Belial06:Blood of Jesus! What has APC or Nigeria or even Boko Haram got to do with the President of the USA contracting Covid-19? Did the Chief of Staff of Buhari not die of Covid-19? Did American Senator Lewis not die of Covid-19 Have not over 200,000 Americans not died of Covid-19? Why did you not write all these Crap about the deaths of these people or are they less human? Only God can determine who will recover, otherwise the above people would have recovered. ![]() The level of frustration inside some Nigerians like you, needs to be treated ASAP, before you enter Express! ![]() Every small thing, you turn it to Gulf War! MrOkenwa:Why Rent/Tenancy? Why not a Lease/Lessee? I only do Lease and it is for "certain" period, with option to offer to have another Lease in place, just as the current one expires. It has really served me very well because l have a few buildings that l manage and l dont use Agents, except for the initial process of giving out the Lease, where they bring prospective Lessees. It is a bit involved and requires a bit of attention to details, a "Tight Agreement" that l drew myself, with a good knowledge of tenancy Laws.BTW, the Law allows you to go into exclusive agreements with a [erson taking your Lease, with regards to the duration, quit terms, etc and it is binding once you both agree to it. Also, select your occupiers by yourself, dont allow one Agent who is just after his commission, to just "dump a problem occupier" on you, it will be your headache after that! Infact, this is the most important thing a House owner can do, to avoid trouble. It is not everyone that can pay he first payment, tha deserves to live in your house, beware! I wish l can give you a detailed analysis but time is not on my hand right now. Your Lease agreement will determine your Peace of mind with those who occupy your premises, so pay attention to it as to what you want to happen (within limits of the law) and get it properly signed and Stamp dutied. Never do Rent, do a Lease, a Lease certain and be wary of "Agent Lawyers", they love to play both sides while making money off both sides. I only use Lawyer if l have to go to Court but my Lease agreements are so detailed and legally tight enough to the point that l have never gone to Court to eject a Lessee (occupier) though l also play fair with my occupiers and l go etra mile to make sure they enjoy thier money, with a lavishly furnished Flat and good environment. Lastpage! PS: Sorry, l am in a hurry and you can see tha l dont even have time to do my usual color-colorings! ![]() |

diordaves:Thank you Sir, for these inputs! To add to your post, l think the primary reason Dubai is currently a tourist destination is because of two things: 1) Security: if a country is safe and secure, no one is beheading visitors for kissing on the street or eating during prayers, if no one is being hurled into jails without a Court trial, if you can travel anytime, including at nights, drive around from point A to point B without needing armed guards, if you need help and the Police is there within minutes, if you can trust the "Police to be your friend" in times of need, tourists will flock to your country, even if it is just to "get away from their wives or husbands". ![]() 2) Working infrastrucures: If a country's Rail system works, if you can hop-on, hop-off light Rails and you dont have to cramp inside "armpit-sweat-smelling" Moolue Bus, if you can be assured that anytime you flip the switch, light comes on, you want a coffeee, switch the boiler and hot water is ready in 2minutes; If you know you can get decent accomodation in most places, you know that if you hit the Toilet, it will be clean because there will be water to flush and bath (as opposed to seeing people defecating openly!), if you know that Telephone works (this works in Nigeria), you know that electronics can be used at anytime because there is electricity to power them, Roads are smooth and free of "owo'mida and 'Roger-me Policemen' who will shoot you for not parting with as little as #50, if you know that the Police will respond within 2minutes, in an emergency........ You wont need to beg Tourist to come, they would come by themselves. Syria has one of the best Tourist attractions in the world, magnificient ancient Sites, UNESCO world Heritages, etc (l think the garden of Eden is actually around Syria/Iraq axis) but as of TODAY, no tourist goes to Syria because those two items l mentiond above, have been obliterated by the Fanatics (aided by Western Countries), waging war on their own Govt. Nigeria can be a tourist destination witin one year, if get get security and Infrastructure right. Obudu Ranch (minus the Cattle part) is still and envy of any nation, anytime but how many of us have gone there in the last five year? You can easily get kidnapped for ransom or killed on your way to the place. ![]() I sorry for my country Nigeria. - Idirs Abdulkareem Lastpage! |

