Omihanifa:She should get a good Lawyer and take the matter to Court, seek among other compensations, a restatement to her duties. Everything is not noise on Social Media. The Law is the Law. |
salford1:\ Everyday, we see Govt officials, Politicians, all congregating inlarge numbers, no social distancing and at times, No mask and the poor people are wondering whether the rule is meant for the poor people alone? Or was it not in this country under Covid Pandemic that one useless Minister put Nigerians under a deadline to go and register for NIN and attach same to SIM Cards? Was it not under this Covid Pandemic that Local Govt elections were held and State elections in Ondo and Edo were held, with all the Campaigns going on? When it is time for the "Big Thieves" to do Burial or Marriage for their Children, Covid Rules are thrown to the wind but afterwards, you see the same people giving order that the masses should be arrested! How then do we expect the masses to take any CDC message seriously when they see otherwise among Govt officials on TV? And strangely, the poor people who are constantly under "virus assault, due to their poor standard of living, fare better with the Covid Virus, than the well to-do. ![]() |
rotecch77:Chief, thanks a lot,, l really appreciate your detailed response. With reference to the highlighted part: Can l add the Surface Pump, with the Riser pipe, to the existing normal borehole Submersible Pump setup? What l mean it, if l can get the riser pipe down to the position where the water level is, side-by-side with that of the 'Riser of the Submersible pump' (or even beyond it), do you think that would work? Since the Submersible's job is to bring up water from deep down the hole and the job of the surface pump is also to suck up water from the hole, the difference is that one is on the surface with a pipe extended down into the hole, while for the other, the pipe is extended to meet the Pump, down below. Thank you Sir. @bixton Thank you very much Sir. I am still on a quest to use a single borehole, two separate pumps with separate Riser Pipes, running on different electricity lines such that if the electricity supply for one pump is ON/OFF, it does not affect the other pump. I think, out of respect for the owner of a property, even if we dont like how it looks, which is a personal decision, we should not make public, disparaging remarks about their building. Building is a thing of joy for the owner and we should not, without good reason, if there was ever one, sour someone's joy by our comments It is disrespectful and not a nice thing to do. Look, sigh and move on, will be more appropriate. No Offense. Lastpage! |
bixton:Thank you for this. The current situation is that l have a working borehole, with its pump and wiring intact. I acquired an adjacent building recently and l have done a borehole there but the water is not clean enough, unlike the one that is already in place for some years now. I had to abandon the recent Borehole effort, the water is just not clean enough for use. I had pumped it out for five days non-stop, hoping it will eventually get clean. My plan is to extend the same borehole to the adjacent building without sharing the Pumping infrastructure of the first, such that they work independently of each other while sharing that singular hole that was dug into the ground, from which the clean water comes from. I hope this is not wishful thinking? |
Enyinne:Thanks Sis, for the info. I see you are using a 2 SURFACE Pump. I have the intent to insert both SUBMERSIBLE Pumps into the single borehole pipe from the ground and have both working at the same time and each serving different buildings that are adjacent to each other. I think it is do-able (my opinion), as long as water in the bore-pipe can cover both pumps simultaneously but l still need more opinions, people who have perhaps, done something similar or are in the business. |
twinskenny: kopell:Thanks guys. I want the two pumps to get power from their separate Electric Meters, two separate Buildings side-by-side, otherwise l will be settling quarrels. But l want to avoid digging a second Borehole even as sharing the borehole makes the water better as it enjoys more usage. Water level in the area is high so supplying the pumps should not be a problem. Thanks, still expecting more opinions from more gurus in the house I am hoping that the Big bore Pipe can contain a second Pump and if it can, how to go about it. |
I have a question for the gurus in the house, who have experience with this: Is it possible to have TWO Submersible Pumping Machines inside a Borehole? Each one is to be powered separately, will run at the same time and will supply water to two different, unrelated tanks. What are the various things to be on the lookout for? Thank you for your contribution. |

