Well said my brother. I have done all I could but she has seen her friends houses with such elevations and she liked them. As for me, I will go ahead with all flat/level living room/dining room arrangement. I am the man! grin

You made a point with master bedroom been upstairs. My master bedroom and visitors bedroom downstairs are of equal standards with large windows and closet.

When old age beckons, the visitors room will become my masters grin

The Visitors room will also serve as a place of rest for me or where I could spend calm moments for myself. That's how I planned it. It is not just a normal visitors room, it is a multi-purpose room downstairs with mini library.
From the kitchen, you enter the visitors room straight. She expressed reservation why guests should first pass through her kitchen side to their room, but I had old age in mind when I did the design.

At old age, the kitchen and the person's sleeping room becomes the most important parts of the building to the aged.

For any visitor to stay in that visitors room, you must merit it. Not any how person. grin

I do agree with your wife on the bolded.
Visitors should NEVER pass through the kitchen, to access their rooms.
I understand that you have 'old age' in mind but please, consider your immediate safety and security first and foremost.
It is someone who is alive TODAY, that can plan for TOMORROW or old Age.
There are places visitors should never have access to in one's house:
Your Master-Bedroom and Your Kitchen because those two places are your weakest point, either for what is most personal to you (documents, monetary valuables, even your wife! grin ) and where you make your food.

Not all Visitors will have good intentions for you and if they have to walk through the Kitchen to access their room, you have given them the right to "drop some poison" in your family food!
As a matter of fact, Visitors are never allowed in the Kitchen, if they want food, you prepare and give them (except where they have a self-contained area).
Remember, the most difficult ailement to cure is that caused by the food we put into our own mouth.
God forbid if one of those "na my family Village people" come to visit their son who just arrived from America and they see where you are living and one of them is like: His father did x,y,z to me in 1913 and decides its time for payback! E don red be that. undecided grin
I am speaking from 'non-personal' experience.

Please, quikly re-arrange the entrance to the visitors room so it does not pass through the kitchen, when the time comes, you can open it up again to link the kitchen, it wont cost you much money or effort but righ tnow, it is not a priority, at least not over your family's safety.

The WC is normally by the window for the waste pipe to have direct access outside. Any other location may mean doing internal waste pipe by burying the pipe in your foundation or inside your columns.

The wash-hand basin is always close to the door.

With the above arrangement, there's only one place left for the shower: the middle.

You could move things around if the toilet is big enough.

The size and shape of the bathroom also plays a significant role.
If it is square in shape, the shower can be at the opposite corner of the Basin or the Basin and the WC can be opposite each other while the Shower is at the other end of the two of them.

I agreed with you bro. This is what me and my wife have been quarrelling over. She came to site and was pissed off that the dinning was not on an elevated level from the rest of the living room. I told her to leave the floor as it is as it is safer and will look nice as well.

Madam no gree. That I should see other people's houses and see that dinning always have an elevated floor from the rest. I know that, but I don't like it as it poses its own hazard.

My house plan is a typical European modern architecture without this usual Nigerian elevated dinning and front pillars. She has been insisting on having that elevated floor. If I should do it now, that is more cost as the building is almost at the tiling stage.

Well, you are the man for a reason, to consult her widely with your spouse but to take the final decision, in the best interest of the family.
But l also know that the westernised women are not easy to convince, talk-less of control to do something she does not want, even if it is for her own good. so you have a battle on your hands.
Try and show her the disadvantages of such elevation, for example, ask her how she would feel, if one of your children tripped over it while carrying some dishes after food, hit his/her head against a sharp edge of the step down stairs (God forbid) and died?
I have seen people, women especially, die from tripping, slipping and falling in the bath-tub, despite the husband saying l dont want a bath-tubs in the bath, because of the danger of slipping!. undecided
Ask her how she will feel, make it very graphic so she can imagine it in her head. grin grin
And finally, add that you will hold her responsible forever grin , if she insists on having it and an accident happens. Let it sink-in.

We should not just copy what others are doing, just because they are doing it.
A house with children cannot be designed exactly the same with a house where only young guys are living or where all the children are adults.
Moreover, since this is a personal house, most people dont consider their "old age", when they design their houses.

Some old people are sleeping in the guest room downstairs now, because they placed all the master bedrooms upstairs and now that they are in their eighties, they are too old and weak to be going up and down the stairs, each time they want to navigate between kitchen and bedroom.

Same thing with this issue of elevated dinning area. Time will come when no one will even be eating from that spot, it will be between small side table and the Soffa.
I hope you will be able to convince her as l can already sense that its a challenge. undecided

Can you do a sample cost analysis with a simple work e.g. raft foundation or pillars/columns to support this. This should show cost comparison of this shutter/formwork with conventional 1x2 wood or the newer boards.

I will be interested if only the cost-effectiveness can be proven and believe others will be as well.
i believe there is no doubt about the other advantages (speed and neat finish) but have my doubt about this will be cheaper.

BTW: this is not an "innovative" product/technology going by the true meaning of that word, nice product anyways.


