A temporary fix would be for the govt to mandate landlords to register rentals and enforce capped rent ranges based on location, age, and facilities. The permanent solution is affordable housing projects (alone or via PPPs). Hiking rents on substandard homes isn’t sustainable. |

These are steps government can take to stem the tide. They can make LAWS that:
1. Establish a state house-for-rent agency
2. Stop landlords from renting houses to individuals directly
3. Force every landlord to register their rentable apartments with the state house for rent agency
3. Agree on a reasonable house rent with the landlords
4. Encourage house seeker to approach the agency for available apartments
In summary, the government plays the role of House Agent and middleman between landlord and tenant.
If any landlord rents out his out directly to anyone, he is on his own
All this nonsense will stop. On paper this looks like a reasonable solution, but it won’t work. Too many government officials use real estate to launder money, and this would expose them. |

Kids born post 1999 today are already adults. Most of them are into tech legitimately and earn in USD while living in Nigeria. So a civil servant who barely earns 500k a month is forced to compete in the rental market with a young person working remotely earning USD 🙄🙄. So it's very sad situation You were making sense till the remote worker bit. The fraction of Nigerians earning USD is negligible. What’s driving rent is demand vs limited options which realtors exploit. No reason a 2BD in Lagos should be 1.5M+ when most are old and below standard. epainos: I have written about this issue before, but let me just summarise it. I think it isn't easy to get rented apartments in Surulere like Lekki, but not impossible.
If you want to start, enter Surelere from Bode Thomas at Western avenue (Iponri to be precised) when driving from Stadium down to Iponri. Move down to Adeniran Ogunsanya and start browsing. Anywhere around the place is good. Shop rite, Spar, Samsung, 3 GTB banks, Access, and many other banks are there. All the adjacent streets to Bode Thomas and Adeniran Ogunsanya are very good. Then, the whole of Masha side. I love the adjacent streets to the main roads. Move down to my favorite street - Ogunlana drive. I love that area. Target adjacent streets because medium scale businesses and banks always buy or rent houses in Surulere's major streets. Check out from Ogunlana drive as if you want to move to Ojuelegba. That's all for that side. If you want to check the inner section of Surulere with cheap housing estates that I don't want to live, instead of driving toward Ojuelegba from Ogunlana drive, Move towards the other side. As you move inside, you get to meet lower end of Surulere. Also, you can consider Idiaraba (anywhere before or just after Lagos University Teaching Hospital LUTH). I wouldn't go inner. Another area to check which I somehow love - either enter from Costain (a bit congested with traffic but always moving since Lagos State is always trying to make sure the BRT buses move without delay from the area. Drive down to Eric Moore (do not go to Ijora) and enter Bode Thomas again...or connect to Masha. You may want to enter Aguda from this area, but I wouldn't go too deep. Remember, pick adjacent streets to the main roads only for good houses.
My favorite spot in Surulere is the other side of Iponri and many don't know this place. I would check this area first because it is so quiet. It is the side of National Stadium. As soon as you drive down Cater bridge in Alaka as if you are going to the National Stadium, enter the first street by your right, adjacent to Western Avenue at Alaka. You will be shocked that the streets are so quiet and very decent houses are there. The area is right beside or at the back of the National Stadium. That spot is so quiet. But as soon as you start driving towards Yaba...na noise for me.
People say Aguda is center, but mehn...Surulere is the center for me oooo. Push up Carter bridge, and you are on the Island. Also, push towards Costain and Eric Moore...you jetting towards LASU (Lagos State University) ...to Badagry be that. From the same Surulere via Costain, you don land Oyingbo be that. And the new bridge there, you can easily access the whole of Ebute Metta, Sabo, WAEC, navigate it to UNILAG. See something interesting is going to happen around that area. I will talk about it at the later path of this post.
Now, from Surulere, you can easily get to Tejuosho. Lol. Wetin you wan buy and you no go find in Oyingbo and Tejusho? Tell me na.
This is not Surulere... I want to mention a place in Lagos I am eyeing which is under construction. I am buying a building there if they make it open to the public. Driving towards the Mainland on Cater bridge when you are getting towards the National Stadium, look by your left and you will see massive construction going on there. The place used to be a slump called "ilaje". Dem don destroy everything. Just drive down Cater bridge using Costain exit and turn towards apapa Rd. You will enter the place from Brickfield street. That place is close to the lagoon which is a good spot. Mind you, Lagos State is also sand filling oko-baba sawmill down to third mainland bridge. As in, we will be touching thirdmainland bridge very soon that is on water. Lol. These areas are all connected to one another.
Everything I am doing revolves around this area, and I avoid anything Island. The year I left Island was the year I promised myself to cut off finally. My journey ends in Ikoyi. Shikena. I only drive through Lekki when going to Epe to check some farms there, and I check my Google map before moving.

