Good day people! Please is it advisable to use 2 by 4 hardwood in place of 2 by 6 for kingposts and rafters? Can 2 by 4 also replace 3 by 4 for struts? And what about 2 by 2 for purlins instead of 2 by 3? Will the integrity of the roof be significantly weakened by doing this? Thanks in advance.

Addendum: Intended roof is pitched with 5m high kingposts and covered with stone coated sheets.

Its better you go with 2x6 and 3x4 beams instead of 2x4 because of weight.

Also reduce your tie beam spacing to 900mm or 1000m instead of 1200mm.

Hello guys, I’m currently working on a personal project. (3 bedroom duplex). I’m ijebu, Ogun state. I gave a senior colleague at my former work place my Design’s to help me process approval and one way or the other he kept promising postponing things. Due to rapid increase in cost of materials, I started the project without approval done yet. Now I have gotten to decking stage and still nothing with the approval. so I had to pause to make sure the approval is done before I continue, even though I would have to pay fine now that I’ve started. The process is going fine with the approval and I hope to continue the project next month. You can see the plan and level where the project is at. I would have brought this up here earlier but I was only searching for some solutions when I got to know about naira land and this thread seems perfect as I can easily get recommendations for professionals to use at every part of the construction. Any ideas and critics are welcomed as no one knows it all. I would love to see your views. Also I would like reviews on the roof design I intend using. I have several questions which I would ask accordingly as the project moves forward.

For me, I would look for a way to cross - ventilate the Master bedroom.

Secondly, the lap length of your rebars are way too small.. That thing is not lapping at all and will affect load transmission. The Engineer should have lapped it before casting the lintels / columns.

Thirdly, I hope you have a structural drawing? Because why aren't columns on those edges?

Lastly, God is your strength. Building is not easy at this time.

This guy is a real engineer, he came to my house earlier this year to use my uninterrupted power/internet to defend his certifications so that he could be chartered.

It took two days as after spending the whole of the first day, it was postponed and actual held the second day.

Engineers should understand, they do it over zoom now, they used to do in person before.

I am happy to learn from you too. I can see you have added more information.

Yea. Definitely. Learnt new things too. I don't think our practice here caters for water vapor even though we have higher humidity than most European countries.

We did offer to get the materials, and the contractor was demanding 3million for labor and supervision. The block setting does not cost 100 per block. Or is pool block setting different? From block setting that cost #30/40,But to be clear I could still opt for a 13*11 size but com on 10 million?? It didn’t even cost us that much to build the Guest house including hall. 10 million that’s unrealistic.

Using blocks for your pool shows the man is trying to cut cost. So I don't think he should be spending 10million on a small pool.

I guess its those pools where the block works as the formwork / retaining wall and then the inside is then reinforced.

This is how we do pools. And its not even as costly as that.

Currently have a project in Abuja . A penthouse with 3 rooms down and 2 on the first floor. One sitting room down and a smaller one up. Currently doing the foundation to dpc level. Asked the Engr to give me an estimate for what it'll cost to take it from dpc level to just b4 decking and he sent this. How fair is this pls. This is my first project though.

I asked for this because I was considering doing the one bedroom at the back of this immediately after they finish the ongoing work to dpc level so I can stay in this one bedroom and finish the main building overtime.

An Enginner is writing Stirrups as "steel rob"

This time around, unlike the last time that I worked with the walls above the ground, this time around, I am excavating the foundation of the house and rebuilding it.

I am just stopping short of bringing down the whole house.

I am pained that a trained engineer NSE product was arguing with me with the concept of providing a 6 inch gravel base before laying the DPC and then pouring the concrete slab on top of it, after everything I read, not only am I laying the concrete on top of the DPC, I am ordering insulation from Vitapur.

The Professor from Minnesota made it clear that you must do everything to ensure that your concrete slab never makes contact with water and that includes creating that gravel barrier.

Meanwhile this engineer was telling me that the practice is to make a bed of sand and then tile the house, my plan was to create a granite base, then place DPC, then pour the new concrete floor on top of the DPC, which plan has now been amended to include two layers of insulation and and two layers of DPC.

I am also building another barrier before the outer walls of the foundation and ensuring that I include something in between the new foundation protection walls and the proper house foundation to act as an air and vapor barrier.

The way yoy want to do it is the standard practice. Instead of gravel base, it's even supposed to be HARDCORE base. It stops the water from rising. Then the DPM and wire mesh before the DPC.

But because of the cost of the process, sometimes people take shortcuts.

This your Engineer that said you should just put sand bed and tile it, I'm sure he's from Benin. I've seen funny construction in that place.. I hope you verified his certificate?

I remember cutting down an estimate from a Benin Engineer by about 40% and he was shouting that the house would collapse. He had even done foundation without oversize concrete.

Scaffolding of 200,000 for a duplex. That's not even possible. Ask Michlins.

To be honest, this is a really good design regarding flow. And it is airy too with lots of natural light. Not a single dark redundant space. Very good. About the best I've seen on these pages.

However, for me your ANTE ROOM is not working. Ante room na waiting room. So what is a waiting room when the visitor don already enter parlour. Ante room is for the visitor to wait before being ushered into the main lounge. In this respect the A. Room is not working. But the argument can be made that the A. Room as is can serve as a cosy room or second reception for the kids if you have a young family. But then again, that can be agued to be a wrong position for a second reception.

It is me. I hate visitors stepping right into the main lounge from the main entrance door (terrace). I really don't like this. There should be a foyer or ante room visitors step into first BEFORE being ushered in. I hate this too for security reasons. So if you kicked down the main door, you are right into my living room. Not working for me.

The V. Toilet is too deep into the house, very close to the kitchen area. Hygiene wise this is not ideal and will not work for me. For me, I will move the wall around:

With my re-model, you have the advantage of making the stairs a superb feature of the main lounge. A really fantastic wrought iron design with tall ceiling will not go amiss. But you may need to turn the stairs around that you access the stairs from the kitchen area where the V.T was situated. This is a better flow as one can access upstairs right from the kitchen. The V. Toilet is accessible to visitors away from deep inside the house and away from the kitchen and you now have a PROPER waiting room or Ante Room or whatever we want to call it.

Nice. I feel (in my own opinion) that he should shift the room without cross ventilation to where the kitchen is.

A kitchen doesn't really need cross ventilation. Too many windows (3 in this case) means reduced space for cabinets.

Even this foundation with the German floor will consume 1.5 - 2million. Then superstructure. Then roof.

Wood : 350k approx

Iron: 370k (I had some on ground already. Note: pillar had irons too)

Cement: 50 bags at 3,850 to site from twins Faja ( remained about 12-15 approx I think ) - 192,500

Welder workmanship: 50k

Sharp sand: 125k approx

Bricklayer charges per day 5k and 3k for laborer.

Granite: I had this on site already so I’m not sure what the cost is.


Not sure if I’m omitting anything but that’s about the rough estimate I guess



Total about 1.3 - 1.4 million? Did you do a scaffold for the parapet? If you include its cost what will it amount to?

Good day everyone, do you guys remember this building I posted sometime and asked if 10M would finish it to turn key ? (Pic 1)

Well, here’s an update on the progress, so far approx 7M has been spent on 2 couches, Paraphet casting, front pillars, roof and rain gutter, alluminum windows and burglaries, plumbing and electrical piping and purchase or wires (kept at home till finishing stages)

Plastering is on going and bricklayer charged 550k for all, fence inclusive *crying*

We are left with pop, tiling, doors, soak away and fittings.




Not easy. You have tried.

Another 8 -10m for premium tiles and door n fittings.. And you're done!