You hit the nail on the head!
Its very easy to say "I charge #3,500 for 8ft x 2ft and it is cheaper by 60% without backing it up with statistics".

What he should have done is a comparative analysis of the form of:


a.) one 12ft x 1ft board costs say #1,000 (therefore an 8ft x 1ft of it will cost #700)
b.) therefore an 8ft x 2ft of it will cost #1,400 and a pair will cost #2,800.
Let us add additonal #500 for Nails and batons (just for the 8ft x 2ft only), making a total of #3,300.

So, a pair of this iron formwork costs #3,500
A pair of the same size using wood costs #3,300.

How is #3,500 cheaper by 60%, when compared to #3,300? Which kind of Mathematics invented that figure?
60% cheaper, of 3,500 means the wooden option should cost #5,600
........ whic is not true as l have shown above.

From the simple calculation above, we can conclude that it is NOT CHEAPER AT ALL. It is actually costlier.


But it has its own advantages in terms of speed of erection, neatness, e.t.c.

What the proponent of the idea needs to do (l dont think l am saying something ee does not know already but "excessive profiteering built on minimum turnover" seems to be our way of doing business (business model) around here while over there, it is "moderate profiteering built on massive turnovers" ) is to recondier his pricing model.

He may get three people using his product in one month at the current price or he may get thirty people using his product in one month, at a much lower price.
Which model brings in more profit?
Though, which model he prefers, is up to him.

People felt uncomfortable with my post back then and met the Mod behind camera, Nigerian-style ....and the result was a very long, lengthy ban.
It was good for me though.
Since my presence on Nairaland was to relax my nerves, l felt it was time to control the seeming addiction, just pop-in as a guest, from time to time and read the good stuffs you guys are churning out.
No more fiesty-cuffs of any sort.

It is also gratiating when l hear some say other people write like me (at least l have counted about six handles like such, who can conviniently claim to be me, in terms of writing style). The 'Ministry' must be growing.

But l still remain the "crayola-champion", all others are mere, pedestrian imitations. grin

It took alot of will-power for me to log-in and write this as l have kept away since the ban elapsed and wish to continue to do so.

Infact, l had to physically restrain myself from responding to that post because l have decided that its not worth the effort, attending to Nairaland contractual issues anymore!
Just imagine all the endless "assumptions, may-be's" in that response! ....... and to think it was coming from a third-party? angry angry

Trusting a Nairaland Contractor 100%, based on what "someone said" is dangerous and should be taken with a pinch of salt because l have come to realize that people pass these "vote of confidence" for all sort of reasons, some personal and some have even made it a "habit" of passing this vote of confidence on every Tom, Dike and Hillary because it also makes their own way "smooth" (l did not say any other thing o!) when it comes to their own jobs.

Every Client needs to "act like" you are dealing with an "untrustworthy charlatan", from day one,.... and ensure that the contract is "tight enough" such that if the Contractor starts acting funny, he lands himself in the Cell, No long story.
On the other hand, if he plays by the "contract rules", pay him his due and every one is happy,

I was wondering, why did he reverse himself to the originally agreed price, (after requesting for more money so he can use mechanised drill) ... if that is not a red flag?

BTW:
Anyone/Everyone that wants to/works for me, knows that l pay three times 30%, 30%, 40% on work completion. Take it or leave it
but they also know that before l hand out a project, the total sum payable is just an ATM or Online transfer away.

The reason they cant use their own money to start a project (so the Client see it on-going and then pays them for job done) is because most of them dont even hope to complete the job! They just want to get "advance fee" here and there and then begin to pressure the Client for more...after which they would either try to swindle the customer or abandon the job.

I feel for this Client.

If it by education one achieve success, then Osinbajo is an idiot serving under Tinubu who is his inferior educationally...or u can say most of our highly educated parents re foolish for being employees of employers who are of average Education.
The case of Bill Gates, Madam Alakiya, Dangote who all have professors in their payroll. In a nutshell, though Osinbajo is working, he is actively representing his boss, who is never power drunk and could delegate power to a subordinate, something most Nigerians in their various positions either in churches, schools, offices, will never think of.

The removal of the CBN Governor by any President in CONTINGENT UPON the approval and confirmation of the Senate......by 2/3rds majority
..meaning the "removal power" actually rests with the Senate.

If the President attempts it, it is Null and Void if the Senate does not confirm such by 2/3 majority.

However, i like the steps Osibanjo has taken so far like visiting Niger delta states, ordering the IG to do something about Soutern Kaduna, Our FX issues (whether using our Reserve to pump up the naira is sustainable is a discussion for another day)and even the elections conducted in Rivers was adjudged not to have been as violent as before because security officials were said to have been unbiased. Even power has stabilised in my area.

So its not our fault if Nigerians are praising Osibanjo

You can NEVER Praise osinbajo without Praising Buhari .... because Osinbajo works for Buhari!
Infact, Osinbajo does not and would not do anything except Buhari consents to it.
