Oga rotecch77 Trust you are good. I used PPR pipe in the end, and TBH It cost more than what I envisaged. However, I like to think that local PVC pipes, as long as they are well fitted and not disturbed (no breaking of walls and when buried underground, the depth needs to be very good to avoid it squashing), they will equally last as long as PPR when running cold. I also used PPR for hot as well, apart from heat loss which is minimal and the fact that non welded joints can have a tendency to leak due to the fact that where there is movement, leaks can happen. Whilst working with heating engineers here, they told me that they always prefer to use compression welding of 15mm pipes in hard to reach areas (like under floor boards) and sockets/joints on surfaces that they can easily reach. Are there such standards in Nigeria or is it anything goes ? I dont see any problems using copper pipe. Older houses used copper pipes and majority of them are still standing today and no issues. In my experience, I found that with the screeded cement wall, the paint that I used was somewhat less. It also meant that the finish after painting was very beautiful, when you also have water splashes it easily washes off. twinskenny: |

The Mexico wall, the only way he can do it is to tell them that build the wall or else i will slap 40% tariff on exports, and why would Americans want to pay more for thier tomatoes because of Trump, think of the effect on inflation etc. In this day and age, not a lot of people care where things are made, they just want it cheaper and to get good value for money. If I see 2 laptops, one made in the UK and one made in China, both thesame and of identical specs, but the UK one cost 30% more, why would I buy it because I want to be a nationalist ? Its a tricky one, remember how Obama had the 2 houses for the first 2 years and done nothing with it. Paul Ryan didn't like Trump, hows that going to play out now that he has to work with him. 2 years is not a long time in politics, only felt like yesterday when young Obama came into office, that's 8 years ago now. Wow Glad to know you are close by, really good to know that. Let me know if you need anything, learnt so much that If I was ever to build another house, I expect 70% less stress and at least deliver 95% of what I actually want . I have learnt that in Nigeria, if you want them to build you a car, you need to tell them it needs 4 tyres, an engine, a wiper, a steering, bumper, ignition. Oga Thanks for the compliment; you will also be able to build your own house by God’s grace (if you have not done so already), AMEN. For now it’s just the last leg that one is trying to wrap up. You see the Journey in the last 18 months has been very challenging, interesting, good learning curve and I can only thank God. You know people like us don’t like noise on top kobo-kobo project, and when you look at what Otedola et all are doing, you know we are tiny when compared. I am thinking of writing something called “Building from the diaspora”. It’s a summary of my experience so far. I have advised other friends especially from diaspora about building in Nigeria. It’s definitely not for the faint hearted. The pleasure is when it is all done, may God give us the strength, good health to enjoy what we have worked hard for and keep us away from those whose sole aim is to do evil/ cheat others using their deceptive techniques. Must admit, I was always told that finishing will cost almost as much as the carcass. This is the time when you wished your build was smaller . Talking from experience, you can spend 15M and you will ask yourself, where has the money gone to, and yet there are still things to do. Its very mind bugging, my own take is to know what things are important to you and what things are less important/you can compromise a little on. Is that 18 million kobos ? To me I see nothing special in this kitchen, I can get same thing or even better self, I will also get one with real granite, spot lights under the cabinets, Island with gas cooker in the middle and drop designer lights there plus all other sorts of upgrade, and i will barely touch N5m. I have exact same kitchen door and handles, but not bullet proof and I know how much I buy am. Same with the built in larder fridge/freezer stuff, it does not cost a arm and a leg (I dont know about Nigeria o). In my experience with commercial properties, its due to lifestyle behaviors. For example most people dont like opening bathroom windows to let moisture out, when moisture hits a cold surface it can cause condensation which can then lead to damp issues. Hello Madam So you think that Banana Island survey will be thesame as say Epe ? If we were to follow state wide theory. When i wanted to price mine over a year ago, the guy made it clear to me that there is a minimum fee he has to pay to his association or something like that. Having done surveys in Ajayi Apata also, even though I know the surveyor the man still collects his 300K (non-negotiable). In the end, I prefer to use a registered surveyor that can give me the right documents and make sure its dropped at Alausa as well, he showed me proof of lodging at alausa including a receipt of payment etc, in the end I got my Governors consent so i know its legit and not a anyhow survey. What can sometimes happen with quack surveyors is that they will collect a low amount, then when you want to perfect your title, you will start encountering problems. Hello I will always advice that you have some form of security on site o, things go missing easily otherwise, it could also be workers/opportunist etc. I have had people come with vans to pack materials from site, and one even came with his car to pack remaining roofing sheets. This same person was approached to return it back, and thats what we used to roof security/power house. With plumbing also, there are some small materials that can easily enter bag before you know it. Even big heavy materials dey fly comot site. B3sty:

Oga spyder880 What kind of issues/repairs might be needed for an inhibited building apart from dirt/dead rodents etc ? What steps can one take to minimise such repairs or even avoid it self, the problem most people in diaspora experience is that if they put someone inside the house they person might use the house anyhow, when they eventually come back and they see the state of the house, it causes animosity and to even evict the person (especially family member) self na another wahala.
