gbadexy:You're not exaggerating. It will last the life time of a building when it's well applied and not overly used. More importantly, the applicator did not manage the paint too much. You also forgot to mention that it's damp and waterproof. I endorse grafitex for exteriors.

Maverrick's project (330sqm) - Im sure he won't use anything less than 1000 tonnes (foundation and compound) Atlantic View (300sqm) - we went over 900 tonnes (foundation and compound) and we still need more. K-024 (450sqm) - over 650 tonnes of Black Sharp filling and we are yet to touch the massive compound. We still have almost 1,000sqm. |
@ Chekitaut, FastShipping, I can't say much here! But, all I know is there are house and there are masterpiece. Trust me, in the same Ogun state, there are houses that cost more than what you see in Banana Island even without land reclamation, piling/raft foundation. Beside, OPIC can't or shouldn't do anything lower if they ever wanted to attract good investors. Remember, if it's too cheap like Laderin Workers Estate (which is 1m during OGD era), there'll always be a steal to it. This is something they (OPIC and Ogun Housing Corp) learnt from RealEstate Conferences of 2014 and 2015 where they came to exhibit their products. And I can see them already working in that direction as it won't be long that people will shift attention to Ogun state due to congestion and lack of planning in Lagos state. What investors need is good designs, good planning and attractive ROI which is the reason why people will prefer buying Lagos slums over buying Abeokuta hillside plots. Here's something to help out. An average bathroom (mid-range finishing) ranges between 30 - 50k per sqm. Now imagine, how much a house with 15sqm bathroom will cost.

I'll share pics from an ongoing development later on thread. It may be worthwhile to have a thread where all the alternative building solutions are discussed. There are lot of these items in Adeniji Market and we walk past them on daily basis. |

mavverick:I'll suggest you read further the summary of the test carried out. Even the bearings capacity of various subsoil differs in the soil report and so one cannot adopt a one size fits all when developing in areas with weaker soil. Summary of the report and recommendations of the soil test Objectives 1. To determine the relevant geotechnical/engineering parameters of the soil strata. 2. To evaluate the findings to determine the suitability of the site for the proposed development 3. To evaluate the results for recommendation on the most appropriate and economic type of foundation design and construction/fdn depth. 4. To evaluate the allowable soil bearing pressure that could be adopted for the design of the recommended foundation. 5. To determine the appropriate precautions and methods to be adopted in the excavation and construction of the fdn/boundary wall/drainage system. The Results and Recommendation The test revealed 7 major subsoil zones but the 2nd and 3rd subsoil zones which extends to 8.25m depth is considered suitable for the proposed structure due to the low compressibility nature of the soil and as such excessive settlement is not envisaged. This mean some subsoil zones were unsuitable even though the test is carried out on the same hole.Good news you think! Read on! The test result recommended a maximum ground loading of about 50.0KN/m2 which is expected to exerted per plan area at foundation level. Technical detail (ask your structural engineer what that means). The test result also went further to recommend that construction should commence during the dry season. Recommended foundation type: only to be determined based on the recommended working loads in the report. So, your foundation type should be designed based on the technical data received from the soil test report. It shouldn't be based on assumption. Lastly, the allowable bearing capacity is taken as 70kN/m2 which is relatively safe to support low to moderate superstructure loads. However, when the client took the data to his structural engineer, the recommended foundation was Pile and the depth is over 10m

Sloping Land can be a mixed blessing. I mean it's a good and bad land. Good when you make best use of the slope to build a basement. Bad when you are on the receiving end of a very steep slope. You'll have to deal with unending flood and damp when not properly tackled. The best way to tackle slopes is to get a caterpillar to do cut and fill for you. You won't spend more than 150k to achieve that. And this can be achieved in less than 6 hours. |

We might land our first factory design and construction job soon. This weekend, I'm reading Factory Design by Chris van Uffelen and Making most of small spaces by Stephen Crafti. Something good is about to happen.

Watch out for the Remodelling of H52 to see what's possible in 2016. H52 by NextHome has won us more project than any other project we've done in the past. Browne Mews, Bledded Luxe, Plot 10AB, Lafarge Holcim Squash Court, The Reserve, and so many projects we didn't showcase are just few to mention. As an insatiable fellow, I just got bored seeing the same thing in the office and I choose to give the office a facelift. Total and Budget friendly. ________ You're doing so well in your project. I read the last post and I can see you're not just about saving cost. You wanted quality and peace of mind. I wish we have many people thinking along that line. 35 - 37 blocks per bag is a lot except you're using stone dust in the mix. Otherwise, I'll suggest you keep it at 32. I love building a low-budget, maintenance-free, classic houses. |
