Just recalling from my own experience o. # measure yourself, its very easy to do trust me. I did it like this, i took down length/breadth in front of the Tiler, put it on my notebook. Got home, transferred everything to excel and let Excel do all the calculations for me and tell me how much is due to Tiler, total sqm, price etc. They usually overestimate for a couple of reasons, the more sqm the more you have to pay them, the left over tiles can be stolen and sold on the streets. When I told my prev tiler, lets go and check my computer so I can show him the calculations and how much is due to him, he ran home. It wasnt until when I told him that if he doesnt show up, no more money. You see, I dont like being cheated and I dont cheat others. # If you measure yourself, always add about 10% for cutting, most tilers in Nigeria are crude in the way they work. When I got fed-up, I bought an angle grinder. Always ensure that you have like 2/3 boxes of each tiles left/securely stored away for maintenance. It will come in handy, it could also from from the 10% stated earlier. #Dont rush to go any buy tiles, when you feel the surface and look at the thickness of the glazing, you will be able to tell which is which quality wise. Be careful of letting Tilers take you to stores, most of the ones in Lagos, they will wink to the seller to add thier own percentage. I have people i buy from based on recommendations from friends, but I also look at random places, unannounced. #If you are buying tiles, tell them to bring out the cartons before you pay, one trick they use well in Orile is tell you to pay first, only to later tell you that the tiles you paid for is not enough quantity wise. # Know the lingo, you will see Italian / Spanish / China / Nigeria. Look at the back of the tiles to see where it is made, then look at the cartons to see if the name of the company is legit. A quick google search helps. # Be wary of the China/Nigeria tiles, they sometimes put blanks in the box to make up the numbers. I dont know if this is deliberate or a packaging mistake. # Tell your tiler, there is a bonus for good work. # Ensure he is not the stubborn type, I had a tiler who does not like criticism unless its from me, so it made it hard for others to monitor his work. # Dont let them waste your materials, some of them will mix cement and then pour it away. # Be clear on the level of the floor and doors, and if you got drains in your bathroom the floor needs to slant towards it. # If you didnt do the measurement yourself, or if not done in front of you. reduce the numbers sharply. My previous tiler over estimated kitchen tiles by 40 boxes, thinking that he could cart them away. But trust me, I dont take nonsense like that. We blocked all stealing avenues. # If they open a box of tiles, they have to finish it before opening another one, otherwise what happens is that pieces of tiles everywhere, and then others will march on it and break it, then the tiles is no longer usable. # Keep broken tiles, this is what I used for my security house + toilet and I think power house self. # Tell him to set the tiles on the floor, and then send you a picture for you to see first. # Also, tell them to do one room for approval before moving elsewhere. # Tell your tilers not to block drains with nylon, they do this and some stupidly pour cement on it, thereby causing a drain issue/leaks. This is what I can remember, I finished tiling over 6 months ago and I tiled over 1,500 sqm, so talking from my own experience. EgunMogaji: Please educate me on tiles and ways to save money.
Thanks. |

