How about as you said on top of a carport for all the panels, then have a room next to security house to store gadgets or does it have to be in the main house, i was thinking it should be close to the panels. Also can this solution work if one is not around to charge/drain the battery all the time, so lets assume 8 weeks use in one year. I have a feeling when batteries are not used, they degrade. I could be wrong here. If i also have a large panel say covering 200sqm, does that mean i can generate more energy ? abunafiu: A dedicated room to house all the gadgets is the first step. Bearing in mind good ventilation. Make provision for 2 units of distribution boards (Phcn and inverter) . Your electrician should be well skilled in this aspect so he can separate loads based on your preference. The wiring design should be flexible (according to standard ~the use of MCB per final sub-circuit) so that any modification can be easily done with less stress. Identify where you want the panels to sit on. Car park is my favorite. My cars are parked under the solar wooden stand. Discuss it in detail with your architects or engineer for robust ideas. You will never regret going solar.

Good points noted here. where can one build high class property for upper class tenants for 50m, in some places land alone is 50m. I guess it depends on your definition of upper market ? Mayor78: @Egunmogaji you asked 'weekly ke' to my earlier point that oyibo pay wages weekly. O'course weekly. It may not be so in US but it is very common here in Europe to be paid weekly, forthnightly, rarely monthly.
In general to the point of renting solution, it would be fair for landlord/ladies to collect their rents monthly through compulsory standing order at onset with option of biannual or annual pay whichever suits the tenant especially for those that let at lower market space. The cost of non payment far outways the loss from enabling tenant to live free for years in your house while you pursue case at court. Our courts na wahala. Again if tenant has problem with invading privacy or space with incessant monthly rent reminders, the tennant have been provided an option already (biannual, or annual). Nigeria tenants cant be scratched with small knives. If you give space, they will always come with story. It makes more sense to me to build one letting property at the cost of N50m targetting upper market tennants than spend N20m each on 3 seperate properties targetting Bob's and Jane's especially if I am not on ground to manage these properties myself. Stress free investment should be the target. |

Abeg i can't stop laughing. E don do. Na only God save me from the guy hand also in 2015 after he had sent me 2 quotes. Not that i suspected he was a charlatan but i just went along with the recommendation of the engineer on the job on an alternative.
These guys should be exposed early enough. Somebody had complained about him last year i believe, but only used innuendos. As usual this caused brick bats on this thread. I just wonder the number of people that would have been spared the agony if he had been unmasked then. |

Very annoying when people mess up. My carpenter who did a lot of work for me after Brabus called like 5 different carpenters to my place, robbing Peter to pay Paul, just called to say thank you for introducing him to my friend to do his roofing and other works. Iron bender, same thing. Plumber, same thing. Electrician, same thing
I just wish these guys can be good, and work will always come just from referrals alone.

Its down to discipline and having a fair spirit, anyone who has built a house knows what is involved to achieve the feat. Any God fearing tenant will also know that its not right to cheat others. The Lagos state law is an absolute joke and to me is one of the causes of misbehavior, I feel that if they are going to be that Lax with tenants, then the eviction process should be much quicker, if they can make the eviction process effective such that any tenant can be evicted between 4-8 weeks statutory, then i am all for monthly rent, after all that's whats obtainable in most parts of the world. Obeseke: The issue of rent is planning-based, and a matter of priority and discipline. If monthly rent is agreed, you would be amazed how much default you would still have. When you know you would not be able to pay your rent all at once (perhaps because your monthly take home would not be able to accommodate it), why not save the monthly rent due for keeps in the bank ? Sensitive as the issue is, some do not take it serious. It also seems the Lagos State Tenancy Law of 2011 has not helped matters considering the notices landlords are required to give to tenants. Can you imagine a tenant who told the landlord and managing company that he was facing financial difficulty could afford to travel abroad on vacation with the family; he only chose to not pay rent all through the year till he moved out of the apartment!!! And all the while was begging and promising heaven and earth!!! Not until he moved out without paying the rent for a whole year did the landlord hear from other tenants that he did travel with the family on vacation same year he did not pay. It is better we have our priorities right so that we do not run into problems. No doubt, money and the era we are in Nigeria now are hard. But with proper planning and discipline, one should be able to survive. |

