Just today, I was thinking if there’s anything we can add to cement to prevent the greening / algae growth that occurs on bare concrete floor finishes..

When buying a land from any of these agencies in Nigeria how do one verify that they are genuine? Apart from visiting their offices and viewing the land which other ways can one verify that these are not scammers?

There has been a history of "Real Estate companies" that do not have genuine documents. Some will collect money without allocating the lands.

First, check their history. You can google their names.

Before buying land, you also have to confirm that the estate has genuine document (Global C of O) for that land.

This you can do by going to Ministry of Lands.

Yes you can do that.

but then, screeding isn't really expensive.. you can just buy those Glova bucket in batches..

Ive done both.

I can tell you that There is still a whole lot of difference between a properly screened wall and the type of finish you'll get from this method.

Variations in building construction can be funny.

My electrician in Port Harcourt is saying they don't use 3x6 knockout boxes. They only use 3x3.

I personally prefer a mix of 3x3 and 3x6.

Congrats for moving in to your new apartment.

Now to the issue you have in the house , you need to chambers if the waste and soil pipes are not linked to the same chamber.

Also, you need to change your floor drains to S-Trap floor drain to prevent the odour flowing back to the house. Make you all the toilet have outer Vent .

Introduce magic waste to all the basins in other to retain some water so as to prevent the bad odour as well .

How does the S-trap drainage look like?

Until two different people showed me shege.. I was almost begging for my own money.

This debate about giving artisans travelling from one state to another transport fare has been going on for long.

It's obvious everyone is adamant on their positions.

My view is: If you want someone to come from Lagos to your site in Port harcourt for just a quote without paying his transport fees, that's fine. So far as the person agrees and your conscience let's you sleep at night.



There is no hard and fast rule. Each to his own.

Good morning everyone please I need advice on the type of wood for roofing.

The carpenter recommended melina or Ofu wood that they are good and termite resistant as the area is red sanded and termite prone and we will also Treat with soligmun and gamalin and kerosene.

The only challenge is he says Ofu doesn't seem to be readily available in this area as they might want us to pay and come back in like 2 weeks which he doesn't really support.

So he's suggesting Melina all through. I read somewhere here that melina is good for noggings.

So my questions are.

1.Is it okay to use melina for all the roofing woods.

2. Its slate we are going to use for the roof will the melina be good for the extra weight of asbestos slate if we eventually do melina through.

3. Location is Lagos, Agbara axis.

Though we still intend to ask around more at pakos around but please your opinions are highly appreciated.

Don't use Melina for all your roofing. It's a soft wood kind of..

Your building is at Agbara.. I am 1000% sure you'll get Ayin or Akun at Iju, Onibikun and even at Goro areas in Atan.

If you're using slate, I will assume you're on a budget.. if not, you'll get good wood at Ijebu or ibadan

Please guys, I need your input on this estimate that was submitted to be by a roofer for a 3 bedroom bungalow. I think it’s quite high.

Except your roof is very very high and your building is very very big, you shouldn't spend 1.3million on woodwork of a 3 bedroom.

I doubt that that is the case.

If indeed that is the case, it is either a Nigerian thing or he may be referring to those wall lights very close to the ceiling.

I believe that wall lights globally have not run out of fashion.

That said, I would do wall lights a little differently from those in my grandparents and parents' houses or the houses I grew up in.

1. I would mount wall lights to the left and right of mirrors

2. I would mount wall lights to the left and right of the bed

3. I would mount wall lights at eye level and not close to the ceiling

4. I would mount wall lights that match with the room decor (and that make a statement, this is not just lighting, this is a fashion accessory that has made a difference to the look and feel of the room that it is installed in - in other words, the choice of the wall lighting is intentional, not just a piece of lighting)

5. I would mount multiple wall lights and make their control different from the rest of the lighting for the room they are situated in

I think that eye-level wall lights are not yet out of vogue.

You can use 3W as against 6W. Also wall light is becoming old except you have passion for it. People prefer ceiling fitting and the chandelier in the sitting room. You can as well compliment it with strip light ..

Nigeria is not an earthquake prone country. I don't think our standard buildings are supposed to be earthquake proof. You can only be liable if it is the law that all buildings are earthquake proof. Large parts of Turkey are earthquake prone areas and it is mandatory that houses are built to particular specifications to withstand as much as possible (nothing is 100% full proof) these devastating forces.

The contractors will be made scape goat and I pity some of them..

Any building code you implement can only be tested when a real life even happens..

You can build and think you've done the right thing until nature comes calling.

raise the floor, raise the walls, raise everything above the floor is easier than digging down to make things right.

Yes i know it's just a discussion.

I was just pointing out resultant effect of placing another floor on the existing one.

New roof, New ceiling, new floor etc.. it's expensive.

In all my project now I do follow the full “definition of rising dampness”
It didn’t stated that such soils and area should be exempted ” means all soil and region needs dam proof.
That is my own simple understanding and prevention about it now

Yes it's better to prevent it.. I also assume every ground is prone to capillary action of water.

I've seen a house built on rocky terrain in Ondo and they still had wall dampness..

For existing building, there is no other work around it, than that the roof must go and walls extended. Anything short of that would result in dwarfed head room.

I have experienced this problem first hand. In the 70s and early 80s, most parts of Itire/ Ikate including the present Aguda in old surulere in Lagos were all swamp before people started sand filling and building. They built mostly one floor houses. At first, those house were ok but fast forward to the 90s the problem started. My assumption is that because road were now construction which made those houses to sit below road level, water pressure tilted towards the buildings. Secondly, the foundations were not constructed with DPM.
Other than the walls were constantly damp, there was a more serious problem. Once it rains and the outside surroundings get flooded, it affects the inside.
You could visibly see water sipping throughout where the walls meet the floor. Within minutes you could have a river in your living space.
People would take different measures including sealants, tiles. Patching etc, none of these worked. Some broke the existing floor to make new one, with more concrete, it worsened leak.
The only thing that worked was to make another thick floor on the existing one without breaking the old floor. The problem with this is that it reduces the head room.
If you have a two floor building, you are stuck, you can’t raise the headroom for downstairs which is where the problem is but for bungalows, people went as far as removing the roofs, doors and windows to create more headroom.

Exactly.. This captures everything I was saying.. This is also why I advocate 3 - 4 blocks headroom these days.
