@ mavverick, who big roundabout epp? Surprised to hear that there are Roundabout Landlords. People collecting unbelievable rent at every big roundabouts causing obstruction in Lekki/Epe expressway. The roundabout were strategically positioned to cause gridlocks and draw attention. They're also into property investment. They only have a different target market.

olapluto:If he's good workman, invite him over for newer job and get your money back from him. But try and establish he's the one who stole your woods. It won't be fair to punish an innocent person. |
mavverick:I'll go for Ibeju over Ikorodu for upscale development. If it's low cost affordable housing and other public commercial buildings, I'll do Ikorodu. |
I'll be off grid now. May not have access to connectivity again. I'll catch up with the discussion later tomorrow |
Legend Orange - VGC Lemon - Ajah roundabout Blue - Owode/Langbasa Red - Cooperative Villas Badore Black - Lekki Scheme II This should help

mavverick:Diamond Estate. Inside the roof attic bathroom of Sir Vimo3. |
@ Maverrick, try and call up Google map to check the areas in pic. I'll try and get the perfect coordinates when I'm back in town. You'll observe from the picture of the master plan that the bridge didnt start from Ajah roundabout. It is after Abraham Adesanya roundabout and it cut off cooperative villas estate BADORE to langbasa. From cooperative villas you'll actually have a view of some part of Sangotedo (Splash, Lekki Garden 1 and Oko-Ado). The bridge seems to have happen before that area but not before LBS. So it's in between Happyland and LBS through Badore to Langbasa.
|
mavverick:I'm out of town now. I'll show you the serous earthworks ongoing in the area I suspected the bridge will pass to LBS. People in BADORE/Oke-Ira side of Ajah should be aware of this by now. Theres actually unmotorable road from BADORE/Remnek/Oke-Ira to link Abraham Adesanya on motorbike instead of coming through Addo/Ajah road. This is the kind of thing I enjoy taking an helicopter ride to see. I've seen the road but have not plied it. But I know I'm seeing buildings around LBS though I'm yet to confirm which one it is. If you check the master plan if the road network you'll see the bridge is coming out after Abraham Adesanya roadabout. Exactly position yet unknown. |
EgunMogaji:Bros, make you no dey use Fashola dey threaten us for here o. As a matter of fact, he gave me a message for all the "Rich Poor" guys on this forum led by Hajji M. Watch and Listen https://www.youtube.com/watch?v=fPtU2nleGdg |
Demainman1:Bros, no mind that baba jare. When the change made dollar to exchange for 400ngn - 1$, him no talk o Now the change had made it compulsory for him to go to London to greet erico2k2 and the queen, him no like am! Baba EgunMogaji, to Europe you must go |
As the MOU for the proposed 4th Mainland Bridge, which completes the circle of the missing ring around Lagos, was signed by Governor this week, a lot of side talks and discussions have been ongoing on the execution of the project. Some are for, some are against, some are dismissing it as a white elephant project, some called it a great laxity in the part of the government, some called it sheer waste of public fund. While all this is going, some set of people like me are considering the fate of the owners of the properties that will be affected during the construction of the bridge and the road Furnitures. Now, read on if you're like me and the last set of people of are positive that one day a government will definitely take the project up. In the past, political expediency, corruption and court injunctions have slowed down such efforts. Though some "lapalapa" projects by unserious governments has always witness a rush to demolish buildings considered illegal or built on proposed roads immediately after he big announcement, only to stop once the media spotlight fades and the project goes into oblivion. More than 800 buildings have been earmarked for demolition and some thousand titles of land in areas considered for this project are set to be cancelled. This should put the homeowners and property developers within the said areas on their heels to minimize the loss by confirming from the local planning authority the exact areas that'll be affected, removing all valuables prior to government demolition, stop work where necessary, but what do we have - a set of people setting stage for legal battles/face off with the government for planning to develop her state. ![]() I've been hearing about proposals for 4th mainland bridge for over one and half decades now. Isn't that sufficient time for a wise property owner to do proper verification of their properties? As can be imagined, owners of buildings earmarked for demolition will head to court to get injunctions to bar the government from demolishing their structures. And the number could go if more owners, motivated by the successful injunctions, decide to also seek legal redress. Now, let me ask "are we not the architect of our own misfortune?" Ill be right back with more information.

Someone asked me yesternight "Where will the 4th Mainland bridge pass?" "Which part of Ajah/BADORE will be affected?" Here's my thought: For minimal damage and prevention of economic loss, I foresee the 4th mainland bridge coming from somewhere between PAN African University and Happyland Estate or nearby location about 1km to either sides, passing through the undeveloped lands and govt lands around the area, avoiding Cooperative Villas, cutting through BADORE road between Folarin bus stop - Greenville estate or nearby about 500m to either sides and landing at langbasa and then over the lagoon to Ikorodu. Anyone with a property around this areas should go and confirm with the local planning authority early enough the area for the proposed realignment early enough in order to avoid the story that touch. Just my thought though. My hunch is never wrong and ongoing activities with that area and especially BADORE to somewhere between PAN African university and Splash Bar further confirms the truth. Things to check for: - Government excisions around the areas mentioned above - Areas where govt refuses to give approvals, consents and CofO - A large parcel of undeveloped govt land around you which was clearly avoided by the land urchins (Omo Onile) - Areas with slow growth and development despite being at prime areas - Too good to be true land transactions. Happy Building! Brabus

Marpol:Bros, tell our "Bridge Governor" that the 4th Mainland Bridge is just 40km away from us and the new heart of Lagos is just at the backyard. He just need to readjust priorities for now. Our 6 lanes road should be ready to receive the new neighbours. Let's get proactive! I got homesick immediately after the announcement.

Marpol:Budget 200k. (Breakdown inside comment above) A 2 bedroom 4 flat was raised with about the same amount from fdn to level including a dwarf fence. Marpol:Ask and you shall receive. I don push forward about 3 - 4 other requests na. |

mufutau55:Baba EgunMogaji knew the name termites are called. He can summon them and disperse them at will. Me no get that kain power. You can even imagine someone who's making top dollar while at war front. There are some client who will insist they want woods that require no treatment o. Me, I like woods that are soaked in solignum, black oil and kerosene. The sweet scent it produces in the roof attic help me sleep better for years while at home or away. |
erico2k2:Oga ericko2k2, write your own name for book. You no no person. |
Marpol:God, pick my call too na!! Eku Ise o! 150k max |
EgunMogaji:I have a st.upid boy from Ibadan. He did 95% of NextHome projects including the chateaus, H52, the reserve, Plot 10AB to mention few. I dropped him when he chose to dine with one of my enemy like Judas. He perfectly fit your requirement and the added advantage is that he lives in Mokola, Ibadan. I can vouch for his competence and ability to do the job to your satisfaction with little or no supervision. Pics: Few pics of jobs done. If you want encyclopedia of his work, I can mail it to you.

erico2k2:The roofing wood in my.... (remembers the lastpage of the bible in my pocket) Senior ericko2k2, get thee behind me! ______ Despite having a termite-resistant supply, I was so generous to give the termites the last supper. #teamnomaintenance

mufutau55:The roofing sheet is not edible. There's enough food for the birds in the woods. You mean you can't remember Nnamdi. He's done a lot of work for so many people here.
|
mufutau55:My 0.35 guage longspan is now 5 years running, no leak, no maintenance and I'm not bothered about name as long as it is installed by Nnamdi.
