Looking at all the allegatiosn by this Lawyer, it is obvious there is pre-meditated grouse at play. This Oluwo Akanbi can be removed for so many other MORE IMPORTANT reasons than that he was deported from the US. For example, he can be removed for being aggressive and beating-up another Monarch in Osun State. But to try to remove him because he was deported from the US in 1999? That is utter BuuullllSshhhhhhhhiiiiitttt please. First, he was not an Oba in 1999 and may never even have dreamed of becoming an Oba by then. If everyone of us got punished for what we did twenty years ago (maybe you stole meat from your Mother's pantry or pot!), then non of us will be deserving of who we are today. If he committed the offense as an Oba, then fine. Again, that a black man is deported from the US on immigration grounds is no big deal (Note: he was not convicted and jailed for a criminal offense like wire fraud or Card scams, though l suspect he is a Yahoo-Boy, he was detained and deported for breaking immigration rules, on both attempts). Many black Americans today, including those "Osun Americans" crying foul, finally got their "stay and paper" regularised, after many attempt, [/b]Akanbi was just trying his luck, like all these people . Finally, the deposition Papers say that the person arrested/deported was named [b]Segun Adewale Adeonigbagbe a different name from Oba Akanbi, the similarities notwithstanding. Oluwo will simply claim that the person involved was not him, because he bears a different name and a different date of birth. If this Lawyer has more evidence, he should present it but l think Oluwo needs to see those who commissioned this Lawyer and SUE THEM for LIBEL and Defamation of Character! The requests of these people are vexatious at the very least. To even impunge the story of his estranged, ex-wife into the matter, shows how vexatious these idiots are! Everyone is entitled to his marital life and l am sure if we dig properly, some of these same people will have a broken marriage, or no be in America? If Chin Chin Channel feels she has been raped by her husband, she should head to Court and prove her accusations, not to be going about conniving with jobless people, trying to dirty the already battered image of that former Yahoo-boy turned King. It wont fly because Chin Channel was a gold digger who did not strike gold, afteral. I can understand why indigenes of Osun want to depose the Monarch, l dont like him as well but hatred for a person is not part of Justice! That is the first thing to do when you buy a land, (even if you are not yet ready to build), so that you have a record of your ownership lodged with the Govt (Land Registry). - Can you access the land now, with a Surveyor? So you can begin the process of your Survey (be careful o, if these criminals go and do survey behind you, story may change)! Lawyers would tell you this phrase: The Law does not assist the indolent You cant leave such things undone and expect potection from the Law/Courts I am thinking of how you can undercut these people troubling you because you have left a lot of things (that would have empowered you now) undone. Evidence of any sort, is what wins disputes, if you are not the 'heavy-handed' type. Keep as much evidence as possible and let them talk and talk, the more they talk, the more they will commit themselves. - Who went to report at the station, you or them? I will assume it is you. - Do you have a Lawyer at present, if Yes, was he present with you at the Station? Can you get one along anytime you go to the station? - Going to Alausa right now, will require more than just 'Sales Reciept', less it turns the case in their favour! - Can you go to the Sales woman and Draw up a "Deed of Sale" with her (It is like an Agreement of Sale, stating that the land is free of any encumberance. They will try to make money off you, while teaching the Land grabbers what to do. They are just back-up, they cant and wont resolve this for you. dont waste too much time on them, after reporting the Touts, you've covered your back already, as the Complainant. - If you enter the land, what happens? Would the Thugs come to harras you or stop your work? - I think right now, they are trying to look for a buyer for your land and you need to act fast! What they do in such case is to sell it to a 'stronger person' (Like a top military officer, at a cheap price) and then leave you to fight that person. - Are you ready to fight back, depending on your kind of person? These Land grabbers dont understand "Reason or Logic", they only understand Force. - If you are REALLY READY to get your land back, please commence the Survey and act on the Deed fo Sale, as quickly as possible. - Then when the Survey is in Process, and the Deed fo Sale is in your hand, (with the Reciept of Sale from Baale and from your own direct Seller), you will need Soldiers to accompany you there, the day you will break