The suspension can be challenged in a Court of Law because it is a violation if his privacy, actually. He has not done anything wrong: - He is in his house - He kissed his adult, legal partner - He did not distribute the image - Kissing is not considered a lewd act or an act of indecency, anywhere in the world - Kissing any part of your partner's body is not a legal offense. The Hypocrites are just trying to use him as a scape goat. BTW, take that silly ZOOM off my Camera. ![]() Lastpage! |
michlins:No, you did not ever come as rude to me, at any point. Infact, my admiration for you, grows by the day. I was referring to one earlier incidence wherein there was a "mis-communication" in your post and you quickly corrected it, and that is to your credit. I wont elebaorate on it because we have learned the lesson and moved on and l am happy for you. We fight here at times, we joke a lot too but mostly, we assist each other to grow and build. Keep it Up Sir. BTW, l think your Village people loved the Kolanut and Palmy you offered, the gods are smilling already, Cordinate yourself, they are observing us. ![]()

michlins:My good friend, l am happy that you are also learning from experience! Ask him if you can share some pictures that do not compromise his "safety and security" and abide by his decision. I observed that you mellowed down after the initial "gragra" otherwise, you would have lost this job! ![]() If not for that decision, not even how good your work is, would have got you the job or even other jobs here! The lesson l take from it is that: Your QUALITY might show you the door, at times it is your ATTITUDE that takes you to the next ALTITUDE! Be HUMBLE. Now, the time has come to prove wrong, those who thought your job is "Cheaper by almost 50%", because it does not have the Quality! Show them that your business model is based on TurnOver, not EXCESSIVE in-between PROFIT. And l hope other people who are into service and contracting, can learn from you. ![]() Wish you success and more business. |
mrsteel:Sir, it is NOT misleading at all. I have a Storey building as testament to that theory. All internal and external partitions are 6" blocks (UPSTAIRS), only the ground floor external partitions are 9" blocks and the building is over 5yrs now, not a single crack or anything to worry about. And l have friends who went the same route, with same result. I guess what Egun-Chariman did not explain into details is that it all depends on the Engineering drawing as to where Pillars are required, sticking to QUALITY of those Pillars, not being miserly on Cement usage and to a lesser extent, using Quality Blocks. In my own build, not a single Pillar had sharp sand or salty water! It was a very rich mix of Granite, Iron, enough Cement and Stonedust all through, completely CHAINED to all Lintels and Colums. It was people like Electricians, Door fixers and Plumbers that suffered and paid the price for it's strength because all concrete parts were like Steel, just too hard to chisel or break. Many Power Drills had their Drillbits destroyed and l had to buy a few replacements as some Contractors were threaning to abandon work because of extra cost being incurred on that account. My point, from a practical point of experience is that Block-side is not the MAJOR determininf factor for safety/strength in a building, for the reason Egunmogaji mentiond: They are NOT the MAJOR load-bearing element in a storey building. Really, let us sit-back and reflect: What part of the weight of a "decking" can all those useless 9" Blocks that you can crush with bare hands carry? Think about it for a second..... and you will realise that it is the Pilalrs and Columns that are doing the job and that is where the money needs to be spent. My humble opinion, Sir. Lastpage! |
diordaves:Sir, l appreciate your post a lot. At the bolded though: Past African leaders left a lot for the latter generations to admire...until the White Colonialist came and Stole, plundered and destroyed that which they could not steal and take to Europe and Arabia. Its a long story which cant be fully expoused on this thread but take for example, the Benin Artifact whose replica was used at Festac 77 symbol, that wonderful Artwork sits in a British Museam till today! It is among the millions of African heritage that the White Stole, leaving Africa beare to the bones. If White people could carry the Pyramid of Egypt, l bet you it will all be in Europe today, and not in Egypt. And legend even have it that they tried and looted the Tombs of the Pharaohs, with grave consequences at times. The Egyptians knew it will be looted and they did lay booby-traps at the entrances, which discouraged the White lootes a bit. Maybe the current migration into Europe and the Americas will unleash "African colonialist" on Europe and the Americas, wo we can also pilage their 'legacies' and let us see how it looks, five hundred years from now. America went to Libya and looted all its Gold, under the pretext of "Human right", just as the British say they would not return the Benin Bronze because "they are helping usto keep it". ![]() You cant have all these white, rampaging looters running riot on your territory, and still expect to have your heritages intact.. Thank you for your post. Lastpage! |
