Credit to diordaves, I was going to bring this up yesterday. The building in question was put up in the last 5 years after they demolished an old building sitting on the plot, anyway thats not the main point. With new building regulations in the UK, the flooring of new builds needs to be insulated. In fact during a renovation 2 yrs ago, I noticed this similar material used on a kitchen floor and it was damaged, what we did was completely rip it up, fill it up with sharp sand and then tiled it. What I see with this building was that they used it on the floor of the car park and probably didnt cover it with some heavy material, when the water company supply pipe burst (12 inch pipe with continuous water pressure), it must have damaged what was used to hold the polystyrene onto the ground and then made it float. When it started to rise, the inevitable happened with the ceiling of the cars hitting the decking above and crushing the cars. Here is my question, when I did my insulation myself I used what we call a 100MM Celotex board which is similar to polystyrene, I then used plaster board/plywood to screw it onto the batons of a dry wall frame, could something not have been used to cover the polystyrene boards, such that if they float that material will pin it down ? abdulwastecx: |
I had to do this only once, so am sure there are a lot of experienced heads that can also chip in. Here are my checklists. # Ensure you have more than enough cement, if they tell you 200. have 250 on site # Granite and sharp sand also follows the advice up here, dont worry if it remains you will still need it for lintel and other works # Get your caster to come and view it and plan how they would deck it, for my first decking we used 2 machines and entry/exit points by either sides. Your concrete biscuits should be in place, square shaped concrete used to lift up the iron works so that its buried inside concrete and not too close to the ceiling surface downstairs. # Ensure that you consult your structural drawings or your engineer checks that all pillars are in place etc, its easy to add now but more difficult and less effective later. # Settle omonile before hand if such applies # Tell your caster they need to be on site by 6AM and it must not pass 1 day # Make sure you finalise your electrics, I really hate it when something gets missed or pipes blocked, i hate hearing that word chisel. So much so that I now have angle grinder destined for nija. # Ask about the mix and the ratio etc. # Make provisions for water # Make it clear that they must use poker vibrat0r (only costs 5K to rent), I nearly sacked my caster because of this. Dont let them tell you they will tap it, you don't want none of that nonsense. The tapping means that the mix will be watery, they will now use stick to tap it to avoid pores/holes in the concrete. # Ensure all the wood work is in place and plum. I saw a decking done for someone, the thing be like a magicians shoes, low on one side and high on the other end. # Before they cast, ensure that the board work is clean and clear. No rubble etc. # The demarcating walls can be filled with broken blocks to avoid concrete wastage, but make sure they sweep the board and no rubbles on the formwork. Any rubbles you will chisel off and fill with mortar, why why why when you can just sweep the formwork and ensure no rubbles. # Study the weather before the day. # Relax and take chill pill Good luck and all the best. erico2k2: |

I told those on my street to go and form a company and also have a bank account in the name of the association, it feels as though I am talking to a brick wall. Elect a chairman, elect a treasurer/signaturies and have like 2 standing committees since we are not that much. They are behaving like illiterates, and these are people who work in banks. The proactive one there told me it will cost over 150K to form a ordinary company, I now said to him that the estate i am close to, we have a company and like 6 standing committees (power / security / sanitation / legal / finance etc). I am not comfortable with paying any contribution into a neighbors personal account. Any advice from the house/madam Gabby. |

