Some can deny eh. They will say something and later deny they never said it

It is usually a relief for student when they are in their final year, about to graduate. However during the course of project work your supervisor can either comment or torment you.

I happen to choose my project supervisor through balloting. Initially i was happy, the man isn't a troublesome lecturer like the others or so i thought. When i met him, I told him lets start from first semester break but he told me to calm down that it is a second semester work.

In second semester, two weeks after resumption i told him lets start he still told me to chill. Till almost 2 months later he told me to see him in his office. He told me to bring project topics. I literally brought 10 topics but he rejected them all, giving various excuses all this was because he was planning on using me to do research for him.

He then gave me a topic, that topic was difficult and i know i will spend alot, so i told him a student was already given the topic. Surprisingly he changed the topic the next day but said i will have to submit chapter 1-3 in 3weeks at thesame time. I told him it will be better if we do it chapter by chapter. This man wants to swallow me. He was like i shouldn't tell him what to do. He said i am a lazy student that i should do it within that timeframe and my work should be voluminous.


Three weeks later, after telling me to meet him on tuesday. I came to his office but he was not there. He kept giving excuses till a whole 2weeks was gone and he was blaming me for not wanting to see him. When we finally met he said that my work is voluminous as if i am writing a text book. He told me to reduce the pages and submit it to him chapter by chapter(in my mind i was like didn't i told you this before).

When i wanted to start my lab work, he told me to go and start under the supervision of the lab technologist, that he has nothing to do there.

I kept giving the man update and telling him my challenges, he also said ok and never bothered to visit me during lab work.

After i finished, he still didn't ask about the result until he heard about our internal defence. Come and see calls, he called me 20 times within 2hours enquiring about result.

He made me come to school on sunday after church to finalize the discussion, conclusion and recommendation because the internal defence was the next day.

Thank God i passed the project with an A grade. All this while, i never knew the man was even interested in publishing my project work. Later he will be credited for what he did not even participate.

It is not a must that everyone must live in `a 3-Bed Flat.
Your Rent must never be more than 35%of your income, whether monthly or annually. Anything above that, you are looking for trouble.
If your Monthly income is #30,000, then go and rent a single Room that costs #10,000 - #12,000 per month, Maximum.
Dont go and rent a two bedroom and be forming big man, you are on a minimum wage, for God sake!

We really dont have a Govt in Nigeria. Landlord provides for everything, including water, gutter, electric Poles, when they build.
Landlords at times take loan to build a house and they have to repay the bank back, so how can they tolerate a defaulting tenant or do you want the bank to sieze their house?
Landlord- Tenant relationship is a Business relationship, they are not father Christmans. It is a matter of BUY-and- SELL.
You cant go into a ShopRite shop and carry an LCD TV and tell them there is no job therefore you wont pay. You will rather stay away from the place.
Samething, if you cant afford a rent, move to a lower class accomodation that you can afford and always take your rent as a priority.
Save for it, avoid other expenses, just to make sure your rent is always available.

The only thing l cant and will never tolerate is a tenant that owes me rent, l so much detest them.
As a kid, l remember my Dad say he wont by me a Chopper bicycle as Christmas present, which was the rave in those days.
I was so upset because l overheard him and my Mum talking about some money that he just got. My friends have just got their own shiny Chopper bikes.
I finally refused to eat and got sick, then he called me one day and said, l know you heard about the money but that money is for our Rent renewal and l cannot touch it. I was like so this man will suffer me just because of House` Rent?
Eventually he persuaded me to give up on the Bike and when the Landlord came to our house to collect the rent (5th of every January, he never misses it), l heard him praying for my Dad as usual. You will invite me to your own house warming bla bla bla.

I got my bike the following long Holiday (July!), my Dad completed his own House about two years later and that same Baba was at our house warming ceremony and my Dad recalled this same story to everyone at that event.
Every Tenant that lived in our own house has gone to build their own house from rigth inside our house except one stubborn goat who made a nuisance of himself, always trying to play smart, wont pay his rent when due and very arrogant.
After a lot of warning and a quit notice, my Dad changed the lock to his apartment, he went to bring Police, my Dad brought in Soldiers. Police told him to go to court. My Dad actaully sued him to court but he did not appear.

'Jankara' accelerated and finished his case in no time and just one morning as l was about to go to school, a big truck hired by my Dad (7am sharp) and the Court Bailiff came to pack all his properties, they siezed his car for auction. Come and see disgrace in the neighbourhood.
He quickly started running around and begging people to loan him money, the Bailiff told him that once the things gets to the Court, it will be sold at give-away price to recover his debts. Come and see begging, for someone who pulled Police on my Dad!

