So, I decided to take a walk today to see if I could find a bicycle to help me exercise, as it seems I've started gaining some weight. I came across this bicycle with a price tag of $6,999, which is over ₦10m with the current exchange rate. Small time they will say landlords should take monthly rents like they do in UK, US and other oyinbo countries. Unfortunately, they don't know that in most cases you start with a security deposit (usually one month's rent), which means you are paying 2 months rent in your first month of stay. Then, your subsequent rent is due on the 1st of the month with a grace period of 3 days. Once you don't pay after 4th, you start incurring penalties. If you don't pay by the 15th, you are already looking at eviction. Meanwhile, by the time the landlord sends you out at the end of the month, they are not really out of pocket because they technically have the month's rent.

Hi I have a friend of mine who stays in Lagos, he has a problem and has been unable to pay his rent for almost a year, the rent has expired since July and now his landlord is telling him to pay by next week or pack out of the house. He's arguing that the landlord is mandated by law to serve him a 6 months quit notice before he can leave but I'm telling him to find his way out of there as soon as he can since his rent has expired.
Is he right with what he's saying or should he instead take my advice ?

You will need to reply to him via another lawyer, stating that you want an extra 3 months after the expiration of your rent.

If your rent is not valid, then you are not a tenant. There is no law that is designed to prevent someone payment for the goods and services they rendered (or are rendering). I[b]t is not suya that you will ask for jara or taste small before you bu[/b]y.

My honest advice to you is to you is to vacate his property in peace for him. No need to drag anything with him or try to prove your papa or mama na SAN. Try and get a place on or before the expiration date.

Talking from experience, my tenants wanted to play smart on me, they will never finish saying what they face afterwards. Some landlords are not smiling when it comes to someone wanting to drag their property.

Be a good tenant and God will also make you a landlord too, choose the path of Peace instead.