BrabusNG:The only issue l have with this "Send Down the Rain" Roof is when it gets TOO HIGH! When that happens, it looses BALANCE. In "aesthetics", there is something called PROPORTIONALITY. What, in my own opinion, Roofers and House Owners need to factor-in, in deciding the height of their Roof/King Post is THE RATIO OF THE HEIGHT OF THE BUILDING, TO THAT OF THE ROOF. The most beautiful 'semd down the rain' l have seen is those whose Roof's height, is about or no more than 50% or half the height of the building itself, irrespective of whether it is a storey building or bungalow.. Once it gets beyond that ratio, the Roof begins to over-shadow the building and look ridiculous. Just my opinion. Lastpage! |
abdulwastecx:Please, no need to thank me o, Thank Yourself! Your WORK and CHARACTER, speaks for you. Keep giving your best Sir. ![]() |
BrabusNG:Brabus, The impression l have is that you have LEARNED from the past! ![]() Maybe you have, but you need to learn even, especially knowing when to "say less" or even when to "say nothing at all". There is a proverb that says "if you are accused AT THE MARKET SQUARE, of defecating and not wiping your bum, HOW MANY People willyou remove your pants for, show them your cleaned bumbum, just TO PROVE that the allegation was false"? ![]() That proverb demonstrates the futility of what you are trying to do, in this post. It is not ALWAYS PROFITABLE to want to have the last word. Someone posted, a few pages behind, on this thread, that "To Err is Human, to Forgive is Divine". That statement is ever True, even for those of us that Speak and Act like we are without fault or Blemish. When Hypocrites were about stoning a Prostitute to death and wanted to co-opt Jesus into their nefarious, hypocritcal, holier-than-thou posture, Jesus reflected and asked a simple question: Let he who is WITHOUT SIN, Cast the first Stone! They all walked away in shame.Let us note that Jesus did not said the Prostitute was right nor did he support Prostitution but his words exposed the hypocrisy of these pretenders. I am not unaware of the past (and all of us who were here back then are also aware) and how somethings you did in the past, have affected your ratings, that is just a FACT OF HISTORY. You did Wrong. But you apologised and promised to turn a new leaf. Some people might still be hurting (like QC1, and he may have been magnanimous enough to forgive the past or he may not, that depends on him and it is his right!), some other people may also still be out for blood, even if the Client that was offended has forgiven the Contractor involved, all these are realities of life. What you MUST NOT DO is go back to the Past and engage in a war fo words, with those "who still seek blood", over your past. If you do that, then you have not learned anything. Like Jesus said, Let him without Sin, Cast the first Stone! No one is Perfect and anyone pretending to be Perfect, is a Hypocrite but that does not mean those who were affected by your past mistakes/actions are not hurting and for the sake of respect for such people, you cannot engage in a war of words that may come across as trying to justify past mistakes. You should just read and click next, because as human, we all make mistakes and commit errors but we must admit our errors, apologise, make recompense where possible, learn from it and do better. Now, if some think the steps above are not enough and the only thing that matters is that the "sinner" be burned on the stake and crucified for eternity! I disagree but they are entitled to their position. I repeat, if a 'GOAT' builds a House and Abdulwastexc looks at it and says "it is sound", l will move into that house and go to sleep. WHY? Because he has demonstrated beyond doubt, that his opinions are reliable, scientific, empirical and based based on top-notch Engineering knowledge. That is my opinion and understanding of him and l stand by it. I hope you will let the matter rest. ![]() Lastpage! |
mufutau55:Hajji, Being the smallest boy on this thread, l still have to refer to Elders, as Elders. Your input was direct and succint. Lastpage! |
michlins:Sir, What is your motivation, right now? - Money? - Name/Fame - Growth - Self Fulfilment / Self Pride? - Others? I am just curious, because l am admiring your guts, while trying to understand you. Lastpage! |
abdulwastecx: amanikondo:You are completely mistaken Sir! If there is any Engineer l trust most on Nairaland, number one, numero-uno, one l have recommended openly without reservation to others, one l can say "take this #20M Cash, a Drawing, point to my land and say "call me if you need more money", it is abdulwastexc and l am not saying this to massagge his ego. Apart from being extremely HONEST and TRUTH FUL, he is sound, knows his stuff, analytical, scientific, factual, empirical and he has been around for a long time! If still in doubt, ask the gurus and elders in the house, from the Gurus of Building, Contracting, to Elder Clientelle. If Abdulwastexc says a foundation is sound, l dont know of any of the old hands on this thread, hat will say otherwise. That is how much confidence we all repose in his ability, as an Engineer and Builder. Elders, do you agree or disagree? ![]() |
