Exactly what I have always said !! Very soon Nairaland would be known as a haven for fraudsters and criminals whilst there are some very good/honest/reliable people here (you all know yourselves), and people from diaspora are very vulnerable. And some of our so called NL elders are opening their eyes wide open, when a desert rat self is left to run wild ending other people's career on NL grin. I dont know why so many are scared of Bosun aka N3xt, brabus etc (prayer stones dont work these days shocked). Is it hypocrisy or is it a case that he has some kind of leverage over some of the elders. It might be the latter or both, remember how lastpage (Wife and Husband grin) were getting in bed with Bosun just because of a mere burglary. That one self dey call himself/herself ELDER grin grin grin. I guess anybody with 5 houses and a blackberry keypad self is an elder in 2016.

Bosun once told me that if he was to make newspaper on his fraudulent antics, it would make him richer and more popular. I guess those eyes, people never shine thier eyes and people never wise up.

Half of the stuff on this post relates to complaints about you, 20% about a Chateau in the bush built with stolen customer money/materials. Not that I really care about your chateau, even If I was jealous self, I might be jealous if it was a nice building in a location that made sense. or if it wasn't full of mediocre ideas that I do not find to be a big deal (Unless the person fancy pangolo carburetor lights).

Good piece of advice here. Whilst I do not know you personally, from the post the sincerity appears to be there in the writing.

let the JOB you do decide the money you make, and not the money you want to make decided the Job you do.


The bolded above is one that I will tell my mentees, when next I visit disadvantaged school kids as part of cooperate social responsibility, and one that I will also include in a speech I will be delivering soon. So I will borrow that from you Jude.

Now, its also one that I hope Bosun and his wife can take a cue from.

Its a true shame that NL has immensely talented individuals, and I have always been one of your fans albeit I think I have said this before, I just hope that you guys can weed out the bad eggs among the lot so that for newbies the thought of engaging professionals via NL does not become a scary one, especially people in diaspora.

It is also very important for all to do a bit of more research, I think the site is better now compared to 2-4 years ago, where you read about issues but it then suddenly dies down, so one is not aware of what happened. We also have to commend the efforts of those who spend time exposing fraudsters, such people are scarce these days, we seem to have a lot of more people who are ending the careers of others on NL grin as they term it, those that have a job should be thankful to almighty God, those that are able to teach others professionally should also be thankful to God as the days of an online focused world has equally created those who are haplessly hopeless wherever they find themselves in this planet.

Finishing is no doubt the hardest part of a building project. Its mostly all smiles between contractors and clients during carcass and those smiles fades away when finishing resumes. Mostly when client's Hard earned money (In this country where hard times are regular), are not been put to proper use. Most of the blame should go to the contractor. I know clients can want to twist contractors into doing things that might be counter productive to the success of the project, but its definitely not because they do not like their house, but because of their level of understanding, and their level of trust for contractors, they take matters into their own hands. Note; I don't see these same clients tell Mercedes Benz how to make a v12 Engine. Benz already seems to know what they are doing.

Now for all of us that want to build. We most have a picture of how we want to live in the house. in our living rooms, we must have a picture of how we want to enter the living room, Sit down, Turn on the TV, Stand up, Walk into the Dinning, see whose coming out of the Kitchen, Enter the kitchen ourselves, Try and be involved in the Kitchen activities, Walk Upstairs, Sit with your family in the private Living room, Walk your Kids to bed, go to your own bedroom, use your shower, go to bed, wake up in the morning and think if you will like to do any outdoor event like Swimming, or farming or sitting down somewhere to drink, and if yes, think of which part of the house you will like to do that. The moment we have a mental picture of the living style in our head the way we want it, we might know how to shape our house, given the available space. Its not enough to want the Architect to help us think this, because the way he wants to leave might be contrary to the way you will want to leave. His Job is to help you manage what you want with what you have available. Once that is done then finishing becomes easier.

