@DCGUY – Thanks for the Inverter referral. I contacted Obinna (UCG Solar) via the number posted 08034916974 and paid for two 5kva inverter for my mum in Benin. My mum just confirmed the inverter has been delivered and a local electrician already installed it.

@Lawyer --- why paid another N100,000 + for the families to sign the land documents after paying same families for the land. Also your mentioned "Agency and legal fees range between 10% each” that amounts to additional 20% of the land cost (if you add the N100,000 +, that is paying an extra N400,000 + to the cost of the land) . These extra charges don't make sense - 5% for each party (Agent and lawyer) is fair enough plus the original cost of the land. Just my personal opinion.

@hasyak - Are you kidding me, in lekki area you spent 8m for a twin duplex up to decking level. This amount to 4m per duplex and a 5 bedroom for that matter, my friend was giving a quote of 3m just for raft foundation only. Please can you break down your cost - just for one of the duplex . How much did you spent for your Raft foundation (this include german floor), then raising it to decking level etc . And you also mentioned you already procure all your decking material. Are you on ground ? and who is handling your project? . Thanks Bro

@prince_onx - it’s a 4 bedroom Duplex. Downstairs has 1 master bedroom , 1 living room with dining area, 1 private living room (can also be use as an office), Powder room, 1 children lounge, kitchen and small storage. Upstairs has 1 master bedroom with a private living room, 2 bedroom and 1 toilet/bath and a lounge.

@Am alone – I must admit I have fallen for your gutter roofing design, first the aesthetic effect it adds to a house its awesome also you will end up saving cost when applying roofing sheets (no need to apply roofing sheets around / under the roof edges – the gutter roof convert curves already covered the edges) . My only fears is the heavy load the gutter roof will add to the house – since I never planned to use the design . Below are pictures of my project ( current stage and a 3d of the finished house) So far I have spent 6.5 m to reach this stage ( fencing , omoniles, approval fees included – Land cost not included) . Spyder your input is also needed

Am alone - correct me if am wrong - aluminum step tile has exact design like your stone step tile (the wavy pattern). The only different is that yours is made from stone. My project is currently at the roofing stage and I was advice to use aluminum step tile because of the aesthetic design it adds to the house but am not on ground and not quite familiar with the design .

Please can you give me a break-down of the cost for your step tiles aluminium installation. i.e Wood cost and labor (you already mentioned the labor cost), step tiles aluminium cost and labor. My project is kind of similar to yours, its a 5 bedroom Duplex in benin city and its almost at the flooring stage. I plan to use step tiles aluminium . Thanks all - keep up the good work

Based on past experience. Follow this approach: - contact the US office again to send you a copy of the appointment letter you didn't receive. Take that letter to US Embassy in Nigeria and tell them the original appointment letter got lost in the mail (reason for missing your appointment)
