Oga shut the fu*k up and face reality, if you ain't suffering you won't be here showcasing your dead and brainwashed life by spewing out rubbish, on a normal circumstances those sureties would av be arrested or given time to provide the person they stood for as surety, go and get something doing with your life so you can provide adequately for your needs and that of your families, only lazy bones like you and your god nnamdi kanu would be fighting for a sovereign state of their so as to be in power, then start to eat the people dry also, incase you don't know that's the sole reason nnamdi kanu is fighting for the actualization of ipob and I feel sorry for u the gullible ones, I feel really sorry, I do not need any government to help me for me to provide for myself or my family, I gave on nigeria long ago and am doing fantastically well by the grace of God, I'd advice you do the same, go get a job lazy brat SalamRushdie: The fact that long term suffering has wired your brain to accept injustice as the norm doesn't mean it is . Hello, are you a builder? I gave this person the quote as you, but the funniest thing is that I have similar building I want to start at ota but am very busy to start no, although mine as extra one room, which make mine 2bedroom bungalow, approximately 70sqm in size, if you can, I'd like to start the foundation first, if you can do this quote your number or email address let's discuss and I will send someone to you to commence work akeensbussy: Yes it is possible to do that....here is the analysis.
If the land is in the south west. some part of Lagos State, or southwest state. I stay in Ogun State.
here we go.
You need 1000 blocks to build room and parlour self ....you need 500 blocks to build a room self.
here is how u will spend the money. land is not included.
Moulding block by urself would be the best.
Buy one man diesel Setting sand = 28k to 30k.
buy 20bags of cement
moulder will take 800 naira per one bag of cement. 800naira X 20bags of cement = 16000
water will take 2000 naira
25bags of cement @ 45units of 6" will give 1000 units block.
Total: 70030 naria
note that the man diesel truck sand u bought, u will only use half of it to produce blocks.
Let start building...
Plz note that at the stage, u don't need German floor. don't let anybody deceive u. I don't need it if the land is not water lodge.
What u need
cement: 15bags = 39000 naira gravel: don't buy truck..buy the one inside cement sack. buy from someone in the neighborhood highest 350 naira per bag..get 20bags = 7000
you have sand already
water...5000 naira
if omonile showed up, drag it with them that u just want to do temporary structure..and find them something highest 20k
bricklayer..Negotiate very well. highest pay the bricklayer 50k to take it to limited level for you.
note: don't let the room and parlour too big. the parlour highest should be 12by14 feet while your room should 10by10feet the toilet and bath 4by6 while the kitchen should be 5by7. that is enough.
total 121,000 naira
doing your linted...here I don't need to do it round..just do the important place. windows and door..highest u will need 5length of 12mm iron. don't involve welder, tell them to help u cut it from where u are buying the iron..just tip the person shikena. 12mm highest is 2100 naira X 5 = 10500 naira
find local carpenter, negotiate with him including bringing his own plank to do the thing highest 10k. after call the bricklayer to come and fill the lintel
total spent = 25k
At this juncture u have spent overall total of
220,000 naira only...
To roof it.....Roof it the way shop is roofed. With this you will minimise cost on Materials.
Highest plank you will buy is 100pcs for 2by3 and 2by4. then 40 pcs of 2by2 for nogging. 2by3 is 400 naira or 450 naira highest while 2by4 is 500 naira, 2by2 is 250 naira. = 60k
use Aluminium zinc highest price is 25k per bundle (15pcs) by 3 bundles.= 75k
carpenter: highest 50K..using local carpenter with good negotiating power.
nails 3inches half bag 5k others 10k total= 200k
Finishing for now, do only the bedroom ceiling.. window burglaries for the parlour and bedroom only. dig the round soakaway for now 20fit will cost u 20k diggig and casting then buy pipes and channel the toilet, bathroom only there... kitchen don't do anything for now...they can be using it till money comes for the windows...do only the frame for room and parlour and put net only.
use the foiling sand from your soakway digging to fill the house and do the flooring..note always get gravel around..don't carry lorry. the balance of 80k should do all this highest additional fund will be 20k.
