dupyshoo: I dont think there is anything like 12 month rule. However, a lot of lender might ask for 25% deposit or they might not lend. Halifax is usually visa holder friendly. So, you mightwant to startwith Halifax.
Alternatively, you can ask the lender to base the mortgage affordability on your husband's details alone. There is always a way though. Thank you |

My elders please I need mortgage advice.
I’m on my 10th month in the UK and I want to use HTB before it ends next year. I’m buying with my husband who’s been here store a bit longer, but one mortgage advisor tried to discourage me based on the fact that I’ve not been in the uk for 12 months yet.
I have plans to contact the mortgage advisor provided by my employer, building societies and my salary bank till I get what I want.
I want to know two things.
1. if this 12months talk is a real thing so that I’ll wait.
2. Anything I can do to lock it in when 12months hits.
Our credit scores are excellent and good and I’m working on mine and it’s very close to excellent. Any good tips or advice would be greatly utilised and appreciated.

Osoderi: please i heard that age factors also affects buying house in the UK. Does age factor affects pls? like if someone is 45 -50, can the person buy a house?
Then someone that have a permanent job and been paid £1600 every month, and keep saving £1000 every month for two years to have £20,000 down payment, can that person be able to buy a house with that kind of salary? Must my salary be bigger than £1600?
Thank you for your response. Disclaimer first, I’m just speaking from acquired knowledge. Correct me if I’m wrong. Yes, you can buy a house. Mortgage end age is 65-80. Most lenders cap at 70-75, so you’ll have about 25years to pay back which is good. Lenders will give you around 4.5 of your annual salary, your expected mortgage is dependent on if your £1,600 is before or after tax… so you can just do the calculations yourself. You don’t need to use the full £20k on deposit, your deposit will probably be £10k… you can use the remaining £10k on renovations and upgrades as you’ll most likely buy a “not-so-new” house. |

But i will place someone in charge to oversee it on my behalf before traveling for vacation It’s possible you switched to remote working after your one month vacation ended….. so you were actually working during your stay. |

Feel free to redefined poshness but i see nothing posh about Newcastle or people from there, yes they have some well-known celebs and maybe some posh post codes but in general Newcastle is not talked about in that sense. TheGuyFromHR: Newcastle is in the north of England, and unfortunately the attitude of the south-eastern part (read London and that area) towards northerners is somewhat like the way some Nigerians perceive northern Nigeria, and the strong accent in northern England is certainly far from being "posh", in the sense that that word is used in this class-ridden country. A person with a northern accent would most likely be stereotyped as being working class. I meant Newcastle. Not the accent. |

Newcastle is nice, clean, it’s kind of posh, cold, the natives are nice and have a strong accent, huge immigrant community because of the universities and cheap accommodation and transportation(one card for train & buses) compared to most major cities. AnaCheks: I've been following this thread keenly and I haven't heard much about Living in Newcastle. The life(wether expensive or not) , accommodations, work etc. Please my elders throw more light on Newcastle |

I’m looking for a lender but these people are a pain if you don’t have five years history in the UK. A professional might be able to work some magic. I don’t have personal experience but from what I’ve learnt from Ticha. 1. walk into your salary bank 2. contact building societies eg Coventry, Swinton, Dudley - they'll talk to you and refer you to brokers they will deal with. |

Ticha: Only applies to a periodic tenancy. If it's fixed, you're liable till the end of the fixed period. Any non paying tenants, I'd do a MCOL and ensure a CCJ also follows. At least the CCJ drops off after 5 years but will show up in any extended credit search. A MCOL remains till it's paid off or written off by the person owed. Abeg they should call me back… mimilyrics: That's a line that is used quite frequently as people with prior NHS experience (Bank, FTC or Perm contracts) are preferred. This is why I mentioned joining NHS banks / Vaccination Programs (sometimes the vaccination bank is different from the regular Trust Bank).. She'll be resuming as soon as she gets her decision on her work visa. |
