I have some questions for you. In Lagos by the island, how frequently should one paint a tank tower because of the salty moisture in the air ?
Should the bolted plate be covered in concrete to stop it from rusting, again in the Lekki area of Lagos where iron rusts easily?
Lastly, is it better to use galvanised plate instead of H beams to seat the tanks ? |

ChrisPrimeProp: Do the cracks extend from the foundation? If not then they are not a structural concern. If the cracks are localized to the area of the picture attached, they are most likely due to excessive thickness of mortar in that area. Size of crack will determine the remedy. It's not from the foundation. It's localised in specific areas. |

My painter recommended double design but I am sceptic. What's there now is Dulux and whilst it's OK, some places need to be repainted for example fence. It's unrecognisable. |

I feel what you are saying see the one below, this is what I ended up using, I wanted exactly the same thing (locally made) because I felt if we can make pipes in Nigeria, why cant we make square shaped ones and associated fittings, in the end all I kept getting was made in China. Goto Wickes or any hardware shop in most developed countries, this is not a big deal at all. All the quotations i was getting, they were making it a big deal as if Na GOLD person wan put for house. In hindsight, I feel if I search well in Orile, i am sure I can get locally made ones, just that it must be sturdy enough not to melt or change shape in really hot weather. Truthinlife: Good idea, I've seen couple houses with it. However, I am trying to know if we can get the same type and square shaped water collector ( like those foreign ones on the Picts) locally made and serve same purpose but inexpensive. |

Egun, you dey make me laugh. Lets look at it in more detail, the house is probably bungalow and probably built from clay/breeze blocks or light blocks and roof work not heavy. I have used railway sleeper to create a beam for a chimney breast, note that its not load bearing as such because the chimney stack is still in place, I just broke off a bit to have a decorative log burner in place. One important factor is to also go to places that have been recommended as having good reputation AND making it clear that you only want Original, any deviation would mean trouble with the seller and this could involve Navy boys. I bought all my cables myself in person and the seller told me some of the tricks of the trade, even told me cables that are not up to 100m in length. At the time, I only buy Coleman, taking my electrician there as well to make sure, and telling him to leave the place afterwards when he was trying to get the supplier to add his commission ontop using underhand tactics and signs. At the end of the day, most people would not buy fake if they are told its fake they are buying and thier building could burn as a result of using substandard electrical components. As previously pointed out, in most developed countries you will be told about branded products and cheaper non branded ones, for example MK switches are generally more expensive than non MK ones, but unbranded ones equally do the job. EgunMogaji: An analogy that I would like to use in our ongoing discussion.

lol That looks like the South Bank near london eye if i am correct, I recall taking a walk down that side last year and bought from this particular vendor. I like the concept, but such things are challenging in Nigeria. There is a place in VI that do nice ice cream in Lagos, last time I went there, they were running on Gen, how is such a biz sustainable ? diordaves: I really wish to convert a Lagos Molue like this but not in Lagos but Delta. This applies to walls only eg bathroom and kitchen. No smooth plastering just rough rubbing and that's it. Some artisans also insist they want to be the one to rough rub whilst plastering (make sure no extra costs). But the norm is to rough rub, it will. Not be smooth and it would not be blocks. Hope this helps. PrinceLat: Good day guys, a friend of mine is at the plastering stage in his building, the bricklayer advised him not to plaster any part of the house he intends to use TILES on,since it will be covered with tiles, citing cost saving.

Some context might help here, do you mean stamp duty for perfecting title documents ? If so in Lagos it's a must when processing your consent. If you mean just stamp duty for a legal document, I don't know that but I know it's done but not expensive. Fogman: Hello house, please I need insight about stamp duty. Got a land and all documents signed. My lawyer advice i do stamp duty and really need to know more about it, cost and process of getting it done. My lawyer charged me N120k which I presume is on the high side. Please I need advice. Thanks. |

Dont know much about this, but I think some use stainless steel, albeit more expensive. Galvanise pipes (Original) does not rust I believe. Be careful with Welders, tell them to do a prototype first or do it stage by stage until you are happy with it, or best visit everyday and be part of the process stage by stage. Most like to collect jobs, use your money to finish another persons job and then give you story. Otitokoropupo: Can anyone please recommend a good welder to me who can interpret a sketch for a carport by himself?
Also, does anyone know if there's a minimum thickness to use for pipes going into the ground. Is 2mm thickness sufficient or to prevent corrosion, its better to go up to 3mm or above?