ground. You will need them for about three or four consecutive days. During thatperiod, you will take full ownership and secure the place to your comfort - They will provide security for your workers and your person. fabulous85: The leakage cant be because of the flatness of the roof. I have seen a lot of Flat roofs that did not leak, including the primary school l attended! Quality of Roofing Material and Poor Workmanship are the chief suspects. As long as you maintain a minimum slope that allows easy run-offs (especially in those days when they use corrugated iron sheets for roofing, if the slope is not adequate, it will be retaining water, leading to rustyness and eventual leakage but that is not a factor in modern roofing materials like Aluminium Longspan/Steptiles or Gerrard sheets). If you use a poor workmanand his work rsults in a Rooft that is not Flat and level, then you will have water stagnating somewhere on the roof = Leakage! Put clever questiosn to the baale, like you are trying to establish something you are not aware of, in the past. Like: Baale, when did you sell the land to the woman (that sold to you). How much did she pay, what document did you give her, Was he aware of any encuberance on the land (previous owner) before selling to the Woman?, etc. The motive of these questions is to establish that the Baale actually sold the Land to the woman (because if he denies, story don get K-Leg be that o! Your ownership is derived from that sale.) Ask him if he can Appeal to his children that as the head of the family, he has the Authority in Law, to sell on their behalf and share the money with them, to not disturb you on the land. Let him confirm he informed them and shared the Money with them. Most IMPORTANTLY, enusre that you are Secretly making a Voice Recording of all this Conversations. Get enough "Committed Statements" from the Baale This is all a game-plan to extort money from you by making you pay TWICE for the same land. I have seen it before. Start your work, if any of them show-up, let the Soldiers detain him and he should join the Labourers to be carrying Cement there. megacontrol: Okay, there have been a few people in the last one week who have stated they need wood for deckings and the price is visibly high. My suggestion is: why cant you guys band together and contribute money to buy enough wood and then use it, one after the other? Lets say each persons need of wood will cost 500K. Contribute #250K each (totalling 750K) and buy EXCESS WOOD of 600K. Keep #150K as "Float" Money, to be returned if there is no use for it You can even decide to buy Marine Plywood, instead of 1 x 12 Planks Mr A will start and use with minimal damage but whatever is not useable after his use, will be replenished with the excess from the #100K. Then the Woods are removed and Mr. B uses it and the process is repeated? If there is need to buy more wood, the FLOAT money will be used to buy it. Finally, Mr. C will also go through the same process. If Money is left, you all share it equally. At the end of the day, all of you have achieved your desires and saved #250K each, minimum. Their "food is guarranteed" but Nigerian "Evil and Wicked" leaders has continously impverished their people such that if they dont go out to source for food within just three days of protest, hunger will drive them back to work, not even CoronaVirus can stop them from fending for food. But on the other hand, we live in a country where the Government, and the most recent one happened about a week ago, Government cuts money off from Education and Health and then transfers it to National Assembly Renovation and buying more Vehicles, right in the middle of a Pandemic. How can we then not expect the Medical officers to be angry and not perform as expected? Why would we not expect that every Doctor/Nurse in Nigeria wants to go work abroad? Imagine, the Generator of a Hospital like LUTH is not on Automatic Start and they have to go look for the Operator? What if an equipment being used in a delicate Surgery needs uninterrupted Power and they cant get diesel to buy? Why are Hospitals like LUTH not on SOLAR POWER and 'Nepa' used as just a backup? Are Nigerian leaders serious at all or are they from another world or is it just how to loot that they know? Is it not a Minister for Health that lied to Nigerians about the bringing of Chinese "technicians" into Nigeria, during this Covid-19 Lockdown? Do we how much has exchnged hands for him to be able to put his integrity on the line, just to protect that shady deal about the Chinese Doctors who later changed to technicians, according to our Minister? Our Doctors and Nurses can only work with what they are provided with, even as we beg them to show a 'human face' when they deal with innocent Patients. JONNYSPUTE: I salute you for two things! - You have the patience and 'mental stability' to read the whole post. Most Nigerians of today cant read