DFAMEGUY11S:Sir, I think you deserve a commendation for your effort o have this matter resolved amicably. There are three options that are likely come into play here, IMO: 1) Waybill the New One right away and then wait for the Client to send back the spoilt one at his convinience. 2) Waybill the New One and pay the Waybill cost of getting the spoilt one back 3) Agree at a resonable amount to repay the Client, for the particular item (WC) that was damaged (not the whole #65/70K involved in all transactions you had with him), based on the Open market Price of such WC. It is not right, to as him to send the spoilt one back first, as a condition of sending a new one to him. Those two dont go together. I suspect the Client would have bought a replacement WC by now, wont need a new one from you (surplus) and probably a financial compensation may be the best option. Look and chose that which suits you most, and act on it. Lastpage! |

DFAMEGUY11S:I think you did not handle this well. - First, even if your Customer buys something of #5 from you today, he may buy something of #50Million tomorrow, so never talk in a degenrating manner to your Customer, using the value of what he bought as a yardstick. - If you are certain that this was a Mistake and the Customer was getting angry, the easiet and safest thing to do or say is: I WILL REPLACE IT. Next time, you just ensure you package breakable items properly for transit. Ofcourse, l am not talking about if the Customer is just trying to play you. - From your own post and your screenshots, l can deduce that you are aware that the Customer actually GOT a broken item. The Customer did not break the item himself. Maybe it broke in transit or you knew it was broken before sending it, that is a different question. Even if it broke in transit, you the seller are still responsible for replacement. ![]() What a honest and responsible Online Trader will do, in this circumstance, is to REPLACE the broken item or a FULL REFUND because even under Contract law, if the item contracted for, is not FIT FOR PURPOSE, that Contract is Void! A broken Tiolet seat is not fit for purpose, imagine if it breaks when someone is stting on it and having a nice Poopoo! - Since you promised to "find a Solution to it", that is a very good statement from you and l applaud you for that! All you need do is to fulfill that promise and after that, you can then seek the understanding of the Customer for any percieved "use of language" on you or your threads. Let me ask you: Do you think anyone reading these Posts, will feel confident in asking you to supply xyz number of Toilet seats to them or they would be worried about how many of them will arrive broken and you wont replace them? What if it was a Govt project that requires 150 Toilet seats, wont that be a good deal to clinch? IMAGE is EVERYTHING for an online Trader!. My humble suggestion Sir: Dont worry about all the name calling for now, One WC Seat is not more than #20,000, Replace it and then let us appeal to the Customer to remove all negative posts he has posted and say "DFAMEGUY has resolved the matter to my satisfaction". A lot of people that want to patronise Product Sellers, especially in this age of Covid-19, First do an online review of the Seller to know what others think of them and once they read a SINGLE Negative review, they run for dear money because they are thinking: That could be me! ![]() Thank you Sir. Edit! Mummy, be Calming Down now.... |
Badgers14:Thank you very much Sir, for the above contribution. It sheds light on a new area of our discussion: MOTIVE! I am naturally a peaceful person. Infact, l desire Peace so much so that l will go to war to achieve Peace. My Parenst were Hosue owners since l was a little boy and l have witnessed this often "love-hate" relationship between tenants and House owners. It is just natural that we dislike our Creditors, because we have to pay them as at when due and in the Nigerian environment where poverty is rife, through no-fault of the citizens in most but not all cases, "Paying or Repayment is not usually a pleasant endeavour" so l can understand if and when Tenants try to undercut and abuse the Landlord. I have also witnessed where Landlords get very greedy and try to exploit their Tenant! Landlords, though see their Buildings as their own investments, expecting a ROI on it and that is perfectly right, just like some invest in Stocks, Shares, start a Company that charges for Service rendered, Open a Supermaket/Stall and sell wares, etc.... all for the purpose of getting a Return on Your Investment, for now and in the future. So, the Landlord expects to be paid but some Landlords want to heap all their financial woes on their Tenant, forgettingthat we are all in this same boat of "I go survive, e nor easy"! But no matter how nice and friendly the relationship between a Landlord and his Tenant are, MONEY and USAGE of the Property are two areas that always cause rancour, eventually. So, what ldo is try as much as possible, to smoothen that relationship