The high BP wey dey follow that kind trading too much...I just buy and hold and buy and hold some more at dips....for me my coins are a part of my retirement; index funds is another part of retirement, then dividend stocks

I have started looking at a portfolio I can do that buy and sell with but na small amounts for now

Hello everyone, I will be relocating with my family to the UK and I would like opinions on Newcastle/Sunderland vs Nottingham/Leicester for settlement.

Considerations:
1. Safety and quality of primary/high school in the region
2. Affordability: I considered the North East because of average cost of 3bedroom around £500-600 . Is it possible to get a comparable rate in Nottingham or around?

What are the negatives and positives in these locations beyond cost of accommodation?

The agent most probably provided false information they couldnt back up...sorry about that. BAN IS 10 years, so na another country you go need try.


Please anyone coming to the UK should try to stay away from agents at all cost...the process is so straightforward that if your intentions are legit, you will not be refused

Agents are more of a disavantage than an advantage

Buy to let package is different o, but there are ways of using bridging loans to leverage things, always best to talk to a broker who knows what they are doing...you make money with BTL when you buy at a right price, especially if you can get at below market value then add value to the house...but I wasnt even talking about that route...


I'm referring to a normal guy on a resi mortgage who added value to his house...his renovations gave him an added value of a huge sum after expenses...got his mortgage provider to allow him rent out the house without any increase in deposit, then got a new house...

There are many options available, let's just keep our mind open and try to discuss options with brokers or our banks

It's not actually that easy. In a rising market, remember you are also buying in that market. Plus add stamp duty, 25% deposit min, affordability costs and you most likely won't get the plans off the ground. I agree that property is the fastest way to growing generational wealth but it is a slow process. The days of slapping paint on, new kitchen and bathroom to get instant equity are long gone. Plus BTLs are stress tested at higher interest rates than resi mortgages.

HTB is a good way to get on the ladder if you are struggling to get there. The most important is to get on the ladder. Once on it, recalibrate and grow. It's easier to leverage once you have one than starting from scratch.

New builds do carry a hefty premium - I'll never buy one. They also don't stack up in value properly compared to older houses. I completely agree with you on that one. I'd rather buy a leasehold flat than a new build house but that's because property is my side gig so whatever I'm buying has to be work for leveraging purposes. If I would ever live in a new build, it will be me building to spec for myself on my own land.

PS - Homes Under the Hammer does not replicate real life o! Lots of unseen calculations that they never ever show!
In addition to life insurance, write a will too! If you have children, stipulate the guardian for them in the will too.

That's not bad, like I said it's not a bad option but it's not the best.

In 2 years with renovations to your old house you would have been able to move to a new one and put the current one on rent

Looking at a situation where we can all increase the number of property we own in the shortest time

Africans are not very well represented in the property market. Its something we should all be actively thinking about

HTB is designed to help those without enough money to make a huge deposit to get on the property ladder. If the government takes a portion of the profit(or loss) on the property, I don't see anything wrong with that.
I bought a property about 2 years ago using HTB. My decision was based on the fact that I was looking for a bigger house and the ones available had ridiculous rent (almost what i will pay as mortgage). I instead opted to use the HTB scheme with the 5% equity I had.
Now when I remortgage this year, My house was valued at £27k higher than I bought meaning if I paid off the HTB scheme, they will take 20% or £5400 of the "profit" leaving me with £21k "profit". In the lat 2 years, I have also built up equity such that if I sold at current rate, I will have more than what I would have saved while still renting. The rent would have gone to the agency while also looking for spare funds to save towards my deposit. For me it worked and I know the feeling of having to part with some of the value appreciation of the building but it is what it is. I plan on remortgaging when my current rate expires and use part of it to payoff the HTB.

Its just more tidy, quicker and straightforward to stick with old houses if you have plans to expand and dominate in this Mama charly land

I'm sure EngrSaks is referring to HTB equity loan which gives the government a stake in your property, and yes you can remortgage but you won't have the luxury of choice available to someone with an old build.
Also when you come to sell, government will be cashing in the % of their stake left in the property.