bebe2:It all depends on WHERE in Lekki, Lekki get grade! There are parts of Lekki that are dry land, though Sandy and you will still need a raft to build a Story building There are other parts of Lekki that are water-logged and still Sandy, your raft will cost more and it may even be a Drill There is the third part of Lekki, the worst of them all, it is water, looged but not Sandy. IT IS A WATER-LOGGED SWAMP. ![]() With this last one, l can ssure you that #10M for Foundation is not an exageration. I have one of it and l still dey regret how l got tricked into committing funds into it. The cost could have erected Two building in other places ... but it is a 'Sea Front', so tha compensates. |
Badgers14:Certainly, l would have done so along with my post but l am not within reach of building as l type right now, it will take a few weeks to get to it as Covid-19 restrictions are still in force with respect to Flights in some places. But l will revisit my Post and add the Picture. Thanks. Lastpage! |
jiday4:Option 2: Dilute large amounts of Salt in warm water (let it be highly concentrated) and flush down the Toilet Seat and Kitchen Sinks. And please, be careful with that thing called Sniper, wash your hands after use and keep out of reach of children. It is always associated with bad stories. ![]() |
michlins:The LOCK is the BIG ISSUE. ![]() Educate us on your own type of Lock and its advantages, we may be able to learn a thing or two from it. |
Badgers14:Environment is the major determining factor, as to what type of fence one should have. In some Environment, you can forget a Generator or expensive bike INSIDE your compound/premises that has a three coach fence and nothng more and it will there there for Weeks, untouched, because everyone around you are in such CLASS of not stealing such 'minor' things from their neighbours In another environment, if you forget ordinary Pliers or your child left his side-winder scooter outside in DAYTIME, it will be gone before you come donstairs to pick it up for lock-up in the shed. They will steal ANYTHING of value, no matter how small. With such ENVIRONMENT, sealing-out prying eyes is of utmost importance otherwise, they would use a Ladder to climb your 10ft Fence, if it does not have an Electric Shock topping. ![]() I dont like High Fences but in one of my build, the fence of Kudje Prison will bow, looking at the spikes under the Electric topper of the fence. If you can escape the Electric shock (some thieves come really prepared), the Spikes will impale the thieves for sure. They even came to steal used Planks, while we were still building, something l would have given then for free, when we are done using them. ![]() |
BrabusNG:I recall we discussed this "openable burglar-proof" about four years ago (around 2016 or thereabout) and you wanted to show me what you came up with but issues then, created a digression! I also brain-stormed and came up with something that is working for me. You should see the eyes of my Fabricator when the thing finally went into use, from his initial "oga, just put padlock and use key to open it in an emergency". I was like you wont even find the key and if you found it, you wont be calm enough to operate such Key-Padlock, in a fire emergency. ![]() It has three Solid Steel Hinges on one side (sturdiness), then their is a drop down, 7.5ft 16mm Rod at the other swing end that ends in a latch which requires "lifting it up and turning it 180-degrees, for it to allow the window to open. It is carefully balanced and springed, to ensure even a young boy of three years can open it from the inside. The thing is, the latch is almost at ground level inside the Room and any hand or tool cant operate it from outside, except from the inside (you wont have the leverage in terms of space, reach, angle and even effort/power to operate the latch at its fulcrum, from the outside. ![]() This "bi-folding" Nets from you is also of interest to me! It would make removing and cleaning them easier, for one It never occured to me before, to try and make it Bi-Folding, instead of the usual slide-over types l have. Now l have to start thinking about it and implement it soon. ![]() What about allowing the Foldable/non-foldable net attach to the Swing Burglar proof so that when that moves, it moves along with it? Just a thought. I am happy that this thread is returning to its initial mentality of churning out ideas and helping others in need of what to do and how to do it. Kudos to those Engineers, Builders, Contractors, Surveyors, Architects, Electricians, Installers, etc that have given their time and shared their knowledge on this thread, you may never know but the good and kindness you have showed to others here, will somehow come back to you in many folds, where and in ways you least expect it. michlins:It all has to do with what we consider as most valuable to us! Some build with their Hearts - The overall idea is to IMPRESS your Neighbour that you have arrived Some build with their Brains - The overall idea is FUNCTIONALITY, efficiency that works Some build with their Heart and Brains - the overall idea is to build LEAN, BEAUTIFUL and PROFITABLE. Life is a stage, some achieve maturity at a younger age than others and see what 'elders' see at their old age, others take their time to mature. Wherever you stand or put yourself, just make sure you enjoy yourself, dont complain or compare yourself to Musa at the Gate, he is also enjoying his life, at his own level. My Ten Cent worth. Lastpage! |
