I've asked him this same question but apparently he's not willing to give the answer. I guess it's his business philosophy. Most real estate companies, from experience, would lure you in by hoarding full information on the financial obligations of their developments. It's when you're committed financially that you will get to know other hidden costs. It's what it's.


My issue with it is that he called it a "standard" 2 bedroom bungalow.

I'm surprised because I think he's a builder.

With current prices, before you complete just the foundation of a standard 3 or 4 bedroom flat, you'll spend about 2 million (on a dry land.)

Then Superstructure. Then roof. Then aluminium windows+burglary (cost at least 600k upwards), Wires nko? Etc..

All in all, I'd really like to learn how he does it because no knowledge is lost.

Well said. One way to deal with POP guys is to keep them outside. I advised a client to build a shed for them outside and he was glad he did. It is the period of producing the POP boards that generate most dirt's if you can keep them off then the dirt's is less. The plasterboard also generate little dirt's majorly stains while screeding it . Two challenges with Plaster board is that it is expensive and limited in design there are some designs you can't achieve with plaster board easily. Also the angle profiles always show rust stain until you apply some special paints over and over on those stains. My submission is based on the fact that I have done the two over and over.

Also, Plasterboard have this ease of maintenance that POP doesn't. You can treat sections in isolation.

And the cost for plaster board is way more than what was quoted above.

I stand by what I wrote above.

Plasterboard is 1.7 times higher than POP and that's it.
Infact @rmx gets it even cheaper because he does humongous volumes.

From my experience with it, it's about 1.7 times more than POP.

If POP gives you 6,000 per metre, then Plasterboard will be about 6000 x 1.7 = 10,200 per metre.

Didn't matter for some of my projects because I didn't tile all the way up, even for bathrooms.

However, you cab tile first if you intend to use plaster boards. It doesn't leave a mess like POP

It has it's own disadvantages. Majorly possible leaking issues, heat ( because it has a smaller area to disperse heat) etc etc..

Thanks smiley I have corrected it on the new post but didn't modify this previous one..

I have already done the roofing, fixed the back and front doors, aluminium guy is still working on the casement windows.. The next is German floor and he is suggesting 4"thickness, that it's the best...only issue we had was his quotes on materials...

Ohhh I understand now.

What you're doing is flooring..

Not "German floor".

German floor as we call it, is done at foundation level.

For this one, you only need max 20 tonnes of granite, 20t of sand and 40 - 50 bags of cement..

Assuming House owner buys all the materials needed.
Depending on the complexity of the house design,

An Engineer using his own dumpy level might charge you up to 50,000.

A bricklayer should charge between 20,000 - 30,000.

We work together in everything, but the buck stops with me. I make the final decisions. For instance, she prefers a black tile, I prefer white...her only reason being that black can mask dirt/stains, while my reasons for white included brighter interior, cooler temps & ability to match with any interior decor...so I won on that aspect. If she had provided a superior argument, of course I'd have gone with the black.

Others may have a different way of doing theirs and that's completely ok too.

Goods in the world would be extremely expensive if not for chine. If you buy a cheap product from China then be ready for the malwares and co problems.

But house fitting? Lightening equipment? And co? It's all on aliexpress and you will have various options.

You can also open dispute if you're not okay with what you got

Delivery cost / time is another wahala.. Except you use Express delivery which then makes the average cost of what you're buying more expensive than the ones here.

There are alot of impractical advice online.. It's not possible that cement costs 2750 from factory and rituals at 4000 naira..

I know FinPaul Akinlaja. He's a financial analyst/ investment advisor. Some of his analysis are spot on.

Some people drop nuggets to appear clever and smart. They even lure you into some investments and one suffers loses at the end.

Good afternoon my people.. The issue of theft in most of our sites these days is becoming alarming. We have a project in Abuja and the installation of first fix started last year August. The second fix was completed early December,. We are meant to start the final stage yesterday but on getting to site all cables were stolen including the load cables to the distribution .

Now who is responsible for this act? After we completed the second fix which is the cabling in early December 2021, POP contractors came and left, Tiler came and left, also the Aluminium guys also came and left . But my concern is that the builder couldn't fish out who could have done this .. Cables of about 2million naira got stolen on site and we have builder supervising the project regularly on site.

My concern is that all the cables removed would be sold as scrap maximum 30k because there was no straight l length in those cables ..

Are we going to blame government for this because of lack of job(an idle hand is a devil workshop )

My client said the it can't be tiler and POP guys because they are Togolese
The Aluminium contactor is a Nigerian and he stays more than POP and tilers on site. Who are we going to hold responsible for this act.

We got to Abuja yesterday hoping that the final fix will be completed in the next 8days.


Is there a gateman on site that's always there 24/7?

I personally don't think it's the tiler or aluminium guy.

Your workers have been the first suspect if not that you stay very far away.

These cable thieves are just demons.

The only benefit I see there is the cost savings. The half fence does exactly what they sought to achieve with joining the house to the fence and the peep hole...it's an overkill for me.

The half-fence means other people can see the inside of your building. This peep-hole to the street means you're at an advantage.

it does not, but think about it this way, a thief getting in through the gateman's wall is the same as a theif getting through the fence wall, the wall is still the same thickness all round, if the thief breaks in through the wall, what makes you think he won't break through the other walls. Never forget the essence of this security measures is to alert the residents of a suspected attack.
Usually Windows are not installed on that bounding walls, a theif quietly pointing a gun through the window would not want to fire.
I personally don't like see through, while you protect your house against human invaders with see through railings, you leave your house vulnerable to snakes and other crawling animals.... No good to me.

Everything boils down to choice though. And if we take cost into view, a local man will not want to employ the use of cctv com cams and automated security measures.

It's just a small peephole over looking both ends of the street.

Any serious thief / thieves with guns have several ways to access a building. They melt blocks with acid, they cut electric fence, they blow gates with dynamite..

It might be easier to run, hide or disappear (like EgunMogaji) if you see them coming.. which is what the window does.

Please I need ideas on how to go about getting approval for a building in Port-Harcourt, Obio Akpor LGA to be precise and that of Urban what I need is a rough idea of the cost implications. It's a 1 storey building of 4 flats 2 and 3 bedrooms

Keep about 1 million aside for all the approvals including paying community boys.

And don't start buikding till you finish approval. If not, you'll be paying "contravention".

Maybe be it’s an exposure thing but I’m actually concerned about the fact that I have to explain this to people on here.

Preference is one thing but steadfastly sticking to the idea that shared fence/wall structure is superior is somewhat disturbing.


Gate houses mostly aren't on the shared wall with neighbours. It's usually on the approach view, front / road- facing side of the building.

The boldest part.
Does it mean you want a double wall along the sides and at the back of your building? Your neighbour builds his fence and you build yours along the same sides?