more than five liness before they get bored hence their paucity of knowledge and wisdom. You will notice that most posters will avoid such post or even term it rubbish post because they cant make sense of ot, due to their poor mental and intelligence level. - You also answered each scenario with your own opinion. It is people like you that we need on nairaland, not all these one-liners that even post before reading a story. Now, my drift in those hypothetical situations is that for most Women, exept in the case of Aunty Nina, all of them are Rapes and the men should be castrated or Killed! As long as the allegation is against a man, he is "Guilty and alledged", no need for investigation, no need to consider the circumstances involved, no need to see which part each of the accuser and accused played in the sex encounter... Just Crucify the Man involved, as alleged. This is the position of most Women and their wannabe femminist- Men-haterz. I am certain that my examples would have shown that there are 'different shades of what we all call Rape' , as we say but l am also certain that Femminist and their wimp-Men supporters would call me a rapist for even trying to draw their attention to such "Shades" but in truth, every Law and Punishment has to be JUST, if such are to stand the test of time. EMOTION Vs. LOGIC in Rape Cases The problem we have with RAPE as a menace is that some women with underlying problems, want to use RAPE to solve all their underlying problems, they want to use it as a WEAPON, the same way Women use Domestic Violence as a weapon against Men, as if it is only Men that perpetuates DV. In my own view, l think we need to separate RAPE into TWO categories, if we want to get a handle on it and really prescribe very harsh punishment (like Castration or even the Death Penalty) for it. The (intentional) Rape and the (Unintentional) 'Carnal Knowledge' If we generalise rape, then we will be punishing too harshly, some undeserving people. Let me explain. RAPE IS ALL ABOUT CONSENT: NOT GIVEN, GIVEN OR GIVEN AND THEN WITHDRAWN legally, If you have sex with someone WITHOUT their CONSENT, you have committed Rape. So, we need to examine the various scenarios where Consent is "Not Given", "Given" or "Given and then Withdrawn Midway". Let me make some hypothetical scenarios: - In some Countries, a legally married man has been accused of raping his wife because he demanded for sex and she was using it as a weapon to draw-out undeserved requests, from him. he had sex with her anyway, afetral, she was hi slegal wife and he was not expected to satisfy his sexual urge anywhere else outside his marriage! Is he guilty or not guilty of Rape? - In another scenario, a Married man's wife allowed pre-intimacy and when the sex was ongoing, she introduced a request/question and insist the man must agree/anwer, for the sex to continue. The Man refused to agree/answer and insisted on finishing the on-going sex and afterwards, she said he has raped her because at the point he refused to answer her request, she WITHDREW her CONSENT midway. Is this Rape or not? - Two young people were befriending each other, they both went to the Club, drank themselves to stupor, took a taxi home and had sex in a drunken state. Lady woke up next morning and alleged that she did not give her consent to sex and therefore the Boyfriend has raped her! IS she right or wrong? - Two people had been talking sex and agreed to have sex on a date. lady left her house and went to guy's house, guy was already expecting to have sex with her and when she came-in, they both went to bath together, went to bed nakedly and started exploring their bodies. Both were aroused, guy mounted lady and was inserting his rod when Lady decided this was the time to ask him for that "Iphone 11". Guy was not too interested in that, at that point, while Lady was insisting that he should stop penetrating her (withdrawal of consent) if he wont promise to buy her the phone, guy was focused on finishig the sex business they already started. After the exercise, the lady alledged she was raped by the guy! IS this accusation fair or not? - Aunty Nina works in a Nursery school looking after children. She regularly grops the little boys till they develop a hard on at such early age and she will then give the Boys a blow-job! ofcourse the little Boys were confused and dont knwo what is going on. Her 39yr old friend went to the room the 19yr old was sleeping at night and started gropping the Boy, making him hard, she then proceeded to suck him and while the Boy was protesting, she mounted him and wanted to 'ride Okada"' on the Boy! The boy protested because she told her that 'you are like my mother' but she said dont worry and had her way anyway. The boy ejaculated though .Was the Boy raped or did he just enjoy it and was pretending? Should the woman be charged for Rape and sentenced to death? - This beautiful girl was having difficulty