when money comes do the rest.. |

MrRitchie: Please don't allow all this Nlanders engineer deceive you, they'll always discourage you with their outrageous estimate, if you want to build a house successfully avoid some nland engineer Here's a breakdown on how you'll spend your 500k Assuming the room size is 12ft/12ft
3courses of foundation. Blocks 96pcs of 9" vibrated blocks @190each = #18,240
Blocks for main structure = 384pcs of 6" blocks @130 = #49,920
Cements needed for blinding and foundation block setting 5pcs @2700 each = #13,500
Cements for main structure 10bags including plastering in and out. 6 for block setting and 4 for plastering @2700 = #27,000
Sharp sand needed for the whole structure including plastering in and out 15tons = #25,000 depending your location
Gravel will do the casting on the window and door spaces alone, no need casting round the building, you'll have to buy those they usually pack in bag of cement, those ones goes for 300 per bag, you'll buy about 20 bags = #5,000
Workmanship= I can't say because am not sure of people like nairaland builders that can charge you even 500k for this little structure
Although it shouldn't be more than let's say each block set is #50, the total blocks from foundation to finish is 480 so total should #24,000 excluding plastering, let's assume extra #20,000 for plastering which gives us = #44,000 total
Casting of Windows and door spaces reinforcement
12mm rod 2pcs @1,600 = #3,200 Binding wire 5kg @1,500 = 1,500
Total spent on erecting main structure = #187,360 only
The structure is done now next is door, windows, burglary, zinc and ceiling
Wood windows, 2pcs 3ft/3ft @1,000 plus installation = #2,000
Wood door plus key 3ft/7ft 1pc plus installation = #8,500
Simple Burglary 2pcs 3ft/3ft plus installation @ 2,000 each = #4,000
Net for Windows to avoid all this mosquitoes 2pcs @1,000 each, door net @1,500 = #3,500
Wood for roofing work, 4by4 10pcs @350 each = #3,500 2by2 15pcs @230 each = #3,450 Zinc normal pan or slate price as at now I don't know
Ceiling, slate also, price don't know ATM
Workmanship, this also I can't determine, but let's say #20,000
Total for burglary, windows and door excluding roof and ceiling = #44,950
TOTAL money to be spent for a 12/12ft room = #232,310 only
this price is exclusive of zinc and ceiling, so now let's assuming you spend 50,000 for the zinc and ceiling 'slate' zinc and ceiling to be precise the total amount to be spent won't go beyond 350,000 including paining in and out plus wiring if there's a power pole close to you, or if there's a neighbor who's already using power you just approach him/her to share power with you then share the bill at the end of each month
Now time to paint and move your parents in
If you notice I didn't include price in some of the material because I don't know there various prices, this estimate is from experience do not disregard it, but to achieve this you have to supervise and buy the materials yourself and make sure the materials are offloading right in your site if not, there'll be extra charges for the boys that'll load them to your site, nonetheless you won't spend more than #350,000 in total for your/her parents to move in
I personally built a room and parlour, kitchen and toilet all tiles with aluminum roof and pvc ceiling with 800k excluding blocks and land I supervised it and bought materials myself just last year when things were even more expensive then because dollar was around 480/500 to naira here's a thread I opened for the structure https://www.nairaland.com/3243532/2nos-room-parlour-selfcon-father sthe first structure with concrete blocks was built with about 480/500k then, I had to pay extra because the materials can't be offloaded direct to my site because no access still I didn't spend more 500k for that building, a room measuring 11/11ft and sitting room 12/11ft toilet 6/4ft kitchen 6/5ft all tiles
If you want more information pm me, I won't charge you nothing, just ignore all this people your 500k won't get you just a building of one room, I promise you'll have 150,000 naira remaining after your parents have moved in. Good luck

Bros that blocks amd Cements you quote will build a two bedroom bungalow with two toilets each room 10/11ft, make una dey fear God o critic9ja: it all depends on the finishing largely. starting from roofing sheets. what am suggesting for the o.p here for instance is zinc roofing sheets and abestors ceiling. so our preferences largely is what affects the cost of houses. But normally you will need about 3700 blocks for that kind (bathroom and kitchen partitioning inclusive) you will need 54 bags of cement for block setting. concrete work required will be determined by nature of land you are building on. I hope I have helped a little? |
