How old is it... What breed... What's it's daily routine like...what kind of sleeping space does it have access to... What's your environment like.... What activities is it into at night while not asleep....any meal or drink intake that's out of the ordinary. .. Does it get a daily walk of about 30...45 mins?

This is what quite a few firms are considering presently in the face of dwindling sales revenue, uncertain economic environment and a way of ensuring that sales targets which ensure growth and sustenaibility in a way are met. The challenge has been issues which you have raised. I'll try and give an opinion or two.

1. There may be need to determine base pay which is what is earned target or no target met. The problem usually is that a firm that has not been operating that style of base pay is faced with the change being introduced and how to manage it. There is also the issue of reversing to a base pay system which can, to say the least, be demotivating.

2. How do you adjust pension related matters. Calculations for pension are based on total emoluments. Does it mean this will be moving up or down like a yoyo. The tax authorities too will raise an eye brow when they see monthly returns with same staff outlay being different for different months.

3. It may be safe to say that the system should start from core revenue generating persons and gradually spread across the whole firm where thorough measurement and evaluation techniques that is agreed by all concerned are adopted to arrive at the base pay and qualitatively and quantitatively define desired performance and how it is rewarded... Hence performance base pay.

4. You could also adopt a firm wide base pay system and agree on performance bonuses earned as a direct proportion of time defined targets. This can be paid out at the end of every agreed period. The challenge is how that pay out is arrived at as sales team tend to argue they are Frontliners in sales and revenue target accomplishments.

Take time to discuss as much as possible with the teams so everyone is on same page, as much as possible, the success of this change implementation is crucial as it involves the people who actually make the business happen.

They must have one or two scams already in the offing which they needed the ambience of luxury that they own the house to now conclude that scam. You must have heard some people saying deals were concluded in posh offices etc.

Quite terrible bt it means the real estate company neither knew d land never belonged to the alhaji which also means they weren't very diligent in their job in the 1st instance.

If you know the way these guys work 'Alhaji' was delaying release of original paper for verification at AGIS. It's all part of the Grand plan. He needed the 10m to solve his problem and would release papers in original form to conclude deal.

Let me share one that happened at a sister company.

'An Alhaji' forwarded a land which he claimed was his fir sale. In fact a forced sale. An inspection was carried out and the said land was put on broadcast as available for sale. About a month and half later an Arab chap, a Nigerian and their purported lawyer showed up that they were interested in buying land in Abuja. Their request was very close to what THE so called Alhaji was offering to sell. As inspection was going with the purported buyers, Alhaji was putting pressure that he actually wanted to sell as he had some issues with efcc. He wouldn't mind a part payment of 10m pending when actual sale will be made. Being a forced sale, the selling price was so good the firm knew they'd make a kill. Infact the purported buyers were willing to pay a differential of about 20m which the firm was excited about.

As the purported buyer and their lawyer were making arrangements to pay, Alhaji was mounting pressure that he needs at least 10m to settle efcc. The sister firm was about to raise the 10m for Alhaji so he doesn't direct the instruction to another firm when the company lawyer just decided to check up on the details of the purported buyer's lawyer. Alas the lawyer was fake. Alhaji, buyers were all part of a Syndicate. Once the 10m was paid they would have all disappeared onto thin air.

She's been exposed to variety of meals but tend to like some more. I'm more interested in a balanced dog that understands a threat and responds to such with measure expected not one that lashes out in fear. I will do my part to ensure I don't put a friend or family member at harms way by not introducing sane properly. She's already taking daily walks around the compound which we occupy alone so she knows the boundary of intruders. I started testing her response to unknown sounds at odd hours and the response has been an agile stance with ear turned to direction of sound and when it persists she barks and carefully goes to investigate which is okay at this age. She will become more confident and better with age.