get a Bus home from school. She approached this starnger with a vehicle if he can assist her with transport, he promised to assist but instead, took her on a long detour and eventually, says he cant proceed on the journey anymore. he asked her to stay in his hosue overnight and he would take her home the next morning. He started toasting her and she actually took a liking to him along the line. She agreed to lay-low in his apartment and in the night, he forced his way into having sex with her. Should he be sentenced for Rape or not? There are many more scenarios l could have painted but let me limit it to these. Now, in all the cases, the Ladies involved have at one point or the other, alleged RAPE because she has NOT GIVEN ro GIVEN and WITHDREW CONSENT. If the punishement for Rape was say the Death Penalty, should we all agree that all the Men and Women involved above NEED AND DESERVE TO DIE? The reason l painted these different scenario is that l want allof us to reflect on the issue of RAPE and the various circumstances and possibilities and to know that Rape Cases need proper investigation into the CIRCUMSTANCES surrounding it, to avoid miscarriage of Justice. It cannot be done with emotions or sentiments but with LOGIC, not with pent-up anger or grudge against a particular gender and when laws are to be passed, they cannot be used as a weapon against a particular gender or skewed to favor another gender. We need to analyse our situation as black people, if we want to end the oppression and abuse we are getting from the Whites. - We (Black men and Women) need to understand that a broken home (through Separation/Divorce) can never produce the best in its offsprings (Children). - We need to understand that both Parents (Father and Mother) contributes to the PROPER GROWTH of a Child and no one Parent can contribute what the other Parent is supposed to contribute - We need to under stand that when the family is broken, the achievement of its Children has already been arrested and diminished, compared with a Child raised under a roof with both Parents. These are verifiable facts, minus the odd child that will turn out well (achievement-wise), even if he or she is an orphan! So, it is in the interest of both Parents to stay together and train, nurture and raise their children to adulthood. - Black Women say Nigerian men are worthless! While l agree some Men today (but Most Women will say our Fathers are even worse! ) are not the best in terms of what a husband should be, l observe that our Black men are not the worst of men!If you disagree, check out Asian and far-East Men (Pakistanis, Indians, Chinese, etc), these ones see their women as Chattels, you disobey them, you die! - But curiously, the rate of divorce among the Chinese, Pakistanis and Indians are FAR LESS compared to the Black families! Why is this? - These shows that their Women, for some Wisdom which we need to study, will rather keep their family together, despite the inadequacies of their men, that break up thier family through divorce and use of the "White Man's Court system to hunt and dehumanise their Men. - The result of their prudent choices can be seen in the average development of their offsprings and the respect their Women and Children get from the American/European Society. - Studies have shown that on the average, they earn more than Afro-Americans and Black Europeans, they own more family business and have less number of their Males in Jail. It is that simple and evident. - But we must not forget that those achievements were Trade-offs by their Women! It was a conscious decision to put family over personal interest and the long term benefits is also rubbing-off on their recalcitrant men because their families have ahigher standard of living than their black counterparts. So, what must we do, as Black people, as Black men and Women, to change our own situation and remodel the future of our Children so we can stop this GENERATIONAL ENSLAVEMENT AND DOMINATION BY WHITES, most of which are self-inflicted. - Most Women will not like my suggestion because when arroganc sets-in, no amount of pleading can make reason! -if we notice, when two people are fighting, it is usually the stronger person that is appealed to, to sheath their sword and let peace reign, the weaker opponent will naturally follow suit. - So, the bulk starts at the table of our black Women! Sheath your Sword NOW. - Because a woman is RESTRAINED in fighting back, does not mean she is stupid, that a Woman is QUICK TO REACT and throws her husband out of the House does not mean she is Smart, infact, it is counter-productive in the long run. - BLACK Women need to make a decision and trade-off, between throwing that husband out of his house, their family home, and having a stable family with all the benefits it can bring. - Granted, some men are not well behaved and we have said this before, they were not properly raised and