Fash Sorry to hear that o. Abeg, stop looking on NL for contractors (unless they are the trusted and verified ones of which there are only a few), especially at the stage you have reached right now. You have reached a stage where you might not easily buy materials and monitor/pay for labour as per progress. Whilst I am not a big time house builder, take some of my tips from experience. # Where possible, buy your own materials and only pay for labour, if they abandon site you hopefully still have your materials, you just engage someone else who is hopefully better. I appreciate that some things, the contractor may not agree for you to buy materials. # Ask for recommendations from people on the ground, not a virtual community. This way, if mess ups happen, you pick up the person with police or Army, and that your person that recommended him may wade in to help out, in Nigeria also there is usually that fear if the person is on ground. # know their house / family/ neighborhood. Send someone there. Look out for family photos, if its a married man. I did this for my furniture guy. So as to be sure i am going to his house rather than a make shift house. # Pay for 1 sample first, so that you can see what the end product looks like. If you are not happy with certain things, make sure its not repeated with the others. # Pay by stages/progress. If possible send someone to market with him when you send bulk money to check that he is indeed buying your materials. if he messes up, you know where to buy the materials if you need to complete the job. # Monitor / Monitor. Put someone on the payroll to monitor progress. # Have an agreement and payment plan based on stuff delivered. # There will be issues once they have finished (guarantee !!), so bear this in mind. if you pay 100% up front, if there are issues they might not show up again o. This is just Nigeria, very few care about customer service. The 3 workers that did on my site, I rewarded them with 3/4 recommendations for other jobs. I dont want any kick backs, just want my friends to be happy and the artisans to also be happy. # Pray to God fash78: Folks please be wary of an individual called sova. You can check one of his threads here https://www.nairaland.com/1811572/project-installation-fitted-walldrobe-lagos/5. This guy was recommended to me by Hajji Muftau but he bleeped up big time. Hajji right now is regretting sticking his neck out for him to get him jobs. I gave him a job to design, fabricate and install all my kitchen cabinets and closets for my build. Most of you here know my project. The scope of work is 4 kitchens and 14 rooms. He billed me for both materials and labour. He promised to deliver the work by November last year. He has collected so far 92.4% of the total sum of the project. Right now he has abandoned the job and not picking calls.
He only finished 1 of the four units. The other three units were left uncompleted. he didnt bring the granite slabs for all the remaining 3 kitchens neither did he finish all the kitchen cabinets and the closets for the remaining units.
Folks do not fall victims to this guy i beg you in the name of God especially those in diaspora.
The guy is not picking my calls neither Hajji Muftau's calls also. I will go to any length to recover my money but I thought I should warn any other person contemplating giving him jobs, don't waste your money o. I have done my part. |

I like this idea very well, and one that I also used at a later stage to great effect. I brought a truck load full of tiles middle of last year, normall Area boys/omonile show, as 2 officers sit down for front, they have thier riffle and grenade for near belt Nobody show that day. Lastly back2sender, does this mean that no need to pay foundation/decking/roofing fee ? back2sender: Thats how one omonile came to my place to disturb in my fencing. Luckily my kid bro in the army from Borno was around. He was putting on the army desert uniform hence the omonile and his thugs said naa man o war. My brother go call some army colleagues in ajah axis (espirit de corp too bam for military guys). Army show in convoys omonile jar enter bush, one was caught and was dealt with and the army guys promised to come back. Come see begging from the omonile and family. We finish fencing dem no near there. We went to make an entry in the police station down (proactive) incase of any future mistake from them and naa sars we go Use pick them next time from ikeja. It took some of my time but its worth it, The message don spread like wide fire sey that my place naa no go area. This is how you deal with omonile, artisans and thier likes. |

Do you think it might be helpful for others to know who this person is, so at least reduce the likelihood of a repeat to your fellow brothers or sisters ? FastShipping: I was going to go for Muyeski to fabricate aluminium windows for me. In fact, I got a good quote from him and ready to pay him but I later decided to go for EBM and I don't think he does EBM so I went for a known EBM fabricator. As it turned out, the EBM fabricator on nairaland is a con man.
About wires, sadly they came back today that I must pay extra 95,000 Naira for the same wire I was quoted 550,000 Naira initially. Prices of wires changed by the time they got to market today. It is sad situation in Nigeria. |

Ahh makes sense now. The last well i used over 2 decades ago now in Lagos did have the ring, I wonder how they do it. With what you have said about your rocky terrain on a high altitude, have you considered borehole ? Could also sit well with your plans to go off grid, if you get solar pump. EgunMogaji: Happy New Year.
It's the concrete rings that they put inside the well to stop collapse of the walls.

