Hi all, i know this is heavy weights talking here but just want to add a variable that may arise so that you guys can legislate for it. If the total cost of a project was initially estimated to cost 4million and due to unforseen circumstances or inflation the cost rose to say 5million. What happens then, i know the obvious answer is to say the extra cost will be shared equally among the investors... but this should be clearly stated from the onset. its a building project and no amount of cost estimation or projection is likely to be spot on, likewise the cost can also be lower than predicted. Thats my little penny contribution to this heavy weight project that my mentol are embarking on. May God grant you all wisdom and direction as you embark on this most enviable and commendable project |
@ Spyder880, I salute o, i see you are really thinking big with your latest idea of building and selling properties in association with a few (20) private investors. Honestly, i think its a grweat idea and it takes you to another level and shows you are an innovator. I pray it all goes well and hopefully when pepper rest with me i should be able to join those private investor, thats if the criteria for joining no too hatd by then. God will grant you wisdom, you can only go upwards!!!. Spyder, i am hoping to complete the german floor on my project by this Thursday and will post pics and hopefully start start the block laying up to the lintel level but my preliminary (Prince_onx favourite word lol) discussion with the builder with regards cost of block laying, the guy say that the cost is 35 naira per block layed. so if the total block for completion up to lintel level is 1600, the cost will be 35X1600 which equal 56k. is the cost reasonable? Is this a reasonable way of costing, or is there a better way. I need help from the house so i can make a decision on how i want to proceed. Thanks |

spyder880: My brother Warri far oNothing wrong with a bit of brand repositioning, but like a previous contributor said, you can have variety or like they say in business diversification or product prolification, the guys in UK will know that Tesco do own brand but also stock premium quality products even same thing with car manufacturers, they produce their cars for different segment of the markets and it could be based on quality, price, safety etc.. go ahead Oga spyder nothing do you. |

Good job men and welcome aboard![/quote]@Prince_onx awww thanks man, your kind words is almost bringing tears to my eyes, and i am truely grateful for the help and support i have got and still get from this thread and from yourself ans spyder, May God continue to grant you guys wisdom. i will continue to upload progress as i go a long. @Demain-Man i would love to start a thread and itemise the cost but it will be very relative depending on everyone's location for instance my borehole was dug with 40k now in some places it cost between 100k to 200k to dig a borehole but in my place Sapele with river ethiope in my backyard with a little digging you will even hit pure water and if you venture to dig a little further dont be suprise to hit crude oil lol so its that easy to dig a borehole that if they make yanga for me i will use shovel to dig my own borehole cos i no dey for any sub preliminary cost again. bUT I will if i can get my manager to update me with as much cost as possible that is relevant cos i no want to add 22k for drink for area boys. so i will just stick to uploading my progress on Mr Spyder thread if he doesn't mind, pickin wen wash him hand clean will eat with the elders, so i need to be around the elders of the trade. |
bettymafy: Nice gesture. However, he didn't build it with his money. Corpers usually solicit for funds from NYSC and they are usually not "allowed" to carry out projects like dis with their money.He might not have built it with his fund but its the concept and thought that counts. Most coppers would be thinking (THOUGHTS) of how to make money quick quick after service but instead the gentleman looked around him saw a problem went about solving the problem. If you have a THOUGHT or CONCEPT but dont have money its the first step, the second step is you sell your concept, speak to people who you think will buy into your concept, solicit for fund and hopefully good minded people will provide fund for you to accomplish your concept. However, If a selffish corpers comes up with a selfish concept that is targeted toward his own selfish need the chances of getting fund to accomplish it will be slim. Seriously, if the gentleman, Dr Okeke had come to me with this concept as in explaining the difficulty the people of that village are having accessing healthcare which is causing a high rate of mortality expecially at birth and ask me for any contribution i will not think twice before contributing my quota even if its a penny and by the time a lot of people contribute their pennies the project will begin. And mid way through, lets say foundation is dug, some blocks have been moulded it will even be easier to solicite for more fund because the evidence can be seen. Anyway whatever anyone has to say it is a commendable effort and a GOOOOOOD thing whether his father gave him the money or there was a pool of fund he requested it from, it is a noteworthy and a praise worthy accommplishment. Well done Dr Okeke, a very selfless act indeed. May God continue to bless you. A man's gift maketh way for him, he has been offered immediate employment but i know he wont accept it, maybe as a visiting consultant. Everyone can contribute a little something to the good of the nation. What i would like to see the government do now is equip that place with the state of the art medical equipment because a building is not the hospital its actually the equipments and the human resources that is the main heart of any medical centre. moreeee making steady progress and my belle is just sweeting me, the truth is i never ever thought i would one day embark on a building project men of God dedicating the foundation- except the LORD build the house the builder build but in vain. Also, taking a clue from Spyder, i instructed them to dig the suckaway and used the sand for some filling, saving some cost there. Please excuse the bum crack of the guy carrying the block. @ Prince_onx no vex that i am starting with the BQ i know you said i should just start with the bungalow, but i promise i will complete all of them one by one ans smal small by small small by the grace of GOD. no body dey pursue me and na small small dem they drink hot pepper soup, as long as they dont give me preliminary and sub preliminary cost lol