by making documented provisions for all areas that may cause misunderstanding (usage issues) and also make provisions for how we will divorce ourselves AMICABLY, incase MONEY issues make our living together unworkable! Where there are No-Laws, there is No Sin! Where there is No-Sin, Everything and Anything is Permissible! Where Everything and Anything is Permissible, ANARCHY Reigns! I love Peace, l dont want Anarchy, so l put Rules in place, to guide my behaviour towards those that pay me money to live in m houses (I owe them a duty to enjoy their tenancy, in peace and quiet and to make their stay as memorable as much as is hunaly possible) and to guide their behaviour towards me (they owe me Payment as at when due and to use my house like it is their own). For example, when "Nepa Payment" was causing trouble in one of my very first house, l stepped in and provided everyone in the Twelve Flats Building with separate Pre-Paid Electricity meters, at no cost to anyone except myself! I bought Thirteen Pre-Paid Meters at almost a Million Naira, including one for Borehole Pump and General Compund/Security Lights, which l am responsible for topping-up till today, they dont fight each other anymore and my House is Peaceful. So, l draw-up these Lease to ensure that everyone, myself inclusive, is "guided" by the Law and behaves as expected It has not failed me to-date. And l dont repeatedly charge them for "Agreement" every Year, as they Sign New Leases, that would be petty, even borderline greedy, of me because all l do is "Update it Yearly" by making changes to things like "Dates for the current Year", "Covid-19 protocols (Reduce Human traffic, Spray the Main Entrance gate with Soapy Water, Use the provided Bowl of Soap water to wash your hands as you go-in and go-out of your Flat into the common Areas, use a face mask when you are in common areas but that is being relaxed now. Their safety is also my Happines, a truly Sick Tenant cant pay for his tenancy )Finally, a Houseowner cant trick tenants into signing a Lease Agreement, that will be unlawful and even criminal deciet! I discuss what will be in the Lease with them verbally and we agree. Then l draw it up in writing and give them to read and "iff" happy, to sign it or if not, revert back to me with their "concerns" which l will then have to explain to them again so we agree. If we cant agree, l dont sign a New Lease with such person. All these process are DOCUMENTED so a Lessee cannot claim he was tricked or coerced into signing the Lease. For example, the Lease, being a Lease, says you MUST Leave and Surrender the keys at the End of your ONE YEAR Lease. ![]() Now, No Lessee wants to Rent for just one year and then have to pack out and start all over again! But that is what is in the Lease! l also have a Clause that says "You can make an OFFER to the Lessor (Landlord), Two Months before the end of your Lease, of your INTENTION to sign another One Year Lease, when the current one Expires. ![]() All negotiations (Offer, Variations if any, Acceptance and Payment) must be concluded by the End of the 11Month of your current Lease. This gives me the "30-days window' to serve the "30days Quit Notice", as stipulated in our agreement (If l really need to get the tenant out of my Building)). I then deliver the signed and perfected Lease, Three days to the End of the Current one and the Lessor keeps enjoying himself. Lessor and Lessee are both happy But in all cases (except one till date), we always conclude the negotiations and l just Print another FRESH One Year Lease Agreement, allow Tenant to study and be comfortable with it, we both sign, l stamp-duty it and each person keeps their copy. I think barring the really crazy one, which l would likely have filtered-out in the early approach (hence my suggestion that House Owners should not just take any prospective tenant that your Agent throws at you but you should personally be involved and interview them to sieve them to your taste), most Tenants will be nice to their House Owner, if you treat them with dignity, fairness and honesty. The odd-situation is when, for myraid of reasons, Tenant cant or wont pay his rent when it falls due, that is when @Lastpage becomes kind of unfriendly. I dont have time to be chasing One tenant over money that wont carry me far! Let me see bank alert and l dont have any business with you till next year. ![]() BTW: Why would you want to Void Agrements, using Letters and Counter-Letters? That does not sound appropriate in my ears. Everything has to be above-board, legal and must standup to scrutiny otherwise, you the Landlord, with get yourself into "legal trouble" down the line. A House owner MUST keep it legal and fair to all parties involved You are like a Daddy to your Tenants, so you must maintain respect at all times ![]() The ONLY PLAN l have as a House Owner, is to ensure my Occupants pay me as at when due and Enjoy Value for their Money-paid and are safe in my building, at all times. No more, No less. Lastpage! |