Very true and what a lot of people forget when comparing the 2 systems is that, most developed countries have systems in place to deal with situations when it goes south. I am not saying its the most perfect setup, but there are ways to resolve grievances. So a good example, check this out. * Before a tenant is considered for a place, they fill an application form capturing basic info.* It is at this stage that the tenant is allowed to view the property if they fit the criteria.* If they like the property, they will be asked for referencing and credit checks.* If they pass the credit checks and referencing, then the apartment can be leased out to them.* When there is a breach or non payment etc, landlord can go to a county court to file claims and seek redress.* Landlord can if they want go one step further and claim owed rent through a small claims court for example.* If the tenant still defaults on payment that the court has ordered the tenant to pay.* The landlord can then go further by issuing a county court judgement against the tenant.* With this CCJ, what it means is that if the tenant wants to apply for credit it will show up and count against the tenant, there are also some jobs that require a clean credit history before one can apply/be successfully considered for it.Now out of all the steps listed above, which one works in Nigeria ?I see a missed opportunity with the BVN thing. Well I can say the above because mostly wages are paid weekly or fortnightly, rarely can you see employees being owed due wages talkless of going months without pay. In general, systems works in the western world.
Does the system work in Naij? Your guess as good as mine! Can employees in Naij be owed over 6months wages yet continue working for the same organisation? Normalized occurences.
So whats the solution. Well if you decide to be a landlord in Naij you either must shrewdly define your prospecting tennants by providing a classical well serviced apartments in niche location targeting abundant highly skilled andanprofessionals mobile professionals who MUST be ready to pay monthly by direct debit. Minimal stress will be acheived. Otherwise you must be ready to buy the agbero wondo because even the so called Naija estate agent will pay school fees with rents collected from your few part paying tennants. |

Similarly woods coming down as well 2x4x18 hardwood down from N900 to N780 3x4x22 hardwood down from N800 to N600
Saving me around N285K total cost on roofing wood alone buying this week as against last week. Onitsha price.

What you have said is true, and its what happens in most developed countries. I am just interested on the planning done by normal everyday folks like myself and most others on here. JB have a whole load of experts covering from different angles etc, and also I suspect the have most workers on contract or on the payroll, so not waiting for plumber to show or bricklayer that is posting you whilst in another state where he has collected another job. InvertedHammer: A Chinese developer built a 57-storey skyscraper in 19 days. Nigeria is not technically and technologically advanced yet. Some of the parts of the buildings we have could be prefabricated but people don't have money to invest in such a venture.
For example: With all the measurements, a fitter and a carpenter can make all the pillars and beams prior to digging the foundation. Even the staircase will be designed. When works starts, the fixtures are put together and a concrete truck pours all the concrete in one day. Then the partitioning comes after the concrete works curing and voila! You get a complete skeleton in one week. But it needs high technical experience and expertise. Nigeria is not there yet. Julius Berger does it in some of their projects. |

7 weeks ke. So what would be the timeline, thats some amazing level of project mangement/supervision and some kind of efficiency. On a more serious note, your work that I have seen I am sure if i show someone this is Nigeria, they might want to visit more frequently. On finishing, whats your take on if a client offers to supply some tools just to ensure that the quality of the work done is top notch, so things like jig saw, drills, angle grinder/cutter etc. I am also wary of artisans that might misuse these tools. skimanski: In the USA there are a few Quacks as well. The Issue is that Human Beings and Created to adapt to their Environment. So what ever is the trend is what they will follow. Since their are more Professionals oversea, the Artisans tend to Adapt and follow the Trends. In Nigeria, since there are more quacks, Artisans tend to Adapt and follow the Trends. My Oga, I even get quacks that come to work on my site a lot. But after working with me for Long, and they see the tradition here is not that of the trend, they either decide to adapt of back out. Trust me a lot of them back out. The Most important part of my team is the Supervisors. They cannot and must not follow trends. I am always on their case. Yes I am 32. Yes I have a small Body. Yes I look very gentle and reserved. But the moment I step on site, I have this particular Spirit that I invoke unto me, and that Spirit packs a lot of venom, that once my guys see me, they quickly start checking themselves. We are still a long way behind where we want to get to but we will. So is the Nigerian System. its still a Long way behind, but they will get there one day too.

