PropertiesWhy Is It Only On Nairaland That People Say "a Land"? by larez(op): 11:24am On Jul 15, 2009
Could this be the result of unqualified English Teachers in Nigerian schools? It is grammatically incorrect. Land is never singular, just as "Property" and "Mail". These can only be qualified with "some". You can say "Land for sale", "Some Land for sale. Property for Sale, Some Property for sale. Send me mail, or send me some email. But never "A land for sale" unless you say "A piece of Land for Sale".

To wrap this up, you never say "A Land for Sale", "A property for sale", "Send me a Mail". These words are considered only in quantitative forms, with a precept of plural.

Your wanna be English Professor. cheesy angry wink

@Coolface;

I'll be going to bed shortly, it's 12:41am in Naija. If you're going to call, now is the time, or meet me in Yahoo. What's all this about anyway?

My last reply was intended as a response to Lawyer. I have just read Siena's addition which arouses my curiosity, and would like to know exactly what Siena is alleging. Did you purchase a car from Coolface that you never received?

A piece of advice, You should both edit what you posted and delete them. Pinkequity, we'll discuss further via yahoo and email. I'll be online for a while.

lawyer:
@coolface

Its really nice that you want a house like this and hopefully encourage others to build their own houses as beautiful as your proposed house cheesy

When do you want to start building? Have you bought the land(s) where you want to build them because with these kind of designs, its fit for mostly the V.I, Ikoyi/Lekki settings? Have you done the total cost of the amount you will spend from begin to end? And dont forget Larez fees for labor o! grin Because with all these designs, i am sure bidding starts at $1Million dollars to engage him because they are very good designs! The fact that even a VP of a bank posed in one of his brochures shows this guy is top notch!

Anyhow sha, keep me posted!
Lol@ Lawyer. Laura is my friend and was a client as well. I had designed a couple of homes for her including her personal home. Coolface has been very personable, and impressive. She definitely knows what she wants, and despite being reluctant to take on clients in Nigeria, except for design/build projects which will be in my control, I will make an exception with Coolface and assist her with creating her beautiful dream home. And thanks Lawyer for your compliments. Hmm, If you have Clients that will pay me $1M for their home designs, Bro, bring 'em on. I'm ready
Nairaland GeneralRe: Fight to Finish: Sienna V Coolface89 by larez(m): 7:17pm On Jul 13, 2009
Coolface, you know what? I thought about it, and will make it my duty to assist you all the way through on your project. Of course it's okay for you to give him my number. I look forward to talking to you both. have a nice day, and God bless.

Here is the issue: A plot in Naija is 60'X120'. This will not allow for the pursuit of Cooperville. While I don't believe in overbuilding lots/plots, you will be steered to look at something that will fit the footprint and not crowd up the plot. Keep in mind that you are basically taking 2 feet out to accommodate your fencing, you will also need space around the house itself. someone had mentioned to me recently that Lagos State now requires a minimum clearance of 7' I think around new structures, which automatically takes out a total of 16 feet of the width of the building. This means you are effectively looking at a building that is 44 feet wide max. To spur you with some ideas, Here is an inner-city plan done for one of my clients in Atlanta. This should help give you an idea of possible arrangements. Master bedroom will not be feasible on the first floor, and will have to move to the upper floor. With this particular plan, you can still have your closet.

Nairaland GeneralRe: Fight to Finish: Sienna V Coolface89 by larez(m): 11:29pm On Jul 10, 2009
Coolface, you are talking like you need a 7000-10,000 squarefoot home. lol, You will just have to use areas like the excercise room and the extra bedrooms in the lower level
Nairaland GeneralRe: Fight to Finish: Sienna V Coolface89 by larez(m): 11:15pm On Jul 10, 2009
No problem. Will discuss it with you tomorrow. I think I'll call it a night now. Goodnight, and GOD bless.
Nairaland GeneralRe: Fight to Finish: Sienna V Coolface89 by larez(m): 11:09pm On Jul 10, 2009
Note the curbs and gutters. Not like the gutters that we build in Nigeria. The roadway has a crown in the middle, that sends the water to the contrete curbs at the side, and these in-turn channel the water the the catchment which moves the water to large drainage pipes buried. These drainage pipes lead to a retention/detention pond. The detention pond acts as a flood zone which holds the water and slowly releases it off the Land.