For those already in finishing stage. This is the little i feel i know, and these goes for both client and contractor. Saving money should be the last thing on your mind. I know both parties will not like to be in the loosing ends, but lets try and balance our available resources with what we want. I know contractors are in the business for profit, so am I, but, let the JOB you do decide the money you make, and not the money you want to make decided the Job you do. for crying out loud, you can have what you don't deserve. As a result of the above, I build in my self the following attributes.

* Determination/Believe.
Before I do any Job, i tell my self, its a go, This house must be fine no matter what. Even the house doesn't have a choice. so when you get to that point where the design doesn't go as planned, then you know you do not have a choice but to make sure it comes out nice. Its that process of making sure you get it right, that you discover new grounds into making things and that ground discovered will make you look like a genius, but in truth, you just got out of a design gone wrong. People think this thing is a gift people have. I say no, its an ability you build in your self. and it comes with these simple steps. Always have an open mind towards anything. Do not box yourself into one taught. broaden your taught. As your self how can it be done differently, then see if that differently is better, and the rest is history. The moment we get into it in a conventional way means there will be no creativity. But note once profit is in the forefront, then creativity is difficult to attain.


Most importantly Respect for others:
We must respect the feelings of everybody involved the the projects, from client to contractors to artisans and Labourers. We must all pay our fair share of dues. Negotiate what we know will do the Jobs. There is no need for a client to want to pay a contractor 500 When he knows in his hearts of hearts that 500 Will mean the contractor will struggle. and yet the clients expects his job to be done. that means he has deceived himself into thinking the contractor will use his personal money to finish the Job. There nothing bad if contractor is paid more than the job deserves, that means you have more chances of getting a good job than the other way round. This also applies to contractors when negotiating with artisans.


Once this and more that i haven't remembered are followed, then we are in for a nice finishing.

I have met Sege, and compared to Bosun, difference dey wella. Maybe those builders are just angry at the bad publicity Bosun gives them and just silently wish he would disappear for a minute, if they speak out they will be accused of jealousy because Bosun is getting loads of jobs grin. So on one hand, you can see why they are quiet, even though I feel there is no need to be worried, if you are good, work will find you and not the other way around, we just heard spyder saying he has done 85 building deckings.

Ask youself this, if Bosun had done 85 building deckings, how NL for be today considering most of his clients are people in diaspora and he CRITICALLY needs NL to survive ?

If Sege get jealousy for body, I will not have given the thumbs up to a friend to proceed with Sege and the construction of his build.

I am sick and tired of this CHATEAU thing over the years. Where you the first guy to build a house on the Island. For how long will you be displaying your stupid trial and error building style claiming to be a research in innovation. Please when you want to do this, use your money and open your research lab and experiment your trial and error there. Take your research product to channels TV and pay advertisement fee, so that you can get more victims. We have seen other people build over 25 houses in the last 2 years, without any issue with the professionalism and money management skills they display in actualizing these projects. When on the earth it's only one guy in the pool of others that always have issues in the last five years with majority of his clients and still trying to justify that it's the customer that is always wrong. Most of us here are professionals in different fields of our professions, if we are not builders it does not mean that we are stupid in terms of way we managing our resources. For those that lost millions in the thought of giving someone second chance, in my opinion I believe it's not a bad thing to do. But this guy has proven beyond reasonable doubt, that is his way of life. Whoever bought into it should have himself to blame and please all parties involved should stop derailing this innovative and ideologist informative platform. Don't mean to attack anyone but just, to share my view on this matter that has been revolving for over three years.

Nigeria does not consist of just the government, it starts from the people, remember the government is made up of people. ITS QUACKS/THIEVES LIKE YOU WHO ARE THE BIGGEST PROBLEM, AND THE LIKES THAT NEEDS TO BE ERADICATED/CHANGED FIRST.

God knows what will happen if you were made a state governor, or hell not you become president of the Federal Republic of Nigeria.

We have the people (though there's dearth of skillful and smart managers. They've all travelled abroad). We have the resources (heavily mismanaged). Our major problem is the system of approach. Our laws, codes, statutes and even curriculums needs reform and good review. We need good policies that will encourage PPPs.

We need to cut the red-tapes and make every dept of government run systematically (automated). We need to replace norms and conventions with modern practices.