Tbh the price of everything has gone thru the roof. I bought my tilcor new Zealand at 2,400 per sqm in 2015. I asked 2 weeks ago for a friend. I was told 5,600. Tilcor is more or less same as Gerrard. Now. With your quotation. I will advise you get a roof plan from your architect, and maybe a 3D. Let 3 people give u quotation for wood. The roof sqm cannot be correctly determined until you do the wood work. So take it easy one step at a time. I had 4 quotes with mine, compared them and I then arrived at my own harmony figure.i bought the wood and only had to buy like tiny amount to balance up as the original order was not enough. You also need to ensure they count the wood when it's dropped, and also treat it. The roofing company can also measure up after wood work for free. So I am building this 8 bedroom all en suite duplex with gym, laundry room, library, study room, 2 family rooms with 2 bars. I am not in Nigeria. Now the contractor has sent me a quote for the roofing. He said that we will need 1300square meters of shingles for the roofing and estimated the cost per sqm at N3700. Now my guy has given me estimate of about NGN7M including wood, labour and supervision for the roofing alone. I am at a loss as to how we got here. He explained that my house is 3 times the size of normal duplex in Nigeria. Even though the house is gig, I find it hard to believe that it's as big as 3 duplexes. I have seen duplexes roofed with 600sqs or even 800sqs for very big ones, but not 1300sqs. Our process is that he gives me quote for each stage of work, and I send him money to buy the materials and execute. I must say he has been steadfast in execution from foundation until this stage. I am just perplexed as to why roofing alone would cost NGN7M. I am dead now. Can somebody tell me how to verify this? By the way, how much does a sqm of original New Zealand stone coated roofing shingles cost in the eastern part of Nigeria? |

What typically happens in nija around that time (January, April and September). how about xmas also when a lot of people might want to go village ? I think school fees is another one you should include, i had that with kitchen cabinet maker. He did however complete the job, just 1 month late. gabbytabby: This was why when I built from diaspora, I only pay 2-3weeks before I land 9ja and Installation has to be done before I leave.
Also I learnt a thing or 2 from the old folks. If you hear say an artisan wan marriage, just born or somebody close to am like him child born or him person die or ileya(muslim festival when them kill ram) no send am money cos na scrap and off cuts them go take make things for you. Na money way dey ground them go take celebrate or commiserate.
Also I try an avoid January, April and September. I just help them by removing temptation so as to make a success of my project. Always thinking of the 9ja factor. |

Oga Your story is not new, and you did the right thing by moving on, saying that there are other methods though like seizing tools, going with a few mallams to pack major tools. Collecting money and not delivering is fraud, simples. I also absolutely hate it when people mess up and then try to say, this is the latest style bla bla bla. I had some work destroyed at the artisans cost as a result of this. My style is, we agree a spec, agree payment terms, and my spec gets delivered & you are paid, I dont care if its from the 60's. All the people i had issues with were artisans that they supplied materials. Where i supply materials, any messups once, twice and the person is out. Your building is simple and very cute. Well done. I can envisage what it will look like with a 2 tone paint colour and nice white by those cement pop designs. diordaves: Now money remaining is just N200k. Remember the window guy pleaded for the last N300k to complete the project before my arrival. Nothing! What happened? Excuse me Sir, no vex my mama die. So money was used for burial? yes sir.........money was also used for renting a new apartment? Not all money; my wife contribute the balance. Now there is stalemate. Almost a year after mobilisation. How do we move forward? Ok Sir, give me even if na N150k sef I will complete the job. But I costed what remains to be done, N200k will not complete the job. Giving him more money is throwing good money after bad which I've been doing all along. I should have cut my losses earlier. Now should I send the community youths after him? The youths will beat him up and abuse his human right. Do I want to be a part of that? He's a man with a wife and a child. Should I go to court? And then my mum stepped in. Nothing of the sort. De-commission him and move on. And I did.
I paid a further N930K to put things right by another window man from the estate who not only completed the job, but also re-worked all faulty windows and revert to the original design. See pix.
So what happened? The first window guy obviously passed referencing. He had verified work in the estate and "I know am reach house". The answer is simple. He misappropriated the funds, expended his profit and more upfront and misappropriated further money to the burial of his mother thinking he could make up with new business but non came along. So the job was just scrapping about for off-cut here, remainant from previous job there. Any Alu profile he could lay his hands upon, he assembled as casement window for me. But you can't hide a scrap job. |

