In your experience, when a construction work is about to start, is it better to just buy as much as you can. When i started my project, i have bought cement for N1,850, last quarter of 2015 i bought for as low as N1,350 and now highest at N2,150.

Toilet sanitary ware, I bought it since January and they are only just using it, little did i know that prices would jump up north like this.

Last batch i bought for N2,150 and i enquired today again, its still same price. In a recession, usually spending is down and money is scarce, but this nija version is touching o. Everything has gone up in price, even cost of labour also, workers are complaining about the high cost of living, and its true.

Yet I still see properties being advertised for billions, our engineers/contractors/suppliers, what is the actual situation on the ground ?

In essence, funding of MAJOR, public projects like Power is a Govt DUTY.
I think the U.K Govt contracted to build another Nuclear Power plant last year, seeing that power demand may increase in the nearest future and some of the present plants are aging.
That is "foresight and responsibility" by a GOVT.
On completion, Govt will break it into manageable parts (generation, Transmission, distribution, e.t.c) and sell it to private investors, who will then sell the power to the public and other end users.

The Above is not strictly true, having been connected with the physical power sector (Electricity in lay mans terms) through my professional work, the UK govt will not sanction such a deal. Not to bore anyone with the details, this is the summary of it.

The UK Govt does not get into the business of building nuclear stations, they moved away from doing this since the deregulation started over 30 years ago (selling off govt owned utility companies), what they do instead is get the private sector to finance/develop it, they then throw in sweeteners like guaranteeing the price of the electricity generated, this means that the private sector cash will ALWAYS turn a profit and to also encourage them, because they know the construction costs/generation costs etc, and if you knew how much you will be selling in 10 years time (guaranteed), it means that you can quickly work out if the deal is worth it or not.

Hinkley point was going to be constructed by the Chinese + EDF (French utility company) which the majority shareholder is the French government.

As for distribution and maintenance, this has since been in the hands of the private sector years ago. So we have what we call the grid, which does the transmission of physical power use peak and off peak etc, if the grid is under powered i.e considering demand, they can either turn on turbines/engines to boost power or rely on backup generation, they can also get power from various locations. This is often done when power stations are shut down for maintenance etc, this would usually be widely publicized so that traders/electricity companies can source alternative power, remember that physical power (electricity) cannot be stored unlike gas or crude etc, so its literally live and on demand.

The distribution & maintenance aspect is dealt with by a company called UKPN, UK power networks. They deal with distribution and maintenance.

So those other bits are already covered, once/if the nuclear power station is built, its literally business as usual.

If I were to advice our good builders, I will recommend the following

# Have a blog - could be on NL or word press (last time i checked i think WP was free). NL only allows you 3 pictures per post, what you really want is where to host your pictures, so you can embed them and wrap text around it.
# Catalog all your stuff, so you can always refer to it and saves the repeat of the same stuff.
# Try to add commentary to your pictures, not everyone is a building expert to decode what you are trying to explain, Spyder did this well when he was explaining something about decking a few weeks ago.

I pray all goes well with your site sha. I don't know what to say about Nigeria right now oo. Funny enough I get a few calls every now and then about some bargain properties here and there. The thing is that in most countries (lets say Western), you can say authoritatively that this recession would not last pass X months/years. At the moment the recession is like a newish thing, I do not recall things ever getting this bad and with Nigeria I do not think anyone has an answer yet or when we will see light at the end of the tunnel.

I am not sure if this is relevant, let me tell you the little i know about it. This does not apply to Nigeria by the way.

Where you have a power shower that if fed from a Combination boiler (Combi boiler), what happens is that the boiler has an internal pump inside it, and the pressure capacity of the pump is somewhat determined by the size/model of the boiler, thats why you have a Worcester Bosch Greenstar 24i, 28i (now replaced by a 29CDI ), 30 si (now replaced by CDI), 34cdi, 36 or 38 or so. I think one can increase the pressure within some boilers but i am not sure of from just a mixer shower or a shower head.

I recently installed a 34 cdi as i was told this will take care of out buildings as i got one, and future extension bathrooms and also enough pressure to go upstairs. Saying that I have installed 24 si in a single story house without any problems.

The other option would be to install an electric shower, and feed it with mains water, it does have a pump and also a thermostat to control the temp.

That was my understanding as well that power showers have inbuilt pumps that can increase the water pressure.

I however made enquirers about a power shower from a supplier and he categorically told me all the power showers do not have internal pumps.

But how is it different to typical non-framed structure, is it that being framed means more pillars ?

So what is common in Western countries is that the ground floor/basement will have these pillars exposed, as this is usually where the parking area is, and the frames/pillars rise up, they then sometimes use metal partitioning/100 mm insulation boards and fire rated plaster board to form up the walls. Some use brick finish with 100mm spacing in between 2 setting of bricks for insulation.

Apart from standard blocks, is there a lightweight alternative for partitioning the walls.

Those numbers are scary to me, so it means that those of us who did raft should not complain too much then and those that can get away with block filled with concrete are laughing.

35m is taller than my existing building i think, so to think that this is the level in which a pile needs to go so as to get a solid footing is scary. It almost feels as though one is building on bar beach .

@Juokorow, I think you have the ideas, one thing i would say is to be careful and not get too carried away. Think about maintenance and the Nigerian effect.

Lastly, try not to assume in the Nigeria construction arena especially when building from the Diaspora, I have nearly finished my house (looking at paints now) and I took it on from the first floor decking, so I know what i am saying. A friend of mine usually says that with construction in Nigeria, look at it like you are asking them to build a car, you have got to tell them that the car needs 4 tyres, windows, a steering, engine, controls, electrics etc. you may laugh, but take this advice and keep it in your tight fist.

Let me ask, is it usually cheaper to build in the village compared to somewhere like Lagos ? if its true, what areas are usually cheaper ?

The project in the village. So it was easy to weed out people. Long before i even started, i was indirectly and jokingly asking people about the best builder around that can handle a duplex and only one name kept coming up but with a small 'but/comma' and i was also told how the 'but/comma' is now being handled.

I am not sure which is best TBH, but i have 3 x GP tanks. Avoid white colour, when the sun shines algae will start growing inside the tank, and it will turn to green.

2k litres were bought for 29k late last year. I dont know the prices as of today.

In terms of volume, again it all depends i am not a plumber, but i would say at least 4k litres. Very very important to try and ensure that your tanks are on the same level on the tank tower, try to avoid one being under the other being on top if you can. if they are on the same level, they can be linked together and you will not have a situation whereby some floors will be served by a different tank etc. I prefer if all tanks serve all the house.

NB: Not a warring party by choice, just needed to bring excuseme / lastpage / commonsense101 back to his senses ! . He needed 3 monikers just to demonstrate how foolish he/she was.

This is one of the advantages of being on ground if possible before choosing a builder/starting out or perhaps researching the builder well if its a case of one seen on NL.

When i wanted to build my duplex, several builders came forward and when i asked them what they had previously built and they told me bungalows, i just laff and asked them if they think building a duplex is just digging a foundation and setting blocks. There was a guy that was supervising his brother's bungalow and he was making rude remarks like 'what is even in a duplex self' and that no duplex can equate to the bungalow he was managing for his brother. When he was told the amount that was used to buy iron rods for decking and the number of bags of cement that will be used, na so headache catch the guy by force. .