guess by whom? Their MOTHERS! - I have a Son, he is different from the others and l also realise that he is SPECIAL in some way. he does not conform to rules, tries to make his own rules, does not like writing things down (but still comes first in Class, all the time!), he does not like being ordered around and does not fear being flogged but my wife has told me that the only thing that makes him sober and wee in his Pants is if she said, "I'll tell your Dad when he comes back from work". He starts begging her not to. I initially resent this because l dont want my children to see me as a bully and l felt she was using me to scare the guy but she told me that it is not so, it is that he respects me so much and does not want to lose my friendship, she reminded me that l dont whip my Children so it cant be out fo fear! I reasoned and thought maybe she was right! So, if he gets out of line, l just squeeze my face at him like a sour lemon, l pout my lips as if l was going to say something really horrible to him, then l shake my head sideways. -He somehow feels touched and starts crying and starts apologising to me but l just shrug him off and tell him to go and apologise to hi sMum first, if he wants me to forgive him. He is going to be seventeen soon and is a joy to behold (Best Student in his School Cert). Imagine if he has no one to worry about or if he has to contend with his mother alone? - What l want to draw out of this story (i think l have mentioned it about two years ago on a thread on NL), is that if not for the fact that we are together as a family, if our family was separated or divorced, that Son would have been a thug, a crook and a brilliant deviant for that matter! - Not the perfect husband but wifey knows that no one is perfect and we just have to manage ourselves, if not for ourselves, at least for the sake of our Children and their future. No marriage is perfect but Black Women in the Western World have turned FAMILY BREAKUP into a Business and an Art! - I can understand that 'the WEST' has put-in a lot of incentive for women who want to breakup their family, to make it easier for them (in some cases it might be necessary, so as to preserve the Peace immediately but in most cases, it is not), there is Money pouring-in left and right, from Spousal Support to Child Support, there is sudden ownership of a House you did not work for, there is unlimited freedom, there is the Barring And Safety Orders on the Ex-Hubby, etc and she is free to bring-in another "Black man" for Sex, as much as she wishes! So, it looks like a good deal to our Black Women! - The Western/White Police and legal system would help our Black Women thrash their Husband within a second and that is it. - But what these White Police and Justice system will not tell them is that even the White Women are not taking advantage of these laws that much, except in exceptional cases. - Beleive me, l have seen white men who do much worse things than any Black men l have seen and their Women still find a way to cope with them within the house (not an excuse for DV though). White Women dont go "in-your-face" of their husband, when there is a dispute, that is the speciality of Black Women. - What they dont tell our Black women is that once that family os broken and the man is out of the home, it is a 50-50 chance that the Children's future are destroyed and some of them will endup in jail, a White man's jail, eventually. - Black Women need to ask themselves: How come the White man's jail is full of their Children, the Children they raised without a Father? - Does that show them they are doing a good job? How come the Black Sons they raise growup to become abusive husband totheir Daughters? - Does that show they did a good job? I dont think so. How come Black brothers dont want to marry their Black sisters anymore but prefer a White woman? - Does that show they are doing a good job on their black daughters? I don tthink so. - T[b]hus, if our Black Women can see that they are not doing a good job raising their Sons and Daughters (their NEXT Generation!), should they not take a pause and checkout what went wrong, instead of sticking to the same system and producing worse and worse generation that are slaves to the white man?