Na wah o. I only wish some businesses can see the importance of customer service in Nigeria, I do understand that some people also take advantage o that is customers who refuse to pay. During my build, only my pop guy and roofing company had exemplary customer service. nobody else. true2home: Its very hard to be truthful as a Nigerian in Nigeria. Every few ones left are pressured by their peers to join the club of dishonorable. I have a person i worked with since 2001 and supported him all the way till 2015 when i sadly had to fire his A**. He is my favorite cousin and i still help him despite his shortcoming till this very day.
He went the rogue way out of pressure from people he was surrounded with. I funded a business worth 10M with him and never ask him how or what he does. He was doing everything with integrity till he started to feel inferior because he was acting like the owner of the business and people thought he owner it for a long time. But a day came, he fought with his best friend. Of coarse, his friend exposed him to public that i was the owner of the business. Guess what, after that, he started to act up and started to demand to own the business for himself. I laugh so hard that day, i almost die.
The business was his business all along, i was just helping him to be profitable by funding and supporting him with knowledge and connections that i have. In return, i get whatever he has in the bank for me whenever am on vacation. Anyways, i gave him the business and hands off.
Guess what? the business died a horrible death within two months after i stop supporting it. PEER PRESSURE SPOIL GOOD NIGERIAN TOO AND OF COARSE GREED IS A MAJOR FACTOR TOO. Well, i still sent my cousin #50k to pay his children's school fee in January. I praying for him to have a change of heart for his own sake. |

I think one of the issues is that most people want to take on every work irrespective of whether its financially viable or not, and when they run into problems excuses start. Mr Osaz, You dont know me, and I do not know you personally although I have been reading your articles for years and posted them here a few times. I am sure you know or have heard of Brabus BOSUN SHOYOYE, look at him now ?? !! An accuse before a magistrate court on a criminal matter. He was once the envy of a few with so many fancy google pictures and sub-standard practices, wetin camera sabi. With it not in writing or any evidence to show, its your word against his, however its not what I would expect from someone like Mr Osaz not by at least the way he portrays himself, and suggesting there are too many non-professionals in the trade. He could turn around and say that he told you what you were getting and you agreed. Your other site engineer, so he saw all these things happening and he was not driving things and informing you before cash changes hands, is he just playing passenger rather than driving the inspection/oversight ? His own is not a case of fraud but it is a case of ;
1. Irresponsibility - Abandoning site and duty.
2. Misinformation - Not specifying the type of drilling (Hand drill) and mixing (hand mix as against concrete mixer) method
3. Unprofessional - Subcontracted the job without ensuring the project is seen through.
Like I mentioned, I had paid 78% of project cost, and the balance 22% was used to pay the drillers. The project cost me more eventually I had to pay for concrete mixer for 7 days and paid for casting of 12 pile points. My finger was burnt but not so much. If I did not know one or two things about buildings, I would have been dealt a bad blow.
I actually sent a mail to him that I will post on Nairaland. |