We need core experts and not uselessly opinionated professionals.

Just so you may know, we need a better land use policy. The way we build is no different from the way they build in the Stone Age. This is 2016. Modern cities build condos, mixed use apartments/complexes and high rise buildings in order to address a lot of issues.

We need a new direction (a new script) and not change of directors. Government in, government out - the script remains the same.

From experience, since he said submersible. Must be a borehole. If na well, all you need is for a pipe to go down the well and you just need surface pumping machine to draw the water.

Thanks for the explanation. That resonates well with me. I am sick and tired of google pictures or pangolo light ideas that may not apply to some of the challenges we face in Nigeria.

I guess that pangolo truck carburetor light was from Asia as well grin grin

That is the standard way to build isolated, combined or continuous pad footings.

In Nigeria, we just incorporated isolated strip footings to pad footings for small residential frame structures because we are too use with building with strip.

The method above requires lot of cut and filled expecially when the ground topography is sloppy and since we hardly grade our site to remove top vegetables soil before construction, it make sense to use pad footings with strip.

Check out some of these foundation of a small paint house added to an old bungalow.
In this project an isolated pad base together with grade beam were used.

The pad footings are 1.2m x 1.2m (4 ft x 4ft)
Depth of the footings 1.2m
Thickness of footings is 450mm
Section of foundation columns 450 x 225mm

85 decking slabs under your belt, no complaints whatsoever. I am sure we can all take something away from that.

spyder880, this last decking I do not see any plumbing pipes shooting out. Is there any reason for that ?

the concrete biscuits, is it something that is charged for separately ?

I usually plan a decking to last for 3 weeks, except for unforseen circumstances which might prolong the work for a few more days, at worst is 4 weeks even if it's a double flat of 3 bedrooms.

The first week will be spent with the carpentry team laying the wooden platform, second week will be the turn of the iron fitters to fit the decking beam, then lay the mat thereafter, without returning the mat, the electrician should be baking his "concrete biscuits,"

Third week will be a week for everyone, while the electrician and plumber are combining same time to fix their conduit pipes, the iron fitters will be returning his mat while the carpenter will be framing the sides and covering the spaces below the beams in preparation for the cast.

On my part, I stand to supply good quality materials, send n wood first, iron rods next, electrical and plumbing fittings and finally the cement and sand/chippings for the cast proper. I will also be planning with the casters from week 2, working out arrangements for the water and poking tools plus all other works.

It's always a busy, yet interesting process which I have enjoy doing. I've got at least 85 decking slabs under my belt cheesy

Picture shows the last one, completed just 48 hours ago.

Excuses Excuses Excuses !!

You did a bad job out of spite as the owner sacked you and you smelt the coffee before, now you are trying to claim credit that you suggested a redesign was needed all along ?

I have some questions

Why was this not specified from the onset ? Abi you didnt know what the roof was going to be like from when you started.
Which kind of evil person continues with an idea that you are sure would not work.
Was the elevation of the roof you did at the beginning the correct one/correct height and did you make provisions for the water to escape, I guess only the chateau gets this kind of treatment even though its stolen customer funds /materials from customers sites that built the chateau ?
The roof was leaking, a redesign was needed to improve the design but PRIMARILY to stop the leaks ? If the roof was not leaking, the redesign was not going to the necessary, so it means you did a botched job from the start as the roof you did failed in its primary objective, lets forget aesthetics now.

There are thousands of houses in Nigeria with a not so perfect roof design (so many face me i face you houses), but the functionality still works (provide cover against the elements and not leak be it through holes or the design, the roof you did started leaking in less than 6 months)

I am guessing this kind of story is not new with Bosun Shoyoye, then you start to display google pictures as if we do not know how to use google, if you do not know it, you are finished as a builder/quack on NL.

With things like roof, from my experience what I did was that I got the following people involved.

Roofing company (I got them to install as I dont want to hear story and thier project manager oversaw the job at no extra cost)
Carpenter - Verified roof wood and did the wood work under supervision and according to roof plan.
Architect - Roof plan and supervision
Site foreman\Site Engineer - I need someone to report to me independently.

