Oga sonofElElyon, there is no real value in rental property or tenancy except for passive income at old age or future sale. You make money from build and sell, or buy and sell. I have a property build since 2011, I have not recovered the cost up till now. The one in my village the rent does not even make sense. However, there is money in lease property for development, we lease the property build and sell some of the units and retain some units for cash flow. You can be profitable within two years, max is 3years. Compared that with buying land or buying units of flat. I recently leased a property worth 26M for 15years. Premium is 2M. Estimated construction cost is 30M Estimated minimum first year income is 25M. Sell 5units@4M each for 14years lease , rental income on remaining units is 5.7m. sonofElElyon: Let's not argue. You can register your deed of assignment for the flat at the land registry alausa and use as collateral.. I'm a lawyer. I know. You can ask your lawyer. He'll tell you same thing. If you don't find it an interesting investment I totally respect your choice.. one man's meat.. there are however other real estate opportunities that present great returns especially when you identify reliable developers and you buy in at construction stage. You could end up selling at up to 100% ROI or more upon completion (depending on how early you buy in and how long you wait to sell). I do real estate and I've seen this happen over and over again |

@ onegentleguy, what stock fall in the accumulation rating in the market? Thanks for your usual advise onegentleguy: Don't give too much consideration to that part in bold. The agenda might be to produce an Apc flag brearer from the south but not the president.
The "math" might be to produce an Apc southern candidate who will SHARE THE VOTE from within the south with @ Peter Obi, the popular and now LP candidate, while @ Atiku A, the Pdp presidential flag bearer coast to victory by amassing a great No of vote in the North and an appreciable figure from the south. Current happenings in the south makes this a possibility.
Remember that the North almost always play an important role in determining who becomes your president. ...and with rare exceptions, the probability that a northerner will usually vote a northerner is always near 1. (I say this without an intent to any sought of ethnic division though) Lots to say, but I don't want to litter this place with political discuss.
This hypothesis (well, for now) has nothing to do with the forward dynamic of the market though. An Atiku presidency will also propel the mkt. At this time, investors are more concerned with having peace and security knowing their investments are safe, than having a given name as president. Our politicians are all the same. ...some are just a bit better than the others.
As I said before; The mkt is in accumulation mood... sideways trading is expected in the days ahead... but overall positive trend remains intact! Any pullback at this time should only be seeing as an opportunity to strategically align with select KEY fundamentally healthy coys. (some are already in a great entry zone) So it's a good thing you're buying now.

I guess the 2nd one is Livestock Feeds? locodemy: There is one stock I will point at in few minutes when I must have grab the units available.It is a penny stock and among the few stocks at NSE with free float issues.The stock may not move now but market MUST do justice to it because it has shown good strength since the majority shareholder has decided to turn the company around.Hmmmmm.

It is not itchy finger it is for some of us, I bought at 62k on Tuesday, 58k yesterday, I cancel my 56k bid when I saw the closing price of 57k. Aiming at 50k now. I have bought at high price in the past, I need to average down. Mcy56: JAIZBank: Full bid @62kobo........one itchy finger came dumping the stock at 57kobo yesterday towards closing..... There were lots of cross deals in the stock recently, we see what's brewing there.......

Did you advice buying WAPCO now? I am new here, I need good stock picks advice? Tvegas: My take on WAPCO, I was expecting an EPS of at least 60kobo instead of 30kobo. I was a bit dissapointed. Though we have to factor the rainy season spanning JUNE to AUGUST into WAPCO's result.
Despite all that WAPCO is still very cheap considering his Colleagues in the industry, WAPCO shouldnt be selling less than N25 by the time 4th quarter result comes out.
IF BUA with a full year EPS of N1.79 could do N35 as at 2020, IF Guinness with a loss per share of 38kobo could sell for N17, If CAPL with an EPS of N1.33kobo could sell for N19.60 in 2020. Then WAPCO with an EPS of N1.75 should not be selling for anything less than N25.
But who am i to dictate to Mr Market, If Mr Market can price Zenith a N40 stock at N21, then it can even sell WAPCO at N15. However, Infomation reaching me says Cement Price is going up before year end, WAPCO management will be cheats if they dont declare a better result by the 4th quarter. |