Sorry to hear about your plight. Engineer Osaz is one that i follow his layman construction articles on Castles, and one that I have posted some of his construction related articles on NL for all to read, i am truly shocked by this news. Before jumping to conclusion, i think it would be good to hear the other side of the story from Osaz, but judging by what you have written, this does not look good on Osaz. His ID is jeftalene. I will try and write an article on some of the tips of building in Nigeria, I completed over 50% of my carcass myself and did my finishing myself as well, albeit with the help of SOME GOOD people on NL, and just some knowledge of building that I have acquired over the years. Just one thing, please always make sure you have some kind of written agreement. This is what helped slightly with my quack NL builder, during the troubles. I always also have everything in writing, hence why I use things like whatapp/ email / BBM etc. olawale100: I am writing this review not to cast aspersion on anybody's character but to guide and inform would be (future) clients on the likely quality of service they may get when you engage Engr Osaz – real name Osazuwa Enobakhare I wanted to do pile foundation for a property at Ikate Elegushi, Lekki area of Lagos. I got three quotes from nairalanders and after careful analysis and comparison, I decided to go with Engr. Osaz. I must confess my decision to go with Engr. Osaz was after reading the nice review written by one of his client, a medical doctor about the good job Engr. Osaz did for him at Isheri and also because he repeatedly stated that he is a structural engineer and will ensure the project will be properly & personally supervised.
After initial discussion and a quote was sent, I requested for a contract, he mentioned it won’t be necessary because the job is not that “big and serious”. He sent his quote and I did not negotiate at all because I believe I am getting a value added service after Engr. Osaz assured me that he being a structural engineer will ensure the project is properly supervised and handled. After mobilizing him with about 25% of the project cost, he came to site with some equipment, I enquired from him where the drilling machine is, I was shocked when he said he will use hand drilling option. I informed him I am not comfortable with this option because the piles are 10 meters deep, and 450mm diameter for 45 pile points. At no time did he specified that hand drilling will be used. Lesson learnt is that when dealing with people, there should be no assumption at all. He reviewed the cost upward. At that time I was not willing to go ahead with him again. He had dug a borehole (I agreed to provide the submersible pump). I informed him that he should deduct the cost of the borehole and transport for the hand drills. I stated categorically that I will only use mechanical drilling machine, he said he review the cost and get back to me. He reviewed the cost upward by 300k. I perused and informed him he should just refund me less borehole and transport cost, he later sent another email that he has reverted to the original quote. At this point, I sensed it may be difficult and hectic to retrieve money from Engr. Osaz without it getting ugly or resulting to waste of time, I decided to go ahead with him. He requested for additional funds. I was not willing to part with more funds without seeing the drilling machine on site. He persuaded me that once I move the funds to him, he will bring the machine and move to site and ensure there is good progress on the project. After paying him, it took about two days for him to bring the machine to site. I lost my cool and reached out to him. I practically called him about 2o times within a period of 5 hours, his phone did not go through, always going to voicemail. Eventually, the next day, they started drilling, I got to site, I could not see any casting machine, I asked Osaz, Osaz said they will use dry mix. I have a supervising engineer on site who at this time became so furious and refused to allow work to proceed until a casting machine is brought to site. Osaz refused to provide a casting machine, stating the cost will be borne by me. I made arrangement for 6 days for casting machine and operator. I paid from my pocket for this. At this point, Osaz had been paid about 78% of the project cost. My supervising engineer is always on site and was not happy with the handling and execution of the project. Osaz apparently subcontracted the drilling job to someone else and was not there to supervise as he had promised. About the 4th day, 26 pile points had been drilled and casted. On day 5, Osaz came late in the evening to site and was having challenges paying the caster 10,000. Nobody was supervising the casting process. He charged me over 3 times of what he was paying them. My engineer informed me about this and I was really upset. I came to site the next morning, the caster informed me that the casting crew are not happy with the rate Osaz is paying them, they had casted 5 points the day before and each of them got 1,000 each. I arranged 6 workers, promised to pay them 2,200 per point, bought shovels and decided to take over the casting as I was really disappointed with the way Osaz was going about the project. In the Afternoon, I got the greatest shock on this project, the drillers down tooled, Osaz had only paid them for 20 points and they were supposed to be paid for another 20 points before they can proceed. I had to breach protocol, I engaged the drillers because I cannot afford my project to be stalled. (I am also paying for the casting machine on a daily basis) I enquired how much is being owed for the remaining 25 pile points. They told me it is 375,000. I moved 300,000 to the owner of the drilling machine and he immediately directed his boys to commence work. Osaz was no where to be found, he was incommunicado. He had the effrontery to call me and tell me cock and bull stories. I told him I have left him to God but I just had to let people know the type of person this guy is. AT the end, I paid for the concrete job for the last 12 points, I paid the drillers a sum of N375,000 Net, I lost some money but not so much, Osaz abandoned the job after he had collected a huge chunk of money from me for the project. He stopped coming to site altogether and most painful is when you call him and his phone does not go through. His is the most irresponsible behavior I have seen in a “professional”. I told him that most of my artisans that are not educated are more reliable and protect their reputation better. Osaz is not a man of his words, as a feedback, I will never engage Engr Osaz again and if I know anyone that is interested in engaging him, I will advise the party accordingly. That is my personal experience with this man |

