Am Alone, Pls go ahead and get my phone number from the welder. Then i can give u their address. For the Isreali doors, i think the price tag revolves more on the strenght and bullet resistant nature of the door rather than the aestetics and beauty. I have not seen their 5ft doors tough but the price list they sent to me has it. i am thinking of their 106cm wide ones. Yes some say u can fix 9inch or 6 inch but i do not know of the other way round. May be talk to u later Cheers! |
Am Alone:Am Alone, Thanks for the update on the doors. When u said Mushin the other time, I was kind of skeptical about u finding what u will like in that place given my idea of ur taste. I have visited virtually all the main security doors dealers ( at least 4 majors ones) in the mainland and their offices on the Island. And what I have noticed is that everyone produces similar doors. What they do is just to go to the manufacturer Abroad to produce to a particular spec for them and simply just put their Nigerian Brand logo on the doors. One that I visited is a subsidiary of a foreign door Coy and deals mainly in doors as produced from their parent Company abroad. Meen!!! Their doors are very expensive, I found Bullet proof security doors being sold for 1 Million and some others 9 inch 3ft (90cm wide) doors being sold as low as 45K. U can be sure of their quality though as I actually saw their door somewhere before I went to their office. Though I’m NOT going to buy from them as the doors are BEYOND my budget. There are so many other small Coys and traders who are into doors too and that is what u find in Mushin, Orile and the likes. And that is why u have to be careful when buying to be sure u are buying the right quality at the right price. They are of different grades ( China, Turkey) depending on the features. I have not particularly considered the China doors becos I might not go for them as I believe I can get something better from Europe at small additional prices and that is not to say that China doors are not of good grades. The Coy I’m considering buying from have wooden doors, normal security doors (of different grades, sizes, and prices (but imported from Turkey/Poland), PVC doors for toilets and stores and ofcourse Israeli doors ( bullet proof) starting from 116k to 216K for 3ft or 5ft doors. I have 18 doors (3 of them 4ft i.e 120 cm wide ) in that my house but all of 6 inch blocks as my internal walls are all 6 inch blocks. I’m doing a combination of wooden doors for my room entrances except the Master (turkey imported with lovely finishing) , Metal doors but wood finished (for my 2 internal 4ft doors, kitchen internal and external doors and my master bedroom), a metal door for the entrance thru my BQ and PVC doors for my bathroom and store. I’m considering one of the Isreali doors for my main entrance which is currently a 4 ft (120cm wide) but I’m considering reducing it to 100cm width to accommodate the size of Isreali door I’m looking at. It is the wooden doors that go for about 31k or 32k depending on the sizes. Their other security doors (metal finished or metal but wood finished) range from 30k to 105k depending on the size (they’ve got 80cm, 90cm, 100cm, and 120 cm width plus frames). The pure PVC doors for toilets go for 17k or so. The Coy is located on the Mainland (not too far from Ikorodu road) so if you want to check them out let me know. The only thing I remember is that I don’t remember seeing a lot of 9 inches door frames in their show room. Pls note that I m not trying to advertise for any Coy and that is why I have not mentioned any Company here. |

