I asked 3strike the same question just this afternoon on out chat that I paid the Omo Onile fee on his behalf with his sister, if another group of people come back to tell us we paid fake people, will he ask me to refund? Maverrick paid the guy through me. It's like I want to buy a car from FastShipping and brag3 recommended him to me. I believe it's not fair to call brag3 a thief because I feel FastShipping defaulted. The approval guy was part of the transaction from day one and the only part I was involved is the transfer of fund. Bros, this is not something I want to dwell on. You come to me as a gentleman hence my reply. This discussion is getting boring. |
@ brag3, FastShipping and the whole forumite I'm not the one holding Maverrick money. I'm just a post office in this transaction. Hence my reason for asking Maverrick to let us go to Lagos Office to go and shout on the guy to refund us for the fake approval. How hard can that be? Trust me, everyone here is just trying hard to convince themselves that Brabus has ripped off Maverrick which I'm ready to face anyone (even the government) to proof my innocence. My discussion with hajji is that I didn't sign the document or have Lagos state approval stamp in my room, so I'll have to get the fund back from the guy both of us knew but if there's anyway we can get this done together (myself and Maverrick) faster, the better for us. So sir FastShipping, am I paying Maverrick or not? Yes! When? When I recovered the funds. |

Exline101:N10m should be able to give you carcass of 6 units of 2 bedroom flats in Owerri. Demainman1:Oga, I still use marine boards and I'll continue to use in my projects but truth be told as much as we want the best finishes, not so many people can afford the cost and moreso Government is not helping the matter at all. A lot of these items are supposed to be subsidized for builders and developers whose main target is to deliver affordable homes by the government. If you do cost comparison of using timber and marine board. A 300m2 slab built using a marine board will cost 625k while timber will cost 324k. The big gap is what I saw and I wish I could bridge for my clients but most people still feel like "Why does it cost so much?" "Are we not just renting the boards?" As per ensuring that material and fund for slab are intact before commencing work, I wish we have many people who can do that. We have a lot of interesting reads online this days to buttress my point. How am I supposed to know the client is bouyant or not? The Oga who came in his G Wagon, using 800k wristwatch, and he wanted to build 6 duplex at once. It's not until recent I discovered that "Not all that glitters are gold" There are shutter and formwork rental companies around and more people are joining the business. We hope the issue will be addressed in not too distant future. Just recently, I was able to do the formwork of a 4 board raft foundation (500sqm) for just 300k (cost covers formwork/shutter rental, labour and disassembly). Such deal will help drive down construction cost and help homeowners with small budget to build without compromise. And also help us builders to focus our mind to priority areas. |
Demainman1:Sir Demainman1, you mentioned my name. Some business models and tactics can never work here in Nigeria. I can agree that marine board is good, efficient, economical in the long run, easy to install and more inportantly, it makes a construction work looks more professional. But!!! It comes at a price. When I started hiring boards as part of our business model to build a quality house at the most affordable price, I never thought of the following problem: 1. Delay period 2. Storage and Transportation 3. Cost of maintenance. 4. Economic value to clients. Delay Period As good as marine rental business is, I've had to face the harsh realities. One project was held down for 4 months after we've installed boards, reinforcement and was just about to cast. The reason was due to lack of funding. We couldn't pull off the board and we just had to leave with the issue. Another one was 6 months period of waiting. Unless there's a firm agreement (which I really don't know how it can possibly work in Naija), this is going to cause some irregretable losses to both parties (the contractor and the owner). For me now, I'll suggest a marine board to clients, tell them about its advantages and disadvantages. So if you can afford it, you can buy. Storage and Transportation This is one of the most overlooked aspect of construction that eat deeply into our budgets. To run a successful rental business, you'll need a truck or van and employ able hands to assist in the transfer to/fro the boards to various sites. Now, these also comes at a cost which is not so favorable to an intending home owner. I can still remember one site where the locals took our boards and converted it to a table tennis. They even painted it. Cost of Maintenance I cannot really dwell much on this part but the boards need to be well maintained at all times. Economic Value to Client Except you're constructing a multi floor house or handling multiple units of houses, marine boards are not so economical in the long run for single builds. Now, if you ask me as someone who have run the model before. Does it really worth the effort? I'll say "NO" it doesn't worth it as the client always feel cheated even though the contractor is making heavy losses on the rental. Marine boards are very expensive and it's not an option when everyone is looking for affordable build. |

Pls call me when electricity tariff don come down. I'll be fine with local concoction (alternative energy) than taking a pill/poison prescribed by this government. Until all streetlights starts working effectively on electricity, I won't take any government serious. |

Opinion Takers I want to ditch the tiles. I wanna consider the alternatives (vinyl, laminated floor, carpet tiles, custom rugs, hardwood flooring, hardscape, etc). What are the drawbacks? Let's discuss! My Concern: I'm just sick and tired of doing things the conventional way. Why must it be tiles? What happened to paladina, terrazzo, marble flooring? What happened to stone works? Are we so lazy now? Could dearth of skilled professionals be the reason? |

@Fastshipping, The possibilities are endless. I can see the guy is doing EBM but you can still get a better design if you work with a good detailer and fabricator. Times like this always make me want to be jack-of-all-trades. Take a look at the window below (picture taken from The Reserve by NextHome). We made us of the cheapest Aluminium profile (one of those thin profiles you hated ) but we came up with a very different arrangement that makes it appealing to everyone who visited the house. Someone else would have opted for a different design with some funny partitions that will take away the beauty. That's exactly what I mean by getting your designs detailed and getting a good fabricator who can build to specification. Many times good things are not always pricey when the direction is clear.

FastShipping:I've placed a caveat on recommending people. Otherwise, I could have shared number of a guy who can come with various samples of Big Profiles and probably a toilet window made with EBM. I doubt he can bring a much bigger size due to cost and weight. But they don't need to tell you. The difference is clear! |
^^^ Sure they can. Even any other profile can get you that or something close especially if you visit Tower Aluminum office or the Aluminum Village, Lagos with your design requirement. The problem is not non-availability of the material. The problem is with the fabricator who chooses to use what he knew as against what the design required. Hope you get it now. |

We have a number of them here (3 of them in Badore) including the popular Golden Ever (Chinese company) at Langbasa, Ajah who are the biggest maker of uPVC Windows around but I settled for this because my job requires close supervision since they're custom built Windows.