[/b] - This is why l said, 'the buck starts with our Black women recognising that there is a problem with sending the father out of the House, a very big problem, even if he deserves it. - I am suggesting we find a way of resolving disputes in the house and completely rule-out sendin gthe father out of the House. - This may involve our black Women stomaching some shyte from their Black Husbands but with time, over one or two generations of PROPERLY RAISED SONS AND DAUGHTERS, we would start seeing the effect of well-raised sons and daughters in their marriages and our women, their marriages will be better for it. - We will start raising Sons that growup to be men that our Black Women will desire and be proud-of, we will start raising daughters that our Black men will be proud of. Everyone likes "security", be it at work or at home and when you are sure of it, you relax and focus on more important things. Our Black men need security in their marriages, from their Black owmen otherwise, they are just thinking about the next Black Woman whose Home will be a temporary refuge for them. - With time, the economic fron to both spouses will start to improve, the pressure to work long hours (and its effect on children upbringing) will start to decrease, Children become better raised, turn out to become better adults and the cycle continues. - This is what the Indian Women, Chinese Women, Pakistani Women who dont rush to call the White Police on their husband's behind, who dont rush to seek divorce or rush to replace their husband with the next black 'neighbourhood d!ck' or ask the Judge to 'send him to jail' because he defaulted on Child Support (which could be due to loss of job or other economic hardship that result from being homeless!) HAVE REALISED. - I hope our Black Women will not see this as a burden on them but as a means to rebuild their lineage and improve their lot, in a white dominant society/world. - if we dont tell ourselves the HOME-TRUTH, we will continue to go round in circles, l hope it does not get to the point where the Whites will turn Black people into "sports", pit them against each other and say: FIGHT TO DEATH, because l can already see the seething hatred between BlackMen and BlackWomen. Those type of Men will tell you: if a woman slaps you, just walk away and if she blocks you from walking away, be a man and turn the other cheek! Now, tell me, if such Men are made judges ina DV case, do you think anything that happened or whatever the man says, means anything to them? Chekitaut: I am disappointed by this your comment. Why are you trying to cast aspersion on the list? You can add to it instead of that. The list is that of COMPETENT BUILDERS that l know, who have proved themselves in their work, over the years. and it is not every Pioneer member that is on that list, so it is not about being a Pioneer member. I respect these listed people because they showed competency in their work, dealt with others in honesty, gave good information and help when others needed it, not because they expect something in return, but out of the goodness of their heart. And they were rewarded handsomely, thorugh contract projects, for it. As a person, (and l am sure many, many other people who have built one or two houses in the last five years when this thread started), have benefitted from the sharing of knowledge between forum members, it was mostly a symbiotic relationship. Good People like Hajj, EgunMogaji, Madam GabbyTabby, Erico, FastShipping, Peaceland, etc all contributed Knowledge/Ideas, while also gaining Knowledge/Ideas. We gained from each other because we were not dishonest, not Greedy and not selfish. And looking at it, l am sure non of them is HUNGRY or begging for Jobs or think everyone is WICKED either, as a matter of fact, these Competent Engineers/Builders/Suppliers got so much referrals that they sometimes will reject a job because there hands are full. Look at Spyder, will you say he was or is Hungry? Was he ever short of jobs at anytime? Did he think we are WICKED for seeking knwledge from him? I am aware that many of them have built their own houses, from the little-little they make, when we give them job, the only difference is that they were competent, resonable with charges, honest and hide nothing from anyone. Sharing Knowledge/Information does not prevent you from getting jobs, it actually builds trust with your Customers and they can refer even more jobs to you, due to the level of trust. 16 Likes |

Matracy: Dont worry, you will understand, just say what you dont understand and we would try to explain in details for you, that is the aim of this thread: INFORMATION SHARING. Let me take the Water issue: - Borehole is on ground level, Tank is somewhere on a Scaffold (or inside a platform in the building, hidden from sight) at the level of first or second storey. - The Upper flats (and all flats in some cases), take their water form the Tank located on the Scaffold, at a height higher than the Building or the highest Tap point, in the building. WHY? - WHY? When the tank is placed at a very high point, relative to the point of Tap in the Building's upper floor, it can use GRAVITY (force which acts downwards) to provide the needed Pressure to drive the water into their taps. - Pressure generally, is proportional to Height above ground. If you want more pressure in your taps, raise your tank higher. So, how does the Water get from the ground (or Borehole) to the Tank placed at a height (say above the second floor for a single storey House) and does not flood the location or overflow? - There is an Electrical