Some politician have made living with their mouths. Would a professional communicator carry any weight with you? Buhari said he will probe past govt and people are rejoicing. Na today! We need someone who will deliver like Fashola not minding what happened, how bad, who caused it, when, where, which, etc. We need someone who can justify another 4 year term, not someone who will use the first 4 years to trail enemies. Muhammadu Buhari is about [size=16pt]69 years[/size] now (max constitutional presidential age is 70). So, if voted, we will likely change the constitution to become another Gadaffi in Nigeria. After all, if his former backward military rule could not be enough for him, would 4 years civilian rules be enough? I don't think so. Buhari is a[b] man of integrity who does not know how to retain loyalty[/b]. Gen. Buhari has mass appeal, no doubt. But at 70 years of age, he ought to know that this is the time to quit and give guidance to the younger ones while he is still strong. He has paid his dues having been governor in 1975, petroleum minister in 1976 and Head of State in 1984 - 85, among other positions. In terms of integrity, capacity and competence, he now has some worthy successors. If really he has the interest of the people at heart, he should sacrifice his personal ambition and give total support to the younger generation. Posterity will never forgive him if he destroys the golden opportunity to push out the PDP just because of his stubborn, inordinate ambition to be president again, unless of course he has other motives. I am very reluctant to vote for another leader who may not survive a full four-year term when there are young, vibrant and energetic youths out there. HOW OLD IS TOO OLD? 65+ is TOO OLD! MUCH TOO OLD! This would make Buhari's VP (inexperienced in politics and governance) candidate all the more important, as he would probably have to finish out Buhari's term after he kicks the bucket!! [size=14pt]No matter how hard Buhari tries, he will never be able to relate[/size] to our normal, 7-7, working-class Nigerians!!! Mallam Ibrahim Shekarau of the ANPP is a nice person and very articulate but needs a lot of time to establish the necessary network and sufficient outreach for the high office of president. His party's fortune has been on the decline since 1999. Apart from the national youth service, he has worked only in Kano. [/b]Moreover, we have seen how all governors have turned out to be very provincial at the national level. The late Mallam Umaru was surrounded by mainly Katsina people and Jonathan is surrounded by mostly his Ijaw kinsmen. Even if one does not like Obasanjo, one must give him credit of being able to work with people from everywhere (locally and internationally). By far [b]the best team today is the Ribadu/Adeola ticket of the Action Congress of Nigeria (ACN). They are the youngest, most energetic, most vibrant, very dynamic, very experienced and very exposed. Mallam Nuhu Ribadu, a lawyer, has had a distinguished career in public service for a quarter of a century in fighting crimes, insecurity as well as corruption. At the international level, he has served on the Anti-Corruption Board of the AU, was a fellow at Oxford, UK, and has served at the Centre for Global Development in US. Adeola is a highly rated economist, has had a distinguished career in the private sector as well as in banking and has been involved in the formulation of national development policies for decades. At the international level, he is on the board of the Blair Commission for Africa, amongst others. Thus, [size=14pt]neither of them is a local champion[/size], both of them having worked mainly at national and international levels. Their party, the ACN, is the second strongest after the ruling PDP: in the South-West it is virtually the only party; in the South-South and South-East, it controls the critical Edo State and is set to capture many more states in these zones. In the Northern zones, it is now the party to beat with strong appeal among youth, women and the elite who see Ribadu, the only presidential candidate of Northern extraction with substantial following in the South, as the most viable option for that region. In short, it is the fastest-growing party in Nigeria today. Being the main opposition party, this is the most viable platform with the capacity to save Nigeria from PDP misrule, mismanagement and further disaster. In my own case, I grade the road, did the drainage, donate 5 concrete pole and sink well for the community. N80k WC would not matter if the road to your house is an eye sore or your next door neighbour dey throw shot put. |
NemekGee:My advice, dont do something too serious on that side (coastal shoreline) as govt may in not too distant future develop interest in that area. It may not happen in the next 15 - 25 years but it will surely come. The other side is more OK but as you said you are too deep inside, a bungalow or twin bungalow would make sense. |

To your question, I will consider the following in Sangotedo: 1. My Budget 2. Distance of the site to the express road (if close to the main road, I'll do a duplex as it can be converted for commercial use) 3. Accesibility You will agree with me that Sangotedo is coming up. In such an area, a bungalow with penthouse will not make any sense. Its either a small bungalow, storey building, multi-dwelling unit or 2 flat bungalow that can be raised or converted in nearest future. Which side of Sangotedo are you? The Wabash Hotel side (going to Epe) or The Safeway side (coming to Lekki). |

Green line shows the waste pipes (toilet, drain pipe, kitchen waste etc) are all on one side of the building thus reducing plumbing cost and preventing blockage as they are all close to the septic tank. 2. The dimensions main sitting room is 24ft by 24ft waiting area is 12ft by 12ft (where we are going to introduce glass block partition) Kitchen is 12ft by 12ft Porch is 8ft by 24ft (any guest who is not meant to enter the house ends up here) Store is 7ft by 8ft Dining area is 16ft by 12ft Master bed & bath is 26ft by 16ft Bedroom 2 & 3 is 12ft by 12ft Bedroom 2 bath & dresser is 5ft by 12ft Unfortunately, the finalized draft copy of the first floor showing the loft is not loading. I'll try get a new copy from my dad who made the drawing. I designed the building. |

