My advice? Fix this now. Don't wait.

Second advice, don't disturb the existing floor, make another floor atop it. As long as you place a DPM, I personally placed doubled DPM and the height of the new floor is at least 4 inches long, you will be good.

When water fights, unless you were well prepared, water will win.




Not breaking the floor will affect the height of his doors, floor to ceiling height and other things..

Except he hasn't done those yet.

Then add 100 naira per bag for delivery. If your site is really far, delivery could take up to 200 naira or more.

In the light of the fracas in the last couple of hours, I wish to share a story.


I was introduced to a lady by a professional friend. The lady lived out of town. I had to travel quite a way to meet her, I did not drive, I took Uber there and back. We discussed and she agreed to deal. I told her she would bear the cost of my transportation to and fro, she agreed.

But she did not pay. Not that day, not the next week, the next month, or several months later.

I did not bother her, but I was extremely upset. I shared those thoughts with the Uber driver who took me back home. We all discussed how those rich people like to take advantage of those they feel are beneath them.

Yet every time she reached out, I was as polite as possible and never raised the issue of the transportation that never came.

However, just last month, this lady reached out and berated me for not reminding her about the transportation cost, asked for my account details, and then wired the money to me.

Then she explained that she was out of the country and just returned.

Then in the last few days contacted me again and said that she had decided to work with me since that meeting and then give me a new contract, and paid upfront.

Then promised to wire me even more funds next week.

She then made it clear, she will be hiring my services on a rolling basis for the foreseeable future.

I think it pays to take the long-term view in business and not the short-term view.

I am sure I have passed a message.


Of course it's good to treat each other (both customer and client) in the most respectable manner. It's worth noting that this case you described is just 1 out of 20.

Service providers see alot of "shege" with clients. And you just have to let it go or find redress.

Good morning everyone. A friend of mine just started this project on a slopy land. The back of the building has a foundation of 6 coaches
Double walls were used in all the sections at the back before it was filled with laterite( this cant be seen in pictures). DPC of 6 inches was also done.
Is this foundation solid enough? The land is not water logged and he’s planning to build a bungalow.

Can i ask?

How much has your friend spent on this foundation??

Regarding sokaways.. most houses that are occupied by the nuclear family do not need 9ft wide, 10ft deep soakaway / septic pits...

You can have very moderate ones.

2 units of 2 bedroom is okay. A building of 15m x 7m.

But if you're considering standard setbacks, you can't even get more than 1 unit of 2 bed and 1 self con.

You can buy your wood from Obasanjo (before the police station, coming from Ijagba). There's a big sawmill there around the mechanic workshops.

Yes it's very possible. The mix is to prevent plaster hairline cracks.

The artisan is being honest with you. Don't mind people that are usually fond of shouting fraud once they see a quotation.

ALL those prices are fair for a "sinking soakaway" and that us the price range.

Beat down "sinking and sealing" to 100k.

Casting can be done around 50,000 too..

Yes cutting off takes labour therefore if a tiler sneezes I pay, if he dances I pay, if he wastes my tile I still pay.

Waste means he's breaking your tiles for no reason.

This is exactly what went down:

Before I engaged the installer, I hired a Quantity Surveyor on this forum to do the roofing estimate for me (installer did not know this). The QS estimate for the actual area to be covered was 478sqm, but with 25% addition (making 598sqm) to account for wastes.

Now wood work for the roof was done exactly as designed on the architectural drawings (no addition or subtraction) and the final cost of the wood work was very close to the QS estimate as well.

After wood work, I engaged the installer and we agreed 200/sqm as installation fee. He took his measurements, did his calculations and came up with an area of 354sqm to be covered.

Now considering the significant difference between the figures from QS and installer, I decided to go with the installer's figure so as not to incur a huge loss, in case the QS figure was wrong. So I added 25% to installer's estimate and ordered 443sqm, which was made known to installer.

So he did 443sqm initially, and it covered only about 3 quarters of the roof. Installer then calculated the remaining uncovered area, and came up with an additional 150sqm to complete the job. This time though I decided to ignore installer's calculation and went with the original estimate from the QS and got an additional 155sqm to make a total of 598sqm.

The roof was eventually covered with a total of 596sqm, which is in line with the QS estimate.

Now, the installer is insisting his installation fee is 200 × 598 (not even 596 that did the job), while I'm insisting I will only pay for area of roof installed (excluding off-cuts), which should be like 200 × 478 (going by the estimate from QS).

I have told the installer, if he doubts the estimated area from the QS, he can repeat his measurements and calculations, but the guy is saying it will never be the same as that of the QS, that I must pay according to the total area of sheets bought.

Nor be small argument for site today o. We almost came to blows grin

The 597 sqm was used on your building. Every roofing has waste / off cuts.

You owe him 200 x 597sqm. That's what Sonnie was trying to say.

If you decide to pay him less, you're not being fair to him.

You can ask your QS @QSFEMI how its done.

I still don't know how your roof has more than 100sqm "waste".

I used Matte paint (from GBADEXY) for this room painting..

I love the fact that it is cool, can absorb light (I really don’t like the sheen of satin paint) and I think absorbs less heat.

Only downside is that I don’t think it can be cleaned.

Very possible. 2x4 is versatile. It can be used for tie-beams, rafters and struts.

Quantity majorly depends on the size of the house, design and pitch of the roof.

For people embarking on new projects , there is nothing new under the sun , arguably worse times have happened in times past to Nigeria , probably and arguably late 80s and some part of the 90s , but we must move regardless . God will bless our legitimate hustle

Both of them have issues agreed.

If there was a delay, the client should have informed the engineer and asked for more time to get back to him. Failure to do so can make someone go crazy. But the client showed good faith by making an additional payment soon after the argument went public.

The engineer on the other hand displayed a textbook case of how not to treat a client in the face of provocation. Is it posting PII of a client or castigated the client? The list of wrongs is too long to list.

Hope they resolve this issue in the interests of the house.

Lets not forget The client BLOCKED the Engineer on Whatsapp after getting the drawings and I'm sure that's what made the Engineer conclude he's being defrauded.

I had initially expressed an opinion before reading to the last page..

Don't even know what to comment about..

Is it the client that wants to use bricklayers for a 3 storey building on a water logged land (from the picture) without even carrying out a soil test.

Or is it CivilEngineer90 accepting 150,000 naira for architectural abd structural design of a 3 - storey building..

CivilEngineer90 please stop the whole name calling. Before it turns your right to wrong.

Unzend please pay up your Engineer. Accepting 150k from you is a big favour.. you shouldn't owe him.

Contract someone else for an independent review within 24hrs and please pay him after. Thank you..