sinorte:Sir, If you are not in a hurry and if it pleases you, l intend to do a Write-Up on Bio-Digster System that MAY CHANGE/AFFECT your Decision, in the next TWO DAYS. I want to "break-it-down" for all some of us on this thread, to decide whether they would embrace the Method , instead of the Bogus, Unsanitary, Eviromentally-Unfriendly, Expensive and often difficult to implement Soakaway/Septic Tank System. I feel when we have all the information we need at our disposal, making the Right Decisions becomes 'a breeze'. I am convinced that l after l am done, many people will benefit immensey from the post. Thank you. Lastpage! shogbenga:One the 11th Month, you should issue the Quit Notice, so that its expiry date coincides with the end-date of the Lease. For an "Annual Rental", you should issue the Quit notice to end with such date too, six months earlier, as that is the requirement of the Law. Yes, LEASE are inline with tenancy Laws in Nigeria. It is just a type of tenancy. It can be fixed or even fixed Certain. ![]() Lastpage! |

shogbenga:Rent/Lease Agreements are generally unique to the environment, building or the parties involved but l will in due course, edit my own to remove speicifc, persoanl details, to make it suitable for general usage and share. Nothing is "automatic" in tenancy matters. It is all about process and procedures, based on the Law. Afer the 30days/One Month "Quit Notice" has expired (You dont need this One Month 'Quit Notice' in a Lease, except like me, you deliberately put it there because you are a very considerate person), the Lessor/Landlord serves a Seven-Days "Notice of Intention to Retrieve Property". At the expiration of this Seven days Notice, that is when the Lessor/Landlord applies to the Court, for an Order to Evict Tenant. Only the Court can grant that Order! But it is kind of fast-tracked, with a 'Lease', compared to, with a 'Rent'. Note: You can no longer evict Tenants with the brute use of Force (except ofcourse with correct Juuju ), as was the case in the pre-Y2000 and the law is actually mor eprotective of the tenant, than the House Owner and a House owner needs to be smart and one step ahead, if you dont want Tenants to make a mockery of you (and most will, if they have the opportunity).BTW, l am expecting the House Agents, Property Managers and the likes, to contribute to this discussion, since they are regularly and currently dealing with such issues, being their line of Work! Wetin dey happen naa? The Court will consider first and foremost, your Lease/Rent Agreement between the Tenant and the House Owner. Reason is that the Court will enforce the terms of such Agreements, because it is a 'valid' Contract. But where such Agreement does not exists, the Court will apply the Tenancy Laws of the State where the building is. If all the t's and i's have been crossed and dotted, the Court will issue an Order, asking the Tenant to move out immediately, having exhausted all Legal Notices (30days, 7days) to Quit. (That is the Law. This is not "Mediation", which is like trying to find an amicable settlement, usually on Rent Increase issues, as the bone of contention). If the Tenant is owing Rent at this point where an Ejection order has been issued, the Court, on the "aplication and proof" by the Landlord, the will award such amount, termed Mesne Profit, to the Landlord, to cover the period used in the house while prosecuting the Ejection Matter (while the tenant was not paying further rent) Some tenant errorneously still think that once you issue them a Quit Notice, they dont have to pay Rent and House has become free! Well, unless the Landlord does not know how to go about it, Tenant is only saving the money for the Landlord and hpefully, tenant will have the Money when the Court orders payment otherwise, the Court Baillif will have to sieze tenant's property and Auction it to recover such amount shogbenga: Looking at our terrain, what if the tenant request from the judge that he needs adequate time to get a new place, say 6 months, will the request not be granted."Notice to Quit" Period, if delivered VALIDLY (this is where the trouble usually lies) is ADEQUATE TIME required and adjudged by Law, for the Occupier to look for alternative accomodation. That is why it is called a "Notice" but if a tenant decides to ignore it, they do so at their own peril. Also, in a LEASE (not the usual 'Rent' that appears subsisting in tenancy), the occupier already knows, from the signing of the Lease as he moves in, the terms of surrendering the Keys, as per the Lease agreement. That is more than enough time to plan and decide to get alternative accomodation, if that were the real issue. Thus, such plea for "adequate time to look for alternative accomodation", in the eyes of the Law, "after the facts". No time is ever adequate for a tenant who does not want