I refuse to go to school that day, l wa so glad to see his back.
Eventually, neighbours pleaded on his behalf with my Dad (Bailiff was getting impatient and wants to leave with the properties), somehow, he got the money together, from neighbours, Church members, his family members, etc. Every cent and the cost of litigation and Truck rent, was paid.
Finally, the truck left with the Bailiff and his things were strewn all over the road for almost five days; one rain decided to add insult to this injury.

Now, l am a landlord too, my Dad's landlord died two years ago at 97yrs, he was also a`t my own House Warming and l beleive that those tenants who really take their rent seriously and pay it on time, those who get the prayers of their Landlord, will build their own house in no time.
Maybe it is the pressure of not wanting to owe rent or maybe it is the prayers of the Landlord but l noticed that all my Dad's Tenant till date (except one) left from our house to their own. Right now, l have helped two of my own tenants to secure land at Ikorodu and l went with one to supervise block-laying on his land, just before the Covid-19 lockdown.
But they know that if you want to see my red eye, just dont pay your Rent once it is one week before it is due, then you will know that l am not nice at all.
I hate to ask people for money so l respect when they pay without my asking but my Tenants are like part of my family, l love them, it is only house rent that can separate us and we all know not to cross that line. By fire, by force, they must build their own house.
Even the young banker who just got married two years ago and was trying to buy a second flashy car, l told him there is no parking space except he buys a land first, he was angry but has bought the land anyway, now the Wife and his Mother are thanking me.
Silly Tenant, he wants to be flexing about with money, what if he loses his banking job suddenly, how will he pay my own rent or will l let him live there for free? I will throw him out jejely, l nor send.
You are yet to be a full grown man, until you have your own house.

You are my type of Landlord, you sabi how e dey roll.
I ahev it in my own Agreement with tenants, that the House is designed for a maximum of five heads (Parents and two Children, max.), once you are more than that, the house is no longer suitable for you and you have to seek alternative accomodation, l dont want any over population and over-use of my facilities. All flats have their Prepaid meter, from inception, l load Credit on the Utilities meter that controls Compound lighthing, Cameras, Pumping machine and other general items. I do all repairs, you touch my wall, your Security Deposit is a gonner. No Generator after 11pm, use an Inverter if there is no light. Everything is in black and white in our "private" agreement and can be enforced at law but my tenants are nice lads in their late 20's, early thirties. .

And you are right, it is only in cheap houses that you see the tenants taking 'breeze' in the balcony, Behind Tenants are inside with A.C blaring and watching a Movie or listening to 'Are you don-tuulking'.
Is it true that Ibos are no-go areas as Tenants, most people l have heard from always say never, ever give then rent in your house?

You intentionally omitted the part where he said he will increase the rent AFTER SEVEN YEARS!

What is the cost of a Bag of Rice in 2013 and what is the Cost today?
What is the yearly inflation rate in Nigeria, going by the crooked NBS statistics even?

You see, RENT is a Business and the Landlord too uses his rent to buy inflated Products in the market, from his own tenants.
So, if my tenant can increase the price of the Bag of Rice he sells for #8,000 in 2013, and sells same for #26,000 today (over 300% increase in seven years). d

Do you not even consider the Landlord very humane, if he increases the rent by just less than 100% in seven years?
Or do you guys forget that the Landlord also goes to the market with the rent, to buy what he also needs?

If l see the price of goods decrease, l am sure Landlords will also follow suit.
Landlords are not father Christmas, they have Bills to pay as well.

I prefer to acquire land and resell than building to let...if u calculate the losses associated with rents,u will know that,it is not easy to build and recoup ur investment.

One tenant, after his rent expired and I asked him for rent, he would promise the month end, once it's month end he would say he has not been paid. After asking him till on the 7th, he woild promise 15th.
Once it's 15th he would promise weekend. Once it's weekend, he would promise month end again. And the cycle continues. He did that for about 7 months. The wife was a very nice woman who would always come and beg on his behalf.
I got so tired and angry that I threatened him, that if he refused to pay at a specified date, I would seal up his apartment.
I was still in 2nd year in the university, and that was basically what I needed to run a few things in school.
The day I threatened him, minutes later, police came to arrest me. He said I was trying to seal up his appartment and I threatened to call area Boys to beat him.
We got to the station, I narrated the whole story, the police men blamed him heavily but one idiot was supporting him saying I was lazy and I could have gotten my school fees from hustling while in school rather than hoping on a rent.
I insulted him instantly, he hit me from behind and it almost resulted in a chaos inside the station. The others were in my support and begging me.
At last, he signed an undertaking that he would pay in 2 months time. I didn't argue. I waited till then.
After 2 months he was yet to pay, he came with some men to beg me since he had defaulted. He came with a wine, I collected it and smiled with him.
I took the wine as a gift to the IPO that I want him punished. He finally paid after a week of being threatened. I handed him a quit notice the day he made payment.
I continually reminded him that I will not have mercy on him if he stayed an extra day and it will be my delight to have his loads thrown out. The guy no finish him money before e go.

