First of all it is land that appreciates, the building on the land doesn't. I used to think that rent was a good investment until I personally experienced the drawbacks in the sector.

If you build a house, you have to do proper maintenance every 5 years to ensure that the returns keep coming.

Secondly rent and property laws are very weak in Nigeria, a tenant can pay rent for a year stay in your investment for free for 3 years, move out on the 5th year after damaging the property severely.

I think we need to rethink real estate in Nigeria, a real estate investment doesn't have to be residential. We need to explore other options like mixed used real estate and agricultural real estate

Our economy is in coma, two of the quickest ways of turning things around is increasing production and taxes, I don't understand this complain about rush. The governor of Borno insinuated that this bill should take 20 years like the PIB did on the floor of NASS.


This bill will ensure that people who earn a million and below which is about 70% of our work population won't pay taxes and for some reasons it shouldn't be passed? What exactly is the colour of our problem?

Our elite and lazy politicians are against the bill because it will require them to pay more and also force our governors to create production in their states.

I am pro people anything that will keep money in the average citizens pocket get my nod.

Less than a week, I employed this boy o, to manage my gas filling retail business and POS.
He displayed passion, initiative and experience about the gas filling business and handling of POS....so I just took the chance, we also speak same language. I've been acting nice and all but I think I now know why most Nigerian bosses are mean to their workers by default

Now from first cylinder we couldn't account for 10kg
Second cylinder was started today by him......when I told him to calculate everything sold from first cylinder based on daily record book ....it felt short of 10kg
.
From the sales from second cylinder that started today, The account book does not tally with what is remitted through ATM/POS mode of payment .....I dint know this until I checked my Moniepoint acct as I got home now cos my phone was dead before I went to the shop this evening
.
Even the POS part of the business does not tally with the cash I gave him this morning for people who need cash withdrawal
.
I'm boiling right now realizing the boy had lied to me when balancing the account this night using the record book, only to get home and power my phone to see cash fell short of 23k in my monie point acct linked to the POS

How do you handle boys who think they are smarter than you because theyve been in the business before?

This sounds more like negligence and no training.

Do you know why companies do 90 days training or trading school or graduate trainee programs? It's so that inexperienced people don't come mess up their business.

You employed someone, gave him a few instructions and expect him to run your business like you do. Really?

Oga sit down in your shop and sell your market, let the boy become your assistant first, let him gradually learn the ropes of your business and see you handle difficult situations.

Should you choose to punish the boy, it will be unfair because he wasn't well trained to manage a business it took you years to master in a week.

This arrangement is more or less a crude and petroleum product swap. FG still wants to control the price of the products.

The simple answer can be yes or no! But looking at it critically, a mother's love is different from the love of a wife and we all have the capacity to properly compartmentalise these love.

What is truly different between a mother and a wife is influence, most of their fued are not about any other thing than influence on the son or husband, that ability to assert control.

A mother builds this influence over time, a wise wife will make time her ally and build influence.

I sympathise with all farmers, it's super tough to have invested so much into planting and a drought of a month messes yield up. Just out of curiosity has anyone tried drip irrigation with local parts like a tank, punctured pvc pipes or hoses, pumps, valves etc? We may not be able to afford when foreign implements, but we can sure make local replication to solve our problems.

God is loving, forgiving and merciful, and he forgives the worst sinner.

Now, when a church worker commits fornication or adultery, such worker should in wisdom inform the pastor and seek for prayers also. He or she may also tell a trusted church leader about such acts.

But firstly, the person should repent of it and then speak to a trusted leader or the persons clergy or pastor about such acts. This is in general terms in a bible-believing and good church. This also applies to committing adultery in marriage or cheating in courtship.

Such acts should be confessed to the partner, as God will not like such secrets to be hidden and covered.
Ideally, it should be so, but realistically it can be a problematic. People are in different stages of development, it's sad to say but a number of church leaders are very underdeveloped in handling delicate matters.

It's not more about cutting cost of governance, if we take the whole cost of governance and give it to the people, it's still not enough. Divide the budget by the population and you will get the point.

We are sharing a 12" cake to a thousand people, it's only natural that that many people will get either crumbs or nothing. We need to bake a 200" size cake so that people can get a reasonable size piece.

This grid shut down hurts the people more than it hurts the government and ruling class. Nigerians are already going through a lot NLC shouldn't add electricity to the problems. My office is running on diesel making cost of goods and services increase, the people are at the receiving end.