to leave and l have seen the Court Bailiff, based on a Court order, throw tenants belongings out on the Street, for this. In the past (Pre- Tenancy laws), tenants are often using this to buy more time and frsutrate the house owner, but not anymore! (People still use it in "Debt" issues and that is understandable, "you cant pay money you dont have". )Also, "Agreements" is general, when freely entered into, are bound to be enforced at Law, as long as that agreement is not in conflict with general law. Now, one of the advantages of a Lease comes into play here! Let me illustrate with an example. A Lease Agreement is svery specific (Just as you can lease a Vehicle from a Company but when the time to return it lapse (as per the Agreement you signed with the Leasing Company) and you dont return it, if the Compnay catches you along Abuja-Kaduna highway, with your family inside that Vehicle, they would be right and within the Law to take possession of their Vehicle............. irrespective of the "sentiments" of leaving you stranded on the highway. The Law is the Law, an Ass, but blind to emotions and sentiments. The lease Agreement you both entered into (being voluntary, clear to understanding and acceptable to both parties through their accent of signatures) has SPECIFIED the conditions for surrender of the property, initiated by either the Lessor (House Owner) or the Lessee (Tenant). All the Court is doing is enforcing such Private Agreement, between two contracting parties, the Court is not in the business of looking at the emotional or sentimental sides of the defaulting Party, sheddng (crocodile) tears and asking for time. Same way, if a Landlord for example, breaches the law by removing the Roof to the tenant's apartment, the Law will not say he is an aged Pensioner and therefore overlook the punishment he deserves! Jail time straight, if he cannot cough out the fine. ![]() I have gone to all these length to illustrate that a Lease is a structured Agreement between the Lessor and the Lessee and once done properly, the Courts will enforce it to the letter. But l must caution, there are hoops and traps (legal technicalities) in agreements, Notices and the Law in general, a small infraction of the law (for example, if the agreement is not properly signed, not witnessed, not stamped dutied (since June 2020), notice period shorter than specified/allowed, date-mismatch, etc) can invalidate an effort to get rid of the erring occupier, despite following all other procedures, the Curt will throw-away your application, so caution is the word. I hope this clarifies that aspect. l also hope our Professional Agents, Property Managers, Estate Lawyers/Managers will share their own experiences here. Lastpage! |

shogbenga:Haaa, now you want @Chief Egun1 to flog me for giving a lecture, without permission? Okay, here we go: Lecture 104 ![]() Intro: Sir, I think the right comparison should be between a'Lease and a Rent'. Both are Tenants but their type of Tenancy is what is different. A tenant might be "Leasing" while another might be "Renting". Differences, Pros and Cons Tenor: 'Lease occupation exists for a fixed length period, by default, depending on the type of Lease (Fixed or Fixed Certain); Rent occupation exists in perpetuity, by default (that is, the law assumes that by default, that a man who RENTS and pays for One year Rent, will renew that Rent after the end of the year and the tenant is entitled to exercise that 'renewal option', except its in very extraneous circumstances. Notice Period: Since most Flats occupation are on a yearly basis (using this as example, because there are bi-annual and Monthly tenants in some outskirts places), the Tenancy Law makes it mandaory that you must give a yearly RENT Tenant, a Six Months Notice to Quit tenancy. The Notice period for a Lease is ONE Month "or" as enshrined in the Lease agreement signed between both parties (this means you can vary it to be one week, one month, three months, one year, as long as you both agree and sign same in your Lease agreement). Renewal Procedure: For a Rent tenant, he will likely pay for another year, in the last month of his Tenancy though most will owe and let it spill over into the first, second or third Month. Some will even owe the renewal for almost a year! (This is what l cannot stand, to be honest). I have been a tenant in the past and my Landlord use to use me as a 'Poster Boy' to other Tenasts because he gets his renewal Money, no later than the 11th Month of the current tenancy. For a Lease, the renewal process would have been stated clearly in the Lease agreement, (if at all it is renewable, but most residential lease are renewable). For example, A Lease that is One year Fixed Certain, means the Lease expires after one year of the signing of such agreement and the tenant MUST VACATE the Premises, at the End of the Lease. No Stories. If it is just a Fixed Term Lease, it means the Lease