I hope this one thrives.

There are always fears of scam. This is understandable but if that fear drives every project thought, the banks for example would fold up.

This idea is of monumental dimensions and should be embraced by every problem solver in the area of start up project funding.

I operate in the area of Estate development and am aware of the immense benefit the sector is certainly going to derive from a successful implementation of this idea.

You have assumed a leadership position by posting this wonderful suggestion.
Responsibility is therefore placed on you to provide the leadership.
You cannot just abandon a project at the very first approach of a storm.

What i think you should do is to give a closing date for the enrollment into the group, monitor the contribution of members, weed out the uninitiated and then, if need be, open the gates for more membership as the group achieves her aims.

I subscribe to Porter Stansberry's Digest. Very incisive and analytical. I always desire that the NSE would be subjected to such professional review someday. Who knows if this will be the beginning.

if he normally pays one year rent, that means it's a six month notice u'll give him of which he must pay for that period but if u want to be nice with him u can allow him stay without payment.

Human rights organizations are not in the business of protecting governments or government organizations....if it was an attack on civilians yes they would speak up.....they dont speak up for governments because they have resources to protect them selves: police, army, navy, marines etc etc....and also...in most cases.. they would be speaking up for the same agencies they are fighting against....which could lead to corruption.....and Police killing is generally not a human rights violation....because it could be in self defence

I am really saddened by the loss of so many precious lives of our gallant officers and men. We should be asking what rationale the police authorities had to go invading a community. Why did they not assess the capabilities of their opponents before invading?
The police has Federal might behind it. Why would civil rights groups condemn hapless indigenous communities who are seeking ways to defend themselves against percieved unjust attack from Federal might.
Our security forces have the challenge of assuring the people all over the land that they have national and not sectional or political interests in mind. Otherwise, I dare say they have not seen anything yet.
Having said all, I am very desolate when I her of the mayhem going on in this country. We need men across the country who can come up with a solution.... We are drifting to anarchy

You can plant 400 Moringa seedlings on one plot. The seedlings will cost you N160 each. Within 4 months you begin to harvest. You can harvest up to six times in a year. After the first year you can harvest monthly for 50 years. Google Agbekoya farmers and contact them.

My heart bleeds when I read comments made on the forum where guys make uncomplimentary comments against the Almighty.

In my daily interactions with people, I find most of our youths no longer have respect for their elders!

These ones who think they are educated speak disparagingly of concepts and beings they do not understand.

Nobody is forcing anyone to Our Way.

If you took the sermon with an open mind, you will find the following:

1. that we are all given free will
2. that we are shown the way to go by the one who made us.
3. that we missed the way
4. that we were then given a ticket to make amends through the blood of Jesus Christ
5. that the decision is always our
6. that those who do not take the decision to make amends settle for the consequences of their decision which is hell fire.

Where is the force?

I build a car and tell you how to drive and maintain it for uptimal performance.

where people make their choices.
Characters are formed, alliances are made, positions are taken for or against the owner of the universe.
As you make your bed, so you will lie on it.
Judgement is not a trial or the charade you seem to describe.
Position have been taken. The trial has been completed.
The Lord now comes and delivers judgement at the Supreme Court level.
No appeal: No surrender.

Take your position and keep on with it.

If the goons in Abuja have any sense in their heads, they will come together and find ways to regulate
what they stupidly call "Illegal" refineries.
These refineries should be given standards and allocations of crude oil which they should pay for at the same
rate the crude is sold to OPEC less shipping cost.
This way, jobs will be created, fuel will be cheap and available in the areas where it is being produced,
youth restiveness will be reduced etc etc

There are so many advantages to regulating and regularising local refineries

Big heart. You have my sympathy because I am a landlord and I have suffered in the hands of tenants who think like 2ru-talk and nony30.
Another one who thinks like them is the Lagos State Governor who has just passed a law to encourage such thinkers.

They think the landlord picked or stole THEIR money to build the house on THEIR OWN land. So he must make it available to them for them to use as they please.

The law in Lagos states that you are to suffer a tenant to owe you for as much as one year before you can seek to evict him.
Now do not let me drag you into these controversies. Let me answer your query.

While the rent subsists, if he were a yearly tenant, that is to say if his last rent were for one year, you should give him a minimum of 6 months notice which should terminate on the date of the expiration of the existing tenancy. If you now have less than six months to the expiry of his rent you need to be careful. If he is a reasonable person, you could discuss your need for the house with him and have an agreement when he will leave. in such circumstances, it is not uncommon for a landlord to give the tenant 3 months extension notice without pay as an incentive for him to leave as agreed. Such an agreement should be written and signed and registered in court in case the tenant changes his mind.
Where the tenant is not a reasonable person, wait for the expiry of the tenancy and then accept shorter rent as stated by Kamalahmed. Midway into the term, give notice to expire with the time paid for. Notice is NOT WITHOUT PAY.

The only problem is that they may not leave when the notice expires and that is when the trouble begins.

You are to give them 7 days notice thereafter and then you proceed to court.

In Lagos, the court procedure is laborious and fraught with excessive and frustrating delays.
Elsewhere it is better.
I operate in Lagos and Abuja.
I have decided to stop being a Landlord in Lagos because of the unfriendly processes to Landlords in Lagos. It is easier in Abuja.

No matter how wicked or unreasonable the tenants may be, keep your cool and wait. What is yours is yours.

(Although there is an on going case of a serving Governor trying to steal a house from the owner with the connivance of some judiciary officers. In the end, the house will still revert to the owner)

A tenant of mine walked away with more than three years rent unpaid!

I still have my house and he has God and his conscience to contend with. My lawyers are not helping and Lagos state system does not defend the Landlords.

God help us all.
