Properties › Re: Landlord Gets 3-year Jail Term For Evicting Tenant With Force. by eagleeye2: 9:58am On Nov 01, 2014
Please landlords and landladies, make sure you draft a contract/agreement before letting your house out. Spell out all the terms clearly in the contract. In case of a default or difficult tenants, take a copy of the contract to your lawyer and have him start the process of ejecting the difficult tenant. At most it will take between 6months to one year, and the tenant will vacate your property.
No matter how humble or gentle a tenant looks, ensure he signs a contract before moving in. The contract/agreement is the only thing that assures you of quick recovery of your property in the event of default.

akinsadeez:
I know it is relatively easy to evict a tenant. If the tenant is truly past the time he should vacate the property, if you serve him the right notices properly the court will get you back your property. The only problem is getting a honest lawyer. It is far better than self help which lands landlords in trouble.
of course mutual dialogue is always the first option but we are talking about a situation where a stubborn tenant is refusing to vacate the property. That kinda person won't listen to mutual dialogue.
There is nothing like a stubborn tenant in the eyes of the Law. Get a lawyer and tell the lawyer what you want him to do.
it is only when you want to use self help that you start talking about stubborn tenants.
Dialogue with the tenant and let him or her know that after two or three months past his due, he or she will be hearing from your lawyers. And mean it.

Many landlords make the mistake of thinking that Lawyers are expensive, so the resort to self help.
How much would it have cost this landlady to go to a lawyer and get things done the right way.
I manage my family's properties and my tenants know that even rent increments come from the lawyer. You owe rent, after three months grace you will be hearing from my lawyer.
Now the landlady has been embarrassed, and she will pay fine after the whole brouhaha.

Abeg, me I get problem. In fact, am the problem.
.
.
I have always been a introvert, AKA a loner. I started by drowning myself in the world of *make believe* TV when I was still very small. Then, I graduated to reading novel and other literature. It got to a stage where I can't eat well, if am not reading something.
Now am addicted to my phone (nothing fanciful). This addiction is not just about the internet. I have downloaded a lot novels and other academic materials on my phone.
While eating, am with my phone
In a meeting with other people, I still sneak one or two looks at my phone.
In bed, with my wife, (during bedtime) I am still with my phone....... This is the major problem now.
My wife is threatening to move into her own room, if I continue like this.
How do I help myself, to break this addiction before I wreck my young marriage. Can anyone help, with useful tipshuh?? Please.
Car Talk › Re: Engine Oil For Toyota Camry Big-Daddy (2003 XLE) by eagleeye2: 3:38pm On Oct 20, 2014
Odianose13:
The best ATF to use for ur camry is the original Toyota T - iv . It comes in 4 litres (a tin). One tin is enuf gor ur car and its what is recomended by Toyota.

Use DOT 3 brake fluid for ur brake oil.

U use mobil XHP for ur engine oil.

I use the above 3, and my car does exceptionally great. I use a camry 2005 (big daddy)
I just got another gear box, should I still stick to Toyota Type iv, or can I go for another and after sometime, say 2 months I drain the oil and use Toyota Type iv?

my car is a sienna 2000 model.

My little submission is, "You have a duty to make yourself happy. Married or Single. No one has the key to your happiness, but you. If you decide to surrender that key to someone else spouse or otherwise, be sure to have a spare"

Politics › Re: Govt Officials Blame The US For Arms Purchase Scandal. by eagleeye2: 7:35am On Sep 18, 2014
texaco1: This doesn't make any sense. There are countries and many arms dealers that will sell arms to nigeria without the approval of the americans. If this deal was between sa government and the fg,why do they need to pay in cash? A simple bank transfer would have prevented all these problems .why carry cash from nigeria is a private charter flight to sa without any single govt representative to purchase arms for nigeria and without even notifying the sa goovt of your arrival if truly they are waiting and expecting you
The only thing that comes to mind concerning your question, is "plausible deniability".
But $9.3 million is just too much to deny.

eagleeye2: I am sorry to say this, but your hubby is "irresponsible" and does not have your interest at heart.
God forbid it, if anything happens at the long run, you are own your own.
Please start saving up and making financial plans for you and your kids.
AND PLEASE STOP MAKING EXCUSES FOR HIM OR PITYING HIM. He should start being responsible for his family's welfare.
What are you going to tell your kids when they start growing, THAT MUMMY IS THE FAMILY BREAD WINNER?
Abeg, wake up, before your kids especially the males take after their dad, and see his behavior as the norm.
NB
I just have to be blunt.
Apart from the word Irresponsible, what other word, phrase or sentence, do you find insulting in all what I said, @ pickabeau1?