Over 400k as minimum wage is unrealistic should it be given, we will buy a loaf of bread for 20k naira, hyper inflation will follow. What we need is a reduced in cost of living, let food be cheap, let farmers go to farm without being terrorised.

The rolling class are not feeling the effect of the economy and the strike actions.

The statement is generally true but specifically false. To succeed in life we need structured discipline, one of the best places to learn structured discipline is the university. Things like how to manage time, resources, meet target, structure your activities, meet deadline are learnt in university. I'm not saying it can't be learnt outside university, it's just harder doing it outside.

I thought federal high courts do not have jurisdiction over chieftaincy matters, that responsibility is vested on the state courts. Emir Bayero doesn't have much of a choice, all these antics are motion without movement, the bill has been signed as a law, the only way he can come out victorious is changing that bill.

We have a self regulation problem with our young people, they can't control their emotions, this is going to be a recipe for disaster in the future if not controlled now. I hope they charge the students for man slaughter and they are sent to prison, that should serve as a deterrent to others.

Nigeria is not working because the state governments are not working. Let's ask these speakers how many laws they have passed on multiple taxation in their states or easy of doing business or extortion of citizens, or soft loans to small holder farmers and traders.

He needs to get his powerful friends to help him get an audience with Mr president when ever he is in Lagos, invite him to landmark beach, show him around and get the staff to meet him, after which pitch the alternative route to him. There is a reason why dangote, Jim Ovia, Tony Elumelu etc always get their way, its the relationships they build.

I think your wife may be a little immature, all leaving the marriage drama, is simply aimed at getting your attention. She simply wants to feel like the prize she truly is. It is one thing to get her to stop saying this, it's another thing for her to shift to another gimmick of attention seeking. I will suggest you solve the problem from it's roots, the next time she says she wants to leave do not stand in her way, let her go, don't say any hurtful words to her just an ok. Two things different scenarios will play out. The first is that she realises that her bluff isn't working again and the second is that she truly leaves. If she does leave immediately call the father or father figure in and let him know his daughter has dumped the marriage and is on her way to his house (make sure you control the narrative).

She will eventually come back, before she does, make sure you have a conversation on effective communication, arguements, and outbursts. That conversation should set the tone for communication. You will be shocked that her agitation comes from you raising your voice or stuffs like that.

Please remember your child needs the both of you, you are not the problem, she is not the problem, effective communication is the problem, so fix it.

In a way I agree with him, our state governments have not matured enough and hence cannot find and manage a police system. We need to change laws like the land use act in such a way that it brings prosperity to individual, then the state can tax those individuals. Our state and local governments are weak.

Last night before I went to bed, at about 11PM I checked dollar to naira rate and it was #1,151/$. Waking up this morning (in less than 7 hours) I checked again and it has plummeted to #1,075/$.

What exactly happened over the night while I was sleeping? I've got like $5K cash and it's reason I've been monitoring the rate even tho I'm absolutely a layman who has no idea what's happening. I only had the money last year and a colleague advised me to convert to dollar and keep which she claimed to be the safest way to retain my money's worth but as it stands, I'm at loss already. What happened please? Or is google not reliable?
CBN has a tight grip on the exchange rate as we speak so hopes of getting higher rates are slim. The true value of the naira is about #1200/$, during the Buhari government it's value should have been about #800/$ but they kept the value artificial for political reasons.

Cut your losses and move on. You clearly don't have an appetite for high risk investment, you should stick to low risk instruments like money market and treasury bills.

I think you may need to consider the purpose of some of these groups before you make a conclusion. Many of these groups are just social expressions of the good old days, that in itself is not bad, because it's a form of entertainment people happen to like.

I have been on a number of old students group and most of not all have been a total waste of time, job opportunities were not shared, business partnerships were not formed, there were very few collaboration, even networking wasnt strong. They did a few seminars, a lot of give away, quiz about the past, and plenty of hangout some cliques wars were fought.

I came to a conclusion that intentionality is key in the creation of groups, purpose has to be clearly
defined. Collaboration is not one of our forte as a people so it is difficult for us to practice it in bigger groups.

Mr Ogbechie is speculating, he is right that the government may be subsidising petrol but he can't prove the price or how such subsidy is paid. The subsidy might be in form of crude for petrol exchange or cash, but one sure thing is that the marketers are not being paid subsidy.

According to the minister "250 meters from the shoreline belongs to the FG", who sold landmark the property of the FG? Who approved the landmark project in the first place, knowing fully well that the shoreline belongs to the FG? Why is Lagos state demolition thirsty after they must have given a nod to the project in the first place.These things don't make make sense.