kuntash:Pls note that I m no expert in this field, but going by the experience of my ongoing project, I think can put somethings forward for you. The lintels (for all external windows and doors around the external walls of my house ) in that my building were chain-like ( i mean it is continuous lintel round the whole perimeter of the Building) and the advantage according to me my Engineer (pls note not me) is to have the whole building bonded together to allow for common/uniform settling of the load ( extra blocks and roofing) that will come after the lintels. This is a technique he said he has used over the years for burgalows he has built in that Ajah area ( for the kind of soils in the for years because of the nature of the soil. This technique ofcourse added to my cost as we had to do additional concrete works, form works and buy iron rods that went into the lintels. Also, as per my German floor, it was not done immediately after the foundation and sand filling. The super structure (brick laying and other lintels and columns) were already in place before I did my German floor . The German floor was done after like three months after having the foundation and super structure are already in place. According to my Engineer (by his experience in the area where my project is located), it is good to have the filling sand settle/compact naturally by allowing rain fall on it for a time ( if u have the luxury of time though). This he said is due to the kind of the filling sand available in that area which is different from the normal filling sand used on the mainland which u can have compacted easily by manually means. Note that the foundation and superstructure was done in early May, 2010 just at the beginning of the raining season but my German floor was done sometimes in early september. I also used alot of filling sand which necessitated the need for me to allow time for the filling sand to compact naturally. Meanwhile, what the Engineer did before continuing with the super structure ( laying of blocks etc) after the foundation was to fill the whole of the hollow 9 inch blocks used on the foundation wall of the whole building with concrete to avoid sipping and dampening. This gulp some more money for the concrete works as well. Pls note that this would have not been needed if the German floor was done immediately after the foundation before the super structure. Also, pls note that my site or the area of my project is not water logged. The land is very dry as it is not on the ocean side of Lekki- Epe express way just that the water level is higher than that what u have on the Mainland. We only did all these as extra precautions. Having said all these, I really don’t think anything will go if u do ur German floor so far are building on a normal land with normal soil as we have in the Main land side of lagos. Mine was only delayed because we wanted to allow time for the filling sand to settle naturally. |

The house is big because i love to have my space. The other reason is that i would have gone for a duplex which could have given me all these features in a two level ( ground and top floor) buidlingbut opted for a Burgalow to reduce the cost estimate. To do a solid duplex with the kind of finishing i m looking a IN THAT AREA , i will need at least 30 Million. The other thing i did not metion is that the builing has an inbuilt BQ a (a small SITTING ROOM AND an ENSUITE ROOM) |

The main reason i went for it is that i wanted something that gives a bit of sound proof when it rains, some cooling effect and not very expensive. The roof sheet with all the accessories (minus woods and labour) cost me around 1m (roof coverage is above 450sq metsr, roof height is 10). All though i had to pay VAT for the product. The good thing abt this product is that when it rains, u hardly know when u are inside the house as the noise is reduced to the bearest minimum. Then it does not radiate so much heat compared to normal aluminimu sheet at the peak of the hot season. These are things i wanted in the roofing material for my house. The other material that gives these properties is the stoned coated aluminimum sheets but Onduline is not as expensive as the stone coated alu sheets. u can check their website on www.onduline.com |
Am Alone:Thanks, i know and i m really trying to curtail cost now but at same time not comprimise quality too much. I m directly involved in Buying of all my finishin now. I have my Governor's consent already and all omonile fees (those are already taken care of). I m not planning a security house for now. I have made some enquiries on the Security doors and i'm already closing in on one company already for the supplies. We can compare notes when u come back from your maket survey in mushin tomorrow. What i have so far is taht an average 3ft Turkey security door is around 31k. |

Am Alone:Yeah, its a big house and really i must confess i did not until we got to this stage as i did not really appreciate it on the plan. For example there are 40 windows (all casement) in the house. As i said earlier it about the size of 2 nos standard 3 b/room flats. The roof is not aluminium.Its called Onduline roofing sheet ( imported from France).It is made of Bitumen. It was recommended to me by Engineer as he has used it over the years for some of his Clients. |

All, Thanks for all your contributions so far. I think i have learnt alot from this thread and thanks to Am alone for providing me with some of the contacts for welders and the likes. Having followed this thread for a while now, I felt i shld share some pics of my house project as well. I have spent about 11M on this project (direct building purchases) since it started in May 2010. Pls note that the cost qouted here excludes the land cost, omonile and the Governors consent cost. The project is located just after Lakowe/Otunla towns, after Mayfair Gardens in Ajah area of Ibeju Lekki LGA in Lagos. Even though the project as built now is a 4 bed room Burgalow (all ensuite) with laundary room, dinning room, guest waiting area (presit), study room (of a normal room size), family lounge and an utility area. In terms of size, the project of the size of a 2 nos standard 3 B/room size. As part of my finishing works, I'm presently working on getting my security doors (all Turkey/Polish doors and no China), Sanitary wares (which should be all original Twyford wares for 5 tiolets and 4 bathroom), POP for (my guest waiting area, my main sitting room, kitchen and dinning), tiling (spanish tiles for the floors and some china tiles for my kitchen and bathroom walls), Burgalary for the windows and landscaping (interloacking tiles) etc which i m estamating that it will gulp another 4 million or there a about. What i think has contributed to the cost so far is that i paid professional service charges to my Engineer who has done most of the supervision since i'm not always available on workings days in the week, then my labour charge has been a bit on the high side and no way compared to what Am Alone and the likes have paid so for their labour. We have tried to ensure that labours, carpenters, bricklayers etc come from outside Lagos and Ajah to keep cost down but i dont think that has worked. Just to get some comments from house members on the project so far . |