@ Spyder, finally i have summoned courage to start, thanks to you and prince_onx, i want to thank you for making me believe that it can be done, its a small start but its a start. As i stated before i am starting with the BQ with an attached store. i will be attaching picture as they go along. We have dug a borehole to ease water problem during the main contruction and for the poultry. First picture is the picture of the land before we cleared it.

spyder880: The settlement is a constant thing. In my own house I paid N120k to the youths and community before they allowed me complete the foundation. In some sites I build for clients, if the money is not too big, I pay and don't even inform my client. I settled the men that came on this house with drinks, they prayed for the speedy completion of the work and are still asking me for a goat to complete the prayers@ Spyder and Prince_ onx, wow, i think this is a wrong practice but i know it doesn't matter what i think at the moment, its something the guys in Nigeria are used to and what they expect but its really encouraging a very bad culture. Why should one have to pay money for wanting to build a house after buying a land, or pay for when you start foundation and pay for when you are about to do decking, this is a joke.. Youth and community my.... so will they give the money to all the youth and community people in the town? Anyway, thats my rant over, but should i feel good that the great Spyder is also paying these sort of meaningless levy that is tantamount to extortion, NO!! someone said its so that they dont come and steal your stuff, you what? its not on, its not the amount of money that bothers me its the principle of it. ITS JUST NOT RIGHT just like we got used to having police men on the high way collecting money from driver in the name of show your particular... show your particular ke show me 20 naira ni. I guess if you cant beat them you just join them cos apparently if you dont pay you wont be able to build cos they will cos you endless trouble. Even Prince_onx is already prepared to pay 100k not for nails or wood for the roof but just for the fact that he is now roofing- A KIND OF PENALTY FOR WANTING TO ROOF HIS HOUSE, I guess there would also be a fee for living in the house then!! but somebody, some very bold body needs to look into this and address it. And i can bet they someone with a title as Chairman of the community youths, an iliterate who drives a Jeep and own a massive house with the proceed from other hardworking people trying to build a house for their family.. Iliterate? yes, cos if you are educated you would know that being Chairman of some area boys is not actually a job description, imagine billing me for drinks for area boys!!!! do you how many boys are in the area, if you want a drink there is river Ethiope go there and drink as much as you like. Anyway, if my post offend anyone, i have no apologies to offer cos i cant apologise for a practice that is wrong. Hi Spyder, I am about to start my project now and hopefully willbe posting pictures, however, i got my first shock/surprise today, just be stepping into the land and i got hit with these fee called comunity fee and i asked for a breakdown. here it goes Chairman and executive N78,000 Drinks for d boys. N22,000 Task force N4,000 Vigilante. N5,000 Total N109,000 Is this what happens in Nigeria over 100K gone with nothing going directly into cement, sand, etc, Spyder do you have to pay for stuff like these on your projects or the client already took care of them |
spyder880: Sometimes professional supervision fees are up to N10k each day but it depends on the project you are doing. For the plan you showed and the total expected volume of work to be done there, N10k is too much to pay. Most professional supervisors will only come in, spend a few hours or minutes, give directions and then move to another site.@ Thanks spyder for the information |
@Spyder, my namager met with an artchitect today regarding the start of my project, and the artichet said everytime he is on site for any supervision we will have to pay him 10000 naira, he said he charges a daily fee of 10000 anytime he is on the site for supervision, Oga spyder what do you think of this? i have been following this thread since its inception and i have never heard anyone with that kind of arctichet, Oga spyder is this normal as in is it what is obatinable in the industry ie 10000 naira for daily supervision. Please i need help with this, thanks |