Woods 2x6 60 pcs @ N800 = N48,000 2x4 400 pcs @ N500 = N200,000 2x3 300 pcs @ N300 = N90,000 Facing board 40 pcs @ 1500 = N60,000 Wall Belt 6 dozens @ N2500 = N15,000 4 inches 3 bags @ N5000 = N15,000 3 Inches 2 bags @ N4500 = N9,000 2 Inches 7 Kilo N1000 per kilo = N7,000 Others (wey no get record) = N25,000 Step Tiles Aluminium Long Span 4.5 gauge step tiles N1330 per sq meter (I paid N600,000 including transportation) Labour (woodwork/aluminium) = N70,000 but I'm planning to send additional N35,000 to the carpenters for nogging. |

I paid my carpenter N70k because he's my close relative. The least quote I got was N180k from other carpenters. I used step tiles aluminium although the initial plan was to use Crete Tiles. |
@Am Alone, You are 2 years on Nairaland today. How are you celebrating it? N10m is not too much, not even for the high tastes you have. I know you will eventually do more than that, just keep the records and see for yourself. I dey pray for you and all other people on this thread handling their projects. I will try show you the foundation of the house and mine. You can see the obvious difference. The same applies to my elder sister (a UK resident) who is building in Ibadan beng supervised by her friend and my dad. Clash of interest on the part of d supervisors? The went to lay tiles before plastering the walls. You agree with me that yr building will near N10m. |
Am_Alone, wadup. Great pics here, I wish I could upload the one being built for my neighbour who currently resides in UK. Project was supervised by his sister who happened to be a woman leader in PDP Ogun state. They had to quickly plaster the deck to cover up cracks. |

No be Lagos o or elsewhere cos in all you are doing, I've not seen a place where you mentioned settling omo-onile (touts), Foundation levy etc. For here, its a norm. Outside that, the area where I lived in Ajah, you must pay on each truck of sand to your site, a block is N200 and moulding option is not advisable. Am Alone will still pay roofing money which is the final payment when you are building in Lagos. Outside that, he will still need some N2 - N3m to do the finishes (fence, lighting, electricity, borehole, overhead tank, floor finishes, plastering, plumbing, landscaping, aluminium/burglary, furnitures, bath accessories etc), which means by the time he's ready to pack in, nearly N10m would have entered into the project. This thread is good enough as an eye opener and a guide but its not to say that N7m will build your house. E no easy o! To build, dey chop and still dey play big boy for street. I'm feeling you too. My finishing will gulp additional N5 - N7m. 1. Landscaping (Interlocking tiles, though I planned to do it myself since I have moulds that can produce 500 tiles at once) 2. Tiles (Granite/Marble finishes) 3. POP/Suspended Ceiling 4. Aluminium/Burglary (custom design) 5. Lightning (Chandelier for the loft, POP lights, Outdoor security lights, etc) 6. Furnitures (kitchen cabinet, wardrobes, doors etc) 7. Solar powered pumping machine 8. Architectural finishes (Quoin, Window surrounds, Stainless steel balustrade, stonewall, glassblock partitions etc) 9. 3-man a side football pitch/ 10. and so on. The house pass child play o. Its more than bricks and mortar! Make we no distract attention, we can share ideas as per finishes off this thread. |

spyder880:No problem. I started laying block on mine the 3rd day but we wet the floor very well. It's always good when you wet the floor very well so that the concrete doesn't cake in some areas. |

When I said my project has gulped a little over N4.5m to the stage shown in the pic, some people say na lie. But with the way you are going, I doubt, you will beat my cost. Remember the N4.5m includes main building, fence, extension and granite was used all through. Although, reading through your posts and your methods, I noticed I waste money in some areas. Nonetheless, I say thank you for this thread. |
Am Alone:Haba, no go play dangerous game for that area o. The 85k no too much o so long the guy is using quality materials (Nigeria Wire). But if na me, try break the wiring into two (interior/exterior) and do the first part. See what was used and calculate what will be required for the other part. For finishing stage, I no dey give money to anybody. I only pay for Labour and materials. I buy all the fittings and get the warranties myself; even get the receipts in my name. No 3rd, 4th or 5th parties. |

Am Alone:Yes, you are right. Things are kinda expensive in Lagos. But I must tell you, my bricklayer is someone I picked from a friend in Ajah (I was formerly a resident in Ajah). He has his charges and I have my budget. Personally, I dont like daily job as they slow you down. I negotiate per level (incldg columns and beams) and try to see that I get a good bargain. Daily job is N3000 for bricklayer and N1,500 for Labour in Sagamu and I assume its d same everywhere because these guys get union. No difference at all. All my reference sites are in Lagos (Ikoyi, VGC, Ajah, Eleko, VI). I would have loved to show you some of our new designs but I personally dont like showcasing people's project without their consent. |