The reason that I am mentioning this is because of our ignorance of flood controls in Nigeria. In the Atlanta Georgia area, when you develop a piece of property that was in a Natural state. The building code demands that the area of development must release the same amount of water off the area after development, as the same amount of water pre-development.

This is an important issue that should be taken seriously in Nigeria. When you build structures including roads and buildings, these structures cover areas that would have absorbed rainwater. When you prevent it from absorbing rainwater, then more water will flow off the area faster which will cause floods down the road. Now imagine how we hardly have open spaces in Lagos, and we still don't have areas to hold the water and slowly drain it off. It is only natural that we will always have floods.

Yes in a way, our gutter option holds some of the water. But are they deep and adequate enough? What about the breeding of mosquitoes? Our approach in my opinion is antiquated.

thirdeye:
Building a house rather than buying one outrightly depends on you mostly. If you are ready to higher professionals I think building your own house from the scratch is better, but if you don't have any experience and you think you can coordinate everything on your own you may end up spending to buying one outrightly. Though I wrote an article favouring the later a while ago, you're probably going to get the house cheaper by building from scratch.

You commenters are heartless oh. Don't you realize that she is at her sexual peak at that age? We all know the whole shenanigan is a booty-call thang. The Young Dude wants to be able to brag that he bagged an older woman, and got cash from her too. The Older woman wants to remember what a young dude feels like romancing her. Haba, she only lives once. Let her enjoy her thang jare.

We can also add some groups of classic Townhomes like this in phase 2, These townhomes will have alley drives behind them for Garage access, while Phase 3 will be strictly Estate lots.

Nairaland GeneralRe: Fight to Finish: Sienna V Coolface89 by larez(m): 1:21pm On Jul 09, 2009
Phase 2 can be Cluster types such as these:

It's very interesting that all your proposed changes are relatively minor ones in regards to the plan you chose. Was this purposeful or coincidental? Let's take our discussions to yahoo messenger. I will log in now. I have already accepted your request.

Note; The Bathroom picture that you posted will work perfectly for the changes made for the closets. The entrance will be by the glass shower, facing the jacuzzi tub. The kitchen can also be adjusted to have a peninsula Island coming off the corner of the kitchen/powder room. But this may require the Keeping room extending out about 2 feet on the front side to keep the same feel of livable space in it.
Nairaland GeneralRe: Fight to Finish: Sienna V Coolface89 by larez(m): 11:37am On Jul 09, 2009
@Pinkequity:

Ole Gurl, you must get plenty money oh. All these things that you are posting costs some serious bucks even in America. But you see, we can always bring skilled craftmen from Romania to teach un-lazy Nigerians the skills to create such beauty. Since you have seen the plans for Cooperville, there is hardly a need to elaborate further about the plan. Just a note though;

Copperville was designed for a lot sloping downwards from the right to the left. As you could see on the plans, there are retaining walls from the back of the Garage through the front at the left end. The unique thing about Cooperville is that it brings your guests through the entrance and takes them to the curved stairway leading down to an area basically made for entertainment. The Family room below open all the way to the ceiling of the first floor allows the basement to cease from being that, hence the lower level. It will be considered true living space from the Laundry/Media room part, all the way to the left where the extra bedrooms are. The wet bar could have a cooktop installed into it to complete a kitchenette.

The main thing about this plan is that it allows to separate complete zones of entertainment. The private family oriented Breakfast/Morning room/Dining combo, and the full guest/Inlaw entertainment suite below. As far as the pictures that you posted; Yes, it is possible to replicate the arranged custom closet by moving the hallway to the Master Bath to one side. However, this throw the symmetry off in the Master Bath, which will hence require redesign for that purpose.

Please note that the 2927 sqft, includes the footprint of the plan minus the garage. This means that the squarefootage does not include the lower-level with the exception of the Family room. When this house was being built as a spec home, it was sold at the sheetrock stage, 2 other parties that had an opportunity to see it during construction also decided to have it built for them. The Builder, Melvin Cooper, hence made some cool cash off this house. He got 2 other contracts off it. Off course, I was also compensated wink

Here's a picture of the house being completed. That's me in the picture by the way.

@horse703, I can see you have itchy fingers, it happens when you're new on nairaland. My advice: take time out and study various posts and posters, when you're through then you can come back for a more mature discussion.
With your statement, I feel no reason to respond to horse703. Truth is universal and everlasting.
