The best! Best option for me is this one . Simple and lovely. Tiles round the house is odd & on the shelf. We have expensive paints that keeps water away from the walls of the building .




Paint cannot keep out capillary action of water.

Paint can only keep out water splash back. And stop water ingress from the sides. It won't stop capillary.

I am having a suspected transmission issue with my 2007 Lexus ES 350 and I'm in need of a reliable gear expert in Abeokuta.

This is a summary of the problem:
1. I had an accident in April with the car where in order to avoid a careless driver, I swerved hard, lost control and hit the driver's tyre/side on the median kerbs on Lagos Ibadan expressway. Brake disc broke and shaft pulled out. It was replaced immediately by the nearest mechanic to the accident scene. Further repairs were done gradually.

2. In June/July, I had a mechanic check the car in Ilorin to fix all the noise on the front tires. He changed linkages, ball joints and greased the shaft cup which was low on grease.

3. After he fixed it, I traveled the next day, but the car had a lot of unusual vibrations, especially one gentle and repeated vibrations that comes once in a while. Vibration is usually noticed between 40 and 100Km/hr. Mechanics tried to trace the vibrations but couldn't get it. In the process of tracing the vibrations, the shaft was suspected and it was cleaned twice. Once it was 'packed' with rubber and my mechanic in Ilorin faulted the rubber packing and removed it and cleaned thoroughly.

4. In September, I noticed something unusual in the transmission, there was always a delay when switching from gear 2 to gear 3. It wasn't frequent and most times, mechanics didn't notice it during test drive. During inspection, it was noticed that the gearoil sump had hit something and was deformed. Mechanic asked me to drop the car to allow it cool before working on the sump to beat it back to shape. He did this and changed the oil. Please note that I have always used original Toyota WS gear oil for this car, never compromised. He topped with 4 litres oil which he claimed was sufficient.

5. I got back to Ilorin and realized that the problem wasn't solved, there was still a delay switching from gear 2 to 3. I had it scanned by someone who noticed an error, I checked it online, it was something about solenoid which affects the switch from gear 2 to 3, but the guy cleared the error without saving them.
I took it to another gear specialist in Ilorin, he had it scanned but the scan turned out to be okay. Nothing was wrong with the gear and engine. He only advised me to top the gear oil with 2 litres which I did before traveling back to Abeokuta.

6. I traveled back to Abeokuta and the problem was still there, at some point when I was almost in Abeokuta, the car had difficulty moving and was vibrating, I parked, turned off the engine, turned it back on after a few seconds and everything was fine, I continued my journey, but with the transmission delays. The car is currently in Abeokuta, working, but with the transmission delay.
I don't want to travel with it anymore and I don't want to have any trial and error done by just any mechanic. I need trusted hands to check it here in Abeokuta. I don't want to risk driving it down to Lagos.

Please I need a trusted hand that can work on the car and save me from a transmission replacement.

I really didn’t know anything about German flooring till I began searching on properties on nairaland, I nor even know say section for buildings dey nairaland..so to your question, all the houses over here are built without German floor,to be fair “all I have seen here”, so I guess the engineer just went with what’s rampant..I already told him to include iron rods and the black waterproof( I found that out from here) when we plan to floor the grounds.. he said it wasn’t necessary but I insisted o…though we chained the whole buildings round, both inside and outside before filling with sand.

it is a 5 bedroom bungalow, spent more than 5million , minus the land… filling of foundation alone with sand cost me 1.3million.

You should have done the German flooring.. it will probably take another 1.2 - 1.5m naira. It helps.

I went to my site today..flood enter inside the house of those around me..it entered my compound but did not enter the house..when I did the high foundation way above the road , the neighbors said I shouldn’t had, as flood doesn’t get to the area, but this one thought everyone a lesson.
I think high foundations should be done more in Nigeria.

That's about 2700 per sqm Ridiculous.

Even if it'd staircase that's usually charged higher, 2700 per sqm is ridiculous..

Usually 500 - 700 depending on the expertise of the tiler.

