befto:Interesting! Life is easier when a simple gentleman agreement on contract can be honored. A good contractor should bore the risk for all jobs done on site. Not the owner. So he has the right to choose what works for him. Likewise, the owner has the exclusive right to choose a contractor that can deliver a good job at his terms and conditions. Owners have the right to supply all their materials provided scope of work clearly identify the responsibilities of the contractors and subtrades. Here's the area I get confused. Why should the contractor provide an estimate for materials he's not providing? Aren't the quantity surveyor to handle such? Providing estimate for materials you're not supplying is a recipe for disaster because when things goes wrong, the contractor will have to take responsibility except he's lucky to have a compassionate client to work with. For me, I like roles defined and responsibilities clearly spelt out from the very beginning. We don't have to do all jobs. The day lafolabi steps into the project, he has accepted the responsibility to make good all works done by the subtrades. Isn't that a decision that needs to be carefully addressed? Which I believe he did. Till date, there's no one who can claim I rejected his/her offer to supply materials. We just need to be upfront and clear about who does what and who warrants what. Oga Befto, I agree with you that there shouldn't be a problem with owner supplying materials. But to avoid conflict, it's far better you allow the tailor who measured you to buy the clothing materials and sew your clothe. I had this experience with Wichtech in one of my project. They measured the house, gave the estimate and I paid them only for the installers to come back and tell me there's need for extra 30m. My response was "When are you finishing my work" |

Breaking Down The Process | NextHome 2016 SOP (Standard Operating Procedures) It's high time we build the team. We already have a working process that we’re working with. Empowering our team with the knowledge, process, and guidelines to continue on with what the director/owner of NextHome has built so far will allow us to expand the empire. Now, is the time I remove myself from the machine. Automate the process, transfer knowledge and create set rules to be followed by team members. The idea is to gradually replace Brabus in the business through delegation and strict compliance. End of Day 9 | What was achieved 1. Sand filling commenced and we are 30% gone already. Our sand, our truck and our people did the magic at irresistible cost to the owner. How better can it get if you're getting sharp sand to sandfill your foundation at half the cost of laterite or Epe filling. At NextHome, everyone is a winner! 2. Block production advancing further with additional 504 blocks produced. 3. Fence wall going up to 8 coaches now 4. Lagos State Material Testing Lab guys came visiting. They came, they saw and they left.

karleone:Interesting Question! COST and QUALITY are the major reasons. If a raft foundation for a 2 bed block of flat should cost me 2.4m (profit inclusive), why should I be comfortable spending 2.1m on Strip Foundation? The same thing applies to Sand Filling. I'm using sharp sand to fill the foundation because it's cheaper for me and has low PI which mitigate expansive soil. |

Hotel Design Request A client is in need of design for a 10 room guest house on a plot of land. The design (one floor) must be contemporary and have the following features: 1. It must have intimate and social zone. Lobby and Lounge/TV-viewing center. 2. Extravagant entrance 3. Spacious rooms with spa-like bathroom. Open bath or use of glass partition won't be a bad idea. 4. Outdoor bar 5. Kitchen and Laundry Parking space not a priority as there's another plot for parking and proposed event center. |

Happening Now! Forms are being removed and men are getting ready for the backfilling and infill of the foundation. I cannot guarantee another update today as we are going to pour the ground beams at the Seascape Villa today. |

Happening Now at the Atlantic View 1. Preparatory work for 2 septic tank. Reinforcement work and formwork are being prepared. 2. Blocks for the fence work now been delivered. 3. We factored in a column at every 3m interval on this fence and as a result the iron bender has produced 23 columns for the fence. 4. Pent/Roof slab formwork underway |