epainos: I always laugh when I hear about buying a house in Lekki because there is an airport, a free trade zone, Dangote Airport, and so on. It is not a bad idea to have a commercial property there. If you have a residential property, target workers in the surrounding area. So, no matter how you look at it, the location is not a loss if you are prudent. However, I cannot live in Lekki and will not conduct business in the area unless I want to rent out apartments or hotels. Anything other than Lekki real estate is off the table for me.
It is true that wealthy men are leaving the area quickly. The ones who will not leave easily are in phase 1. I suppose they can always withstand a one to two-month flood every year.
Following this ordeal, Eko Atlantic will attract more investors...lol. I am sure that some of the people who own houses worth more than a billion naira will consider purchasing three to five-bedroom apartments in one of Eko Atlantic's high-rise buildings. This will be a smart move. Eko Atlantic is designed to physically push the Atlantic Ocean back from interfering with V/I. The entire Ahmadu Bello to Akin Adesola area used to be flooded due to ocean overflow, but that is no longer the case with Eko Atlantic.
The only places I can live on the island are Ikoyi and Eko Atlantic, but as I previously stated, I can rent apartments anywhere on the island. If you have been following my thread, you will know that Suruleru is my favorite area in Lagos. Gbagada is not bad either, but I still prefer Surulere (not the attached fake Surulere called Ijesha and further down....even the extreme Aguda near those dirty places is not Surulere on my map). I have written about this several times.
I actually have a plan. Honestly, I am putting it out there as a seed of faith. I plan to build a new town along the Lagos-Calabar and Lagos-Sokoto highways, which are close to Lagos. Clear a minimum of 500 to 1,000 ha and convert it into a new town. VI is not up to 600 ha, while Eko Atlantic is 1,000 ha. I will not go into detail, but it will house extremely wealthy Nigerians while also creating opportunities for high-income earners. Poverty will not exist near it. And maybe we can have two of these towns, or maybe the government will appreciate my work and ask me to build more. Who knows?
On a serious note, if I were governor, my priority would be to demolish many buildings on the Lagos Mainland (Ebute Metta, Alagomeji, and Yaba) and replace them with high-rises, expanded road networks, and a good drainage system similar to the one along Herbert Marcaulay. In addition, all flyovers will be removed so that underground crossroads can be built throughout the district, complete with mini business centers and shops.
I do not think Lagos will sink as predicted because we have super brains who will not let it happen. When the treat becomes a reality, the entire world will come to the aid of cities facing similar problems. Rather, we will reclaim more land from the Atlantic Ocean for Lagos. A beg talk another thing. This is why I avoid buying overpriced properties in Lekki and Ajah. Ajah near the Dangote refinery should be well planned; otherwise, it will be a dumping ground in thirty years. If properly planned, that area will become the next Ikeja. It will be even better because it will combine Apapa and Ikeja (sea and air ports).
Lagos represents the future. Trust me when I say this. This is the city that many foreigners will flee to. In the next 50 years, Lagos will be completely covered in high-rise buildings.
So, for our generation, let us simply enjoy what we have.

Onegai: Nobody in their right mind should buy a house in Lekki for the next 20 years. The whole area is sinking, bad drainage, dredging has messed up the natural protection it had and sea levels are rising.
Your kids won't see that house as adults.
Either go to Ajah or move to the mainland.
Real estate developers should start making estates like the ones they have in Lekki (fully serviced, 24-hr light and water with gated security) in Gbagada, Ikeja and Surulere and more businesses should move there (though a lot of businesses have left Lekki).
Lekki is nothing. Surulere is cleaner, Gbagada more central, Ikeja has better roads. If I were their LG chairman, I'd offer tax incentives to businesses and real estate developers in Lekki (to attract high income earners) to move to my area, all the roads will be tarred and I'll drive the area boys to Lekki (there are more beggars in Lekki than anywhere else in Lagos).
There's nothing in Lekki anymore. All the people who have money are running from there to Ikoyi and VI. Same VI still gets flooded. Only Bourdillon seems okay for now. Lagos is a proper shithole regardless |

He knows of your colleague at work who has been devising ways to tempt you into an immoral affair. When you are closely knitted with Him, He shares these things with you as well as guides you on how to deal with them.
