EgunMogaji:The most designed might not be the most functional. Add your own. |
lastpage:I don't have it.

lastpage:You can get from a company in Oniru and there's another one in Ikoyi that does complete building solution. More of them are in the trade now but I'm yet to patronize them. For the Windows, Doors, Internal and Exterbal Decoratives like ericko2k2 posted, you'll get them in Jibowu. |
lastpage:Baba, did you say brutal? Let me remind you, this is Brabus. I've seen far worse but it moved me not because I'm been propelled by the inner truth which gives me peace at all time. |
@ lastpage, thanks for the kind words. Points well noted. I'm very conscious of the environment. Can we continue learning? |
kino47:I know when you're back to senses, you'll come back and apologize as you always do. https://www.nairaland.com/2486191/ikorodu-mansion-diy-report/4#36564038 Good boy! |
kino47:I'll continue to remind you in my prayers because of the Brabus sickness. Go and search again if more people haven't build with the same 6in block here on Nairaland. Where were you then to call them names as usual? Just like you claimed one of my site was flooded a year ago only to find out you're not right and had to apologize. https://www.nairaland.com/2486191/ikorodu-mansion-diy-report/4#36552593 Are you the one who removed the flood? Are you going to apologize for the 6in block accusation because even the best in the trade have used it without brouhaha here? Is it because Brabus name was mentioned that it became an issue. I know it's Brabus-sickness. God will heal you!

lastpage:Abeg baba no mind that kino47, na only shirt hin see for all we dey discuss since. Anyway, the build happened within 40 days and that shirt was my newest pick that time. I just dey rock am |
lastpage:Piles don't sink if rightly done, they get displaced. Piles can fail just like any other type of foundation. For instance Driven piles can fail at head or toe or along the body with each hammer impact. Incorrect geotechnical report could cause a major failure if the pile failed to hit the bedrock. That's the reason why a Pile load test is very important when building mega structures or bridges. For residential, most times the report assumes the embedment to resist lateral load. Baba, una don work me out today o!