BrabusNG:It gladens my heart to see you and others here. More importantly, NEVER forget the LESSONS of the past. |
EgunMogaji2:Yes Boss, they do. Infact, if the Building Control Authority were to stick to the 'book values' of Setbacks, most of the Houses (especially those in Lagos Metropolitan Areas) would have to be demolished for violation. Land is 'so premium value' in some areas, especially old, developed areas that have passed from generation to generation, that such setback values are unworkable. For example, how many Buildings in Lagos Island, Ikeja, Yaba, Mailand, Ikoyi, etc can boast of this setback-value to the letter? Some houses dont even have Parking Space at all, not a single car can cross the Public drainage into their compound! But these buildings have been granted C/O, using waivers, based on thei rlocation, age, value of land, etc. Who will 'waste' one third of a land that cost say #200M/Plot as setback or a "quater-plot' of land located in Akin adesola as setback? ![]() The Law is made for Man and not Man for the Law. Reasonableness will prevail, depending on the cricumstances, as long as the Waiver is not being abused willy-nilly. The difference between here and yonder is that over there, the Waiver is "official and based on well defined parameters, which will apply broadly. Over here, the waiver is discretionary in the hands of the Oga-at-the-Top and 'Grease' might be required to keep the machinery of Govt moving, if you get my drift. ![]() |

Dear Sir, V.P Osinbajo; Democracy is not just for the "sake of Democracy", when it does not bring good dividends to the 'people', then it is no longer Democracy but a "Demonstration ofCraze". Africa is replete with Criminal leaders who loot their citizens to the bone, all in the name of Democracy. Most African leaders rig elections, are not responsible to the citizens, leave in opulence, way above their means while the citizens live on less thana Dollar-a-day, we cant call that democracy, can we? These same African leaders then unleash terror of security forces on their citizens, whenever such citizens attempt to protest their ineptitude and corruption hence forcefully silencing them. It is therefore not surprising that the citizens rejoice when a "stronger force", the armed millitary, turn against their "despotic, democratic dictators", in a military Coup. The people dont want such leaders and are showing it by rejoicing wit hthose who assisted them to remove such leaders. So, please know that you are not doing the will of the Pople (nor the will of God), if you and your Principal try to force such criminals of their citizens, ofcourse l dont expect "the Fly not to support the man with a sore", it is a matter of "self preservation". ![]() African leaders are NOT democratic though they get to power through some sham election and then become dicators and abusers of the same people they swore to serve. Let the People of Mali decide what they want for themselves, STOP threatening them, less you lead the country into further chaos. If there are fundamental changes that needs time to be made in mali, give the Coupist time to do so and set the country on a firm footing that will lead to true democracy, a democracy that is responsive to the yearnings of the people and not some priviledged elite. A democracy does not inflict pains on the poor citizens while its leaders live in absolute opulence. If the people dont want these Coupist, they would drive them out of Power by themselves Nigeria is another example of a failed democracy, just look at how poor and despondent the citizens have become, look at how security forces are used to harrass, lock-up and at times, snuff out the life of citizens, just for criticising the harsh policies of the govt that inflicts poverty, penury and pain on the people, while your dear, very self, your pricipal and many hangers-on, live larvishly. You are highly respected and very loved, hence this my "open love letter" to you Sir. I know you are just a messenger and your hands are so tied, as a V.P, by the Nigerian Constitution which makes you serve at the pleasure of your Principal. But Sir, please leave the 'Malians' alone and stop intimidating the Junta that flushed a corrupt leader out of office, Nigeria is worse than Mali and if you go on the streets, you will hear Nigerians praying and hoping for their own Jerry Rawlings. I would have wished you a happy 60th Birthday of Nigeria but we both know that there is nothing happy or worth celebrating on October 1, 2020, except poverty, hunger and hopelessness among the masses, yourself and myself not inclusive ofcourse. So, l will just say "Thank you Sir and God bless. Your humble, ordinary Nigerian on the streets. |