Did I not tell all of you guys nothing will happen to Lekki Gardens, this is Nigeria. Those execs from LG probably drink at thesame bar with the authorities that are supposed to checkmate them and probably even share same girl friends self.
mavverick: Oga twinskenny
When you say contractor, do you mean LG as a company or the actual subcontractor that put up the building, the one that LG asked to build it ? Make we bet am, nothing will happen to LG and in a few months time when the dust settles, they will start selling again. This is nija, you will just hear that the foreigners mostly Cotonou and Togo people have been settled. Despite the below, would anyone consider lekki gardens, they are offering a 6 bedroom terrace close to Chevron for 29m . Normally in that area 3/4 terraces houses (that is if you find them) will go for over 30-35m. Culled from castles magazine. Lekki Gardens innovative offers got a lot of buzz in the market
Lekki Gardens, the real estate development company with attractive marketing promotions and unmatched prices for its apartment units, suffered significant set-back when on Tuesday the 8th of March 2016 a 5-storey building it was constructing in the Lekki axis came crashing down. The result was that over 30 people lost their lives and the Lagos State Government shut down the operations of the company and its estates.
As a testament to its resilience, the company which started business only four years ago but gained nationwide fame for its customer-centric pricing, has announced its intention to return to the market. In a move to boost confidence of its current subscribers and the market in general, the company has announced that it is strengthening its corporate governance structure by the appointment of high flyers and reputable professionals to the positions of Chief Estate Relations officers, Chief Legal Officer, Chief Human Capital Advisor and most important, a Chief Technical Officer to ‘oversee the development of new estates’
Also announced as part of the package is the Health, Safety and Environment Standards as well as Quality Assurance Policy for the company. The company has engaged some of the brightest and best hands to execute these policies and encourages subscribers and prospective buyers to view and verify the data and processes.
As an additional layer of assurance, the company has announced the engagement of the cream of the construction industry as external consultants. In structural engineering you cannot do better than Ove Arup & Partners, the firm of Morgan, Omonitan & Abe, UFA Associates, OAA Associates and Pinconsult Associates, who among others have been engaged by Lekki Gardens. On the architecture side, A.T Onajide Associates and OAC Architects have impeccable pedigree and the firms have been engaged to redesign some of the projects.
The company has promised an improved system of communications and engagement with both the public and its subscribers. This new system of openness and transparency was tested when the Residents Associations of one of its locations, complained about the state of infrastructure in the estate. Lekki Gardens responded by tackling the problem head-on by engaging aerial consultants to examine the issue and discussing the article openly instead of smothering it.
The results of an informal poll conducted on twenty CASTLES Lifestyle readers showed that the public would be receptive to new offerings from Lekki Gardens as all respondents said they would consider any interesting offer from the company. “They should do Christmas for us” was the cheeky response of one of them. |

I drew mine myself with the help of Segemoor, may God bless him on a piece of paper that i cannot find now. What i did was to measure the space I had to play with, in my case it was easy. I gat 2 gates and the security house/power house is to be positioned between the 2 gates. Inside the gateman house itself is very simple, a room dived by 6inches block for the toilet/shower, run half inch pipe T from standing pipe on the wall extended for the security house for water, 4 inch pipe into dedicated chambers for waste and white PVC ceiling. 2 sets of windows. Job done. Roofing sheets was left over from the main building to match, electrical was under the compound circuit with dedicated meter. 2 double sockets and a 2 gang light for the room and also toilet/bath, flooring was left over broken tiles (so dont throw them away). EgunMogaji: Please let me know if anyone can share the plans for their gateman house.
Thanks. |

This is standard stuff in the west, thats why they can wire a 3/4 bedroom house in a few hours and you would not be able to tell that anything has happened. My biggest gripe is conduit water piping, I had an issue recently and it wasnt funny to fix. I think the main issue is that its highly unlikely that wood would be accepted as a finishing material for walls, just imagine what armed robbers will think, licking their lips as they just have to bring some saw and sledge hammer. Lack of wood treatment is another thing, we don't pressure treat wood in Nigeria, its straight from bush to market, and using brush with solegnium (what a bl**dy crude method) . EgunMogaji: Imagine the time savings to run your wires and cables through wood instead of breaking and repatching concrete blocks. |

I tell you, it was hard work but with determination it will work by fire by force. Also I hire and fire, if anyone is not performing they are on the way out. I find that with some artisans, once you have your materials and its strictly labour, they know the score. The worst one is when they have your balls in terms of one giving them X amount, go and deliver Y. One really needs a strong hand to manage them and one can only pray for good workers O EgunMogaji: I'll never listen to anyone that says there's no money in Nigeria. Those are top shelf bikes, I wish I was in town for that.
Project is progressing way ahead of schedule, BQ is ready for tiling now, main house is ready for roofing. I give kudos to you folks doing multi-flats, it's hard work getting artisans to buy into quality. I blame Spyder880 and Skimanski for making their livelihood look easy, at least in the Nigerian landscape.
Thanks for asking. |