agarawu23:Dont you know there's money is being chosen as a prefect in property forum. Especially the who writes name of noise maker. Lots of kickbacks from offenders. |
erico2k2:You did well leaving it for a while. |
erico2k2:It's evident you no dey miss class at all. You did all foundation types on one build. Pls use precast slab on top o |
Tritri:In a street of over 20 houses, there is Only one house with a raft foundation. The first of its kind in the area. Yes, I can say that again. Every other buildings were built on block (strip) foundation. Not even solid blocks but hollow blocks. Now, we did 4 board raft, there's a complain it should have been 6. There's another complain it should have been Pile. Or caisson pile. At some point, we wanted to put one of the column supporting 3rd mainland bridge to support a bungalow built by Brabus. Now, what did others did differently that they were able to stay afloat on the same ground our building cannot stay. The ground that people are recommending 1st of its kind in the whole of AGA, Ikorodu (with about 500 houses) Pile foundation. THEY KEEP WATER OFF THEIR PROPERTY! @ Tritri, I know there's a problem but definitely not with me. Here's the reason: If I set block like every other person, people will say why not raft at least 2 boards I did 4 boards, they said why not 6 boards. If I do 6 boards, some people will say isn't that too heavy for a wet land? If I stay off compromises, they'll say why did you stay off. If I choose to remain on the project, they'll say when you see those issues why did you not leave immediately and get the client to write an undertaking of indemnity. If I ask for letter of indemnity, they'll say customer is always right. He is the chief project director. He can fire and hire at will. If I complain online, they'll say did you articulate very well offline? If I articulate too well, they'll say must you always blow your trumpet? If I choose to remain silent, they'll say you no know him. I've been calling him for 100 years and he won't respond. If I choose to respond, they'll say silence is golden. Let your action do the work. If I made reference to what works Mr X, they'll ask why did you single Mr Lagbaja out and not minding what Mr X did differently. If I made reference to successful jobs done in different terrains, they'll call it apple vs orange as if both of them are not edible fruits. If I foresee a great problem detrimental to the building, they'll reject it in Jesus name. If I proffer a solution, they'll ask why didn't you implement the fix as if it's done with mouth and not money. I pray for all those having Brabus-sickness that God will heal them because I really don't know what else to do to satisfy people. Brabus I'll rather remain a quack who want an immediate solution than be a pro who play the waiting game. _______ Sir lastpage, I've received call from Qc1, we will work thing out. I pray for wisdom and financial resources to tackle the issue once and for all. #prayfortheclient |
kino47:The houses ensured water is not staying in their compound. The immediate one next to sir Qc1 channeled their waste water into Sir Qc1's land All of them did block foundation while we did raft. ______ Oga Qc1, can you call me? |
Qc1:Bros, I was with you all through the project except during block work but I cannot stop you from doing your thing. Are you saying the students weren't on the site? And I didn't called you not to mess up this project? Also, the people in pics? Are they my bricklayers? They're another set of bricklayers your brother brought when the students were sent off. Look at the face very well. They're from Ikorodu. Beside, I don't use old men! Please compare them with people who did the ground floor or any of my project. What else? The raising of the parapet? I gave you boys who worked for you when you promised to fix the drainage before leaving the country. |
Qc1:Bros, this are all lies! All pics are not showing Brabus filling your site. It only shows the excavation of your fence which was done by you. The guy was just standing observing while I took the pic of the house and he told me about the development in site as per fence and I visited the Sunday after only to find you inside the gutter with the a.bokis. At least you remember mumuni and his team who excavated the fence and sandfill were brought by your brother. Or is it me? And Kunle Indomie is your bros pally? He's the one paying him? So why drag me into it? Can you send the date on the last pic? |
3strikes:3strikes, I'm happy for the bolded. Maybe if you sit back and consider things from both angles you'll understand the nitty gritty of this business. All the time, it's not always about who wins or who lose. Who's smart or who is not? It's all about building a safe structure that everyone will be happy to talk about. You'll recollect at a point in time (from 1st slab), I called your attention to the roof design in your house and tell you, it's nice but not functional. I even went ahead to suggest slabbibg the little portion meant to be roofed (with extra cost of N500k) than keeping it open. But what did you see, you saw the negatives. Extra money to be spent and unnecessary delay. You never considered the positives which includes have additional revenue generating flat cos you'll have 6 units of 2 bed flats, you'll have a maintenance free roof and you may not have to go into battle with anyone. I'm not saying you're wrong to stay where yo were but you believed the architects design more than the builders observation. And this made me to ask you to write to absolve the builder of all claims should there be any issue even though I knew any issue experienced will be easy to manage. When you called to tell me your roof is leaking, I just shook my head and asked the boys to go and fix it. Do you consider telling you of the challenges ahead of time bragging? I'll ask you to take time to study how we were doing the roof in K-024 and see if it's the same thing with yours. That's why everything isn't about finding trouble. You never know who is working in your interest. So it's not always about who is right or wrong but what interest does the suggestion given serve. My self interest? Or the owners interest? ________ To the main issue, we were facing a challenge that needs a serious attention and all help even online and offline were seek by the builder (though many fail to see that) right from the Groundworks but is the client really helping? Brabus |
abdulwastecx:Abdul, there are over 20 houses in the area with strip foundation. What do you make up if that? They pushed away water. This is just a bungalow. The building directly opposite is a massive 4 flat and it's standing. I asked the people around. The fence fell but the dos perimeter drain. Prevention is better than cure. Let's talk about what we didn't do at all and not what we did wrong. Well I agree with your thesis that pile (the first in about 500 homes) will be the best. |
Bros I don't have to do all this one with you. So, I'm off! You can post pictures of the Sandfilling that I did with Kunle Indomie. And the pictures of the professional students in school uniform (white shirt and gray trousers numbering about 30) that did the upper structure. Are they the ones Im supposed to pay 20k. Did I engage them? And the 300k fence budget that you gave me which you claimed I ran away with. Bros remember I came back on Sunday morning and I saw you inside the gutter with the Abokis doing your drainage and fence. I should have taken pictures. I never ran away. I came back saw you and walked away. You know I even had to pay your blood brother as a supervisor. How much more workers? I'm not saying you're lying but it seems you forget things so easily. Brabus |
lastpage:So bro's how come all other buildings in the area survived with strip on pad foundation. They were all pushing the water away from them. The building beside pushed its water into the land using a pipe buried beneath ground. The building is always dry except during the rains. The last pics posted has a building near it advertised for sale because it's completely useless to the owner as it has sank beyond flood level. It's a crazy swamp with roots! I don't joke with water in the foundation or the roof! ________ So because it's Apple vs orange, the right preventative measures should be ignored. ![]() Brabus |
The project above is a massive 3 unit duplex, not even a bungalow. I hope the owner will be glad to post finished pictures here to see if there are any issues with the build. We were upfront with the challenges and not waiting to play the blame game. Brabus