Egun, which nairalander is doing your roof ? you mind sharing as I may need an engineer for a house in Ibadan.

All the people mentioned above had a role or two to play, from drawing roof plan, to going to buy solegnum + oil, to bending roofing sheet, correct carpenter mistakes, correct roofing company mistakes. Roof is not one thing that one wants to joke with, and its one we all hope not to revisit again, especially with these dollar situation the roofing sheets i used has gone up by over 50%. God help Nigeria, Amen.

I'm working with a Nairalander in my roof right now. One that has impeccable workmanship. My opinion.

My local baba lati that screwed up my other roof gave me an estimate that was hundreds of thousands less the Nairalander.

I'm prepared to pay the Nairalanders price but it will be sacrilegious if at the end the quality is the same as baba lati.

Reason why I even brought this up was my total dissatisfaction about a job I saw on here. I can't even believe that the builder would let the job be seen in daylight.

What do you then do when your builder tells you that everything is going to be Ok and he's running things and then you look at the final output, its flawed with a lot of mistakes ? Should we say that you didnt warn me that my price was low or 2K short ?

Lets be real, which builder/quack will tell you that for N5k, I will do a bad job, for N7k, I will do a good job. I find that they may not say it like that, one thing they might likely say is that for 5K, I will use steptile, for 8K i will use stone coated, its difficult when it comes to labour work, easier with materials i think (various types/quality of materials has a different price tag). The likelihood is that if they are evil to the core, whether 5K or 7K, some will take it, do a really bad job and then piss on it. That is the mindset of some, forget whether they go to any religious institution any day of the week.

Why do you think that a worker can charge 5K for a piece of work, and another charge 3K for the same piece of work, yet the cheaper one does a better job ? Money is a motivational factor, but it doesn't always guarantee that a good job will be done.

Out of interest, are there any fertile farmable lands in Lagos ? Or is everywhere a concrete jungle ?
I know the Govt do designate some places as farmlands, but we all know what happens. There is a place in Ajah today, well built estate that was designated as farmlard in fact thats what the C of O states, today you may not even see one chicken not to talk of farm. Its so built up.

You are right that many factors come to play in the farm business. But one point I softly stated is to start small, then expand...as expantiated by 44chux. You will not have to go through bearucracies.

A sustainable farm will start with market analysis:
What products are currently scarce in the consumer market?
What products will soon be scarce due to festivities, naija govt policies etc?
Out of the 41 import-banned products, is there anyone I can focus on?

In the absence of good sale, how do I preserve excess production? Do I even preserve or convert to alternative agro-allied product?

When there is no more request for my fish? Can I partner with baba hafusa pepersoup joint to supply him? Or can I have my wife open up afrozen fish business?

Can I dry the fishes? Blend and process them, and make another product?

Can I can them, and partner with private schools to supply?

By the time I create a sustainable circle of business in paper,
Upon implementation, I will be rest assured I've done my part. Naija factors will always set in...but people have scaled through...why won't our business?

I would not be surprised if key locks are swapped for inferior ones, this is what sometimes happens with WC toilet systems, the wc syphon systems are sometimes swapped for an inferior one, and then what happens is that the customer then has to come back to buy the real thing at an extra cost.

Good analysis.
I was asking a friend of mine who owns/manages a decent size portfolio of properties, and when I asked him about taking a hands off approach and everything going through the lawyer, including the serving of various notices and whether that would carry a very low cost since I am effectively giving them the legals to do per tenant, he said Lawyers are not nice oo, and typing letters to serve to tenants would carry a separate fee.


Obviously I would not generalize, just the same way not all builders are rogues who steal client's goods and forge documents and worse of all still do a very bad job, you only need to read https://www.nairaland.com/3148782/how-select-good-builder , there are still some good ones out there and it appears you do have a good and understanding lawyer.

Yes, although court representation may not be free. I however, didn't give my house to an agent. I gave it to the lawyer to let. The agents call the lawyer and this method makes everything very formal. All sorts of agents are the one that let the houses. As far as I am concerned those agents are rogues.