In addition, in a process whereby clients wants to choose his sub contractors for stuff like POP, Electrical, Tiling, Smart home fittings, Aluminum should not be a problem to any contractor at all. But I will advice a synergy from planning stage. That is the client should choose his preferred sub contractors and carried them along from the beginning, review the plans together along with the designers and main contractors, draw out approved specifications for each trade and note all the sub contractors should be supervised by the main contractors at a reasonable fee. The reason behind this is to avoid blame shift, hinderances for effective execution of any aspect of sub contractors work, for example if you bring in a low voltage/smarthome contractor at a later time, executing his work may be difficult or in process he may damage some imbeeded conduits in the process of breaking wall. If such has been introduce from onset he would be invited for his input time to time to facilitate easy and perfect installation.

Main contractors should be the eye of client in this regards because the overall Glory still comes to him when the house is well and tastefully delivered.

All these are excellent points coming from years of Engineering and construction experience.

1. I would say, surely that QS should do the take-off and allow the contractors to put the rate. A mechanism can be put in place to verify that the items are delivered based on the specifications. For example, Concrete grade can be verified by cube tests, block strengths, steel strength,
etc can be very by material testing.

2. I think there is no way to solve this problem of contractor greed. Also, I've observed that people-trained engineers are more aware of the actions of cutting corners and not really building according to building codes. I'm not saying this because I'm an engineer or biased towards the civil/structural engineering profession. Also, I'll advise that when you can't hire a civil/structural engineer to build your structural frames/Carcass for any building over a bungalow you should hire them as a consultant.

3. Quality control is one of the most important parts of construction. For example, the difference between M15 and M25 can be a lack of monitoring and poor quality control. too much water in like half a bucket can weaken concrete by more than 50%. A lack of vibration may render it very weak that which will allow the rebar to corrode etc. I would put that durability is as important as the strength of the concrete. Quality control requires that you have an expert on-site to make sure that materials meet specifications and that construction is done based on guidelines.

It's resistant to water and growth. They easily last 20/25 years on the wall.

How much are they? Do we have to screed the wall before applying it?
And do we have to still paint it after applying?

But 1:2:4 will not even give you the minimum required strength for most reinforced concrete applications.

If most reinforced concrete work. I use 1:2.5:3.5 which will give characteristics of concrete compressive strength of 25N/mm2 after 28days.

Also, the water-to-cement ratio is so important. W/C of 0.5 which will translate into 1 bucket for one bag mix should be the way to go.

For example, if Mr. A uses a mix of 1:1.5:3 with too much water, 1.5buckets, and Mr. B uses a mix of 1:2.5:3.5 mixed with 1 bucket, the strength achieved by Mr. B will be better than that of Mr. A with all things equal.

In summary, quality control is as important as the volume of cement used in concrete production. Also, I experiment with mixes and carry out tests from time to time.

Oga Abdul, your 1,2.5,3.5 gives you M25 grade concrete.. That's 1 cement to 5 sand to 7 aggregates.. Do you use additives? Or could it be the 42.5R cement? Or the size of the aggregates?

I know it's 1.1.2. that's guaranteed to give M25..

I use 1,3,4.5 for my bungalows.. I get up to 18 -20N/mm² after 28days..

I have always said it is easier for the camel to pass through the hole of a needle than to see a straightforward and honest self-acclaimed builder or civil engineer. The five-bedroon duplex they gave me a bill of 45 million plus or minus 10 percent is what I used 31 million to do under my strict supervision.

They will collect all the millions and still won't give you quality service. Na them go use 1:4:8 for concrete when the books said 1:2:4

Well you are not actually far from the truth but the primary reason that column come out from that wall is simply because the column size is larger Iin size than the wall according to Structural Engr design

It might be a 450 x 225 column..

These columns always come out for large structures like churches and warehouses.

This is not a bashing post!!!

I have been advised to seek professional opinions on this.
Please I will need experts and professionals in the house to please advise on best approach on how to tackle this.

Quick summary:
During casting these areas were not well supported and almost gave way. From the look of things, beam seems to be affected.

@hajivince could you please explain the solutions you have proffered so far. I want the professionals in the house to weigh in on this to see if any of these approaches will work.

Carpentar should have supported it better.

My solution:
-Prop it using steel props.
-isolate the area
-controlled breaking of the beam (avoid excessive vibrations)
- Cast beam again..

Yes o... They will use hammer to break the concrete grin

I'm just kidding..

They use a tool (Schmidt hammer) that has a hammer inside it. This hammer is used to strike the concrete and records the time it takes for the vibration waves to be sent back. The time is then converted and used to determine the strength of your concrete.