@ lastpage, Here's another Brabus Project in a more challenging terrain. Foundation type: Raft Fixes applied: Water exclusion The client bought fillings that I cannot just talk about. We went ahead to redo the raft foundation securing the perimeters not minding what the old neighbours had done on their fences. The client bought pumping machine, hose, boots, did bamboo bridges over the water and did everything and anything that will help him secure his property. This came at extra cost but everything is done at the foundation stage. At a point he left to come back and continue after securing the property. The building is owned by one of us here and I can tell you it is standing tall among equals. No soil test! Maybe the client is lucky implementing the fixes recommended by a fluke and not ignoring them.

Sir lastpage, I'm not an engineer, not even learned in any related field, but I know exactly what I'm doing. Anyway, I want a pro to shed light! I know you're not one either so those theories you're postulating above are just what you think. Displacement do not occur at the bedrock. It occurs at the liquified layers that's why engineered soil are recommended for proper draining of water. I'm a geography student and had wanted all my life to be a geologist. You'll never see any bridge built in running water whether it has 1000ft deep pile or not. Do you agree? And why? PRESSURE! You'll never see a bridge in a flood plain without proper stabilization of the soils. You know? BEARING PRESSURE from liquefied soils which causes displacement. Baba, make I no too talk. The building in the attached is siting on pile. What happened? Brabus _________ Again, this is for educational purpose.
|
Sir lastpage, as per your last comment. I'll differ to the professionals in the house and outside the borders to comment on it. |
Qc1:Yet, the owner 1. Sandfilled the house with laterite despite been adviced against using such type of sand in the terrain. Or was the builder ever present during the Sandfilling of the structure? 2. Sandfilled the compound with laterite 3. Raised the upper structure with students on practical despite stopping work to resolve the water issues by the builder. 4. Built the collapsed fence despite the builder turning off the offer for fear of compromises. |
twinskenny:No! With 2 days rain, it's only the colourants and the unnecessary ingredients that will be washed off. If it takes longer time in the rain, it washes off the nutrient. But that'll only make it a sharp sand for a different application. |
EgunMogaji:Buy as much as needed now, the rain is coming and it'll help remove the silt and clay contents. And more importantly turn your jollof rice into fried rice. |
lastpage:The bolded part in red above sums up the problem. Even a pile foundation will be displaced in a liquified soil. This explains why soil stabilization is very critical in foundation design. It should be the builders decision to a large extent but I'm not willing to discuss that now because even when the builder took a drastic decision to stop work, the owner chooses to continue work. Brabus. _______ I'm responding to this for educational purpose and not a project defense. Neither is it to proof who is right or wrong but for learning purpose. |
KolaShangOne:Wood, Polystrene and Aluminium should work. So also steel but not in areas water can reach. Plastic for outdoor application is a Big No for me. |
On May 22, Brabus wrote: n3xt:@ Egunmogaji, Jesus has wash away your sins. Go and sin no more. Ask and you shall receive.

EgunMogaji:Bros, there's a place of theories and there's a place of practical experience. Though it appears like "Mr Know-it-all" but that's what fate did to me. But look at what happened within just 2 days, even though it's had to believe. Iriri l'agba. Mo dupe l'owo eyin Agba o. Now, it's no longer a filling dirt. It doesn't look like a rip off again. This is what my sojourn with Baba Lati's of this world had taught me. This is one of the opportunity this forum has afforded us. You could have taken it upon your supplier based on comments here that he's playing pranks with you but see what happened after just two days.