@Larwin why do some wells etc dry up and is it true to say that Borehole in a place like Lekki is unlikely to dry up ? Also, in most western countries they have chlorine in the water, obviously at safe levels to disinfect the water. I wonder in Nigeria, if you do not have the typical water treatment apparatus, is there something that one can put inside a tank that will be melting away slowly, whilst also making the quality of the water better i.e chlorine style. If it was full of fraudsters like we now/used to have, it would be a turn off for most people. I just knew it. Last week, all my call plans to Nigeria got cancelled, no notice nothing and this is despite paying for it already. I cant complain much as the deal only had a day or two left to expire. I knew something had changed in Nigeria, all of a sudden all the call providers said they no longer have bundles for Nigeria again and the call costs literally doubled in some cases. I think its some kind of directive from NCC, but this didnt get reported or picked up anywhere I think. Its now whatsapp calls mainly, and voice calls to those with no data or old phones. The lady Abiki Dabiri, its worth writing her a note as she is supposed to be Buhari's adviser on Diaspora affairs, so this is how they are planning to plug the hole in the budget ? Good concepts here, a change to see real things rather than random google pictures. I have some questions. # The metal one would not be as strong as the concrete one, will you have something like a rail for it or will it be open like that ? # A friend of mine who built at cooperative villa told me he used wood to cover his steps, I told him to polish/wood stain it, and then lacquer it for a nice finish. Would you be doing the same and would you be wrapping wood on all sides, as if it were my house, I would not want to be seeing any metal. # The concrete one, what thickness of reinforcement did you use for the spine that runs in the middle ? # Tiles/marble would look better on that, again how about kids in the house (you know kids, they may want to take shortcut and jump down) ? Any safety measures here # Do you also think it would have been better to lock the edges onto the wall as well on one side of the concrete steps ? A simple google search, I found some ideas. See how some of the stairs are locked into the walls, that way if something heavy is being lifted up the stairs, I would feel more comfortable. Hello Madam A very good point you raised, what I have found out is that the cost of construction is comparable in most areas of Lagos, made worse if soil test confirms you need raft etc. I feel if one can avoid raft/pile (depending on soil test), you can save a lot and get things done quicker. Lets start by the reduced cement, iron rod, planks, casting labour, carpenter, iron bender. Then Ikorodu starts to look like a bad idea compared to Lekki, up to roofing costs are comparable its the finishing that may be cheaper depending on the choice. If I was building a rental property, I would not use the same level of finishing in Ikorodu compared to say Agungi, what I cannot compromise on is if both require raft foundation, if that was the case, then Ikorodu would not make sense to me. As Sege pointed out, some places in the mainland cost more to construct when compared to Lekki where everyone assumes would cost a arm and a leg. Some Eastern European countries are so poor, yet I dont think there is any country in the world where you will not see a Nigerian representation. Also those Eastern Bloc countries are being propped up by the EU to some extent to develop infrastructure, improve education etc, and this might be thier undoing, and hence why countries like the UK voted to leave the EU, they didnt like the idea that the standard of countries like Romania was now being equalised (freedom of movement for goods and labour) with countries like the UK. When the EU first started, it was with countries with similar GDP's and hence things worked well to some extent (UK, France, Germany, Holland etc). What you say is true, but we also have to ask ourselves what have our leaders achieved in the last 56 years, with particular emphasis on the last 30 years. Do you know that once upon a time $1 = N1 in fact self there was a time that Naira was stronger ? You may find that if you ask the common man on the street, things are so bad now that they might prefer to bring back colonial masters, as grimy as it sounds. Whilst I share your views, let us look at it from another angle. # Oil money is easy compared to other source of mass wealth, the infrastructure is already on ground, just switch on the pumps and the dollars will be flowing in. # Various cartels exist and you will upset them if you turn off thier oil money. # Few foreign companies would want to setup shop in Nigeria, especially European and American ones. Why ? Corruption and the fact that few things work. # To get anything done, you need to give brown envelopes and kick backs. Most countries, at least I know UK and USA have like anti bribery laws, such that any of thier companies should get caught bribing Nigerian officials, if caught they can get heavily fined and jail terms. The Chinese spring to mind, they operate like this, dont ask, dont tell. Let us do what we want to do, and we will make sure all deals are secret. This is the reason why you see a lot of south Asian countries and the Chinese primarily operating in Nigeria, look at construction, engineering, importation and car/franchise dealerships and i am sure many more. Engineer Agba !! ![]() I hail o I have some curious questions # what is the diameter of the bores for this fence and what is the depth below natural ground level. # I can see this area is water logged, is it Lekki and if so which area there ? # If you continue to drill the bore, will you not hit water table and if so what will you do if that happens ? # If you were to hit water table, will cement mix just not be dissolving inside it ? # Is there any concept of sheet piling in Nigeria ? # Lets say you have your bores 3M apart, to save cost can a short beam be done and then you chain it and then blocks set ? # If the above cannot be done for technical reasons, does it now mean that we are back to concrete beams in between bore piles, sets say 4 board ? # Is it beneficial to have an inverted T beam between bore piles if using piling ? Haji I dont know the current going rate, but at the beginning of the year N2,400 - N2,600 was the rate and I think N1,400 for cornice or the other one if you dont want full pop, you know what dollar is saying now for market, so I dont know. I do however hear from my Pop guy that its N3,500 last, he doesn't do client supplying materials as he claims that he doesn't want to be disturbing about 1 material or the other before he does his job. I will advise you also, be extremely careful when supplying your own material. If some of these guys see that they are not making enough profit they might want to cart away with your materials (Bosun don teach them ) or even at worse waste it deliberately. I was warned when I was about to do my pop, hence why I had to go find a God fearing person even though such are rare these days.mufutau55:

Not a plumber, but i used primarily PPR pipes for my build, so I can give you a customers point of view. so excuse my lack of expert knowledge Now, its a good and strong product, but beware of these things. # It cost a lot more than PVC # Not as widely available like PVC # Beware of fakes, there is the original from Turkey or so and then there are other grades of lookalikes # It has a lot of ceremony compared to PVC # You will need Generator if there is no electricity # Can only be used to run hot and cold but not waste, the biggest is not up to 100mm of 4" inches. I think 60 something which they dont really use in Nigeria. I will touch on the points above briefly, if PVC pipes cost like N1,000, PPR will be like 20-30% more expensive (I dont know the prices as of today). You can rarely interchange the accessories as well, so in my experience I found myself buying 2 sets of materials, the PVC ones and the PPR ones, the PVC ones comes in like different sizes like 15mm, 21mm etc, PPR is like 32mm etc. Sorry i cant remember the exact details, those days of going to Orile are over. The ceremony i meant is this, when my project was starting I was asked to buy the welding machine, of which I protested that why should I be buying tools for workers, in the end I looked at it that if they finish the welding machine would be mine for later maintenance etc, little did I know that the machine would not last the entire duration of the plumbing works, it spoilt and I suspect misuse on the path of the plumbers, so lets leave that story. I also had to provide Gen for like over 6 months. In fact rental would not have been worth it, I have a gen for site use. This was before I connected to the grid, in fact we still have the Gen on site. With PVC, buy tangit glue, apply to the edges and then join your pipe, end of story. In the end, a very good product as I believe in doing things well if you are indeed going to do it, but it came at a very high cost. With PVC pipes I can glue it myself which I do in my own house for small repairs (Not nija). After I lost my welding machine due to suspected misuse, I had to buy another from Europe, as I wanted to have one on site for future maintenance etc. I dont like being exploited. Bagehot: |
