I'm talking about Bogije neighborhood.
You can get lands in good Estates for at least 7m. I mean Estate that you can build immediately and move in. However there are lands in futuristic (less built) estates for 5m or less depending on the location.

Need to get a property in lagos but the location is an issue to me.

I want a place i plan to move into within 1-3 years.

I dont fancy extreme ends of lagos irrepecstive of the direction.

i am a first timer

who can advice me on what to do?

one mind is saying i should go for an apartment, another wants me to build from scratch

wifey prefers ikorodu if we ever settle for extreme ends but for the fear of bad roads/insecurity while i prefer ibeju lekki but for the fear of flood. (both within an estate)

We both want mainland proper but lands/properties there are scarce and expensive with the issue of omonile and other fees if we eventually see where we can afford.

Can anyone advice me here?

Come to Ibeju Lekki. With 3.5m to 5m you can get a plot of land in a nice location. There isn't no issue of flooding in Ibeju Lekki and the development here is at a fast pace due to the influence of Lekki-Ajah and Dangote Petrochemicals. Just as you asked, a 12x12 room is 14m². 56÷14=N4k per square metre. Materials take N3500 while labour is N500. Hope that is clear.

I missed any 'discrediting' in the original question. It was perfectly poised and many of us were similarly curious.

If one cared to look at this picture, 2 conduit pipes are popping right there out of the wall into the roof space waiting for cabling.

Boss, the electrical piping has not been done and you have plastered the wall. Are you doing a surface wiring?

This is not my project. I'm into Decoration, not building Engineering.
But I see no reason why you would just look at a single picture of a room (roof for that matter) and just conclude that they've not done electrical piping.
FYI they've done piping in there, it's only cables they haven't run yet. Discrediting anything just because it relates to one's area of expertise is not the best way to sell one's self.

House, I would like to create a discussion around this.

The carpenter here, was right but not totally. I'm sure he was talking about hanging the POP on the Tie Beams of the roof work. This cannot be done without supporting the wood work with some 2x2 woods. This system requires lining and nailing of 2x2 woods untop of the Tie Beams at most 2ft intervals to create hangers for POP. The system is fast replacing the conventional ceiling noggin where you have to suspend the noggin underneath the roof work with bracing. The advantages of this particular method is that it saves materials/labour cost and also creates enough space for the ceiling to go as high as possible.
Please note, this is only done for POP and Drop(Suspended) ceilings. So if you are not sure of doing either of the 2, pls don't go for this.