ends at the end of the one year term and the option to renew, rests with the Lessor (House Owner or his agent). The conditions for renewal would have been explicitly stated in the SIGNED Lease Agreement and properly explained to the Tenant in both cases, before the agreement is signed. So, the Lease variation ensures that you dont have to wait for six months to get an erring tenant out of your building (most tenants think they dont have to pay for the period under which they are given a Quit Notice but legally, this assumption is false, as the landlord can apply for Menes Profit, to cover that rent arrears and the Court will approve it, assuming the Tenant did not run away before the Judgement day )For a Lease, the Notice Period can be as low as one week (but l normally sign-up to 30-Days, to give the Tenant time to look for alternative accomodation. One Month in February is not the same as One month in July, so l use a figure, 30 days, to remove any ambiguity ). If Tenant fails to surrender key after that one month Quit Notice, then you serve a One Week Notice to surrender Keys, if he still refuses, you simply apply to the Court using form TL3 and the Court will invite the Tenant (some will not turn up but it does not invalidate the process) and he will be ordered, using a Court Bailiff, to vacate the premises immediately (again assuming you are doing the 'legally right things' and have not broken the law yourself and your 'Quit Notice' cannot be rendered invalid by very small, small technicality like inconsistent date (e.g, if the Notice is short by even a few hours or days (30daysshould mean 30 full days, from 12.00 am to 11:59 pm of the 30th day but l usually allow a day to overlap) or the Notice does not contain the major elements required by law, it becomes invalid and the tenant cannot be made to leave the premises by the Court, the whole process has to start all over again. ![]() For a landlord, you want an erring Tenant out of your House as quickly as possible but we all know that it is very easy to put a tenant in the House but getting them out is just damn difficult because they are smart, some are wicked and also play alot of games. Some will stay in the house and use their Lawyer to "drag out" the Quit Case in Court. One Baba Landlord told me that a tenant in his house just left and she spent three years without paying, before she finally left! So, let him in on how to go about it, next time. No one should have the liver to put a retiree, elderly man through that. ![]() If you do a Lease, you are not bound by that Six Months requirement of the Tenancy Law, for a yearly tenant. If you do a Lease, you would have specified in detail, how long the tenant will stay, if he can renew, that the renewal is optional and at your discretion, that it must be done and completed by the end of the 11th Month of the yearly Lease (so you can use the last month to issue the Quit Notice, if agreement cannot be reached and Tenant cannot owe you more than that One week Rent, at worst, which is the legally required 7days Notice before his matter gets before a Rent Judge in a Court). With a Lease, the agreement is so detailed and so specific that it makes it easier for a Judge to determine the Suit in Court, because it is a PRIVATE AGREEMENT between you the Lessor/landlord and the Tenant/Lessee and the law honors private agreements between two private citizens, as long as it does not flout the Law. Tenants who are on Lease also know that they are already on "one -leg out" of the house and they generally dont misbehave too much because they are also aware, having read and signed the Lease agreement, how easy it is for the landlord to evict them within a Month or six weeks at most, but only 7days extra is usually required in most cases. But NOTE: The most important things in a Lease is the WRITTEN, SIGNED and STAMP-DUTY PAID Agreement. It must contain all the elements that fulfill your requirements, (within the ambits of the law), You must explain the meaning to your Tenant and it should have a clause stating that "he agrees exclusively and privately, to the terms of the Lease and will abide by these terms and conditions, unreservedly, that it has been read to him and explained to him in a language and manner that he truly understands". This part is most important and the Lessee must sign and date separately, it just below those words. ![]() The Term (duration of Lease) and Lease (Type of Lease) must be clearly stated. The Lease must be signed on the last page by at least three people: You the Landlord (Lessor), the Tenant (Lessee) and a Witness. You must then go to Revenue (or do it online) and pay .78% as Stamp Duty of the Lease amount, to the Govt, to make the Lease a Legal Document that can be presented in Court and accepted in Evidence. Like l said, it is a legal document and not all Lawyers can provide one that will stand the test of time. If not done properly, it will