Tenants are something else.
You need to thread with caution or they can use your words against you

Thats a choice. Breast feeding in a public area is a normal thing.
Women breadfeed their baby in church, market, bus etc. During my IT in pediatric department. I was the one trying to close my eyes, the women are not shy.

One land lady in Ibadan (July 2013) asked me to pack out of his house around 9pm in the night because my roommate didn't informed him that he is traveling and I will be staying in his place, he is my colleague at work and re-signed before his tenure expires, so I was already thinking of retaining the house due to proximity to work.
Thank God I didn't.
I just called my parents to bring there car to the place, about 35minutes drive.
While I use delayed tactics to pass time till they arrived.
I now live in my house. But since then I can't rent any house that the landlord or landlady lives in.
I believe I have paid you for your house for the tenure.
So I technically own the house (with condition not to damage it).
But landlord/landlady no dey agree with this, they will still have underlying preference for your lifestyle after accepting your money. You will enjoy a house without a landlord or landlady than I house with one no matter how nice or God-fearing the owner is. We are all human.

Years ago Our landlady wants us to do all her bidden. She Wants to be sending us, making us help her fetch water etc.
When we prove Stubborn she was telling us to leave the house if we are tired. When it remaining only 2months for rent to expire

Mine was terrible, I packed in 2014, our landlady was so frustrating to the extent of fighting all tenant and also went to community to report them,i am the 2nd tenant, the first tenant was a man and it was as if she helped the man so that he can also be of help in the garden and all that,being a new house she hasn't done nepa light, I have to use my money to do the wiring from pole to the house which cost me 7k that year, though she wasn't around but when she comes back ( she stays at the second flat) she couldn't say thank you, all she could do is to go to nepa to apply for prepaid, no problem I was looking at her, later 2018 she stop paying for light, me and others will contribute and buy Light, she will use it even with hotplate, that was how we decided to off the light on the meter whenever she is around and on it back when she is not. She couldn't understand that trick until when we are not around one day, she told someone about it and that person help her to on the meter, when we came back we where so annoyed that we have to off the meter again, that is how wahala begins, she suddenly went to community the following morning to tell them she no longer want us in her house, thank God I have been packing gradually to my site without informing anybody, the community summoned us and I said no problem I will leave, others too agreed to leave she wasn't expecting that reply from us, she thought we will be pleading,so that she will henceforth have dominion over us.Others said they will leave until she pays for their prepaid light, that was how I remember I am the one that pass Light into the house, i told my fellow tenant that I will be going in 2 weeks time and I will remove all the wires in this house, others supported the idea and we seal it. The day of operation, I have packed all my things before, I have to come back to remove all the wires at night with one electrician, one of the tenant called me that she is already sleeping that I should start coming, I remove it from the pole, the ones on the facing board down to the prepaid . It was a shocker, there was light that night but she thought nepa took the light, my fellow neighbors told me how she was in shock and serious problem the following day, she was lamenting that she didn't plan for all this kind of expenses . she is not a good mother because she doesn't care if we have where to go or pack our things, she shaa want us out immediately, that's why we treat her fuckup.

This stubborn woman tenant started selling herbal medicine (Agbo) which graduated into cigarette which I cautioned her but told me that's where she will make the money to feed her daughters and pay rent. She was evicted afterwards but she rented a shop beside our compound from a very foolish landlord and now she has become dealer in weed, attract cult guys and battling it out with the whole community now. To be be land lord for Nigeria na big problem, where do I start abi na the ones when dey owe one year plus house rent, the ones wen they use madness disguised as prayer dey terrorise other tenants, the ones when hate to pay light bill, the ones wen they mismanage the property etc in summary you need to be very formal and strict when dealing with Nigerian tenants or they will mop the floor with you.

There's this foreigner guy that rented a three bedroom flat he came from Sierra Leone I guess, I guess he believed Nigeria is one kind of place where he can make sharp sharp money,he settled down with few properties claiming he's a musician and his songs sounds like all this loving romantic Indian songs... i said it before, once the tenant done tey, they become Gods... 10 years is the max you allow a tenant stay in your house. once the tenants are getting old, the tenants becomes weak in hustling so paying rent becomes hard... i understand this things very well. Charge the tenats service charge... use there money to maintain the house. increase your rent, make it ver high so chickens, ducks, dogs would not be able to rent your house. whe your rent is very high na only Eagle, lion, better people na them go come, and they will even take care of your house.. well i know you will thank me later sha
