any post and I see you are good. I will endorse you. Does that mean anything to you?
|
"Do we understand the real meaning of Elder Statesman?" Check Wikipedia in case you don't know the meaning. That is the class OBJ, IBB, Buhari, Ekwueme, Shekarau, Ciroma, Saraki, Maitama Sule etc belongs now, The times are CHANGING! "A politician thinks about the next elections — the statesman thinks about the next generations." James Freeman Clarke Vote Ribadu/Adeola
|
^^^ How old are you? And you want us to keep repeating that!!!! |
Muhammadu Buhari is about 69 years now (max constitutional presidential age is 70). So, if voted, we will likely change the constitution to become another Gadaffi in Nigeria. After all, if his former backward military rule could not be enough for him, would 4 years civilian rules be enough? I don't think so. Buhari is a man of integrity who does not know how to retain loyalty. Gen. Buhari has mass appeal, no doubt. But at 70 years of age, he ought to know that this is the time to quit and give guidance to the younger ones while he is still strong. He has paid his dues having been governor in 1975, petroleum minister in 1976 and Head of State in 1984 - 85, among other positions. In terms of integrity, capacity and competence, he now has some worthy successors. If really he has the interest of the people at heart, he should sacrifice his personal ambition and give total support to the younger generation. Posterity will never forgive him if he destroys the golden opportunity to push out the PDP just because of his stubborn, inordinate ambition to be president again, unless of course he has other motives. No matter how hard Buhari tries, he will never be able to relate to our normal, 7-7, working-class Nigerians!!! Does Endorsement Mean Romance! Somebody here should tell me "Didn't we need a generational change?" Vote RIBADU/ADEOLA

Those things are electrical fittings for the house, shavers in the bath, tv/radio faceplate (as all rooms will be wired the hotel style), door access control (for the master suite. This is 21st century who needs a key). I told you that I've been off the site for some months now attending to other businesses while gathering momentum for the next stage. The roof pic is on my digital cam which is not here with me. The pic below are the Dimmer Switch for the Lobby, Bedrooms and the Original Ceiling Rose (unlike the N50 type being sold in Nigeria). OLUWA CHAMPION!!! AT THIS LEVEL, SPEND LIKE NO MAN BUSINESS. THIS IS WHERE THE BEAUTY OF YOUR PROJECT COMES OUT. I LIKE TO SHOW OFF,