fall flat under cross examination, if you ever get to court but l have come to realise that tenants do read their Landlord psychologically from the onset and would determine if they can Bleep with you or not. Give them a good building, sort out their issues that need your attention, dont be greedy, treat them fairly (but dont ever get too familiar with tenants, your relationship is not designed to be familair, rather, it is combative when the chips are down, no matter how much you like each other). Carefully select Tenants that you know have the capacity to pay their Rent as at when due (Job level, education, responsibility, demeanor, etc are issues to consider, l wont give someone who earns less than 150K -200K a month, a house that cost 700-800K per annum, he cant afford it without running into financial difficulty). I ensure l personally speak with every potential Tenant, before l agree to their tenancy. I am skeptical of Leasing to Traders and Single women (my apologies to all Traders and Single women here) because the income of a Trader fluctuates too much and Nigerians are not generally the type that think House Rent is the Number one 'priority money' to set aside, in times of plenty! Rent will always fall due when "market is not moving". For the Single ladies, my issue is that majority of them like drama too much and the long line of Suitors and changing faces that come look for them, in my own opinion, puts the type of "safety and seclusivity' l expect in my Houses in jeopardy. I have CCTV Cameras in externals of all my houses and l dont like when l take a look, seeing a "long traffic of strange faces", but you cannot deny a young lady such situation, so l would rather avoid it. Just chose the kind of people you want in your house, l love young families, educated to higher level, with a serious and calm demeanor, not the noisy drunkard that would come and be banging the main gate at 1am in the dead of the night or one that stays home 24/7 gossipping and causing trouble with other occupiers. ![]() Everyone to his own choice. ![]() End of Lecture. ![]() Lastpage! MrOkenwa:Thanks for your Prayers Sir, l wish you double portion, IJMN. That is what we are here for, to assit one another where challenges exists..... and we all have challenges, biiko. ![]() Lastpage! |

MrOkenwa:I am not anywhere near my buildings too, l cant even be in the ones in Abuja, let alone Lagos, at the same time but l understand your challenges right now. But once the "structure and procedure" is properly laid down, you only need to visit the building once in awhile. I have a building in Ikorodu that l have not visited for almost three years now because l feel stressed anytime l go to that area but the payment is all that matters and l do WhatsApp calls with Lessees, if there is something tha needs my attention. You can lease the flats out about the same Month so that your activities on that building will occur about the same time (Rent collection, ejection, repairs, Pre-Surrender inspection, etc) Happy House Ownership Sir. BruncleZuma:It never was! Even during the Civil War, the Niger Delta was overan and conquered by the Biafran Army and ALL MINORITIES (Ijaw, Calabar, Ibibio, Delta, whole of S/S, etc0 lived as conquered Slaves under the Igbo biafran Regime. Igbos are naturally a dominating specie (and that has its advantages too!) and as the sponsor of Biafra, no one should expect they wont dominate their neighbours who are minorities. Any Minority person that does not know this, does not know his history. Wait until shyt happens, then eyes go clear. |
Ebenezer2021:But his submission is a statement of FACT! Trump was mocking Joe Biden on National TV, for wearing Mask! Why should a leader hide the truth from his people, for political gains and now that "E don Catch Am", you expect everyone to be typing 'Get well Soon'? ![]() Who send-am? And why are you so depressed because Trump catch am, why did you not display this sort of Anger when Gov. Ajimobi catch am, when Abba Kyari catch am, when Buruji Kashamu catch am, when American Senator Lewis catch am, when 207,000 Americans die of it, partly because this selfish President told them it will soon pass away and it is just a Flu? Some Nigerians like you sef, e be like say Satan don use una for brain experiment before. |
linearity:Fever, Fatigue and Breathing problems are second stage trauma in Kobid-19-Birus treatment. Baba-T is struggling right now and no one should be in doubt about that. But excellent medical facilities can make a lot of difference, my fear is his risk level, due to pre-existing factors like Obesity, Age, etc can negatively impact hus survival. Heis currently on that unapproved Regeneron Drug and probably on a Oxygen-Ventilation right now. That itself shows a high level of desperation, which points to a detoriorating condition. You dont put an American President on an UNAPPROVED Drug, if the situation is not dire. |