P.S.: In case there's also someone like me who was looking for sizes of galvanized pipes, I found a Nigerian site online who seems to specialize in sanitary wares and had this in their collection. Its frakem dot com. There'll probably be more variety and cheaper in the markets, but at least it gave me an idea. |

Thanks for answering my question, i am looking at it from the perspective of someone who only stays in the house for a few months, right now I will have the wiring done for solar / gen & NEPA. Unless you can tell me otherwise, for a person who only stays in a house for say 2/3 months in a year, solar investment may not worth it, but obviously circumstances can change and I would still like to have the infrastructure in place. A simple 10 - 15 KVA Gen would do, just a case of getting it serviced before landing, and I suspect a few folks might be in same situation hence why I brought this up. abunafiu: @ desiji sir, the lifepo4 u mentioned is the game changer. It would make lots of sense if you can own few of them. Lead acid batteries are troublesome . I still want you to review the specs of the inverter In the link. My fellow installers have different experience with them. I recommend Magnum inverter sir.
@maverick, most made in USA gel batteries will give you value for money. (Trojan, DEKA etc) |

Very inspiring stuff Excuse my ignorance, is it true that these batteries degrade over time if not used frequently ? If one was to import his own stuff, what would you advice the person to buy ? Lastly, I know you have written about this before, if one has NEPA & Solar, does one need like 2 plug sockets (1 for nepa 1 for solar or same sockets in the house can be used for both Solar & NEPA, similar to when using a gen ?) Thanks abunafiu: When my batteries were still new. I have moved to 2 different apartments with these before finally settled in my own house. I cherish them a lot. As at June 2014 I bought each battery for 40k approx. The same battery goes for 80k or more per unit today. After buying the Batts, I upgraded my inverter to one that can charge the Batts (challenge with inverters). Then kept adding more panels from 1200w in 2012 to my present 4000w. By His grace I'll hit 5000w by December 2017. With this I can afford to pump more water for neighbors (I currently pump 6000 litres per day). |

Nawa o Surely these manufacturers can do something about this, every cable can have a batch number, put this in a database batch number/manufacture date. If you want to buy a cable, just go onto the website enter the batch number and the details come up, if nothing comes up, then you know its fake. I mean buyers should be careful with fake, but talk of manufacturers helping their customers ensure they buy the real thing, this is one sure way. allCopacetic: Yesterday Morning, I got a request from my oga here, Mr Kopell to help with information on a trusted Cable dealer in Ilorin, unfortunately I didn’t know any. The cables I had earlier supplied them were insufficient and they needed two coils urgently. I was consequently tasked with remotely helping to identify during buy. An interesting story unfolds in the course of doing that.
I am happy a known member of the property section experienced first-hand part of what the cable game is about. Mr Abunafiu (who was helping with the buying) like so many other unfortunate buyers (many electricians inclusive) was confident he had gotten the real deal until I told him to reassess. IT would be nice of you to share your cable buying experience with members on the forum Sir, people need to know what they’re confidently and unknowingly getting into.
I feel the need to put up this piece because it breaks my heart to see people every day spend their hard earned money buying the myriad of adulterated wiring products that have flooded, are flooding and will continue to flood our markets. It is imperative that we continually create awareness and share information that is helpful to all. some people end up with these fake cables in their quest for cheap prices… others out of innocence and misplaced trust in dubious sellers.
Having a big shop stacked with cables or being touted as a Major Cable dealer doesn’t necessarily imply that stock is genuine or that the cables are authentic. In some cases, if you’re lucky, they might be merciful enough to mix a few genuine coils and you end up with a combination of both.
The following is worthy of note about this case:
-the COLEMAN Brand name was clearly engraved on the insulation -Labels were intact and looked authentic -Nylon wrapping checked out -Seller was supposedly a COLEMAN dealer, and repeatedly reaffirmed that the fake shyt he was selling to him was the real deal.
The attached pictures are images that were sent to me for confirmation while at the market. They were presented to Mr Abunfiu as original. Cables like these are what is sold 80% of the time to unsuspecting buyers, and would pass as genuine. |