Limeone: Wishing you a happy and rewarding year ahead Basking4me and all poultry enthusiasts.@Limeone, wow! thanks for your contribution to this thread, i think apart from a couple of people we dont have a lot of people who have in excess of 1000 birds thats why its so nice to hear from people like you who currently have above the 1000 capacity so you can share your experience including costing. Because to be honest everyone who is into poultry farming proper and are looking to make it their primary source of income must aspire to owe more than 1000 capacity farm. I am in a trial period with 250 birds and so far its been up and down with mortality of 5 birds, 3 over december and was told by the vet that the change of weather is the likely cause, but we are learning and gaining experience as much as we can, we do have a standby Vet who gives us advice from time to time. Some of my challenges so far are 1- the maximum crates of eggs i have had so far is 6 crates, and at times getting between 4 and 5 giving us roughly between 60-75 yield. Mind you they started laying around June last year so thats more than 6 months now 2- The sizes of the eggs, although they have started to pick up, for the first 3 months they were really small forcing us to drop the price a little bit for our buyers We just bought a plot land for our next cycle in June or thereabout, i am hoping to start with like 500 birds and possibly increase it to 1000 at a later stage, i have the feasibilty report for 1000bird which i bought and have also made available to others here on NL, however, sometimes you need to really see a sample of existing farm and speak to existing owners to get a better understanding. So, Limeone and Basking4me i was wondering if it would be possible to arrange at some point in the year for my manager to pay a visit to your farms to see in reality what owning 5000 capacity is like and also have the opportunity to speak to you so you can give him some advice on the practicality of running a 5000 capacity farm. nyrol: I love the way this particular deal ended, Blessing called me and we fixed appointment, he came down from Delta and we went to Tin Can together. He saw the container been driven out of the main port gate and we did the off loading together, it was an experience he cherished so much and we became good pals from there till date. Oga Jites congrats Sir.Haha, ehen, so na you be the great man my manager (Blessing)was talking about, wow welldone o, you don scatter my manager head by taking him to Tincan, the guy begin shout o saying "See cars o see cars o" He be like say you tak the guy go heaven, it was an eye opening experience for him and i must thank you again for the hospitality you gave him. Hopefully we would be doing more deals in the future. You guys- yourself and Oga Fhemmmy are the best. have a happy new year |