The info im trying to get from you is part of my market survey, I'm also going to check some other places before settling on where to Buy. Pls what type of Tywford brand ( set of WC and Basin) did u get for the 30K (i mean the name). I know u said u got the Tywford Envy for 80K. U forgot to drop the Seller's contact again. Pls drop his details here for me. One last question, how do i differentiate the fake from the Original? Thanks |

@ Am Alone, Thanks for the info on the POP charges for the Arches. Just an info for you. I was with your Welder guy on sunday. I took him to my site on that same day to take measurements of my windows for the Burgalary works. I have asked him to prepare quotations (based on some designes) for me to see and scrutinize. Given the fact that i'm currently out of town till upper week, i have asked him to give the quotations ( when ready ) to you to help me send to my email on mikedeoye@gmail.com as he said he does not use the internet. I want to be able to see and have time to scrutinize the quotations while i'm away such that i will only be finalising it with him when i meet him again in two weeks time. Thanks Am alone for the rate, someone is charging me 3000k per square meter here. I will have to negotiate further. Though i m just using POP for my pre-sit area, Big sitting room and Dinning area. The coverage is around 80 square meter. I will be using UPVC for the rest of the Building. More clarifications pls, Have you got Arches and Architraves in your interior POP design? How is the charging done for these? Is it alone on a square meter basis or charged seperately?. I have got 2 Arches and 3 Archtraves. For the external POP/ window dressing, can you drop the contact of the POP guy? Thanks |

What you decide to use for building your house should strictly be on the basis of your taste, quality vis-a-vis your budget but most importantly ensure safety in every step no matter the cost. @Am Alone, Would you be kind enough to post or email me you phone number? A quick question to the house, Can anyone kindly recommend a tested and known installer of UPVC Ceiling sheets. I need competitive quotes from very good installers. I'm looking at a coverage area of about 325 meter square. I will confirm the actual area later. I intend using the Amoula UPVC sheets. Thank you. |
@ Am Alone, I like your approach to negotiations which i think has worked very well for you. I really like you as well for your eye for quality. I must confess that the concreating dressing you are doing for 25k would have cost above 50k in some areas in Lagos given the details that the dressing requires. The truth of the matter is that i wont mind leveraging on your negotiating skills that have resulted in some very good prices for some services delivered to you by your vendors. Having said this, Can you please you give me the contacts details of the Welder guy that is going to work on your Burlgary for the windows. If possible as well, can you post a picture of the Bulgary model for me and us to see. I'm about to construct my Burgalry for the windows and i think your Bargained price looks reasonable (nothwithstading that is customised) . My challenge is that i have left my Builder to do most of the negotiations (for Brickworks, plastering, plumbing etc) for me up to the roofing stage and i'm now just finding out through this thread that some of the things/prices were inflated even though my project is bigger 4 Bed room Burgalow compared to yours and for the other reason of the location (Ibeju Lekki) where prices of labour and materials are higher. I have decided to directly engage the vendors myself now for all the finishing works so that i can get the best prices now more so that i'm over on my budget. i need a quick advice from the Buidling experts in the house. Now to the experts in the house, I'm in the middle of a 4 bedroom Bungalow project with a pre-sit area, a relatively large sitting room and a family lounge. The master bed room is quite large and ensuite while the remaining 3 rooms are standard in size and ensuite. There is a guest toilet, store and laundary as well Can someone pls do a draft of much i shld expect to expend on plastering the whole house based on the few information i gave above. Kindly break the cost down into estimated number of cement bags, sand load, labour etc. The site is located some where around lakowe. Pls what is is the going rate for Cement? Will appreciate a quick feedback from the experts in the house. Thanks all for ur advises. |