My lawyer was involved from when I was searching for the land (verifications and background checks) till I got tenants. My tenants have never 'met' their landlord as I go there as caretaker. To me the services of the lawyer is non-negotiable. But this depends on whether you have a good lawyer and considerable lawyer or not.

I had to replace 9 of my china doors cylinders, paid about 1,500 for 3ft and N1,700 for 4ft door, there were cheaper ones but i opted for this one. We bought it near Agarawu near the central mosque as we were around the area to pick up some items. I wonder if na same Isale Eko based Agarawu family ? grin

At the moment, I have not fitted them as I want all the workers to leave site first then I will fit it. Some of these workers are destructive, and they can start slamming the doors anyhow. So make dem finish, then I will complete these finishing touches. I have a boy locally who will fit it, but we never talk price.

The guy that gave me installation rate of N700 per door also gave me the price of the cylinder. He quoted 1K for ordinary cylinder and 2.5K for original England. I however want second opinion because N2.5K in fifteen places na big money in this Buhari era. angry grin grin angry

Tenancy matter is sometimes a cat and dog matter. For me I issue a fixed term tenancy usually a year certain. The first agent I used works with a lawyer who drafted this for me. The joy is that the agreement terminates at the end of the year and can be renewed as stipulated in the tenancy agreement usually by a written request from the tenant. Most don't renew and it leaves them open to 7 days notice of intention to recover due to efflucion of time. The joy of this is that you do not need to issue a notice.

While you are not required to give notice I would usually ensure that the tenant is made aware specifically or by implication that I have no intention to renew. The cat and dog matter is most tenants would not pay after you make them aware such that you would advice them of the reason ie usually that they are in breach of the terms of their tenancy agreement knowing that a condition of renewal is that they are not in breach. If they act on it you renew if not you don't renew and evict. Most agent would ask that you let them pay before you start proceedings so that they do not go away with your rent.

In cases where the tenant is considered to be an intolerable nuisance. Usually the money part is secondary as you want them out. There is no need for the cat and dog. You issue statutory notice and proceed to court.

If its a year tenancy you issue the 6 months statutory notice (let a court dedicated staff do this for you) 6months less a day to end at the end of the year and then proceed to court asking for your balance of rent. You have a bailiff on hand to take goods pending the receipt of your balance of rent. The fact that people choose to let some rent go cos they would rather avoid the stress of collection does not make it a tenant. entitlement

Point 3 is what i was telling gbadexy, the tenancy document that i have seen clearly states this. After the 6 months quit notice, landlord can enter to take possession.

On point 2, can quit notice be given after 6 months into the tenancy. so quite notice expires the day after the fixed term tenancy or around that time.

Its all about what you state in the tenancy agreement and highlight to the prospective tenant before collecting rent from him/her.
My suggestions and what I plan to use for my tenants before collecting rent from them is-
1. Rent for the successive year must be paid on or b4 the expiry date of tenancy.
2. 6months quit notice automatically commences from the expiry date of the tenancy backed by a letter from my lawyer.
3. Landlord is obliged to take possession of the property the day after expiry of the 6 months quit notice and is not liable for any damage to any possession of the tenant found within the property at that time.

All these conditions will be read to the prospective tenant for proper understanding and agreement b4 rent is collected & agreement is signed.

Many landlords, especially the elderly & illiterate ones shoot themselves in the foot by not even giving their tenants a signed agreement. They only collect money for agreement from the tenant & chop the money. They begin to encounter problems when the tenant refuses to pay & the landlord can't enforce his/her right.

I am surprised stealing materials, forgery of government document and trying to bribe security to lie is not one of them. Money that someone steals rarely gets spent well.

If engaging a lawyer from the start of the tenancy, what kind of due diligence will the lawyer do ? Agents are usually the ones that do checks on the tenants as I understand it.

Are you saying that if the lawyer drafted the tenancy document from day 1, evictions court process will be free if needed ? That sounds like a good deal o.

This is sort of what I am saying. If u already engaged a lawyer from when agreement was signed, the lawyer will do his due diligence at no extra cost.