He said some builder is building a house close to where he lives and he intends to ask him if he can take on our own building, if not then he will look for any builder who is currently handling a project and if he likes the work they are doing then he would approach them, other than that i dont think there is much he can do, any idea ?? if it were here in England you would be able to get a certified builder from a catalogue called the yellow page where every builder who is listed in that book is certified to build, so you can pick anyone from the list really. But thanks. all i can ask for right now is if and when i start building i would be asking for advise and costing information from you if you dont mind so i can compare but in terms of the quality of the work there is nothing i can do about that but i hope my inlaw has enough sense to know from their previous work if they are good and i have also advise him to speak to the actual owners of the projects also so they can give their recommendation. After roofing, you can decide to finish the rest one room at a time as funds permit.[/quote]@ Prince_onx all correct sir, like i said initially i am a proper novice in building matter, the first time i wanted to try i was saving money every month with my best friend in nigeria with the intention of using it to build a house, because i wanted to start when i have all the fund so the building will just be moving like the one spyder is doing so, but when i thought i was ready i ask my friend, my very good friend who is like a brother to me for the money so i can start, the guy tell me say he used the money not some of it o all of it to help his brother complete his duplex and now his brother has refused to pay back. i was paralysed with shock when he told me, what could i do, i cant arrest my friend, he kept on pleading and saying i will pay back small when i start working because he was a medical student and still is currently doing his NYSC, i could not tell me family because they will go and carry fight to him and his family and they will say naim good for me because i no trust my family to help me build house i go give a friend all my savings. Just to clarify a few things, i live in London and have been here now for 14 years , i am not a professional here i do hard work even combining 2 jobs, as i dey write this na my eyes dey close because i finished night work yesterday and came straingt to another work i never sleep all for nothing and up till now the only thing i can say is that i leave it in God's hand. So that why even now i am thinking is it worth it again trying to build a house again or do some business in Nigeria that i will not be living in, and now again i am starting to trust my brother in law, i know alot of people will say i am a fool but what can i do, he is married to my sister, i no get mama or papa for nigeria not even a brother, na my sister be my only immediate relative so if he steal the money at least it will also benefit my sister and to be honest i am actually doing this for them because i will not live in the house whether it is 100 room bungalow or 1 room except when i go home for holiday which no go past 2 weeks. Thats why if someone like spyder say send me the money and i go go sapele and use it to build wetin he fit carry i will not hesitate, i dont know if you know FHEMMMY in the auto section, i have never met the man but i gave him money and he bought a VW passat for me from canada and send it home to my brother in law for him to give someone to drive taxi with and combine with the poultry to help put food for their table, both of them na graduates with no jobs and thye rent for the house they are living now when he expire i have to folk out money to help pay it, why dem go marry? wen they dont have work well the guy be dey work before but the company fold up.. i just want to have something in Nigeria after all these suffer wen i don suffer for this London. Anyway make i nor tell you my life story but i really want to thank you and spyder for your advice so far because you guys are a like a rock and savior to me right now and i honestly wish spyder was closer to my town naim for dey physically help me build this house. spyder880: N1m can start the 2 room BQ and even roof it with aluminum sheets, I will try and itemize the cost of this one later, only that it has become difficult since part of the materials came from the leftovers in the main building.

@ spyder and Prince onx, Thanks a lot for the advice, i know the both of you would have been really fed up with me now always going on with this BQ matter, its not that i am obsessed with a BQ, its just part of a strategic plan i am embarking on. The BQ is just a somewhere for my manager to stay while working on the poultry farm which is also situated on the land for close supervision and to avoid stealing. i have got an allocated space for a 3 bedroom bungalow but i am going to gradually complete that one over time but right now i am expecting my stock of birds in june and i dont want them just to be left alone in the land- Sapele na hot place o. and for now na only the BQ my power go fit reach to proper completion to enable habitation because i dont want to start the 3 bedroom bungalow when i know that i am only able to complete it in December next year 2013. So my chairmen, this is the reason why i am going on about this BQ everytime, the 1Million is just fund on ground ermarked for the BQ project, for example i dont expect them to dig foundation for 400k when i know that on page 17 of this thread Oga spyder dug the foundation for BQ for 11800, and paid Bricklayers and mason 12k, i know that prices depends on lacations but i dont expect a big disparity between what spyder is paying and what i expect to pay, plus or minus a couple of hundreds. What i intend to do is present every quote i am given here on this thread for advice and if the house say its fair and ok, only then will i proceed, no one will spend a kobo out of the 1 million until i get the go ahead say its okay from the house. I sorry if i am bothering you guys with too many questions oh cos i know you are all very busy especially Oga spyder but so far Oga spyder has always responded to evry question i ask him without telling me off lol for which i am very grateful for. |

We had to leverage on the left over materials and pulled some funds and men from the main building to make up the balance.Haha Oga Spyder, this na cheating oh lol, this is me trying to follow THIS BQ step by step, so there has been some cross deployment of materials and men, thats a very good idea but i guess we wont be able to know the actual true cost of the BQ seperatly. I am about to give my supervisor 1million naira to make a start with the BQ, so far we have moulded 1600 blocks. how far do you think this 1Million will take the BQ to? Also how much do you estimate i will have to pay the builder to take the BQ to lintel level including the foundation. i need to have this estimate at the back of my mind before i negotiate so i can be negotiating from a position of pre knowledge. . I had a visitor in my house today, in the duplex you all know here online. The prospective client loved the house but hated the finish. He instructed me to finish his own with better roofing, doors, windows and tiles. Well, I just wanted to complete some good space for my kids, nothing too luxurious.
