Hello i advice you to build a block of flat on plot of land 60x120ft., for safe approval purpose. if you insist on terrace housec ,you will only have 3 terrace building that is going to be very tight without parkingb lot. A standard terrace or row houses must consist of four apartments on a single row . A plot of land 60x120ft cannot accomodate such design that can meet up with approval standard.

The best person you need to look out for now is a developer not a builder . since you are only interested in giving out the land and not financing the project. you need a property investor then what are your offer? How many percentage profit are we looking at? An architect/builder but then i could link you up with a property developer.

you said a block of flat ,how many blocks , how many are two bedrooms ,how many are three bedrooms.



where is the site ,is it  in lagos?



Is it a labour only profit margin or materials inclusive.



what type of contract system are you adopting ?



All these question must be answered with unpriced bills of quanties forwarded .cause i believe you are acting for the client as a project manager .

Hello am an architect/builder . The procedure for a twin bungalow is tho obtain the architectural drawings. As fo the structural detailing drawings it bent on the nature an topographical constaints of your sitee. Is your site on a water logg or swampy area ,is on a flat or contours terrain .If it is flat and not water logg . you donot need the structural detailing drawings ,all you need is the architectural drawings. Hello i know of one architect charles maduka can you give more of is details which firm was he working with asat 1993.Am also an architect and i know one architect charles maduka from enugu state.

It is safe to buy land in ajah if you are going through the right channels . It is also dangerous. All you need to mdo is to buy a land with documents i.e a land with c of o or governor consent. cost of land varies in ajah it depends on the proximity of the land and extent of development in the area . the minimum amount you could budget for a land with documents is 5-6million from my experiences .Though am an architect ,then have assisted people in securing land in ajah.

It baffles me when builders or so, who claim experience, are asked a simple question i.e what is rough estimate of constructing an average story building or bungalow of may be 1-4 or so rooms, they come out with answers like ''we need a building plan first'' etc. Such answers really goes a long way in showing their wealth or experience. Someone who has been involved in building projects should be able to give a very rough estimates.

I am not a builder, I am just guy with lots of interest in properties, I can advise anyone interested in building a bungalow that depending it will cost in the region of #5-8m obviously depending on finishing. I am sure this helps those seeking an estimate of such.

4 bed house abt #9-15m depending on soil texture and taste.

Let me educate you
It is dangerious to just assume that a cost of a building can be detemined abstractly . You assume that every 4-6 bedroom bungalow will be x cost ,that un proffessional because you donot gamble with your client . A bungalow could be in a split level design . The land topography could be on a contour , the street level may be different from the site level. Bungalow may require structural detailing or retaining walls depending on the land slide not even the soil nature , all these affect the design and the cost of the building. Before you can give an estimate of a building accurately ,you need to see the site or have access to the drawiing or else you need to gamble with your client , these always result to unecessaries variations and this make you unproffessional and unseasoned architect/builder. Am an architect and have experience a situation where by variatio result in terminations of contract. so learn and act proffessionally.

I also looking build myself but will like to get an estimate. It will have 6 brdrooms and aboout 4000 sql ft.

Is the land for you or your client?

Mr. larry where is your architectural drawing, where is your structural detail drawings . Without these is impossible to get the square area of your building and cannnot have a define figure hence whatever estimate you are given abstractly could leads to variations on site. It is your drawings that determined wether your slab will be solid or not . How many columns are in your building , what columns height.What type of column design and staircase are you refering to in your structure. How many beams have you got in your design.

But from experience if it a simple design in a plot of land you cannot developed more than 324 mtrs square so budget for two million naira minimum.

florica that first design is four bedroom bungalow It consist of ante room, main lounge ,dining,kitchen ,store and four bedroom with toilet each. each bedroom carries a bath top ,w.c and wash hand basin. You can build that house to a prime finish taste with 8million excluding contractors fees . i.e the finishes with pop ceiling board, marble kitchen tops, marbles tiles in lounge, dining and ante room. Vitrified floors tiles in bedrooms stores and kitchen . vitrified floor tiles in closet . If you desire for a front steel security door it be can be installed . while other doors are to be fixed as akala well polished laquer architraves all round . As for the lighting fitting wall bracket finishes in all bedroom with bed switches. While american lion chandelliers could be used at , dining and main lounge . The issue of lagos state government has to do with strictly building approval regulations any building without a prior and consent building approval plan number are subject to demolision now .Gov. fashola is strict and he is implementing is policies withouth reservations. pls a building on half a plot for approval purpose is going to be tight in design though is possible to recieve approval . But in case you try to manover and submit different drawings and decide to build something else on site is a serious problem now.

well such building with combo and sheetrock /wallboards cannot stand test of time nigeria in terms of micro climatic factors that is reason they are not encourage i hope you understand that wallboards could sagg and shrick under hot weather,more so the security situation in the country completely rules such building materials off.so must people goes for sandcrete and concrete as best building materials so far.

Am an architect. The flat is pretty going to be tight , i have design such building in ikorodu for a client . As for the parking lot is going to be a long side stretch of parking turning radius for parking is impossible . then i advice you strongly to have a design that is meet with approval requirement . i.e the ideal building set back must be strictly followed. Is a serious issue in lagos state if your building is going to be in lagos state.