I actually bought that, i think i still have 3 of it self. If my memory serves me right, we had issues with this ball valves I cant remember the exact details as its been 4/5 months ago now, something along the lines of the pressure from the pump being so much that its overriding the ball valve and not shutting it (dont also forget that if its not electric, even if the ball valve closes the inlet, something needs to stop the pump electronically), when we went to Orile to buy the ball valve, i spoke to the guy and said i wanted original one, plumber already said made in italy/england is the best one to buy, either 1 inch or half inch, cant remember. Plumber also said that if the pump is on, and the valves are shut, the pipes buried in the ground could burst due to reverse pressure or something like that, and everywhere will flood. Another configuration I had them do at one stage is to put manual ball valve at the bottom 2 tanks and floating switch at top one, then we found that the bottom would not get full and the pump is already off, because they supply different flats in the building and rate of use is different. diordaves: You may not need this seemingly complicated switch board mechanism. Why not simplify things by re-pipping to use the traditional time tested method: float valve.
It's the same mechanism to stop float in WC at home. It's highly effective, no matter the water pressure, once the tank is full it FULL STOP. See pix. |

Is this something that is sold or needs to be made ? Also does that mean 3 floating switches ? IF you got some info on this device, that would be helpful. kopell: Bros all you need is electronic distribution board to transmit the floater sensor of each one of the tank automatically when each tank is full |

Oga Spyder All respect and hailing you as usual. These pics are very good and helps in the learning process, I have advised some friends on water tank based on my own experience, but I want to run something pass you/PRO's in the house as well, just to help validate my point. So initially I wanted just 2 tanks on same level to be connected to each other, but things happened and I didn't get what I wanted (long story). Anyway, now i find myself in a position whereby I got 3 tanks on 3 levels (bottom 2 supply same place and are linked), honestly speaking I dont like it like that. Its too complicated as I like simplicity, I bought floating switch and the corresponding 4mm cable to power it, now I have had to disconnect the floating switch because there was just no efficient way for it to work. Installing the floating switch on the top most tank would switch off the pump if it became full, irrespective of whether the bottom 2 were empty, so what was happening was that the top most would get full, and middle for example half full and borehole will switch off. So i disconnected it and then split the borehole supply pipe into 3, one for each tank with an isolation valve to open/close it independently. So the security guy has to pump water into tank 1, wait for it to get full, then switch off the valve and then move onto tank 2 etc. If there any automation that can be introduced in this particular case to remove that manual intervention and yet have all 3 tanks efficiently filled up ?Moving forward, I advise friends to put it on same level, that way you link the tanks and you can also have floating switch working. As it is now, I bought floating switch and like 100m of 4mm cable, although I will remove the cable and use it elsewhere. spyder880: Talking about water tanks and where or how to hoist them, lets consider these pictures. This is not a condemnation of any type but a pictorial review of all the tank methods and suggestion of better ways of doing things.

I now see where you are coming from, I stay away from all association politics now as well. The last time they approached me to help them speak to Baale and honourable about interlocking the road, I managed to secure that but I have since resigned from the association. If they cannot account for common security levy, how can they undertake million naira project such as a new road. I also paid 90K to connect, I had connected before I paid sha and I only paid as a symbolic gesture, since they could not show me proof that 90k is the amount others have paid, and then another 60K paid for some other NEPA works, the latter I was involved with NEPA and actually negotiated and told them what/how the work should be done. I then informed them that we should have it as a rule that every landlord now needs to pay 150K to connect a house, I couldn't get overall support simply because most of them have more than 1 plot/house. Do they disturb you over your refusal to pay security levy? gabbytabby: One I dont pay anything and I dodge every opportunity to get me involved in anything. The other I pay security and the security gate is outside my house so I do not really mind. Me I no get liver for 9ja politics since our people are basically disingenuous.
The only thing that got under my skin was when I had to pay 136k to connect to NEPA. Mafia disconnected me initially when I no pay and a close landlord friend say make I let it slide and plug into the community. I convert to pounds and decided not wotth the stress. |