SUBMERSIBLE Water Pump, placed inside the Borehole, deep under the ground or on a tank at ground level. This Pump is the one that pushes the Water from the ground level/Borehole, Up into the Tank, placed Up there above ground. - To prevent the Water from overflowing when full and messing up things, an AUTOMATIC FLOATING SWITCH is placed inside the Tank. Its job is to monitor the level of Water in the tank. - It is wired such that when the Water reaches a certain "Upper level" in the tank, it will cut-off Power to the Sumbersible Pump inside the Borehole in the ground. This prevents the water from overflowing and running off from the tank. - But when the Water level gets low to a set-level, it will also AUTOMATICALLY switch-on the Electricity to the Submersible Pump, so that it starts pumping water into the tanks again. - So, by cutting-off and Swutching on power to the Submersible pump, the AUTOMATIC FLOATING SWITCH can regulate the level of water int he tank and prevent overflowing while ensuring that there is always enough water in the tank, for use (as long as there is Power supply). -That Automatic Floating Swith costs between #2,500 and #6,000 but l can assure you that there is almost no observable difference betwene the cheaper one, and the very expensive one. I stopped buying the expensive ones and the cheaper has lasted years now and still working! I hope you under stand that aspect now? As for Reverse Osmosis, it is just a fancy name for a subject (Osmosis) we did in Secondary School. - Osmosis is simply the movement of Water, from area of Low Concentration to areas of High Concentration, through a Semi-Permable membrane (like a Cloth, sort of). It is an "equalisation of concentration process" across a separarting membrane. - Reverse Osmosis, means the Reverse of the above, the liquid moves from the area of High Concentration to area of Low Concentration, though a membrane, under applied presuure. Build (Advantages) - You are sure of the strength of your foundations - You are certain of the quality of materials used, Iron, Granite, Cement and Sand Combinations so there is rest of mind that you cant have a sudden building collapse. Most Building Collapse are houses built by developers (not all developers are rogue though). - You can play with design and build to your tatse - You can be sure somebody has not buried "something funny" inside your building/foundation. - Size of each compartment, like Kitchen, Master bed and their locatiosn are under your control - You know the history of your house and in future, when issues like Plumbing repairs are necessary, you know where to go directly - You can save on Cost very well, if you know your way around - You dont have to bother with bureaucracy, when it comes to decision making on your house - You can build in quantums, as fund is available Build (Disadvantages) - It is stressful - It requires your personal time, even if you have a Supervisor on Site - It takes a longer time to finish and you may not have the luxury of such time - You get cheated here and there, if you are not conversant with prices and where to get what. - You really cant chose the kind of neighbours you want, except if you are building in an Estate Overall, the advantages far outweigh the disadvantages. BUYING: Advantages: - No time wasting - Pay and pack-in - You can see the final package, before comitting your funds - You can expect that it will be people of same status, that will be your neighbours Disadvantages: - You cant be sure of the kind of house you are buying - Poor foundation, short-cuts in reinforcement, Concrete Mix, etc are issues that many have come to experience later - You cant build to oyur own taste. Basically, the disadvantages of buying are the OPPOSITE of the advantages of Building, that l stated above. My Opinion: - If you have the Time, BUILD, you cant regret it at the end of the day. You can start and finish within three months, since funds wont be a problem. There are experienced builders here, l can vouch for, even in my sleep. - You can also buy an old house (already in a developed environment in town) and then demolish and rebuild to taste. - If you dont have the time, buy but buy from a reputable Realtor, dont buy in one glorified Estate located in an isolated place (risk of Kidnappers and Robbers!) buy within established towns. - Get an experienced Engineer to do due dilligence on the structural integrity of the House you decide to buy, before payment. As per what to look for in the agreement, - issues like Maintenance fees, - what repairs you can or cant make, can you have your own power-source like Solar or are you forced to rely on the Estates supply? - Can you extend or renovate your house, Can you raise it up by a level in future? - what is the Final Title on your hosue and the land it sits on? - Can you re-sell, if you so wish? - What and What constitutes "Estate Charges" that are mandatory?