Mowe 2.0 ke I dont know Mowe apart from the fact that I think its along Lagos/Ibadan express, do you mean its bad or what ? I know about Lekki scheme 2 and you are right, despite the new roads, drainage, street lights etc. Still no development. In fact self the roads are covered like a bush right now. Lekki scheme 2 is also not in Ibeju, more like Eti-Osa LGA. I believe Ibeju starts right after Sangotedo/Majek area. amanikondo: At your own risk. This is Mowe 2.0
Lekki Scheme 2 that is close by started in 1996 . It is yet to fully develop to full capacity. Except you want to keep it for 30 to 40 years. |

Just a quick question here. A lot of the time on NL, I see Ibeju Lekki properties (land) for sale (refinary/free trade zone etc), and its hard not to notice it. Just curious to know if anyone has bought into any of these so called next big thing in Ibeju Lekki. If so, it would be good to hear from you, name of the place, location description and what your experience has been so far ?
The cost will also be nice to know.

Fully second this. I wrote this before, but I went around with my tiler measuring everywhere and put this on Excel, Length / Breath / Unit cost per SQM. This is how I arrived at the total sqm/total cost and also the basis of payment. Despite most moves, you may still get cheated a little but the goal is to keep it to bare minimum. Also you can validate pop/tiling, there should not be too much differences, also sometimes iregular shaped rooms for example living room, they measure in such a way that they add a lot to it, so what i did is that we measured it in 3 parts, hallway, living room and dining, then add it all up. Interlocking size = ((Measure plot) - (Size of building + Size of fixed structures such as soakaway/security house /tank stand + chambers )) NL1960: Gbam. Nothing more to add.
When i wanted to do POP for my build, i told the POP guy to go and measure and give me a quote. He went there and came back with 96 sq.meters. I just told my brother to chase him away with a cutlass because i had earlier measured the area by myself for tiles and put it on google and it gave me 76 sq.meters. The other POP guy that went there measured and came back with 74 sq.meters and he got the job and did a wonderful job. Technology and google has helped in most of these things. |

what do you mean by stamp duty cost ? I only seem to remember paying stamp duty when I did my consent, and this was at the tail end of the process, after paying stamp duty it came out in a matter of weeks. Its kinda up to you TBH, I only got a store in one of my flats and there is no window I dont think. Although the kitchen has a window. Worse case, put sliding there. Usually cheaper. The only consideration is where food like yam gets spoilt due to ventilation, but TBH its the least thing to be worrying about. If you have not plastered, it should not cost an awful lot to block up windows, just put blocks and level up, can be up to that 10K if the rest have been plastered and its upstairs work. rabcnesbit: Hi. Thanks for your reply. Blocking up the 4 window spaces though should not cost more than 10k I reckon, so still saving myself about 40k. My question really is that is a window actually necessary for a small store in a flat? |

I see where you are coming from, and somewhat agree with you. But high end tenant does not always mean stress free tenant o. I have had tenants complain to me because light no dey for one phase, what the h*** does that have to do with me, and when did I start controlling NEPA ? Mayor78: Just making an analogy to stress that instead of three in wahala prone areas, build one in high end area to minimise stressful relationships with tennants. Upper market surely is a relative term. Upper market in Maiduguri say there GRA wey you fit get land for N1m can't be same with Lagos where land in parts of Ikeja GRA goes for more than N400m. |

I see where you are coming from, its same with Gen though, you cant have it inside the house because of carbon monoxide poisoning, a separate room with a gate should suffice. Also thinking some kind of room upstairs closer to the roof with adequate ventilation, almost like a room next to a roof terrace. ice4u999: For safety reasons because of the fumes that tend to evaporate from batteries, I will personally will prefer to have battery room away from main house but if those gentle boys visits then it becomes an easy access for them to disconnect power. As long as your battery room on the main house is properly vented ( preferably mechanical ventilation), that should take care of the battery discharge.
Again the closer your batteries are to panel from my personal view the better because less current is lost because of the distance which is another way to maximize your energy. |

yeh, hide from view. if u got a hip roof, then its almost impossible to hide from view, but the beauty with nija is that no regulations on how roof needs to look like, so u can design in such a way that maybe have a roof gully that dips, there u put your panels. You know nija, before u know am now people go describe ur house as that house wey get black thing for roof, and those kind of descriptions stick with thieves. erico2k2: Well if you have these panels you do not need NEPA to charge your batteries, and how are you going to hide them when they need light to work? or you mean from view? |
