Does anyone plan to transport a van/bus from Lagos to the South-East? I've got some personal books to move from Lagos to Enugu. The books are printed Journals packed in 14 cartons. I think that they can all fit into five empty sacs of rice. My people, abeg indicate if you can or know someone else who can convey the books to Enugu. ^^^ This is a good step of faith, I commend you. I think that you'll get a more realistic estimate if you show us the drawings or at least the 3D. The size & features in your building plan are the main factors determining the quantity of materials. I'm assuming that the material quote from your builder includes from foundation to the decking itself. However, I think that things were grossly underquoted for the following reasons: - are you doing internal conduit or the traditional surface wiring? Have you already bought pipes? Couldn't find any mention of them, maybe it was my eyes ![]() - quote for water or do you have water source nearby? - you'll just need to buy more cement as work progresses - honestly, you might need wood/planks in hundreds and it helps to safe keep them for reuse - foundation filling sand? - 1 roll of binding wire may not be enough for just the lintel let alone the decking. You'll need several rolls - I think that you'll need more iron rods Charge for workmanship (#250k) is not realistic unless labour is kobo kobo in your area. Ask him to break it down to show how they reflect in the following: - foundation digging & blinding - mason - electrician - carpenter - iron bender - decking labourers - builder's supervision fee etc I doubt this builder's competence/sincerity and it's better to get other quotes and compare. Please don't wait a day longer once you find a trusted builder: cost of materials are increasing everyday. All the best in everything and please let us learn one or two things from your experience once the work begins. PEACE! |

^^^ Favour, please don't let anyone frustrate your work. I have a similar but smaller project and you can accelerate the pace of your project if you do not determine your expenses per bags of cement. Actually, it costs you more to buy cement in smaller quantities. If you plan to attain certain milestones in this project before taking a break, I would advise that you buy some materials (cement, rods, wood etc) and store them away in a safe place. Have your relative make delivery and monitor the progress of work without taking over the job of the builder. There shouldn't be any worry since remaining materials will be used in the next stage. Get regular updates from your relatives but also from your builder. Find out what exactly the problems are: workers run out of supply, builder hired fewer workers, or builder is just incompetent? At most it should take 1-2 days to complete the entire floor, if neither materials nor labor was lacking. Different builders do things differently! Therefore it won't be exact to determine cement quantity without info about surface area plus the thickness of your floor. It might cost you more to go home just yet, maybe later to facilitate the casting of your deck. But I'm sure you can make it work even from your base in Europe. A dubious contractor will always find a way to cheat if he chooses to do so. Few photo updates will enable you to get some useful comments. You should be prepared to deal with public criticisms and I'm sure you'll be satisfied with loads of suggestions that you'll get here. I admire your courage! ^^^ Thanks for your response. Your brother in the villa puts your "small change" to good use . The mansion is coming out very fine! It leaves the windows clean when plastering precedes window installations. Did you have to plaster the bathroom walls/floors even when they may be tiled at a later time? Order of finishing is really a matter of choice/taste/cash; however, I hope that someone someday will elaborate more on the various stages. God's continued blessings with even "bigger change" to complete your project plus long life in good health to enjoy your mansion. |
^^^ Welldone NL1960, you guys have really inspired a lot of us. Please do you remember how much it costs to plaster your entire house (inside/outside). How did you negotiate with workers (cost/m2 or in partitions) or you gave the entire plastering on contract? I love the neatness of your plastering. Could there be any possible advantages of plastering before installing the windows/doors, or you just installed the window frames? I'm considering completing the conduit wiring and installing the inlet/outlet plumbing pipes before plastering. You probably did some initial plumbing work before plastering. The poster was very clear and simply asked for "how much it would cost" and never requested for a detailed list of materials. There was no ambiguity in his request. Best advice to obtain a detailed bill of quantity is to consult with a quantity surveyor. We have a couple of them on this forum. |
10-12 million naira (excluding cost of land) is a realistic estimate considering the hike in material costs |

Favour, I guess that Mr Spyder has just alerted you that the material quote (e.g. cement) could have been underestimated based on his own experience. Also for many potential home owners on this forum, the knowledge gained could be well applied in taking all necessary measures to save own self from dubious contractors, rather than using them as tools in our hands to confront our builders. Note that most dubious contractors are so skilled in their trade that they can under quote in order to win a contract, but will revert to you at a later time to lament that your materials have ran out. So, except one has the complete details of your floorplan, even the so-called quantity surveyors would only speculate on material quantities. Take into account that different builders/brick layers use materials differently, which will either utilize your materials adequately or waste them.