You can remortgage, sell or do whatever you want on the house. You can pay off your loan early too, irrespective of the current house value. Its all a win-win situation.

Person 2 can sell off his Help to Buy house in year 2, pay off his government liability and buy an old house. He has effectively used the interest free loan to get a leverage.
No point to wait an extra year and be paying rent, leverage the loan and get on the ladder.

I will just use my guys cases to give the limitations of help to buy

As the amount of the house increased, the amount he owed also increased

After 5 years, your interest rate increases, it also increased with the increase in value

Hard to remortgage to get out money to reinvest in another property

In a traditional "old" house, you can add a new toilet, refurbish the bathroom or upgrade the kitchen or add a conservatory and get instant increase in property value

In a new built, to make amendment you need plenty talk to get approval for minor renovation


Now I'm looking at home ownership as a means of wealth generation...if you can be remortgaging and buying new property every 5-8 years then at retirement you should have at least four houses without too much stress


Plus, everyone should get life insurance themselves and their partners o...na life insurance oyibo take dey ensure say their house go remain for the family after them die...insurance will pay off any unpaid mortgage after death

Guys please think through before rushing to buy a new built house with help to buy o, it's not bad but buying an old house is alot better...

I know 2 people that bought houses roughly the same time...one bought with help to buy and the other bought with the normal old house deposit

The one that got the old house has remortgage, placed the house on rent and have gotten another house...while the one with help to buy has their liability to the govt increased


Even if it means waiting a year extra to gather the old house deposit, gather it, and then upgrade the house small small...in a few years you can remortgage, change the use and get a new house (with the increase in value)

A couple of years ago, when my younger sister applied. She was refused, according to the jobsworth that dealt with her file, my mum's bank statement was FAKE ..........

My younger sister was working and earning well..........

My elder sister and I put our legal wigs on, appealed the decision (had loads of evidence on tow ).......

We headed down to Feltham on the hearing day, within one hour, case was over ........ Immigration judge ruled in our favour ........ Sent a letter to UKBA to issue visa ........... tongue

My younger sister is now fully resident and legal in the UK ..... grin

I wouldn't suggest reapplying so soon, and because the records will be there, omitting the statement on a 2nd application would also raise a reg flag


Just give it a couple of months and let her account show that she spends just about 30-40% of her income and saves the rest...find a way to highlight her business to be dependent on her so that she would want to spend about a week or tops 2 weeks in the UK to just rest

She needs to go back to the drawing board and try to tidy up her financial outflow and inflow...she needs to build a clean and healthy 5-6 month bank statement

She must prove financial stability and also show ties to naija...make it look like she cant wait to come back naija...

She has no ties to nigeria...she would need a job that demands she comes back..or a business or something that implies she cannot decide to remain in the UK after all the vacation enjoyment

If she can leave your parents and go for holiday means the ties and dependency to go back to them isn't strong even if she is their care giver

Having shares is a great way to diversify investment but the best way to guaranty returns on your investment is investing in index funds.

An index fund is an investment that tracks a market index, typically made up of stocks or bonds. Index funds typically invest in all the components that are included in the index they track

Vanguard is pretty good with index funds as most of their index will give you a return of at least 7% per annum

However you must know that to invest in index funds or even shares should be a long term project of a least 10 years where you should keep increasing your holdings monthly or very regularly.

Vanguard offers a one off start with £500 or monthly direct debit of £100

The success of this type of investment is in the compounding nature of your funds.

For people intending to relocate to the UK, try as much as possible not to use agents...the uk process is very straightforward, you dont need any special thing from any agent...

Just get the right documents, be truthful and try to explain any extra info that might help your case in the additional segment provided...

No hurry in life, if you dont have the complete requirements, work towards getting it and apply when you have everything...

Save yourself the money and unnecessary trouble with trying to outsmart the system
