karleone: @ Karleone, I think different. The most important step in this type of operation is the survey/assessment phase. These set the tone for the entire operation. I completely agree NEMA and other safety groups should be the first-arriving unit. However, for proper examination, an investigative panel should survey the total area of the collapsed building (front, back, sides, top, and bottom of the collapsed structure) to see how it can be shored and stabilized. More importantly to check for hanging structural hazards. Don't ask me how I know so much. I've been part of so many safety drills. I believe this stage is very important as lots of evidence may be distorted during the rescue mission. The investigative committee/panel by now should have all the documents related to the construction and all the datas to evaluate the potential cause of the collapse and conformity with standards. The tests, the reports and everything else. If for instance, the building is meant to be a 3 level construction and the collapsed building is showing 5 slabs. This is the best time to verify before the evidences are distorted and it can only be done by experts. If latter, don't be surprised if someone tells you the building didn't collapse due to structural failure, it was controlled demolition and those pronounced dead are alive again. So, the time is now! skimanski: It has been confirmed that it is Lekki Gardens' Project. It is the Horizon 1 Phase 3 as I guessed in my initial post. The Land was reclaimed about 3 years ago and the next thing is construction of the massive structures. From International Business Times Nigeria: 'Voices heard' in rubble of collapsed Lagos building Five people are dead, while six others have been rescued as many more remain trapped after a five-storey building collapsed in Nigeria's commercial port city of Lagos on 8 March, according to the General Manager of the Lagos State Emergency Management Agency, Michael Akindele. The building was still under construction and was occupied by some of the workers and their families. "So far as we speak, we had this collapsed building here in the early hours of the day and all responders are fully on ground and right now we have been able to rescue six people alive. Unfortunately we have five losses and at the same time the rescue mission is ongoing. We are hearing voices, we have assured them and, by the grace of God, we'll bring any other remaining out alive. I cannot tell you how many people are under the debris but the full operation is ongoing and we will ensure that we will do our best to rescue those under the debris,' Akindele said at the scene. The area where the building collapsed is reclaimed land and was originally surrounded by water. Rescue operations are continuing and the number of trapped victims is yet to be confirmed. From Premium Times Death toll in Lagos building collapse rises to 10 The Lagos State Emergency Management Agency (LASEMA) has said that the death toll in the collapsed five-storey building in Lekki, Lagos, has risen to 10. LASEMA’s General Manager, Michael Akindele, told the News Agency of Nigeria (NAN) that as of 3. 30 p.m. on Tuesday, 10 other people had been rescued. Mr. Akindele said the building at Chisco bus Stop, opposite Oando filling station, Lekki, which was under construction, collapsed during an early morning downpour. He said the victims were workers with the building’s construction firm handling, who slept in it overnight. The LASEMA chief said the agency got a distress call at about 4.47 a.m. and promptly mobilised for rescue operations. “Our men are still on the ground as search and rescue operation is still ongoing. “The Lagos State Fire Service , the Lagos State Police Command, Lagos State Ambulance Service, the Rapid Response Squad, the Nigerian Red Cross Society, and the Civil Defence Corps are on ground to ensure people are rescued and given proper medical attention,” Mr. Akindele said. Meanwhile, the Lekki Gardens, owners of the collapsed building, in a statement, said the building was meant to house a number of apartments. It said that work on the collapsed building had been suspended since January 2016, due to reported structural defects. “As regards the said building, a contractor was hired for the completion of the project, and was supposed to be completed in June 2017. “However, after preliminary structural assessments, we discovered that the building had some structural defects and immediately halted construction work on the said building,” the statement said. It said it also revoked all construction jobs assigned to the company for not implementing standard safety and structural procedures on-site. The statement added that further steps were initiated to reassess all construction tasks assigned to the company. Where's LASBCA, NIOB, CORBON, ARCON COREN, LSMTL, COMMISSIONER FOR HOUSING, DG URBAN & PHYSICAL PLANNING? Where's the report of each agencies? It seems someone has vested interest if these agencies are silent on the case. |

Lekki Building Collapse: Who is to blame? Everybody!!! The Developers: whose primary duty is to engage certified professionals as consultants but failed to do so largely due to an unhealthy profit motivation. Consultants: the so-called professionals/consultants whose duty is to advise their client on the various aspects of the project and to ensure that due process is followed during the entire project cycle but have failed to honestly advise clients on the pitfalls of shortcuts. Government: through regulatory bodies charged with the duty of enforcing by-laws and ensuring that any development meets regulatory building standards. Weak technical capacity in local authorities; problems in the development approval process; corruption are all to blame for the problems we experience. Contractor: who are expected to have the capacity and competence to undertake the specific tasks for the specified scope of works. Clients: Yes, YOU! For aiding and abetting through wrong selection. You can't claim ignorance! For me, I'll blame the government, the bank, the insurance company, the consultants, the developers, the contractors and the subscribers. I'll blame almost everyone. Projects like this shouldnt fail if everyone played their parts very well but it seems the selection is based on whom you know and not merits. Anyone who has a contrary view can take me up on this. Where's LASBCA? Where's LSMTL? Where's the insurance company who issued the Contractor's insurance certificate and Performance Bond? Where's the Consultant? Where is the subsoil/geotechnical reports? Where is the Certificate of fitness? |

From Vanguard Newspaper Tragedy occurred in Lagos, when a five storey building collapsed in the early hours of Tuesday, at Lekki Garden Estate, within Ikate Elegushi area, along Lekki-Epe Expressway. At least five unidentified dead bodies have been recovered so far from the rubble. The General Manager of the Lagos State Emergency Management Authority, LASEMA,Mr. Michael Akindele, who confirmed the report, said six persons have been rescued so far . It was gathered that the collapsed building was completed less than a year ago. According to Akindele, the incident occurred around 5 am, during the heavy rainfall. “So far, we have recovered five dead bodies and six persons have also been rescued. Though, we cannot ascertain the total number of trapped people, but rescue operation is still on-going.” Akindele told Vanguard. EgunMogaji: Cheap and Fast can NEVER BE GOOD. Sadly, that's what 90% of people (young and adults) want nowadays. The question to ask ourselves is this "Between a road and a house, which one do we think should take longer time to construct?" Most road projects takes between 18 months - 30 months with periodic breaks, but here we are a company that is less than 10 years in operations has built over 30,000 units of houses in Nigeria and we are clapping. Even the industry giants and govt corps (like UPDC, LSPDC, Union Homes etc) can't boast of achieving this feat. We believe its money for hand, back for ground (a typical naija mentality). Courtyards are fun. It replicates a desirable outdoor environment by sheltering us from the harsher elements of extreme temperatures, rain and winds. Although at this point, it's good to discuss about the advantages and disadvantages of having an open courtyard but I don't see EgunMogaji's foundation facing any of the water challenges highlighted above cos it's a slope (a gentle one). The only thing he needs to worry about is how to play with the water runoff. Luckily, he's having a type of runoff that can easily be tamed by sealing the perimeters of the foundation and redirecting it out of harms way. I once said it that a slope site is a mixed-blessing. Here's one of the many positives. As per the courtyard, he's still on course. He can choose to go for a horizontal glazing of the top, operable louvre Windows or skylight to deal with the harsh elements. Or build a rain garden. And if he choose to build a drainage, it's never too late to do so. You can only trench in utilities/drainage pipes after you've completed the sandfilling. Not before. 1 Like

Shockingly to the uttermost dismay of everyone, I don't ever want to be a landlord. House flipping is it for me. Anything else, I'll take a pass.
