We are conducting final checks on this deck and all the works done on it and making final adjustments to make sure nothing prevents us from casting this deck by tomorrow.@ Spyder, you are doing a great job and also inspiring loads of people, may God continue to grant you speed,safety and favour. |
spyder880: We have used 30 bags of cement to produce around 1000 pcs of 6" hollow blocks. Cement was got at a total cost of N1,950. Block makers took N600 per bag. Digging the foundation cost about N11,800.@ Spyder Thanks, This is very helpful |

I plan to cast the German floor same day as the deck by same group of workers.Oga Spyder, i am very interested in the german floor costing o, because apart from the roofing i think the german floor is the next expensive aspect of the building. so if you dont mind could you please state the amount and items used for the german floor. |

spyder880: even the guys on the BQ were busy@Spyder, good morning, just looking at the initial stage of the BQ foundation, those 4 segment, are they the 2 rooms, bathroom and toilet? and in terms of the costing of the BQ, i take it you would be sharing resources with the main house also, as in say if you bring in a tipper of sand for example, you are likely to use it for both the house and the BQ. Cos i was just thinking if that is the case then it might be a bit tricky trying to estimate the cost of the BQ. |

I will definately go back to the drawing board and make a few changes, i will now definately increase the 2 bedroom bungalow to 3 bedroom, i doubt if an additional bedroom will make much difference in terms of cost. In terms of someone supervising the project the architect who drew the plan said he would also monitor it from time to time but mind you he is the one who did a BOQ for 1.6million naira too. I think what i will do like you suggest my inlaw will be responsible for the finance. In terms of getting another land, uhmm for now i dont think i can afford it, i actually bought this present one for 1.2 million naira and guess what i bought it from my uncle at a cheaper rate, well supposedly and in sapele you have to be careful when buying land because a lot of people sell land that don't belong to them. This land however, was bought by the government from the community and government allocated the plots to various individuals of which my uncle benefited 2 plots from. Sapele is not really my home and i am not looking to build a house for myself in sapele to live one day, i have a land in my home town for that purpose, the land in sapele was bought mainly for business purpose ie the poultry but just to accommodate my inlaw and my sister who will also be running the farm i decided to build a little house on the farm for them to live. But on the whole thanks a lot Prince and God bless you for the advice you have given me. |
_onx] With 6" block at N120 (N240,000 for 2000) and cements estimated at N2000 (N150,000 for 75 bags), sand and gravel N300,000 plus labour @ N200,000, N1.6m or a little more should be able to roof a 4 bedrooms bungalow before plumbing and electoral not to talk of BQ. Am not a contractor and with all due respect to Spyder and co! And ofcox I know there are other here and there expenses which was why I said "with a little more above the N1.6m). First of all @jites: if you land is a swamp in an area suitable for farming or poultry it will cost you way more than those of us building on a flat and dry land. Your BQ for example require 6 coaches while my story building of 4 flats was 4 and 5 in some area. Sapele is not that expensive in terms of buying land so you might want to consider looking for a different plot and just use the present one for your farming. 2. If you are on a tight budget which most of us are then I will advise you to start the building of the main house. Why will you want to build or own two houses that won't/can't contain people? One TWO bedrooms MAIN house and one "ONE bedroom BQ even though you have a family. My cousin is building something similar to what you have on mind but his is a 4 bedrooms total and 2 living rooms. On one side he has 3 bedrooms, living room, toilet/bathroom, and kitchen then across the hall is a one bedroom safe contain but they're all under one roof. He plan to use the 3bdrm side with his family then rent the safe contain at least to have a neighbor in the compound. You can even start the main house (not 2 rooms abeg lol) then finish the two rooms you need for now then the rest later. You need to plan for friends and inlaws in case they visit. Finally, if I don't know something I seek the knowledge or ideas of those that know not those that don't know like me. Obviously both you and you brother Inlaw knows nothing about building or are both building for the first time why not look for someone that know. Bear in mind that whatever you do somebody must chop your money one way or the other! Can't beat that! So, let you bro-Inlaw handle the finance part as in give them money when needed or buy/pay for material and labour while you find someone that know about building to supervise the project. You should be able to find someone that will charge you cheap or not more than N50k. Am sure folks like Spyder will chip in more ideas! So Spyder, if you dont mind i will be hoping you would be posting the breakdown cost for the BQ. |
@ SPYDER, PRINCE,ETC I asked the architect for a BOQ on the BQ and i just got a quote of 1.6 million. Spyder, prince and all property followers and enthusiast. is this a reasonable quote? |

What is good never comes easyI used to know someone who was not patient at all, always worrying and being anxious. you know what happened to him? he developed high blood pressure, anxiety and he was admitted to the hospital, he became a PATIENT at UBTH- university of benin teaching hospital. Well the land is in Sapele in Delta state, the land is a bit swampy and the architect said to be on a safe side we need to raise the foundation. its a 2 plot land and it was acquired specifically for me to build a poultry farm, the site will contain THE POULTRY FARM, A 2 BEDROOM BUNGALOW AND A BQ, Presently i dont have the fund to complete everything and i am currently paying an enormous rent where i presently live. So my plan is to complete the BQ first move into the BQ, build the poultry as i need to be close to the farm to monitor it, and eventually build the 2 bedroom bungalow, When the bungalow is complete i would move into it with my family, the BQ will be used for my workers on the farm as an added incentive for them to live rent free, about 2 workers. When the farm is operational the proceed will help in funding the construction of the 2 bedroom Bungalow. But i am not currently at home, i live in the UK but my inlaw will be running things on my behalf- i know a lot of people will raise eyebrow when i say i am not at home and someone else will be running things, the truth is my major problem is even my inlaw dont have a clue how much the BQ will cost he gives me figure and i compare on NL and decide if he goes ahead or not. The block moulder he saw is charging 25 naira per bag, is this reasonable, i have been following spyder,brabus,amlone, and some vito guy something that build a 5bedroom bungalow in benin city for a while and as at last year they paid their moulder approximately 18-20 per bag so relatively i thought it wasnt too bad- your thoughts please. To avoid any confusion, when I use I in my statement i am actually refering to my inlaw. A little bit about my inlaw. He graduated the same time as my immediate younger sister from UNN about 5 years ago, they got married and both of them have been looking for jobs to no avail only getting jobs of 20k a month, so i called him and said why work for 20k or when we can both run some business together, he is very hardworking, i open a little poultry of 250 birds as a trial and so far he has managed it very well losing only 5 birds, we are currently selling eggs now to customers and they are even paying in advance, i bought 5 okada for him to manage on hire purchase and he ran it fanstastically well giving account for every penny even when he buys coke to drink due to being in the sun too long, all the bike have all balance and currently my inlaw has now bought 2 taxis supported by me as well, both drivers balancing 2k per day 10k per week. So in terms of the business being in good hand i have no doubt but the help we need now is for the building as we are both novice and dont want to be riped off. So please my good people of NL any help would be greatly appreciated. |
spyder880: You are welcome. I have not had too much time to look into your BQ cost breakdown till my client in this duplex project called and told me to start this BQ. The budget is small, only N130k for the foundation, block work till roofing stage, without the roof. I want to see if I can perform this magicOkay Oga spyder, i will be glued to this thread now because this BQ is my personal module. I am seated and ready to take note. My land just got tested and it was found to be a clay and have been told i will need 6 coaches for the foundation because the land is a bit swampy. So my foundation cost might be a little bit higher. But i am most interested in the amount of block from foundation to roofing stage and subsequently the roofing. Oga spyder which magic you want to perform now na, no perform magic wen i no go fit emulate oh because i am going to be mirroring this BQ everything because its the same layout as what i want. So whatever magis you perform you will have to show me the trick too o. Some architect has estimated about 1200 to 1300 block from foundation to roofing, that does not include the foundation o. Is this reaslistic? na from this your BQ i go know if the guy knows what he is estimating or not. I salute!!! |
spyder880: This BQ will have 2 rooms, a toilet and bathroom with small balcony in front. On the left side of the BQ will be a car shed/park to accommodate one car. The owner wants to use the space to pack materials and a sleeping room for the workers. This could be turned to a security post when the house is completed.Oga Spyder, good morning, you are now speaking my language now that you are about to build a Boys quarter, if you can recollect i have been asking endlessly for the cost of building a boys quarter but no reliable reply from anyone, i assumed because no one was building one. I think you were the only one who replied me saying i should budget 500k but that it could go up by 50% eith way. I have not started yet and i was so happy when i saw that you are about to start a BQ. Oga spyder i have been following the duplex just out of interest but now i will follow the BQ and i was wondering if just for my benefit and others if you could itemise the cost of the BQ seperatly for me. ie the cost of digging the foundation, the number of blocks, the number of cement,sand,gravel etc because i will be following your pattern verbertim if you dont mind. Fhemmmy: I have always wanted to do the transportation buz however not being in Nigeria and the dishonesty of most of the drivers there is the biggest turn off for me, cos i like to be able to do to bed at night and sleep well . . . .Yes o Bros Fhemmmy, you can make good return in transportation business if you have a good and honest driver, whjat beat my imagination is the fact that if a driver drives the bus or car well he can make enough money for himself and for the owner without being dishonest. Presently, i try and recruit drivers from Church, God fearing individual whithout job but with family to cater for- i know someone will say not all church goers are honest, well i mean a born again christian just to make it clearer. I already have a driver from Church waiting to use the VW PASSAT for inter state. Delta-Benin, Benin -Delta -Warri, tidy steady income which i plan to be using to buy cement and mould block by the grace of God to build a boungalow and a boys quarter with. I have a good manager at home who also manages my little poultry farm, he is my inlaw and a graduate that has been looking for a job for ages to no avail. but now by the grace of God he is a manager of a mini transport business and a farm. In terms of having a good sleep, i dont put money where if i lose it i am finish, nah, if i lose anything today God is the reason why i haven't lost everything I am hoping that by God grace i should be able to add to the cars through the one and only CHIEF FHEMMMY, the Auto Guru. I currently have a taxi that balances 2k daily and 10k for 5 days, the only issue with your budget is 300k might not be able to get yopu a good reliable taxi car, but if you are able to get one then that a good biz to go into and if you drive it yourself you could make up to 5k daily |

What i was thinking of is if you tell me now what i should budget for an Hiace for instance and when you go over there you see a good clean one which you like and its within our agreed budget then you could get a picture for me. Hi Femmy, First and foremost i must commend the great work you are doing on nairaland, you are one of the very few trusted Nigerians from the testimonies i have read about you, Mind you i have spent the better part of my day going through all your thread from 0 to 59 as you can see from when i posted this past midnight and to be honest i am kind of exhausted and spoilt for choice. Do you personally inspect the cars you buy for your client as in do all the necessary checks to make sure the car is not a damage import WITH LOTS OF WAHALA, or some kind of insurance write off. Now to the main reason i have decided to write to you, i am interested in getting a bus either tokumbor or fairly used these are my preference Toyota Hiace Toyota townace Hyundai H100 vw transporter The year is not that relevant but something not too old, my budget range is 600k to 700k, will it be enough to get me a realiable Bus? i would be grateful if you could provide me with the quotes and pictures if possible even if its of buses that are above my budget. I look forward to hearing from you and possibly do some business with you |
